GOING GREEN IN REAL ESTATE

Green is the new normal in everything we do as San Diegans. The San Diego population is increasingly buying more organic foods, recycling, and driving energy-eďŹƒcient cars‌but what are we doing to make our homes more eďŹƒcient?

While many new buildings are cropping up in the city, it is less common to see a “green-ďŹ ttedâ€? older home;

however, this type of eco-friendly refurbishing will become the new “normalâ€? quicker than one might think. Here’s proof: the National Association of Home Builders expects the percentage of green building to double in the next ďŹ ve years to a 70 billion dollar industry (http://www.nahb.org/). Our home state of California is leading the nation in these efforts and is investing in retroďŹ ts of existing homes. California was the nation’s ďŹ rst to lay out a mandatory green building code for all newly constructed buildings (USGBC). What are the beneďŹ ts of going green at home? For starters, greening up your home means greater durability, increased property value, healthier indoor air quality, increased safety, lower utility bills, and less upkeep/home maintenance. Plus, you will be contributing to a more sustainable world for futures to come – not a bad perk. “Greeningâ€? our homes is going to be an important lifestyle transition for real estate clients. So encouraging real estate agents to be up to speed on all things eco-friendly empowers clients to ask for advice and guidance in this initiative, allowing them to go above and beyond to either ďŹ nd a pre-existing green home and/or help buyers create their own eco-friendly premier home. Buyers who are interested in greening an existing home may need information on upgrade possibilities and the potential value of adding green feature, while sellers may need to add or upgrade green features to make their home more attractive

THE WONDER OF WATERFRONT ARCHITECTURE It is fairly easy to walk or drive by San Diego’s special architectural houses on our streets, hills and canyons. Many of these houses are accessible and visible. Not as easy to see are some of the amazing waterfront houses in Encinitas, Cardiff, Del Mar, La Jolla, Pt. Loma, and Coronado. These houses often have restricted access and encompass private beach areas. And, let’s face it-oceanfront houses are really rare.

nterestingly enough, some of our finest examples of contemporary architecture are featured on oceanfront or waterfront areas. These homes often define Architecture as Art as well as provide their owners with outstanding views of the ocean, beaches, coves, and marinas. HOW DOES REAL ESTATE FIT INTO YOUR OVERALL PORTFOLIO? We all know that real estate serves primarily as a means to house ourselves and our families.

I

n many ways real estate is really a consumable commodity. In the fairly recent past our homes were one

Real estate may also reduce risk in the way properties are leased. Portfolios that have followed a cash flow strategy and decided to lock in rates in long-term leases have less exposure to market movements, but they also have less inflation-hedging ability. Certain properties that are well-occupied and contain long-term leases will have very stable income streams like annuity or low risk bond investments. Oftentimes, property returns are very stable, growing by small incremental amounts until they “pop” with some market adjustment. This change in value can be a significant portion of total return, which means that real estate investor must try to identify when those changes in value will occur. Real estate has shown itself to be very cyclical.

CAN REAL ESTATE STABILIZE YOUR PORTFOLIO?

PORTFOLIO CONSTRUCTION:

Historically used as a more tactical investment, real estate has been used as part of a long-term core strategy due to increased market efficiency and concerns about the future long-term variability of stock and bond returns. In fact, real estate is often viewed as a portfolio diversifier and inflation hedge.

It seems that the historic performance of real estate, combined with its potential to increase diversification and hedge inflation, makes the case for the inclusion of real estate in a diversified portfolio. However, those investing in real estate should remember to include the value of their primary residence in their overall real estate portfolio, because home ownership may overweight their exposure to real estate and lead to increased market risk.

The economy is changing and homes are again becoming more instrumental in financial growth. There are complexities in looking at real estate as a portion of our overall portfolio.

If investors plan to make permanent real estate allocations in their investment portfolios, what return expectations should they have and what risks will they encounter? An investor considering the use of real estate as part of a long-term investment strategy should understand how to form return expectations and evaluate these investments in relation to more conventional investment options.

