January to March saw renewed confidence in the Mornington Peninsula property market, with increased buyer activity driven by improved sentiment and an adjustment to the RBA interest rate. Private sales and Expressions of Interest remained the most common sales methods, particularly for unique properties or those featuring amenities like tennis courts. While demand remained steady, supply levels were high, offering buyers greater choice.
Homes priced under $1.5 million, as well as original family homes and fully renovated properties, continued to perform well. Buyers, primarily in their mid-30s, prioritised low-maintenance, move-in-ready homes, while vendors were largely retirees looking to downsize. The Peninsula lifestyle remained a key draw, with proximity to beaches, shops, and Nepean Highway influencing purchasing decisions.
Looking ahead, market conditions are expected to strengthen over the next six to eight months. Interest rates are trending downward, which is likely to encourage more buyers into the market. Additionally, with a federal election on the horizon, potential policy changes may impact investment decisions. As confidence continues to build, demand for wellpositioned homes is likely to remain strong, presenting promising opportunities for both buyers and sellers in the coming months.
