ince 1965 Adelson Galleries has focused on 19th and 20th century fine art. When founder Warren Adelson’s children, Adam and Alexa, moved their Boston-based gallery to Worth Avenue in Palm Beach in 2018, it became a fixture in the Palm Beach Art Community. “The program for our Palm Beach gallery focuses primarily on the 20 Contemporary Artists that we represent,” says Adelson. “Together, the artists are aesthetically eclectic; however, individually, we hope that visitors will identify with each artwork and discover their respective beauty and meaning.” Adelson Galleries hosts sculptures from various artists and Adelson appreciates the engagement factor that sculpture adds. “[We] enjoy artwork that engages the viewer. A free-standing or wall sculpture in your home that literally pops out at you is more likely to draw you in, rather than blend into your home.” Sculpture engages in such a way that visitors to your home can become “active participants in the artwork, instead of passive observers,” notes Adelson. The blend of classic and contemporary comes alive in Páris. Italian born artist Massimiliano Pelletti hails from Pietrasanta, which is the home of the quarry that provided Michelangelo with the marble used for David. This centuries old tradition of carving transforms in a modern way at the hand of Pelletti. “He’ll use a variety of onyx and combines the stones, whether it’s rose or emerald, and then he carves it in this very classical format producing this amazing effect,” says Adelson. “You’re drawn into it because of all the different colors and then you see the incredible detail of white and brown onyx.” “The Palm Beach Fine Art scene has a diverse range of galleries. It encompasses everything from traditional to contemporary and avant-garde artists. The diversity attracts a wide array of art enthusiasts and collectors from around the world.” That diversity is also represented in the works on exhibit at Adelson Galleries. Moreover, Adelson aims to inspire and delight visitors and collectors through art. “In an increasingly complex world, I have seen a movement towards artwork that is more easily understood and identifiable…our clients appreciate the fact that the art we show makes them smile.” The lightness and beauty founded in tradition that the gallery embodies is well represented in Figure Turning Right by Montreal, Canada born artist Jim Ritchie. “He experimented a lot with patinas. This was one of his favorites. It’s a black

patina. From a distance it’s hard to tell if it’s black marble or granite, but it’s actually bronze,” according to Adelson. “It’s the largest bronze that we have and it’s on this natural granite base. This was very deliberate because it has that nice contrast to it.” Adelson Galleries, along with Ritchie’s son, Paul Leander-Engström, now manage the estate of Jim Ritchie. There will be an upcoming exhibit of much of Ritchie’s work at the Baie-Saint-Paul Contemporary Art Museum in Québec from November 25th through June 2nd. Adelson Galleries also has sculpture from Federico Uribe on exhibit. Always adding to their collection, guests and collectors can view unique works that inspire and offer a distinctive experience. “It is the intention of the majority of our artists to bring joy into people’s homes and lives.” Adelson believes that “people want a respite from current events and painful news, so their collections reflect a more positive perspective. It follows the old anecdote that when a painter is happy, they paint dark compositions. When a painter is sad, they paint flowers.”

TRENDS Color and Design Trends to Look For in 2024 By: Taylor Slaughter

C

olor, color, color! New paint color trends are all about individuality and diversity. More people want to make their home their own and a representation of their own personal style than in recent years, but are unsure of the end result. We spoke to top designers to get their take on color and its application throughout homes in South Florida. “We have always loved color and the joy and atmosphere that it brings to a home,” says Nikki Levy of Nikki Levy Interiors in Boca Raton. Levy sees three distinct versions of color happening in current and future trends. “Earthy neutrals like tobaccos, camel, mocha, and dirty greens; pastels such as blushes, soft blues, mint greens, and corals; Saturated colors go bold with deep emeralds, sapphire blue, rich yellows, and peacock teals.” Amanda Reynal of Amanda Reynal Interiors says, “I am really loving sunny lemon yellow as a bright and happy color for 2024; it pairs well with green, coral, and all shades of blue.” Levy is partial to Backdrop brand paint and wallcoverings. “It’s such a fun range [of colors] and they also make wallpapers to match the paints.” Both Levy and Barbara Lewis of Lewis Design Group agree that ceilings, often called The Fifth Wall, are being utilized in more exciting ways. “I rarely do a white ceiling anymore,” says Lewis, “In addition to paint and wallpaper, you also see many ceilings treated with lattice, woodwork, and plaster ornamentation.” Engaging the Fifth Wall brings a level of drama and detail that Levy says makes it the “exclamation point on the space.” According to Levy it “allows for a little more adventure as the design is not as ‘in your face’ as a wall application.”

