The

FIELDS OF GRACE

Philanthropy and Prestige in the Equestrian Properties of the Capital Region

In the rolling hills and green pastures of the DC Metro region, equestrian estates represent far more than just a luxurious lifestyle. These properties offer privacy, elegance, and heritage—but for many owners, they also serve as pillars of community, conservation, and philanthropy. From Virginia’s hunt country to Maryland’s historic farms, equestrian estates are increasingly being reimagined as venues for outreach, education, and meaningful giving.

Equestrian estates are defined by their scale and refinement—expansive acreage, meticulously designed stables, indoor arenas, groomed riding trails, and homes that combine rustic charm with architectural excellence. They cater to the passion and lifestyle of horse owners, but their influence extends well beyond the paddocks and fences. At the heart of equestrian living is a deep connection to land, tradition, and community. Owners participate in and host events ranging from polo matches and hunt gatherings to charity galas and seasonal fundraisers. These events don’t just sustain tradition—they bind together a community of individuals who share a reverence for craftsmanship, history, and giving back.

Championing Equestrian Excellence in the

Washington Region

In the rolling hills of Virginia’s hunt country and the heart of the nation’s capital, the equestrian tradition is more than a pastime—it’s a way of life. For TTR Sotheby’s International Realty, a brand synonymous with heritage, elegance, and excellence, supporting this community is a natural extension of its values. With deep roots in the Washington region, TTR Sotheby’s International Realty is proud to play an active role in celebrating and sustaining the equestrian world through sponsorships, advocacy, and philanthropy.

From the show rings of Upperville to the therapy paddocks of Rainbow, the firm’s commitment to equestrian excellence is broad, heartfelt, and enduring.

A Presence in the Region’s Premier Equestrian Events

TTR Sotheby’s International Realty is a proud sponsor of several of the most distinguished equestrian events in the country. The Washington International Horse Show, a historic and world-class event held in the nation’s capital, brings together top riders and enthusiasts for a week of elite competition and celebration. The firm’s continued support underscores its deep appreciation for both the sport’s tradition and its place in Washington’s cultural life.

Further west, the Upperville Colt & Horse Show—America’s oldest horse show—draws thousands each June to its storied oak-shaded grounds.

TTR Sotheby’s International Realty’s involvement reflects not only a commitment to heritage and sport but also to the preservation of the landscapes and communities that make equestrian life possible. Additional partnerships with the Loudoun Benefit Horse Show, the Keswick Horse Show, and the Virginia Horse Center reinforce the firm’s broad reach and sustained engagement throughout the region’s equestrian calendar. Whether in a refined arena or on a sweeping grass field, TTR Sotheby’s International Realty is there—supporting excellence and elevating experiences.

Advocating for Equine-Assisted Healing

Beyond the world of ribbons and grand prix, TTR Sotheby’s International Realty is deeply invested in the transformative power of equestrian therapy. Through ongoing support of organizations such as Rainbow Therapeutic Riding Center and Lift Me Up, the firm helps fund programs that use horseback riding to foster healing, confidence, and connection for individuals with physical, cognitive, and emotional challenges.

These programs represent the heart of what equestrian life can offer: not just sport, but hope. The firm’s support ensures that more families, veterans, and children with special needs have access to the therapeutic benefits of horsemanship, riding, and care.

A Natural Alignment of Values

“Whether you are looking for a world-class equestrian estate or simply appreciate the enduring traditions of country living, our firm understands and supports the lifestyle,” says Mark Lowham, CEO and Managing Partner of TTR Sotheby’s International Realty. “We are honored to be part of a community where excellence, grace, and purpose define not just sport—but daily life.”

The alignment between TTR Sotheby’s International Realty and the equestrian world is clear: both are driven by timeless values, a respect for beauty and discipline, and a belief in the importance of community. By investing in the future of equestrian sport and therapeutic programs alike, TTR Sotheby’s International Realty affirms its place as more than a real estate firm—it is a partner in preserving and promoting a beloved way of life.

Wheatland Farm: A Model for Inclusive Impact

An excellent example of charitable work that benefits the community is being undertaken at Wheatland Farm, located at 15158 Berlin Turnpike, Purcellville, VA. The farm is located between Leesburg and Purcellville. Operated by a not-for-profit organization, Wheatland Farm serves more than 100 riders each week in para-dressage, adapted riding, US Pony Club, eventing and traditional dressage. Wheatland Farm is pioneering the concept of equestrian programs for both able-bodied and disabled riders in a wholly inclusive equestrian center. All of Wheatland Farm’s programs are designed to include the whole family - riders with disabilities, their siblings, and their friends in the community. This pioneering approach to equestrian sport provides the support that riders with disabilities require to learn and compete on equal footing with their able-bodied peers. It brings the community together and fosters greater awareness of the challenges facing individuals with disabilities.

