The table scapes not only gave me much inspiration, but sparked a conversation with designer Barbara Lewis; she shares sage advice with a “how-to” take your tables to the next level on p. 102.

Unless you are a celebrity you may have never heard of Virgil Rogers, a man who enjoys a life of anonymity. (Quite the juxtaposition to the high profile people he does business with.) Virgil, the owner of Only Authentics, has styled or equipped the Kardashians, the Stallones, Pharrel Williams, Tom Ford, Lenny Kravitz, the cast of Sex and The City, Chrome Hearts, you name it, but is rarely seen because he spends his time in his store on Palm Beach or in Aspen.

He loves what he does and knows the history behind every bag in his store. “This one belonged to a friend of Coco Chanel who was in a convent together with her. This one was sold to me by a woman who divorced her husband, and he took everything except 20 bags. Little did he know they were worth $2,000,000.”

Virgil is reputed to have the world’s largest retail collection of Hermès Bags. We counted over 200 Birkin Bags, and over 300 Chanel bags in just his Worth Avenue store.

Retail statistics show handbags as investments, especially Hermès Bags, which have a higher return on investment than the S&P 500, gold, and the real estate market. If you’re wondering what do bags have to do with finances (other than a major expense), the facts may surprise you! The value of an Hermès Birkin Bag on the resale market is at a minimum 300% the retail value, due to the exclusivity.

Virgil Rogers shares that it may be cheaper to buy from a reseller. “You can buy a bag from me for $30,000 that you may have had to spend $40,000 at Hermès before being offered one that you have to purchase for $11,000. And you have no say in the color, style, or leather.”

Is he the only Hermès Birkin Bag reseller out there? No. When asked, “Why do people go to you?” He responded quickly, “I have full confidence in my taste and my clients have full confidence in my taste. They know that in a second when they speak to me or when they step into my stores.”

Q: Where are you from?

A: Bloomfield Hills, MI,and spent most of my life between Palm Beach and New York.

Q: What is your fashion background?

A: Former Chanel consultant, Set creator for Sex In The City, Art Gallery Curator and owned many galleries in New York (Wooster St., Great Jones, and Lafayette). Used to run around Studio 54 with Basquiat, Madonna, Andy Warhol, Keith Herring and other “misfits and weirdos” before they were recognized as pioneers later.

Q: When did you get the idea to start this business?

A: Evolved from my taste in art and furniture, after working on Sex In The City I just knew handbags were going to be the next big thing.

Q: What makes you different than other re-seller platforms?

A: We do not do consignment and never will, we buy everything outright. We only deal with investment quality goods; we will never sell something gently used. It has to be flawless and be an investment. We have a full history of our items and the story they carry. We have a diary of how everyone got every item they sell to us because this helps validate the authenticity of everything and maintain the spirit of the item.

An Oceanic Dreamland

Inspired by her home town Palm Beach, Helen Bergin designed “An Oceanic Dreamland” cabana and bath with whimsical design design to spark curiosity and exploration. The embellished jellyfish, Cosentino’s floor material, Primestone’s Calacatta Picasso slabs used for the shower backdrop, and Benjamin Moore’s Kensington, a mix of textures and forms create a fresh and modern space for all to enjoy. The custom cast resin sink is from Atta.

Woven pendants by Jaimeluis Organic, bar materials by Primestones and fabricated by Classic Marble & Granite, banquette fabric by Thibaut and fabricated by Associated Design, octopus tentacle lamp by Massimo Lighting, blue stools and amber hurricanes from Meg Braff. Helen used a mix of textures and forms to alter perception and create both a fresh and modern space for all to enjoy.

A Gentleman’s Affair with Sunset Tea

Created as a haven for the those seeking an escape from the bustling world. Hand painted scenic wallpaper with the rich tones of sunset, Lillian August banquette in Cowtan & Tout fabric, with trim, fringe and tape details from Samuel & Sons create a space that feels both luxurious and contemplative. The centerpieces of the room are Duval sourced faux-shagreen tea tables, Currey & Co lighting arrangements, curated lattice work by Fuller Architectural Panels add layers and pull everything together.

