01. Retopia in Rebild.

Imagine a city. A small one. One where you know every face. Every laugh. Every smile. As you have just seen one. At the common space. Eating dinner.

As a giant family. The common house is indeed a gathering point. For you. Your family. The rest of the city. It is the centre. Connecting the small dwellings that on their own would stand out. Similarity is outdated and recycle is the new black. Everything is patinated. The herbaceous border has been replaced with nature. Real nature of herbs,

plants and small insects. Acting as glue to social communities. You take a step back and enjoy the beauty. Be entertained by what you can see. The life of people. The history of the city, the materials and the sign of life there is manifested within them. Is this romantic rubbish. Yes, it is. Is it a declaration of love to reuse. Yes, it is. It is Retopia.

Community at Stendalsvej 1.

Houses for 76 people; Consists of 13 families and 12 empty-nesters Each inhabitant having 21 m2 in average + 5,6 m2 shared heated facilities.

04. The wild gardens.

In the community there are no private gardens only the terraces belonging to each dwelling are private. The space between the dwellings is shared between the people in the community and nature is allowed to grow wildly making a habitat for important pollinating insects like bees and butterflies.

Transformation.

The Barn, the Stable and the Workshop is transformed, altered to new functions. As a trinity, they are a gathering point for the dwellers as well as the inhabitants of Rebild. Their physical body has been upgraded, but still kept and their composition has been given a new dimension. One wherein a story is manifested and community is honoured.

The transformation of the Barn, the Stable and the Workshop is presented through plans and selected sections along with elevations and atmospheric visualization.

The Barn.

The common area is placed in the Barn, taking advantage of the large open space, while ensuring that the old cereal grain, the monument from the past, is telling the story of the space as a producer of food, where it now becomes the producer of a community. The roof has been replaced with an insulated one, also introducing skylight here, which lets the northern light bath the room. The floor has been broken up to insulate it, reusing the concrete for concrete pillars in the foundation of the new dwellings.

Shared office.

On the second floor of the workshop, a shared office is introduced. It is lit by the many skylights and has two glass walls allowing a visible connection to the common area and unheated workshop while ensuring that no sound travels from those spaces, where noise levels might be high.

The space is thought to be flexible, allowing occupants to alter the function, according to need.

A shared office is presented here, as a response to many people working from home during corona, but it could as well be used as a yoga studio, billiard club or something completely different.

Orangery.

To keep the characteristic concrete floor of the stable, an orangery has been placed here. Utilizing the elevations of the floor, which was once a place for the animal’s food, to now hosting the food for the occupants.

On the Northern side of a tank is provided to collect rainwater for toilet flushing, cloth washing and plant watering. The water is collected from ca 900 m2 tag which amounts to approx. 630.000 l water pr. year.

Production of food.

The old stable is transformed into an orangery.

Here everyone is welcome. It is a public and sensorial space where one can enjoy a coffee while enjoying the view of the plants decorating the wooden structure of the stable, the smell of the several flowers and the touch of the fruits and vegetables grown in the old feed containers.

What would have been.

To energy optimize the existing buildings, a new roof was needed on the Barn and Workshop. Both places originally had uninsulated roofs of cement asbestos sheets, a material not reusable, due to it being toxic. It would also not serve as a roof from which rainwater could be harvested (due to the same toxic properties) why a replacement was undertaken.

To replace the roof on the barns, reused roof tiles were chosen, as a link to the past, acknowledging the fact, that such tiles would have been prefered, if the money had allowed it. The tiles are purchased reused, to minimize energy spend on new manufacturing.

New windows were added behind the existing metal-framed windows.

Roof transformation.

It was the intention to keep the wooden structures under the roofs exposed, why the roof added 300mm extra to the facade. To keep the visual scale of the facades from the exterior, the roof was extended outwards, also providing a small transit area, between exterior and interior.

Troldtekt is added between the existing wooden structure, to ensure good acoustic in the common room, while it with its haylike expression also points to the Barn having had a previous life as a farm building.

