ARABIAN HORSES ARE REVERED around the world as the crème de la crème of horse breeds. Finefeatured and graceful, the Arabian horse is often considered the equine epitome of beauty, elegance and sophistication. While the famed Arabian horse is admired and celebrated by cultures all across the globe, our Scottsdale has become the international hub for the breed.

It’s fitting perhaps, that Scottsdale should be associated with something so illustrious and legendary as the Arabian horse. Known for its own stunning beauty, enviable style and notable luxury; Scottsdale is well-regarded as an admired destination. Truly a feather in Scottsdale’s cap, the cachet and status that its connection with the Arabian horse offers is just one more dynamic attribute of our city.

The world’s longstanding fascination with the Arabian horse is in part due to its history. As the world’s oldest horse breed dating back thousands of years, the Arabian horse originated in the deserts of the Middle East and has influenced the breeding and development of horses ever since. Known as the purest-bred of all animals, the Arabian horse enjoys a distinct mystique of beauty, courage and romance.

During the post-war era of the 1950s, well before Scottsdale was beginning to bloom into the city it is today, a handful of families began importing Arabians from Europe. Some of the most famous and influential Arabian horses were brought back to Scottsdale by horse lovers and breeders with names you might find familiar.

McCormick, Gainey, Chauncey, Wrigley: these are some of the first families in Scottsdale that owned large Arabian horse farms, which have since been developed as high-end real estate communities and are beautiful fixtures of Scottsdale today.

One such Scottsdale resident, Bob Aste, bought a special stallion that had been rescued from war-torn Poland, seized by the Germans and confiscated by American forces. Brought to the U.S. by General Patton, the stallion Lotnik was one of the prized horses that the Nazi regime had coveted for their scheme of breeding a “horse master race.” Once brought to Arizona, Lotnik’s legacy continued as the sire for hundreds of horses bred locally and abroad.

The arrival of these Arabian horses attracted the attention of the wealthy, and the large landowners in the area. Soon, the popularity of the enchanting Arabian horse began to grow in Scottsdale. These early Arabian owners wanted to find a way to promote the breed to the public, and created The Arabian Horse Association of Arizona.

Carole Collins-O’Connor grew up in the burgeoning Scottsdale Arabian world. As one of the founding families of the Association and still a current board member, CollinsO’Connor has been involved with Scottsdale’s Arabian association for over 50 years. “The rise of Arabians and the growth of

Scottsdale go hand-in-hand,” she says. “As people were moving here from across the country, they were introduced to, and fell in love with, the breed. And so, it grew.

Some of the most powerful men in the country came to Scottsdale to see and buy the horses. Celebrities, movie stars, even President Reagan came to visit the farms and to attend the lavish auctions.”

As the popularity of the Arabian horse grew, so did the public’s fascination with it. The Wrigley family, which had become part of the owners group, shipped in their Arabian horses from Chicago every winter and the horses were often welcomed by the public at the train station. Observing the locals’ fascination with the horses, Wrigley offered his Arizona Biltmore Hotel as a venue for a small “horse exhibition.”

The year was 1954, and that first all-Arabian horse show was the impetus for the annual Scottsdale Arabian Horse Show that has since taken place each year. The Scottsdale Show, now in its 63rd year, is the largest and most prestigious Arabian horse event in the world.

Taryl O’Shea, the Executive Director for the Arabian Horse Association of Arizona, has seen the Scottsdale Show explode with growth over the last 20 years under her tenure. “The Scottsdale show is the largest and most prestigious Arabian show in the world,” says O’Shea. “Even foreign visitors hailing from the Arabian horses’ place of origin in the Middle East such as Dubai and Saudi Arabia come to Scottsdale to analyze the horses and determine which stallions they may want in their breeding programs.

“Due to the nature of horses and this competition, the Arabian show brings more money to Scottsdale than Barrett-Jackson and the Phoenix Open,” O’Shea says. “It’s an 11-day show, but competitors come for an average of 16.7 days so they have time to acclimate the horses before competition starts. Plus, when you count owners, riders, trainers, grooms and handlers – we’ve studied that every horse in the show comes with 3.4 people accompanying it.”

“Somewhat similar to a floral arrangement, you can have all the right elements in a yard, but if they’re not artfully arranged, it won’t convey with the same power,” advises Kirk Bianchi, architecturally minded pool and landscape designer, and principle of Bianchi Design. “The right backyard design incorporates the fundamentals of proportion, composition, ratios… all designed to lead your eye through the space in a pleasing way.”