The organization is funded by donors that support the mission. Those that participate in the programs benefit from the Farm’s designation as a United State Equestrian Federation (“USEF”) Center of Excellence, one of only nine in the country. Speaking to the caliber of the facilities, the farm hosted the USEF 2018 Para Dressage Team Observation Event for the World Equestrian Games. The facility includes an FEI-quality outdoor competition arena, an ADA-compliant indoor arena, a fully-accessible 18-stall barn with auto mounting lift for wheelchair dependent athletes, and miles of outdoor trails.

A beautiful six-bedroom Manor House, built circa 1741 has been updated to meet today’s needs. Two additional residences are on site as well. The lake provides an area for relaxation and fishing while the Daniel Boone cottage is the perfect setting for an office or entertainment. The Foundation’s annual gala is held in the Great Barn, which can seat up to 300 people. To learn more about the mission of the Foundation, please visit www.wheatlandfarm.org/aboutus.

“The farm was listed for sale in September of 2024 and is currently offered at $9,999,000. The new owner of this farm will greatly benefit from the capital improvements and thoughtful updates to the residences. It would be near impossible to replicate the caliber of Wheatland’s facilities on raw land in Loudoun. Frankly, this represents an incredible opportunity for the purchaser. We’re sorry to see the Foundation leave Wheatland Farm but we’re honored to be a part of their drive to expand and serve more students,” said Jeremy Dalpiaz, Douglas Elliman Real Estate and listing agent for the property.

From Rustic to Refined: The Architectural Revival of Virginia’s Historic Equestrian Estates

Equestrian estates in the DC Metro region, spanning Virginia, Maryland, and the surrounding countryside, are experiencing a renaissance. No longer just private sanctuaries for horse owners, they’ve become icons of heritage, elegance, and cultural contribution.

Today’s estates offer more than acreage and architecture. They’re spaces of purpose. From Foxfield’s charitable horse races in Charlottesville to Morven Park’s youth programs in Leesburg and Promise Landing Farm’s inclusive equestrian therapy in Maryland, these properties are becoming civic landmarks.

Much of this transformation is supported by design. Many estates are governed by historical easements, allowing preservation of character alongside sensitive renovation. Classic barns become sophisticated gathering spaces. Riding trails blend with pollinator meadows. Modern features from geothermal systems to event-ready paddocks are quietly embedded in the natural fabric.

One standout example is Salamander Resort & Spa in Middleburg, founded by philanthropist Sheila C. Johnson. This luxury equestrian estate demonstrates how high-end properties can meaningfully impact their communities. In addition to its world-class equestrian facilities, the resort supports local initiatives like Backpack Buddies, hosts major philanthropic gatherings such as The Giving Pledge, and champions diversity through events like the Middleburg Film Festival and The Family Reunion. Salamander beautifully integrates luxury living with community, culture, and giving.

What elevates these estates is their role in the community. Through zoning support and public-private partnerships, they serve as venues for conservation, culture, and engagement. They offer not just beauty, but belonging.

As interest grows in meaningful real estate properties with narrative, privacy, and generational value, equestrian estates rise to the top. They’re no longer just luxury homes. They are legacies in motion.

A New Model of Luxury

As the real estate market evolves, equestrian estates are no longer simply symbols of affluence—they are platforms of purpose. They preserve open land, offer therapeutic opportunities, and anchor community identity. In Northern Virginia and Maryland, discerning buyers are increasingly drawn to properties that align with both their values and their lifestyle.

From neoclassical manors to sustainable timber barns, and from curated landscapes to generational impact, these homes define what it means to live with elegance—and give with purpose.

In the Capital Region, equestrian estates are writing a new chapter in luxury. Not just where we live—but how we lead.

Comfortably located in the heart of Loudoun County, the William Smith House is an exquisite example of early American architecture. This beautifully renovated Federal-style brick farmhouse was built in 1813. Set on just under 40 bucolic acres, time seems to stand still here-yet it remains incredibly close to town with no lights to the Dulles Greenway. The property enjoys stunning outdoor features, including a serene pond, a winding creek crossed by a picturesque stone bridge, and a lovingly restored corn crib. A rare two-story brick springhouse, also renovated, adds period character to enjoy while rocking on your wide front porch. A traditional horse barn and stone run-in complete the equestrian elements of this exceptional property. The true star of the show is the 1813 Federal brick barn, one of the few to survive the Civil War in Loudoun County. Impeccably restored and converted into living space by renowned local builder Allan Cochran, this barn is a rare and unique gem with soaring ceilings, multiple fireplaces, and gorgeous wood floors. The property is further enhanced by extensive stone hardscaping and retaining walls, complementing the lush, picture-perfect landscape throughout. With its historical significance, beautiful renovations, and idyllic setting, The William Smith house is perfect for those seeking a truly exceptional country retreat, hosting the perfect country wedding or tasting the newest local wine.

