Instead I believe homeowners will get clever on how they are going to landscape. I am seeing more natural looking turf not only because of the drought, but in areas where grass doesn’t grow well.”

If you are considering re-landscaping to save water with drought tolerant plants and grasses it is most definitely worth hiring a professional, otherwise it can look visually unappealing. Many of the drought tolerant varietal species out there are quite nice, including Wave Grass, or Red Creeping Fescue, which requires very little irrigation. If you are considering artificial turf, we do not recommend putting it in high use areas as it gets very hot on your feet in the summertime.”

ARCHITECTURAL CORNER Lilian Jeannette Rice, born June 12, 1889 in National City, was an early 20th-century American Architect. In 1906, she entered the University of California, Berkeley. From 1922 until 1927, Rice was chosen to be the lead planner on the new development at Rancho Santa Fe. Her philosophy was strongly aligned to the natural landscape and history of Southern California, based on a Spanish- Colonial style, with natural-colored adobe walls, red-tiled roofs, and intimate courtyards with colorful bougainvillea. A number of her buildings are on the National Register of Historic Places. Rice died on December 22, 1938 from cancer, but her work still lives. STEP THROUGH TIME

Real estate is always a big topic. Either you own a home, or you don’t. You fall in one of those camps, and people are always interested in what’s happening in the market.

Do you think prices will soften?

Depends where you live, and the price range, but I am pretty confident that buying a home still makes a lot of sense. Interest rates remain low, and rent prices are moving up. It can work out in your favor. Like anything, you need to ensure you are working with a top tier professional. Especially with real estate. You find those types in this magazine, not on a bus bench. 160

What about interest rates?

Very volatile. Nothing validates buying a home better than me sharing with PREMIER readers I am in the market to buy a home. I am watching the 30 year backed security market like a hawk, and it’s a moving bulls-eye…it really depends when you lock right now. These issues in Greece aren’t just affecting the stock market, but bonds and mortgages too.

How do you advise people lock in?

Consumers don’t lock interest rates, their mortgage banker does. It’s imperative you work with someone who not only understands the financing process, but also how to time the bond market, and lock in properly. Like many things, you need to have a high level of trust on who you work with. Once you establish this, allow them to do their job for you!

So what is happening?

Pretty nuts right now. You’ll hear the naysayers claiming real estate bubble, because we have a hot housing market. I think that’s a bit exaggerated. The financing requirements over the last several years have limited who is buying. That said, interest rates are low, and the investor is going to exit the market at some point, already has started, it will be interesting to see that effect.

re you aware that as soon as your agent inputs your listing

into the local Multiple Listing Service, that it feeds automatically to numerous websites for syndication? And there are a couple of ways the data, including photos, gets distributed. The National Association of Realtors® Internet Data Display (IDX) and Virtual Office Website (VOW) policies authorize electronic display of listing content by other cooperating participants under specific rules. The policies also say a broker’s listing content can’t be transferred to a third-party site without the listing brokers consent. The purpose is to ensure that brokers retain control over where their listing content appears and that the data is up-to-date. BUT, such safeguards aren’t necessarily in place when it comes to data aggregators (sometimes referred to portals, sites that display listings from several sources) or syndicators (those who push data to other sites). Displays that aren’t governed by the MLS rules or controlled by a person connected with the transaction can easily become out-of-date or contain inaccurate information. Finally there is almost zero control to be had over the information posted by data “scrapers” who lift listing data and often post it far and wide without any rights to do so. Besides the concern that consumers will see out-of-date, inaccurate data, critics charge that third party aggregators use listing data to attract traffic and ad dollars to capture and sell leads. Often there is a distorted view of market values.

With distressed sales at record lows, California is returning to a more normal housing market, with those who previously went through a foreclosure or short sale returning to the market and purchasing homes