Finishes also make a statement. Pairing matte and gloss finishes in cabinetry, for example, is something Levy says she often uses. She says that finishes “add a depth to design that nothing else does.” Lustrous finishes are also a go-to, “whether it’s a low-luster finish to a high gloss lacquer,” Lewis says she sees people gravitating towards sheens. Reynal says, “I also love a crisp robin’s egg blue paired with deep reddish coral pink. The softness of the blue against coral is a lovely contrast.” Beyond the trends these top designers are seeing, celebrating your own unique style is always in fashion. Embracing colors you love and creating your ideal space is never the wrong move. Lewis urges people not to be afraid to embrace the colors they love and to try incorporating their favorite colors in smaller spaces and growing from there. “It’s more important to go with what makes you feel comfortable and happy in your space,” says Levy, “Paints are usually quite easy to change, so it’s a place where you can think beyond the expected, have fun, and go a little over the top.”

Wellington, Florida is known worldwide for its equestrian community, world class polo, and for the Winter Equestrian Festival (WEF) located at Wellington International on Pierson Road, formerly the Palm Beach International Equestrian Center. Wellington is also known for its A-Rated schools, abundant parks, and small-town lifestyle. Drawing exhibitors and visitors from all corners of the world, Wellington’s seasonal sports economic impact reaches $280 million, according to the Business Development Board of Palm Beach County. he real estate market in Wellington has grown along with the Village; with over 20,000 horses calling Wellington their home during the winter months, much of that real estate is horse farms. But Wellington’s future is expanding with more people calling Wellington home year-round. “Many of the exhibitors have purchased homes and farms simply because they spend more nights in Wellington than anywhere else,” says Martha Jolicoeur, Director of Luxury Real Estate and Associate Broker at Douglas Elliman, “Wellington is a fun town, so people often like to invite friends down to visit. Often those friends and relatives decide they’d like a place in Wellington to call their own.” The world class equestrian sports has defined Wellington as the Winter Equestrian Capital of the World. In 2024, WEF will run from January 3rd - March 31st and the Global Dressage Festival runs from January 10th March 31st. Darlene Streit, Wellington resident, agent, and broker with Corcoran enjoys all that life [in Wellington] has to offer. “The need for horse farms and barns has left a rural feel here; it’s very green and lush. It’s truly all about the horses.” Beyond WEF and Dressage at Global, there are more horse shows that have emerged over recent years like the The Ridge show series run by US Olympic show jumper Nona Garson and George D’Ambrosio, White Fences Equestrian Center dressage shows, horse shows at the Jim Brandon Equestrian Center, and more. “You have it all [in Wellington]. A quieter, rural feeling, yet you can be at your favorite store, restaurant, or art gallery in Palm Beach or West Palm Beach in less than 30 minutes,” says Streit. But you don’t have to go outside the Village limits for great cuisine. Kontiki serves a vast array of sushi and Asian delights and if you’re looking for casual refinement, Kaluz is a popular choice for American fare, steak, and seafood. Also popular among residents is Sushi Moto, Casa Tequila for authentic Mexican fare and Lemongrass Asian Bistro. For burgers, you can’t beat Lindburger’s and don’t be surprised if you find the world’s best riders sitting at the next table.

New Development on the Horizon

Land in Wellington is scarce, pushing Chief Executive Vice President Paige Bellissimo Nunez and CEO and Managing Partner Doug McMahon of Wellington Lifestyle Partners to petition the Village of Wellington to change the zoning ordinance for a portion of the Equestrian Preserve in order to build new development on that land. Wellington Lifestyle Partners is proposing an expansion of the WEF showgrounds to unite all equestrian sports in a single location, adding new roads to improve traffic flow to and from the horse show, new residential development, as well as a separate Main Street with shopping and residences. On November 16, 2023 the Village Council voted to approve ordinance 2023-04, which would allow the proposed changes to facilitate building The Wellington Equestrian Golf and Country Club North and South. After hours of testimony and petitions from both sides, before the November 16 vote to approve or deny the proposed rezoning that would allow for development by removing acreage from the Preserve, Mayor Anne Gerwig discussed the need for updates and renovations to Wellington’s equestrian facilities saying, “It was super frustrating for me thinking [equestrian sports venues aren’t] going to last. If I thought it could, if I thought it would, I wouldn’t be in support of expanding the horse show. But there’s no other way. I don’t have anyone else sitting around proposing to finance this and build it. And a company that has a reputation for doing sports complexes. I don’t know how many times this opportunity falls in our lap. Again, this is so difficult and none of us take this lightly.” She goes on to say that the equestrian element is what separates Wellington and makes it what it is and that she wants to preserve that.