A metal hook is strewed into what is left of the original beam, for a rope to be attached to, helping the metal frames take the tension while reestablishing the original connection between the beams.

A small shelve is added above the old beam, to keep the visual expression of the interior wall while also providing a place for books, board games or hanging plants.

New buildings.

The new dwellings are a controversial response, both in terms of materiality and size, to the current perception of a home. They are uneven, complex, yet simple. Together they are a celebration, a tribute, to what we already have, as well as a contribution to the prospective architectural scene.

The new dwellings are presented through plans and selected sections along with elevations and atmospheric visualizations.

16. Entrance and bathroom unit.

To offer a larger kitchen and dining place for the occupants to gather around, a bay has been added to the unit, granting 2,4 m2 extra space and large windows both openable in the bottom as well as the top. This allows the occupants to let air travel through the dwelling throughout the day, ensuring a comfortable indoor climate when they arrive home, without compromising the security of their belongings.

17. Master bedroom and sofa unit.

Lifting the bed up on a plateau allows for utilization of the space underneath as storage space. A place to keep extra bed linen or other stuff that is not utilized often.

The bench making up the corner sofa is also allowing storage inside, a place to keep board games, books or other things.

19. Children’s room unit.

The children unit is divided into two rooms, each offering both a bed, a desk and storage for the child.

The bed can be moved to the plateau allowing more space to play, or it can be placed underneath, for more storage space above.

If only one child, the layout allows for the room to be used as a home office, whereas the foldable wall between the rooms could also be opened for a large children’s room.

18. Kitchen and dining unit.

Shelves, coat racks and a bench are offering themselves once one enters the dwelling. Granting the occupants a possibility to sit down while untying the laces after hanging up their coats.

A small but practical bathroom is provided with a large storage space just outside the bathroom door, as well as a tinted openable window, allowing for single-sided ventilation.

Family.

The units of 68 m2 (17 m2 per person) designed for families are placed on the ground floor, allowing direct access to two larger terraces each. One private and another, where the empty nesters have their stairs going up to their roof terraces, semi-private.

This semi-private terrace is intended as a meeting point between the inhabitants, where short greetings and longer discussions regarding the coming events in the community can take place.

Between the two children’s rooms are folding doors, allowing siblings to expand by joining their playing fields, while also allowing separate rooms if needed.

From top: 21. The window next to the sofa opens upward, allowing the occupants to extend their sofa to the exterior, while also making it possible for them to naturally ventilate the dwelling.

22. When opened the opposite way, the sliding doors reveal yet more storage and a window in the bedroom wall, allowing occupants to let out excessive heat when going to bed. In the dining room, one can see the bolts holding the clay boards in place, understanding how these can be disassembled for future reuse.

Built-in furniture.

In line with utilizing the square meters better; quality over quantity, build-in furniture is provided in the dwelling such as the plateau of the bedroom (ill. 20), the kitchen bay or the sofa corner next to a window (ill. 19) which allows one to extend the living room outwards.

24. Between two columns are reused bricks seen from the partly selectively demolished Stable, both decorating the space with their inherent roughness and uneven expression, but also acting as thermal mass, together with the clay boards on adjacent walls, ensuring a comfortable indoor climate.

Reused bricks.

To reduce the risk of overheating in summer, reused bricks from the site are used as thermal mass in the dwellings. Around 318 m2 of bricks are reused, amounting to a saving of 17.400 kg CO2-eq.

Empty-nesters.

The units of 52 m2 (26 m2 per person) designed for empty-nesters have all the same qualities as the family units, except for the two extra children’s rooms. Where the family units are provided with a larger sofa area, these units instead each have two smaller sofas and a writing desk providing opportunities for creating a home office.

The units are placed on the top floor, allowing for large private terraces with a view over the neighbourhood, promoting “eyes on the street” and for the empty nesters to be able to retract from the busyness of the families, if needed.