DIVERSIFICATION: Investor’s interest in real estate has been for diversification and its ability to maintain the purchasing power of capital. The National Council of Real Estate Investment Fiduciaries (NCREIF) states that market indices for the real estate industry have shown low correlation with the returns of both stock and bond investments. This suggests that real estate investments can increase portfolio diversification.

HEDGING INFLATION: The inflation hedging capacity of a real estate investment comes, in part from the owner’s ability to increase rental rates during periods of inflation. Unlike manufacturing concerns and service providers, owners do not have to contend with demand elasticity in order to increase prices, but they do compete with rival properties in the marketplace; in theory, this should also raise rental rates in inflationary periods. Real estate tends to maintain the purchasing power of capital by passing on a portion of the inflationary pressure onto tenants.

The continued increase in market efficiency, as demonstrated by the continual offerings of new real estate investment products and global opportunities, provides greater motive for including real estate in one’s overall capital allocation. In addition to the potential risk/return of traditional real estate, the emergence of investments, such as real estate derivatives and 1031 tax-deferred exchanges helps investors in tax-efficiency.

THE BOTTOM LINE: Investors who have not previously considered real estate should research the myriad of real estate opportunities and work with their financial advisor to build a diversified portfolio. Internally, we are committed to growth. It’s a business just like anything, but what people might not realize is I’m more of an entrepreneur who likes the business of growing in media, and helping people, more than I do being an on-air personality. I think the growth in the audience comes from the content being unique. The best compliment I ever get is that “you guys are different.” That’s good. The 24/7news cycle has become a bit nauseating. The fact that people can come to our show, get a rational perspective on current events, but more importantly, some advice...It tends to be a winning formula. For now!

You state on your show, that you “go to bat” for your audience. Explain.

It gets back to that 24/7 media cycle. They manufacture stories and sound bites to catch our attention. We have collective A.D.D. as a country, and they feed on that with anything they can to get you to watch, listen, or these days, click the link. Those clicks = ratings. Those ratings advertisers pay dollars for. Point being, it doesn’t even have to be accurate anymore. Journalism is dead. Has been for a long time. The unfortunate part is this isn’t just terrible news coverage, it negatively effects peoples’ lives. We see this stuff on real estate, finance, etc. Our goal is combat the negative media, offer a positive perspective, most importantly, provide something of substance that helps enhance the lives of our audience.

You also, use the term “street smart advice” a lot, explain that one?

A

Considering I am a college drop-out, sometimes there is more to learn on the street then just being book smart. We provide people insight that the smart people do, and you can do it too, no matter what your income levels are.

Ok. Your credit score. Did you take a course in high school on credit? How about college? Nope. Are there credit police to protect you when you have an inaccuracy on your credit? Nope. Why? The bureaus are making billions (that’s with a B) on these reports, and selling your information to vendors, business, anyone who wants to buy it. info, etc. Meanwhile we have an alarming increase in identity thefts. Seem screwed up? It is. So this is one of the many areas we educate, empower, and engage our audience to take control of their situation, and understand how it really works.

A

In real estate, especially luxury real estate, it’s all about the right relationships. PREMIER doesn’t just feature premier homes, it features premier agents. I get asked all the time if I believe the realtor will be replaced by technology. The answer is no. For starters, good luck competing with that lobby! But truth is real estate is a relationship business. People have always been able to buy or sell a home on their own. But San Diego is such a unique market place, those relationships are key to getting the job done right. Look, it’s your biggest investment, you need a professional. Trying to do this stuff on your own is like going to court without an attorney. It’s important you work with the right type of professional. That’s the best advice I can give anyone.

Thoughts on the real estate market?

It’s healthy. Go buy a house. Lock into a low rate. They’re practically paying the mortgage for you. Great time to move up. Transition your equity, big down payment, convert to a lower mortgage rate. You might be able to buy that Premier home without a big impact on payment. In the future, might not be able to do, because we’ll be in a higher rate environment. Take action!