Inspired by the architect Luis Barragán’s architectural forms and his use of color blocking, Sarah intertwined vintage and modern elements seamlessly, including Brazilian chairs by Martin Eisler, Percival Lafer chairs by Morentz, a Vladimir Kagan sofa, bronze French coffee tables, a Trey Jones console from Culture Object, and a horsehair floor lamp from The Future Perfect. A Reynold Rodriguez cabinet from Charles Burnand sits in an undulating niche, creating a striking focal point.

The Study

The dazzling shades of blue and complex sandy neutrals found in the Palm Beaches were the primary inspiration for this room. Wrapped in a soothing tone of blue, color blocking, textural contrast, and the interplay of furniture forms create personality, presence, and cohesion. Tea fluted moldings on the focal wall make a statement with dimension, definition, and verticality. Flanking bookshelves filled with wonderful found objects from treasure hunts through the Palm Beaches catch the eye and draw interest closer. Bold, patterned fabrics from Zimmer + Rohde bring the geometry and tonal palette home to the timeless cubic structures of the sofa and club chairs, while a pair of contemporary wing chairs balance the composition. The draperies themselves are reminiscent of maritime flags. An oversized woven wicker orb striped in the study’s signature hues draws the attention upward for the crowning touch.

Le Tropical

Styled in the fashion of 1930s Parisian lounge is an homage to the early modernist textile designer, Elise Djo-Bourgeois, and her namesake line by Pierre Frey. Imbued with lush elements, layered textures and saturated colors. Design elements include soft curved lines, plaster and natural materials such as marble, pencil reed rattan and travertine. Shell and scalloped patterns, popular in early 20th century interior design as symbols of resilience and good fortune, are prominent throughout the room. Both pairs of sconces and the hand-carved wooden bar stools take their elegant, curved shape from shells. A serpentine sectional in a Larsen boucle echoes the curved theme and is a distinctive focal point. Pierre Frey fabrics of velvet, boucle and jacquard are showcased on the drapery, custom banquettes occasional chairs, ottomans and the undulating chaise lounge.

An Ashley Stark Home area rug in a soft abstract, watercolor design in shades of olive greens, neutrals, peaches and pinks effortlessly ties all the tones of the room together. Embroidered grasscloth from Hartmann & Forbes reaches 3/4 of the way up the wall and is capped by a wave chair rail, followed by a dark olive-green wall that curves up to the ceiling.

Seashell Sanctuary at Vizcaya

This bedroom sanctuary evokes the natural beauty of seashells, creating a peaceful and serene space with an historic grandeur inspired by Vizcaya. It’s a name that conveys tranquility and elegance. Mother / daughter design team Cindy Rinfret & Taylor Stebbins envisioned a room that was perhaps lost to time behind a hidden grotto, mysteriously found, it feels like stepping inside your own shell and finding the pearl.

A Touch of Pink

Inspired by Dorothy Draper, Jim Dove created this bold classic kitchen to embody the essence of Palm Beach life: a vibrant canvas with a symphony of hues designed to leave a lasting impression. The color scheme is established by Benjamin Moore blue paint and a Gracie wallpaper depicting white-and-cream palm trees against a deep blue background. He continued the cerulean palette for the cabinetry while the softest hint of blush and a contrasting sherbet pink lines the alcoves, creating harmony. For added interest, the perimeter cabinetry is finished in shell pink and flamingo pink. A shining chandelier cluster of 110 uniquely beautiful little sculptured stars that captures light in the points of each individual star is centered over the large island to make a brilliant statement, adding additional glamour to the kitchen’s design.

De-Loo-Loo

Working with Christopher Farr, designer Megan Gorelick created a custom colorway of the Belle de Nuit print. Used on both the wallpaper and the fabric for the drapes fabricated by The Shade Store, it became the jumping off point for the whole design. Dunes and Duchess created the custom vanity, mirror, and scones from this signature print. The stunning Kohler tub is the centerpiece of this fun bathroom, full of natural elements. The floor and ceiling of the shower space are decorated with Urban Coast Tile.