MORE THAN JUST REAL ESTATE

It’s About People, Purpose, and Home

A home is never just a structure. It’s where life unfolds, where dreams are nurtured, where laughter echoes, and where hope finds a place to grow. My work in real estate has never been about sales. It is always been about people. I walk alongside my clients during some of the most significant moments of their lives, and I approach each interaction with sincerity, empathy, and genuine care. That’s not a technique, it’s simply who I am.

With over two decades in this business, I’ve had the privilege of helping hundreds of clients navigate their journeys, whether buying, selling, or finding that perfect waterfront retreat. I don’t push. I don’t pressure. I provide thoughtful guidance, clear information, and unwavering support so you can make the right decision when you’re ready.

My clients trust me not only as their advisor, but as their advocate. And that trust is everything.

A Journey Built on Resilience and Heart

I began my real estate career in 2003, in the middle of a booming market. But when the crash came and an auto accident sidelined me for months, I had a choice: walk away or lean in.

I chose to lean in with grit, grace, and the help of my best friend and business partner who kept things afloat while I worked through recovery. As the housing market shifted, I dove into learning every aspect of the industry, foreclosures, short sales, distressed properties, so I could serve my clients with deeper knowledge and greater purpose.

But more than anything, I learned to listen. Every client’s story mattered. Their goals became my mission. And even in the hardest times, I treated their needs as my own.

A Boutique Approach With Global Reach

After years of working with large franchise companies, the “big box” approach. I followed my calling to create something more meaningful. That’s when I launched my

boutique brokerage: a client-focused, hands-on experience that combines personalized service with cutting-edge global exposure.

Today, we operate out of two beloved locations: Middletown, Delaware, and the Eastern Shore of Maryland. What I fondly call the “Hamptons of the Mid-Atlantic.” My love for the water runs deep, and so many of my clients find joy, peace, and healing in coastal living. I call it Blue Therapy®. Because being near the water simply transforms you, hence is why trademarked Blue Therapy® in regards to marketing waterfront properties.

Real Estate With a Heart

Giving back is at the center of my business. That’s why I founded Thyme’s Heart Fund. A charitable initiative that donates a portion of every transaction to help individuals and families in need with housing essentials, utility payments, and even groceries. Because everyone deserves the chance to feel at home.

Life, Faith, and Family First

Beyond real estate, I am a proud wife of 35 years, a mother of four, and a grateful “G-Ma” to five wonderful grandchildren. My faith in God is the foundation of my life and the reason I serve others with purpose and compassion. My family, time on the water, and helping people find their place in the world, these are the things that ground me and give me joy. Our children grown up and create their own lives, I believe a home on the water will always bring them back.

The True Measure of Success

I’ve been blessed with accolades and consistently rank among the top 2% in my field. But to me, success isn’t measured in awards. It’s measured in the trust of my clients, the lives I’ve touched, and the homes I’ve helped build—not just with bricks, but with love.

If you’re looking for someone who truly sees you, your story, your dreams, and your heart— I’d be honored to guide you home.

Let’s begin your next chapter, together.

Architecture Rooted in Nature:

The Vision of Bobby Han

Bobby Han, founder of ARCHITECTURE WORKSHOP 4B (AW4B), brings a deeply personal and global perspective to his architectural practice. Influenced by time spent in Japan and the work of Tadao Ando, Han integrates nature seamlessly into his designs. He believes architecture should not shield us from nature but engage us with it—through light, air, weather, and natural materials.

A prime example is the “Two Trees” project, where Han reimagined a suburban home bordering a wooded ravine. By opening up dark interiors and installing expansive glass elements, the home now flows with natural light and air. Key features include a cantilevered steel staircase, walnut wood screens, rift-sawn white oak floors, and crocodilepatterned leather panels—each selected to harmonize with the surrounding landscape.

Han’s career includes directing BOWA’s architecture department and contributing to over $40 million in renovations. With degrees from Princeton and Harvard, and experience across the U.S., Canada, and Asia, Han brings academic depth and practical innovation to every project. AW4B continues to grow as a multidisciplinary firm integrating architecture, construction, and interior design—offering spaces that are as mindful as they are modern.