Designated a Master of the Southwest by Phoenix Home & Garden magazine, Bianchi explains the importance of focal points. “Perhaps it’s a dramatic boulder outcropping, sparkling city-light views or a stately tree; every space will have its highlights. Identifying where these focal elements are is essential to the overall design, as everything else will fill in to create that crucial sculptural arrangement.”

Aesthetics are just one component to creating the backyard of your dreams. Just as important as proper design, is understanding how you desire to use the space. Are you planning to entertain with large gatherings or is your priority for a private family space?

Do you prefer a calming zen-like atmosphere? Are you looking for an amenity-rich area for recreational pursuits? Will you be cooking or dining outdoors? Will your pool be used for swimming, or might it serve as an elegant water feature artfully reflecting the nearby topography or architecture?

No matter how you plan to use your backyard, blurring the line from indoor to outdoor living generally creates a pleasing flow and can be accomplished seamlessly with the use of sliding pocket doors to the patio. Extending the flooring material to the outside patio and using similar or complimentary furnishings and accessories indoors and out will also enhance the fusion. “Todays outdoor spaces are often a replication of interior functions,” says Bianchi. “You might have multiple TV areas, multiple intimate gathering spaces, a dining area, or an outdoor kitchen and bar. I like to design private sanctuary spaces such as a daybed or reading area into the design as well.”

When possible, dining areas and outdoor kitchens that are under roof are ideal. Often that means building a separate structure deeper into the yard away from the covered patio. “I like to design transitional spaces too,” says Bianchi. “A space that’s neither solid nor open to the elements, constructed of a trellis, soft fabric, or even perforated metal. The contrast of light and darkness is harsh on the eyes, so I like a soothing environment to take you incrementally from under cover to sun. They serve as a nice in-between zone within the backyard space.”

Be Proactive with a Pre-Listing Home Inspection There are many moving parts to selling a home. We offer invaluable experience and strategies for listing the home and attracting buyers. Yet once an offer comes in and the home is under contract, there are a number of issues that can come up during the escrow process. One of these is the home inspection that the buyer will have done on the property. It’s at this point that there can be major snags in the negotiation process, or the sale itself, as property conditions may be revealed that are a concern for the buyer. Instead of waiting for the buyer to get a property inspection during the escrow process, completing a home inspection before we even list the property puts the seller in the driver’s seat and can make the listing, escrow, and sale of the home go much more smoothly.

Having the inspection done before we list allows the seller to know exactly what they’re dealing with regarding the condition of the home, and what exactly will need to be repaired. Knowing these things ahead of time can greatly reduce the stress of making repairs. During escrow, there is a limited amount of time to make repairs. Yet making the repairs ahead of time allows the seller plenty of time to compare costs and negotiate prices with contractors. Also, the seller is able to decide what they may not want to repair, which will aid in pricing the home properly when listing and avoid any surprises that could affect the purchase price offer after a contract has been accepted.

Presenting potential buyers with the completed home inspection and any repairs that have been done shows a buyer that the seller has taken the time and effort for due diligence and it allows the buyer to have a higher level of trust in the property. That can help a lot in giving the seller a competitive edge among other properties for sale.

Lastly, not waiting until the escrow process to complete an initial home inspection can lead to a faster close. By proactively making necessary repairs, there is less chance that the home inspection will cause issues with a long negotiation process.

A seller that obtains a pre-listing inspection should encourage the buyer to also do their own inspection to alleviate any liability issues. The seller’s aim is to verify that the property is in good shape. The buyer’s responsibility is to obtain their own inspection report.

for the less expensive homes (those priced at $200,000 and less) far outpaces the supply. Buyers are having a difficult time purchasing a home and sellers in this price point are holding all the cards.

With the more expensive homes, the market begins to shift to the advantage of buyers. There is more inventory than demand, giving buyers the upper-hand.

In North Scottsdale, homes priced under $500,000 are moving fairly quickly and homes priced above $1,500,000 are taking longer to sell.

However, the first few months of 2018 shows an overall strengthening in the North Scottsdale market. Inventory is lower, list prices have increased, and we’ve experienced a healthy increase in sales compared to this time last year. Often the best barometer of a market is the analysis of the homes under contract. As of this writing, there are 340 homes with a pending sale versus 271 last year. The average price-per-square-foot for these pending sales is up year-over-year as well: $283 as opposed to $259 in 2017. Homes are selling in an average of 133 days, versus 157 days last year.
