If there were a movie based on the 2025 San Antonio residential real estate market, that’s what I would call it.
It’s not that nothing is selling or that prices are plunging. The number of sales overall is down about 3% with an average price drop of around 1% compared to 2024. Days on the market are up 27% and rising. Our sales have been higher than last year in four out of the first six months. However, just about every transaction my team has worked on this year has been trickier, more complicated, and chock full of surprises than in the past. Everything is difficult.
For example, I just had a listing with a sales price of $1,025,000. This home was beautifully remodeled and was in such demand that it didn’t even hit the public market. Truly, it was in the top 5% of the homes in the neighborhood. An appraiser came in and evaluated it at $790,000. That put it in the bottom 25% of the neighborhood.
Thankfully, the buyer saw this as ridiculous, wanted to buy the house, and had the ability to change lenders. The new lender’s appraiser came up with $1,050,000 and we closed on time. I’m working on another deal right now where the appraisal is even worse. This is not normal in my business. What gives? From listening to lenders and other agents, I think lenders are very worried there are going to be a lot of foreclosures. They do not want to be left holding onto a lot of distressed assets. The directive has been to make appraisals stricter.
Generally, there is a stalemate on affordability. Sellers still want to price their homes based on what things went for last year. Normally, that’s as good a method as any, as things don’t normally change that much in 12 months. However, there has been a real dividing line you can see since April 2, when sweeping tariffs were announced. May closings were the most disappointing I’ve seen in my 22 years.
Often, our listings sell to buyers who do not need to buy a home. It’s literally a luxury. I’ve seen fewer of these buyers this year, which lessens demand for high-end homes. At this point, it’s mainly buyers who must buy that are looking. Interest rates, inflation, the stock market, plus domestic and global instability (war) are on people’s mind. It’s tough for people to plan.
It’s very difficult to price homes today. Things are changing rapidly so even sales as recent as October may be irrelevant for what buyers are willing to pay today. I’ve had several sellers this year need to reduce the price below what I thought the basement would be. It’s not like the past where a price would hit a perfect number and buyers come flocking. Some of that is the uncertainty in the world and some of it is that buyers may be in their current home at an amazing interest rate that they’d need to give up.
In short, everything is difficult, but we have client’s still selling and making good returns. We are representing buyers who are finding excellent deals for high-quality homes. It’s my opinion that you should find a trusted guide to navigate you through these interesting times.

This summer brought more than sunshine to Texas. Across the Hill Country, devastating flash floods touched the lives of many, including friends and clients whose stories and work have been part of these pages. Where are you from, and what do you love most about San Antonio?
I’m a proud San Antonio native, born and raised. For 20 years, I lived in the same home in Oak Hills Terrace. I graduated from John Marshall high school. What I love most is how the city keeps growing yet still feels like a close-knit community. It’s full of rich culture, deep roots, and a warmth that’s made it feel like home my whole life.

When did you open your own brokerage?
In 2020, during the height of the COVID-19 pandemic, after being encouraged by my colleagues and friends, we made the bold decision to launch our own brokerage, Kolb Real Estate. While many industries came to a standstill, real estate surged, and we saw an opportunity to better serve our clients under our own brand.
I’ve been licensed since 2000, and after two decades of experience in the industry, opening our own firm felt like the right next step. Since opening our doors, we haven’t missed a beat. Today, Kolb Real Estate is home to nine dedicated agents.
In 2024, we expanded by launching a second brokerage called Referral Agents of San Antonio, designed for experienced agents who prefer to focus on referrals or are transitioning into retirement.

Italy, without a doubt! The people, the food, and the romance… It stays with you long after you leave.
What’s one thing not many people know about you?
I met my husband on a blind date, and we just clicked immediately. We were engaged only 57 days later and married four months after that! This June, we celebrated 36 amazing years together. It’s one of my favorite stories to tell—it reminds me that sometimes the best things in life come when you least expect them.

