GEORGIA STATE LICENSE REQUIREMENTS

State License Requirements

Georgia Law requires that an applicant for a salesperson’s license must:

 Complete a pre-license course or courses totaling a minimum of 75 hours covering the state mandated curriculum

 Achieve a score of 72% or better on the final exams to be eligible for the state exam. You get 2 chances to test per 75-hour class you complete

 Pass a state examination with a score of 72% or better

Additional State Requirements

 Be at least 18 years of age

 Be a high school graduate or the holder of a GED

 Obtain a clean GCIC Report (criminal background check) – Must have a recent GCIC within 60 days of enrollment to apply for our Metro Brokers scholarship program

GCIC/ Background Process

 If anything besides “No Record” shows up on your report (suspended driver’s license, DUI, Identity theft, expunged items, etc.), you should immediately file a Background Clearance Application with the Georgia Real Estate Commission.

 This approval process can take several months. BE PROACTIVE!

How to Enroll?

You’re Enrolled, Now What?

 Make sure to pick up your textbook – Monday through Friday from 9:00 AM to 5:00 PM

 Read the first two chapters BEFORE your class begins! We will send the first 2 chapters to you electronically the day before your class starts

 Always read and stay 2 chapters ahead in the book

 You CANNOT miss the first day of class – If you do, you will be dropped from the class

 You get 1 free transfer with each LIVE or Zoom class you pay for

 Re-enrollment cost is $150, and you’ll have to start over from the beginning

 Plan ahead and make sure you can attend all classes

You’re Enrolled, Now What?

 You CANNOT miss any time! GREC requires you to attend all 75 hours. You must attend ALL 75 hours to be eligible to take the school exam

 Be sure you do ALL of your homework. You need to make a 75 or better on all your homework – you will sign an affidavit at the end of class stating you have done so. The Academy will verify your completion. Homework questions shuffle each time you access the chapter. Answers are automatically shown on your screen once you submit.

 IF you have an emergency and have to miss time – you will need to enroll in the CRAM course and pay $70 at time of registration

 If you do miss time and take the CRAM – you have missed the content covered in class and any hints given that day

 If you miss 12 hours or more of class for any reason – you will be automatically dropped from the class and have to pay to reenroll (Per GREC guidelines)

You’re Enrolled, Now What?

 You CANNOT record the classes

 You need to take notes and make flashcards to study with

 You MUST know the vocabulary!

 Do not go highlighter crazy - wait to see what your teacher emphasizes in class

 Anything covered multiple times in class – just might be on your exams ;-)

 The more you test yourself, the better you get. The test is challenging, and you need to answer and see many questions to prepare

 There are 10 to 15 math questions on the exam of the 22 formulas taught

On Demand Classes

What if I’m too busy to attend a Live or Zoom class?

 We offer 2 online “OnDemand” classes: CE Shop and Hondros

 Cost of each class is $250 (there are no books nor Instructor)

 You can pay an additional fee to get the exam prep in each class – it’s a great tool and cheaper when purchased with the class

 These classes are self-paced, and you will need to be very disciplined to get through them

 We offer scholarship prices on these classes if you plan to join us

 You have six (6) months to complete

The Metro Brokers CRAM Course

 2 days of testing and review – typically on a Saturday and Sunday (You’ll need each evening of the CRAM to study the material you missed and be ready for the exam)

 You must register for the CRAM – NO walk-ins allowed

 Cost is $70 per person (VETS enrolled in our scholarship program are paid for)

 You’ll be in the CRAM course for approx. 8 hours each day

 Each day you’ll get 6 hours of class credit for attending the full day

 You do not get class credit while out on breaks or lunch

 This is the only approved way to make up missed class time at Metro Brokers

 90% of students that take the exam right after attending CRAM pass the school exam – you must study in class to be prepared for the CRAM

About the Exam

 There are 152 questions on the school exam

 The state exam will add 5 additional questions that do not count for you or against you (they are trying out new material)

 All questions are multiple choice

 The questions are complex, you need to know the material!

 You’ll have 4 hours to complete the exam. If you have special needs, you’ll need to download the form from the PSI guide and your doctor will have to prescribe additional time due to your condition

 If you’re late or miss the test, you have forfeited your money and will need to register again

Booking the School Exam

 Your instructor will provide a link for you to register for your school exam and CRAM

 Live weekday or evening classes will take the exam typically 2 days after CRAM – leaving 1 day to study in-between

 Weekend classes will take the exam the following weekend after CRAM

 If you’re taking a virtual class or our OnDemand online, you will test virtually with a proctor – the academy will set this up and verify the proctor is not related to you, in any relationship with you, or anyone who has any financial gain in you getting your license

 If you miss taking your exam with your class, you will need to come test at the corporate location in Sandy Springs on either the 1st or 3rd Friday of each month (holidays excluded) – must register and the test can fill up, pushing you out way too long

 Do not let anything stop you from testing with your class – DON’T LOSE MOMENTUM!

 Been certified by your school to GREC

 Upon certification, you can book your exam at: https://schedule.psiexams.com/

 You can’t see the dates, location, or times of the exam until you set up your account and pay the $119 exam fee

 Exam dates are typically 2 to 3 weeks out from the date you are on the site

 If you want to test sooner, stay tuned into the website to book when people cancel

PSI Testing Locations

 There are only 4 cities in Georgia where you can activate your license: Duluth, Macon, Marietta, and Savannah

 Satellite locations are all around the state of Georgia and they are testing centers only. Call your Career Manager before booking if you have any questions or want to help strategizing

 You can test at 9 AM at any location and activate your license the same day between 2:00 PM to 4:30 PM at any one of the PSI locations – Weekdays only

 If you test in the afternoon or evening, you’ll need to go to a PSI center to activate on another business day

 They do NOT activate licenses on the weekends

ACTIVATING YOUR LICENSE

IF you have not already done so,

Activating Your License

You’ll need 5 items to activate you license with a broker:

1. A current GCIC crime report stamped “No Record”, or the approved appeal you received from GREC

2. Your completed and notarized Lawful Presence Form

3. Your PASS sheet aka The Certificate of Authenticity Form that was given to you when you passed the state exam – the photo is only to identify you

4. Your Sponsoring Broker Form with your Broker’s info

5. $170.00 paid via credit/debit card or money order

Activating Your License

If you haven’t selected a broker, you can:

 Provide all documents from the slide above, minus the Sponsoring Broker Form, pay the $170 to PSI, and leave your license on inactive.

 You can stay on inactive for as long as you like.

However, if you don’t complete your 25 hours of post-licensing within 1 year, complete 36 hours of CE every 4 years, and pay your renewal fees, your license will be lapsed or suspended.

Activating Your License

Once you’ve activated your license:

 You cannnot conduct any real estate business until you’ve joined a brokerage and signed an Independent Contractor Agreement (ICA)

 You must complete your 25-hour post-license class within 1st year of activating your license

 You must complete your 36 hours of continuing education every 4 years to keep your license active

 Failure to do so will cause your license to lapse and you’ll have to pay penalties and fees to GREC