Although the council is proceeding cautiously, making sure the agreements for development are enforceable on both sides, they voted 5-0 in support of the proposal. “I’ve always done what I thought was right,” says Mayor Gerwig. “If I had always taken the safe route [during my tenure], I wouldn’t be proud of the work I’ve done.”

Jolicoeur enjoys all that Wellington has to offer outside of equestrian sport. “I was an avid rider, so of course I look forward to watching the big classes. I also enjoy walking and biking inside Palm Beach Polo. I’ve taken up golf and really enjoy it when I’m not working. Pickleball is also something I enjoy. It’s such a convenient location and living right on the golf course with Cypress trees and lush foliage all around, it creates a peaceful oasis in busy South Florida.” When it comes to real estate in Wellington, Streit reports that “Wellington values are holding nicely and increasing with the limited inventory here. The demand is high, and with many properties getting snapped up quickly, it takes somebody who is connected to the community to really help facilitate buying and selling here.” Michael Stone, President of Equestrian Sport Productions, was quoted by the Business Development Board in 2022 as saying, “The increase of C-suite executives moving to South Florida has fueled a need for luxury lifestyle opportunities. Equestrian sport provides these opportunities and has encouraged many families to move full-time to Palm Beach County, and in particular Wellington. It also creates a great opportunity for local businesses to be part of the economic growth of Palm Beach County.”

Q

uintessential Palm Beach style is experiencing a resurgence with a modern twist on tradition. Prints, bold colors and patterns, and jewel toned hues are being featured across homes that are reminiscent of the glory days of Palm Beach and the iconic style that became synonymous with South Florida. The first settlers began arriving in what is now Palm Beach over 150 years ago and, since then, it has become a haven for seasonal and annual residents who desire the best our area has to offer and the style that accompanies that lifestyle. “Old Palm Beach embodies a sense of enduring beauty and timeless elegance,” according to Palm Beach Interior Designer, Ellen Kavanaugh. “We have built a culture here that is so special. We strive for a charmful edge.” Preserving the history of Palm Beach is something that the Historical Society works around the clock to preserve. The Junior League of the Palm Beaches By Taylor Slaughter

T

he seeds of the Junior League of the Palm Beaches (JLPB) were planted in early 1941 when 15 community-minded women established what was then called The Junior Welfare League. Members focused on supporting the war effort, as Palm Beach County hosted many WWII training bases, by hosting canteen events for soldiers and working with the Red Cross. Today, the Junior League of the Palm Beaches 75 + year legacy of service endures and grows. JLPB has published three celebrated cookbooks, provides thousands of volunteer hours, and awards annual mini-grants to community programs. Chelsea Bellew, The Junior League of the Palm Beaches President is looking forward to all they have in store for 2024. “We have had a wonderful year so far with JLPB and I am most looking forward to our upcoming events and welcoming our new spring class! Working with wonderful women who want to make a positive impact in our community is truly an honor.” The Junior League works to provide meaningful opportunities for children and young adults to increase their levels of education and literacy in Palm Beach County. To accomplish this mission, Bellew notes that the Junior League has “created little libraries around Palm Beach County, distributed [women’s health] supplies to our partners, and work with other nonprofits like the Literacy Coalition, Vita Nova, Cox Science Center, and Path to College.”

One of the most exciting events for 2024 is the “‘Sprint into Spring Training 5k’ presented by The Ballpark of the Palm Beaches on February 3, 2024,” says Bellew, “Everyone is welcome to attend this event, including any children interested in the kids run!” This family friendly and a great way for community members to support the Junior League. “The community can get involved with JLPB by attending our fundraising events, sponsoring our events, and reaching out to partner with us if they are fellow nonprofits in the county who need [women’s health] supplies or focus on education and literacy,” according to Bellew. But there are many ways to get involved, especially for community leaders. “We are always looking for speakers to provide education and training, as well as any ladies who may want to join as potential new members throughout the year. We currently hold fall and spring classes, so there is still room to join in January 2024 for any ladies who may be interested in becoming members in our organization.” Membership in the Junior League of the Palm Beaches gives women the opportunity to give back to their community, develop their potential as leaders, and create lasting relationships with like-minded women. Membership begins with participation in a New Member Class that runs from September through May.