Your 40s can be an incredible decade: more confident, grounded, and in tune with what works for you. But it’s also when your body starts to shift. Hormonal changes, often subtle at first, can affect everything from energy and sleep to mood, metabolism, and skin.
It’s not something to fear. With the right support, this can be a time to feel more in control than ever.
For many women, the 40s signal the start of perimenopause. Estrogen and progesterone begin to fluctuate, but what’s less commonly discussed is that testosterone also starts to decline. While it’s often labeled a male hormone, testosterone plays a key role in women’s energy, muscle tone, sex drive, and mental clarity.
You might notice mood swings, disrupted sleep, skin changes, gradual weight gain, or shifts in libido. The North American Menopause Society notes that perimenopause often brings noticeable changes in menstrual cycles, metabolism, and mood, even in women who feel too young for hormone shifts.
The good news is that more women are taking action. Hormone testing, personalized therapies, targeted skincare, and lifestyle support are helping women feel stronger, more balanced, and more like themselves.
Men experience hormone shifts too, though they’re often less talked about. Testosterone begins to decline gradually in the 40s, and it can impact energy, focus, body composition, and libido. As reported by Harvard Men’s Health, testosterone levels drop by about one percent per year after age 40, and the symptoms, often dismissed as normal aging, can be more significant than many realize.
Many men are now addressing this with hormone testing, testosterone replacement therapy (TRT), exercise, and nutrition. It’s not about reversing time but supporting the body as it changes.

IT’S EASY TO ASSUME now might not be the right time to start designing your custom luxury home. With the market shifting, construction timelines extending, and countless decisions ahead, putting things off can feel like the safer move.
But here’s what we’ve learned: waiting rarely makes things easier. It often leads to more stress, fewer options, and missed opportunities. Starting early gives you time — to make thoughtful decisions, collaborate with the right people, and enjoy the process instead of rushing through it. When you delay, key players like architects, builders, and pool designers are often booked out. Materials can take months to arrive. And the vision you had may become harder — and more expensive — to bring to life under pressure.
We’ve seen it time and again — projects that begin with intention almost always end more smoothly. Like a fine wine, a well-planned home needs time to develop. The richness and balance don’t come from rushing — they come from allowing each phase to unfold with care. When planning has space to breathe, the result is more refined, lasting, and rewarding.

6. Interview architects who align with your vision.
A great architect does more than draw plans — they translate how you live into a home that feels effortless. Look for someone who understands the land, respects your budget, and is curious about how your family moves through a space. Bonus points for those who offer 3D walkthroughs or virtual modeling — so you can experience your home before it’s built. Christmas Markets always held a sort of ethereal appeal for me— like snow globes come to life. I’d seen the photos, heard the carols, imagined the scent of roasting chestnuts drifting through lantern-lit town squares. But they never seemed quite real… until I experienced them myself.

And when the sun set and the lights flickered on, we returned to the ship to the scent of mulled wine and a four-course dinner waiting.

Vienna, Austria – The Definition of Imperial Elegance
Vienna doesn’t just do Christmas—it curates it. The Christkindlmarkt in front of City Hall is the city’s glittering centerpiece, framed by Gothic spires and the sound of choir music. Elegant stalls offer hand-blown glass, embroidered linens, roasted chestnuts, and every imaginable variety of holiday confection. With most river cruises docking along the Danube, it’s easy to explore multiple markets, visit Schönbrunn Palace, and even attend an Advent concert in a Baroque church—all in one gloriously festive day.
Nuremberg, Germany – True Christmas Royalty
The Nürnberger Christkindlesmarkt is as traditional as they come. Each year, the Christkind—a young woman dressed as an angel—opens the festivities from the balcony of the Church of Our Lady. Beneath her, nearly 200 stalls fill the square with the scent of grilled sausages, spiced lebkuchen (gingerbread), and glühwein. The market dates back to the 16th century, and you can feel it in every detail. Located along the Main-Danube Canal, Nuremberg is a must-stop on Christmas itineraries through Bavaria. Strasbourg, France – The Capital of Christmas Strasbourg proudly calls itself the Capital of Christmas, and once you arrive, it’s easy to see why. With its half-timbered houses, canal-lined old town, and a towering tree in the city center, Strasbourg feels like a fairytale.
