In effect, there will be positive and negative impacts as we see this transition occur.”

IS THE REAL ESTATE MARKET RETURNING TO “NORMAL”? In the past few years, we have all had to redefine “normal” in terms of the real estate market. Certainly plummeting values, short sales and foreclosures in such vast numbers were not considered normal!

H

ere are some things that are changing for the better……

What does all this mean for you as a home seller or buyer? Negotiation is now more balanced with buyers having a bit more leverage than in recent years.

1. Those who experienced foreclosures and short sales are now aging out of their derogatory credit history.

According to Stan Humphries, chief economist for Zillow.com, home value growth will slow to around 3 percent per year which will make real estate less attractive to “flip” investors, making it a much more balanced market.

Mortgage rates are expected to creep higher but with better credit scores and stability in the workplace, more buyers will find a need to get serious since they won’t be waiting for rates to go lower….they probably will want to buy before they go higher. Scott Anderson, chief economist of Bank of the West states, “On Election Day November 2016, voters should be feeling quite a bit better about where they stand economically and looking at their economic future a bit more optimistically”. Of course, sellers will seek the highest price for their home and buyers expect the best value….that is where your Realtor® can help you determine that magic number that all will agree on. Ultimately it will be up to the appraiser, if financed, to determine the comparable worth. Even buyers who are paying cash are well advised to seek an appraisal.

Foreign investors may still find high-end American real estate appealing because of economic turbulence in their home countries. These buyers may use their properties as rentals, second homes or as residences for their children studying in American colleges and universities.

For many years Millennials have postponed homeownership but that is changing as they seek more stability in their lives and start families. By the end of 2015 it is anticipated that the Millennials will overtake Gen X’ers as the largest group of home buyers.

Baby-boomers are also more likely to start making moves as they are downsizing for retirement. With fewer homes underwater it is now more attractive so sell and perhaps move closer to family.

There comes a time where emotions over a home seem to outweigh the black and white effects of simple numbers. We all love our homes and, as sellers, tend to want to attach a price to the sentimental value we hold. Remember that the buyers do not yet have that bond with the home. With the market settling down, a market where buyers and sellers are more balanced in their negotiations, we can begin to consider our familiar term of “normal” returning.

Hey Craig, Good to sit down with you again... This edition of PREMIER is diving into how baby boomers affect the market place, what are your thoughts on this topic?

A

It’s a big one. 10,000+ retirees per day. When people hear “baby boomer” they think older generation. But the reality is, this generation affects everyone. Whether you find yourself in that group, or you’re looking out for your parents, it’s important to understand the landscape.

Q A

On your shows, what advice are you giving to baby boomers?

As it pertains to their finances, this market is at its 4th largest time in U.S. history without a 10% correction. If you are in the older generation, sometimes a defense is a good offense, like the 1985 Bears. I think it’s important one protects what they have first and foremost!

Q A

What are the biggest risks to protect from?

That 10% correction, could be a 20%, 30%? Hard to say, and I don’t like making predictions without my crystal ball on me. We also have short term interest rates at practically 0%, so this could be inflationary. Inflation devalues the dollar, that can hurt bonds. Bonds are typically seen has safe, but that might not always be true.

What actions do you recommend people take?

Get with your financial advisor and get a review. Period. Ask questions, a lot of them. Quite honestly, any of your readers should reach out to my team of advisors. They will waive any costs to review your plan, and let you know if there are any “ticking time bombs.” Just a smart thing to do. As a consumer advocate there is nothing I enjoy more than facilitating these types of introductions. Just email me, craig@craigsewing.com. As it pertains to real estate, any advice?

I still love real estate. The only investment that doesn’t go to zero, and you get to live in. Mortgage rates are still very low, great opportunities to buy, and move up!

Q A

What are your thoughts on a reverse mortgage?

It’s a financial instrument. Shouldn’t be called a reverse, as I truly believe it can move seniors FORWARD. It’s not a subprime loan, it was developed under Reagan, is insured by the government, it’s a very good solution for many. Imagine this, you get to live in your home forever with no payment. You still retain title, and it’s just like a normal refinance. Very misunderstood, but I like the reverse mortgage as long as the advice is provided by someone trusty worthy. Another thing I can recommend.

Any thoughts on how the luxury market is doing?

All I can tell you is I have some of the best PREMIER luxury agents on my show, and all seem to be very upbeat. We live in a global economy, and luxury real estate is doing well! Craig’s television show, “The American Dream,” which airs on Saturdays at 10 a.m. on Cox or Time Warner channel 4, involves discussions and panels with prominent San Diegans who aren’t scared to voice their opinions. The CALIFORNIA ASSOCIATION OF REALTORS® is opposing a provision in the highway bill now being considered by the U.S. Senate that taxes home buyers by increasing the fees Fannie Mae and Freddie Mac charge on their loans.