Understanding the Corporate Transparency Act By William G. “Bill” Smith, LL.M. and Rachel L. Sears The Corporate Transparency Act (the “CTA”) and its final regulations embody a significant shift in the way the United States government collects entity ownership information. The CTA’s primary aim is to combat money laundering and illicit financial activities, often associated with the use of opaque shell companies. The CTA mandates the establishment of a nonpublic centralized beneficial ownership registry, a secure database maintained by the Financial Crimes Enforcement Network (“FinCEN”) within the U.S. Department of the Treasury. This registry will gather and retain information about the true beneficial owners of legal entities, ensuring that law enforcement, financial institutions, and relevant authorities can access the necessary data to effectively combat financial crimes. However, in doing so, the CTA creates an administrative reporting burden on law-abiding entities and individuals.

Crucial Provisions of the Corporate Transparency Act

1. Who Must Report: The CTA defines a “Reporting Company” as any entity that must file with a secretary of state or other domestic governmental authority unless an exemption applies. These entities include corporations, limited liability companies (LLCs), limited partnerships, and similar structures, as well as foreign entities registered to do business in the United States. There are twenty-three types of entities exempt from reporting. Examples include: publicly-traded companies; governmental authorities; certain entities already registered with various governmental agencies; certain registered tax-exempt entities; and “large” companies with more than 20 full-time employees and more than $5,000,000 in annual gross revenue. 2. Defining “Beneficial Owners”: Beneficial owners are individuals who, directly or indirectly, exert significant control over the entity or own or control at least 25% of the ownership interests. Their full legal names, dates of birth, and addresses must be reported to FinCEN. 3. Company Applicants: A Reporting Company must also report applicants who directly file the document with the secretary of state to create or register the Reporting Company. At most, two individual applicants must be disclosed: the one who files and the one who directs the filing; for instance, an attorney instructing a paralegal to file.

Reporting Companies formed on or after January 1, 2024, must file within 30 days following formation. FinCEN cannot accept reports prior to January 1, 2024. FinCEN’s instructions and other technical guidance will be available at www.fincen.gov/boi. 5. Penalties and Safe Harbors: A person who willfully or knowingly violates the reporting requirements will be liable for civil penalties of not more than $500 each day the violation continues, with a maximum penalty of $250,000, face imprisonment of 5 years or less, or both. A company applicant can correct inaccurately reported information within 90 days after submission.

Conclusion

With the effective date of January 1, 2024 quickly approaching, entities and their advisors need to start identifying all the Reporting Companies in their organizational structures and gathering the required information on all of its beneficial owners.

MARKET REPORT Condominium Sales on South Ocean Blvd South of Sloan’s Curve By Scott Gordon

With interest rates up, condominium home sales volume on South Ocean Boulevard in 2023 were down 34.2% from 2022, but we expect to see that rebound in 2024 with the interest rates anticipated to come down in by the second quarter. I’m excited for the 2024 winter season to kick off in Palm Beach. There is an excitement in the air and people are anxious to jump back into the real estate market. Oceanfront and lakefront condominiums have seen incredible improvements being made over recent years, which not only improve the safety and recreational enjoyment of these buildings, but also positively impact property values. This is great news for buyers and sellers alike, as the past few seasons have offered little choice when it comes to finding the right property. Many listings that went on the market over the summer months are now experiencing price adjustments that reflect the current market. All in all, price points seem to be relatively stable. In 2022 there were 338 closings of condominium units on South Ocean Boulevard. There was an average of 3% list to sale price. In 2023 there were 208 closings with an average a 6% list to sale price. In 2022 the average sale price of a condominium unit along South Ocean Boulevard was $1,156,851. There has been a strong demand for smaller units which, in 2023, led to a lower average sale price of $1,040,820. As our residents are arriving back in town and as we enter the holiday season, we will see many more quality, well priced properties become available. As the market continues to stabilize and, with the anticipated lower interest rates, the first quarters of 2024 should prove to be more favorable for both buyers and sellers.
