KYLE TYNER

Kyle Tyner, a North Carolina native, has successfully helped over 130 clients buy and sell their home over the last 4 years.  Kyle started his career in Washington, DC, while there was named rookie of the year in 2019. He boomeranged back to the Greensboro metro area in late 2020 to be closer to family and friends- home.

Kyle separates himself from the rest of realtors out there and takes pride in being a modern agent… He does things differently than most. There are many factors that will determine a great offer for you - and it isn’t always purchase price. We will review all offers with you, analyze terms, and determine which offer is the best fit for your goals. Some terms to think about when considering an offer are:

• Offer price

• Timeline - When is the closing date?

• Deposits - Are they strong? Can the buyer easily walk away?

• Due diligence period - How long will the buyer have to investigate the property?

• Lender/financing - Is it a cash offer? If it is a loan, how much if the buyer putting down? Is it a trusted lender?

• Special terms & conditions, for example, a Seller Possession After Closing

As your agent, we will assist with negotiations with the buyer agent, delivering counter offers, vetting the contract, and helping you understand all terms of the offer.

CONTRACT PERIOD

DUE DILIGENCE PERIOD

• The Due Diligence Deposit is due at the time of the executed contract.

• After the contract is executed, communication begins with our Transaction Coordinator.

• During the Due Diligence period, the buyer can terminate the contract for any reason and receive the earnest money deposit back.

• Buyer Investigation of property (Inspections, Appraisal, Survey, etc.).

REPAIR NEGOTIATIONS

• Buyer has the opportunity to submit a repair request or request for concessions.

• Concessions can be in the form of repairs completed by you, a closing cost credit, or reduction to the contract price.

• Depending on the request, you may counter their request.

PENDING PERIOD

• The transaction Coordinator will help coordinate the preparation of attorney-drafted seller documents including the deed transfer and closing disclosure.

• Preparation for moving out of your home.

• Review and approval of closing disclosure.

CLOSING

• Remove all personal property not negotiated as part of the sale.

• Transfer and/or cancel your utilities effective on closing day.

• Prior to closing, the buyer will have a final walkthrough.

• Sign settlement paperwork with attorney.

• Deed is recorded and keys are transferred to the new buyer.

• It is now okay to cancel your Homeowner’s Insurance.