La Mer Pacifique

The de Gournay scenic wallcovering served as the inspiration behind this dining room design, shares designer Tristan, who believes dining rooms should be designed to be jewel boxes to create a magical ambiance for a host or hostess to entertain within. The jungle canopy reaches to the ceiling to play up the volume of space, countered by the shimmer of Thibaut’s modern tea leaf silver wallpaper on the ceiling, framed by a simple and modern glossy moulding detail. The reflective quality and exuberant style of the silver gilt and crystal Paul Ferrante Palm Chandelier beckons from the entrance to the center of the dining room. A Murano glass mirror, rock crystal lamps, a metallic glazed Christopher Spitzmiller lamp, a gilded wall sculpture by James Kendall Higgins and a mirrored buffet from Keith Fritz all harmonize together to sparkle and dance when light hits them. Flame stitch pattern of the Scalamandre fabric on the dining chair backs ties back into the dramatic wall coverings.

Due to the height of the ceiling and the size of the walls, designer Phoebe Howard chose a bold color with a large-scale pattern, Gracie Studio’s Navy Lily. Rug from Rush House, under a striped dhurrie by From Jaipur with Love. Inspiration from boxwood parterre gardens, David Fuller Architectural Panels created a custom lattice ceiling and cornice. The ceiling is painted Ben Moore Van Deusen Blue, with the lattice in Ben Moore Simply White. Four poster bed from Ironies, softened with pretty embroidered bed hangings from Cowtan and Tout, with Samuel & Sons tassel fringe. Bedding from Pioneer Linens in a custom cane embroidery pattern with monograms. Windows are dressed in a white linen from Cowtan and Tout, with blue Samuels & Sons embroidered trim, all fabricated with custom cornice boards and panels from The Shade Store. All of the other fabrics in the room are from Cowtan and Tout.

Founder and breast cancer survivor Iris Dankner was joined at the exciting showcase by Honorary Chair Sarah Wetenhall and Co-Chairs Jayne Chase, Campion Platt, and Andrea Stark. The Philanthropy Chair for the event was Jean Shafiroff and the Legacy Chairs were Austin Handler and Jennifer Mabley.

Over 250 guests walked throughout the gorgeous space admiring the cutting-edge décor and lifestyle concepts, while enjoying bites from The Colony Hotel, Whispering Angel Rosé as well as Tres Generaciones Tequila and Tito’s cocktails.

How to Set a Memorable Table

1. What is the event? It could be a special celebration, holiday, or a dinner party for friends. Start with a theme. This will help you create your vision. Take an inventory of your treasures to see what you have to help you create your vision. You can also start by using your inventory to help you create the theme. Find something that will be the source of your inspiration be it be a fabric, dish, napkin, or accessory.

2. It’s all in the mix. Don’t be afraid to mix styles, but do it with consistency. If you do mix, ensure each piece compliments the next. It doesn’t have to match, but it needs to be compatible with your other selections. From there, it’s all about creating a cohesive look that’s as inviting as it is pulled together.

3. Using your source of inspiration, choose a crisp linen or patterned table cloth, the foundation upon which your culinary masterpiece will unfold. Make sure it’s wrinkle free. If you don’t use a table cloth, use a gorgeous placemat.

4. Consider the choice of dinnerware as your canvas. Select timeless classics like bone china. Use patterned or color options that work well with your theme, or embrace modern elegance with sleek porcelain sets. From main course plates down to the daintiest of desert bowls, this is an opportunity to add layers of color, style, and panache. Speaking of plates, I always incorporate a charger plate into my scheme.

5. Napkins are a wonderful way to add a pop of color and texture, and should be used to continue layering the table scape. Have fun with the presentation, whether folding or using a napkin ring, fresh flower (make sure it’s safe to be touched prior to eating), a fresh herb cutting, or an artful tie presentation.

6. Choose your glassware not only to be functional, but to also add height, sparkle, and dimension to the setting. Don’t be afraid to mix. I love to see fine crystal mixed with colored glassware.

7. The centerpiece is the main event. I always use several items to create the centerpiece. In addition to starting with a tall floral arrangement, I like to layer in a carefully selected assortment of lower vases, accessories, and candles. I also like to place small votives at each place setting.

8. Name cards and placeholders are a wonderful opportunity to continue the theme, and are especially welcomed by guests at large gatherings.

9. Experiment with the placement of utensils, napkins, and glassware to create the perfect balance of practically and panache. Again, don’t be afraid to mix dishes, utensils, and glassware.