The lifted roof lets daylight into the office and bedroom of the empty nesters. It is lifted by reused trusses from the selective demolition of the large shed, saving around 10 kg CO2-eq. per truss. In total 365 kg CO2-eq. is saved reusing the trusses.

Materiality.

Wood and reused metal sheets from the site were used as the exterior facade material, each within their domain making up the whole of the wall. Dividing the facade into smaller fractions is not only giving an insight into the structure of the building, but it is also allowing various textures and rhythms to correlate into a combined expression. One of the roofs on each dwelling is tilted, which harmonizes with the saddle roofs of the existing buildings, while allowing extra daylight to enter the uppermost dwellings. 145 m2 of reused metal sheets equals a saving of 1.634 kg CO2-eq.

Building envelope.

Due to an efficient building envelope (ill. 29), the new dwellings have a total energy frame of 37,4 kWh / m2 / year and they, therefore, comply with the Energy frame BR18 of 38,3 kWh / m2 / year. If solar panels are added the dwellings can reach the low energy frame of 27 kWh / m2 / year.

36. Highlighting the structural grid of the dwelling is a freestanding column, defining the dining space while providing insight into the connective detailing of the beams wrapping around it.

38. The large sliding doors allow the master bedroom to open up into the cosy corner, where the whole family can gather around movie watching or board game nights. The plateau underneath the master bedroom provides much storage opportunity, which is important to incorporate when designing tiny housing.

Renovation.

The Main House, that once served as the living space for the farmers that once lived and worked here, has been preserved and upgraded to host new life in a new setting. A setting that still tells the story of a traditional farm, being part of a well-known typology in the Danish landscape. A typology that represents the principles of Bedre Byggeskik which have been preserved and strengthened through the renovation, but still with a new careful touch that ensures a link to the new buildings on the site.

New life.

Families

Three units are introduced on the ground floor of the Main House: one for empty nesters and two units for families. All units are entered from the courtyard in the North and all have direct access to a private terrace towards the South.

The empty-nester apartment is laid out in the centre of the building, with a large kitchen towards the courtyard and a bedroom with a living and dining room towards the garden in the South. In the Western and Eastern most ends are the less private rooms of the family units, each unit having a staircase leading up to the first floor.

Private floor.

To ensure privacy for the families, the bedrooms have been laid out on the upper floor. Where the Main House before only had four poorly planned rooms on the second floor for one family, it now provides six functional rooms as well as a larger living room.

All rooms have sufficient daylight, provided either by the larger windows in each gable, the dormer or from the skylights in the Northern roof.

Storage.

As seen in the sections, the introduction of more occupants in the Main House came with a notion of more needed storage space.

Section B-B shows how the area where the roof meets the outer wall is utilized for storage, where it if not would be excess space. One also sees how the excess space under the stairs of one of the family units is utilized as the closet of the empty-nesters in the adjacent room. Again, the empty nesters have extra storage in the space underneath the other staircase, as seen in section A-A. All beds are raised on plateaus, providing storage space underneath, and the added bay opens up the kitchen for the family units.

Storage space for all units on site is introduced in the basement of the Main House, providing a safe space for the occupants’ belongings, while also introducing a needed function in this otherwise unutilized space.

Joining past and present.

The facades and the interior space of the Main House have been extended by adding bays. These serve as a link to the new dwellings on the site by speaking the same language of form and repeating the materiality that characterizes the new dwellings. Having this visual link ensures that the Main house and its future inhabitants will feel part of the community that is established when the new dwellings are built on the site.

46. A kitchen is added in the bay, allowing occupants more space to gather around cooking. Interior surfaces are covered with clay plaster after a thorough rinsing and restoration of the existing wall surfaces, to ensure a fresh and healthy indoor environment.

47. From the exterior, the wood cladding of the bay gently mimics the horizontal lines of the bricks. The shadowing under the bay gives a clear impression, that the element is an addition to the existing building and does not pose as anything but a needed expansion of what was, to be able to host what to come.