10. Meticulous attention to all details will transcend a simple meal to a memorable experience.

Pitfalls and Considerations of Self-Directed IRAs

Traditional individual retirement accounts (IRAs) provide investors with tax benefits for retirement savings and typically limit investments to common securities such as stocks, bonds, certificate of deposits, and mutual or exchange-traded funds. Certain investors, however, wish to invest their resources in alternative asset classes through a self-directed IRA. While a self-directed IRA has the capacity to house diverse alternative investments such as real estate, cryptocurrency, gold, and private equity, it also comes with potential pitfalls that investors should be aware of.

Selecting a Custodian: A Crucial Decision in Self-Directed IRAs

Unlike traditional IRA custodians, who must comply with federal laws governing investment sales and typically limit investments to approved securities, self-directed IRAs lack such constraints. Self-directed IRA custodians refrain from offering investment advice, need not assess investment quality or legitimacy, and do not verify financial information accuracy provided by investors. They focus solely on asset management and administration, defining the “self-directed” aspect where investors carry full responsibility for understanding and complying with intricate tax laws.

When selecting a custodian for a self-directed IRA, recognizing their differences is crucial. The IRS licenses over 50 companies for these services, each varying in reputation and expertise across investment categories. Investors should evaluate factors like IRS approval, custodial experience, fee structures, expertise in specific investments, and cybersecurity measures to ensure data security.

Prohibited Transactions and Disqualified Persons

Self-directed IRA owners need to be aware of the prohibited transaction rules. Prohibited transactions include, but are not limited to, activities such as buying, selling, or leasing property to or from a disqualified person. Disqualified persons include family members, fiduciaries, an entity in which the IRA owner has a controlling interest (i.e., ownership of 50% or more), or the IRA owner themselves. Additionally, IRS regulations strongly prohibit the IRA owners from using the rental property—whether directly or indirectly—for personal use. For example, using the property as a vacation home or paying themselves or a disqualified person to manage the property may disqualify the entire IRA resulting in taxable income on the full value and potentially result in unexpected unrelated business income penalties (as discussed in more detail below), thereby eroding the returns on the investment.

Triggering Unrelated Business Income Tax Liabilities

IRAs are tax-exempt while assets are accumulated for retirement. However, a self-directed IRA may still be liable for its unrelated business income tax (UBIT), which can be as high as 37%. The UBIT rules prevent exempt organizations from running unrelated businesses without paying taxes on the income produced by that unrelated business.

Self-directed IRAs may invest in businesses, such as rental properties, operating companies, or partnerships. However, if the business is considered an active trade or business, is regularly carried on, and not substantially related to furthering the exempt purpose of the organization—which is to save for retirement in the case of self-directed IRAs—the income generated from such activities may be subject to UBIT. For example, if a self-directed IRA owns rental properties, each property will require ongoing rental maintenance. An IRA owner must ensure that all taxes, maintenance, and expenses are paid from the IRA’s generated funds and not from the owner’s personal funds to prevent a prohibited transaction and inadvertently paying penalties.

Contrary to popular belief, self-directed IRA owners can use leverage, such as obtaining a mortgage, to finance investments. However, owners are prohibited from personally guaranteeing the loan and can only use the underlying asset itself as the sole source of recourse that a lender has available to them in the event of default. To avoid this prohibited transaction, the custodian should be the sole obligor on the loan.

Even if nonrecourse debt financing is used, the income generated from the investment will be subject to UBIT. This is known as unrelated debt-financed income (UDFI). To illustrate, if a self-directed IRA commits $100,000 to a property investment, contributing $60,000 in cash and securing a $40,000 mortgage, the income proportionate to the financed segment (40%) would be susceptible to UBIT.

Experience matters with who you hire in this shifting market. The market is not the same as it was in 2021 or 2022, but I still see strong opportunities for those selling. Our pricing has significantly increased since 2020, and the floor has been raised in all markets. As a seller, be certain your agent is checking every box when marketing your home to find the right buyers-professional photos, videos, drone, print publications, paid for social media ads, relationships with the local brokerage community, broker/open houses. As a seller you must feel confident in your agent’s ability to navigate a shifting market and that they are going to make the financial investments to assist in getting the transaction to the finish line. I believe when interest rates drop further, we will see an even stronger surge of buying in Northern PBC.
