As the keystone of the Women’s Services Master Facility Plan that LS3P completed with UNC Health Southeastern Regional Medical Center in Lumberton, NC, this project exemplifies the collaborative design effort that is the hallmark of the LS3P Healthcare Team’s project delivery approach. The design team engaged patients and families, OB/GYNs, surgeons, nursing and facilities staff, administrative leadership, marketing, and community members to build consensus and create a design solution that addresses the needs of patients, families, and staff in an environment that provides a safe, welcoming atmosphere. This Unit often serves as the first impression to fold new patients and their families into the UNC Health Southeastern system, so providing an optimal patient experience is of utmost importance to the hospital system.



ACUTE CARE
Novant Health Neurosciences Institute
WILMINGTON, NC
Novant Health New Hanover Regional Medical Center’s Neurosciences Institute in Wilmington, North Carolina is a state-of-the-art facility offering specialized care for brain, spine, and neurological care for the region. The Institute houses a comprehensive stroke center, four dedicated operating rooms, two interventional suites, and three patient care floors including intensive care and step-down units. Located within the surgical pavilion, the Neurosciences Procedural Suite equipped cutting-edge technologies like Brainlab integration, 3D intraoperative imaging, and robotic digital microscopy.
The patient care floors are a three-story, 108-bed expansion constructed above the existing surgical pavilion. Designed with both patient comfort and staff efficiency in mind, the tower features large windows for natural light, family lounges with expansive views, and thoughtful corridor layouts that support patient mobility. Each floor is divided into “neighborhoods” with decentralized nurse stations. Standardized bathroom pods were prefabricated offsite to streamline construction and reduce disruption. Together, these projects elevate the standard of care and reinforce Novant Health’s role as a leader in innovative, patient-focused healthcare environments.



ACUTE CARE
Medical University of South Carolina
Indian Land Hospital
INDIAN LAND, SC

LS3P, partnered with HDR, is designing the Indian Land campus, with the OneMUSC mindset, that consists initially of a 51 bed hospital and a 3 story medical office building as well as the initial site development of roughly 20 acres of land. The project includes a compressed schedule to accomodate programming, room standard planning, and preliminary planning/ budget validation steps along with a OneMUSC approach to design.
Additionally the Target Value Delivery process with the design team, Owner, and CM team is employed to help deliver the project on time and within target budgets. Growth plans include 2 additional Hospital expansions and future MOB’s. The building construction utilizes exterior pre-fabricated panels. The interior utilizes pre-fabricated bathroom pods, elevators and modular electrical and mechanical equipment. Early-release packages were prepared for site, elevators, electrical and plumbing scope.

This 78-bed community hospital includes 70 inpatient beds and eight ICU beds. The new facility is a hospital addition to an existing freestanding emergency department. The facility includes 8 operating rooms and five procedure spaces (2 Endoscopy), Pharmacy, Lab, and an imaging department featuring an MRI, PET CT, and CT.
The design concentrates on resiliency for its coastal site. The surgical suite is located on the second floor to minimize disruption of essential procedures in the event of an emergency; air handlers and generators are also on the second floor, elevated and screened within the building for protection from flooding and flying debris in the event of a hurricane. The glazing strategy maximizes access to natural sunlight in patient rooms and pre/post operative bays while providing screening and louvers to protect from debris and optimize solar orientation. A centrally located imaging department, lab, and pharmacy provide convenient access from both the emergency department and the main hospital. Inpatient units optimize caregiver workflow with decentralized stations and support. A dining facility located on the ground level offers access to an outdoor courtyard.



The existing Zimmer Cancer Institute was created in the early 1990s and occupies approximately 25,000 SF. To improve care to patients, a local oncology practice merged their services with the hospital-based comprehensive cancer center. The expansion and renovation accommodates the increased demand and provides efficiency for staff and comfort for patients and families.
This 51,100 SF project expands the existing infusion treatment area to include four private treatment rooms and 46 open treatment areas. Radiation Oncology has undergone a finishes upgrade in the same location. Additional renovations include adding exam rooms in pod formations to medical oncology, expanding the pharmacy and phlebotomy space, and providing associated support spaces. An addition to the building provides a new entrance and identity for the cancer center. The updated lobby, registration function, and patient inspiration area provide comfort and resources.



The Scotts Hill Medical Office Building consists of multiple clinics spread between the 2 story Core and Shell building. The first-floor includes Administration/Support services, including registration at the main entrance, Clinical Oncology/Infusion/ lab, Radiation Oncology, Pharmacy, collection center, and a Flex Exam Pod shared by multiple disciplines. The second floor includes a large waiting/ check-in area at the top of the stairs, along with additional services such as: Gastroenterology, PT/OT gym, Cardiac Rehab, Cardiology, Cardiac Imaging, Primary Care, Employee Health and Surgical Timeshare clinics. The main entry includes a 2-story graphic wall feature to tie the floors together. The registration and nurse work areas spread throughout the facility, include ceiling features to assist patients with wayfinding. A large waiting space is located at the top of the stairs that features a clerestory ceiling to bring natural light into the space.



This 66,000 SF medical office building in Lillington, NC is part of the Cape Fear Valley’s Health’s Central Harnett Hospital campus and provides Harnett County with its first and only dedicated cancer center providing radiation therapy. The building was designed to complement the architecture of the existing hospital and set the tone for the future of this campus delivering advanced, high quality care. Internally, both the first and second floors patient check-in and waiting have been designed with ease of wayfinding in mind and to provide large amounts of natural light and views out of the building. This connection between inside and outside is further celebrated with the introduction of a healing garden directly outside the infusion suite that offers views to nature as well as enabling access to the outdoors for respite.



LS3P partnered with long-time client
The Kieth Corporation to design a forward-thinking, single-tenant medical office building for Wake Internal Medicine Consultants (WIMC). After nearly 40 years in their previous location, WIMC sought a transformative space that would reflect their evolution as the region’s premier medical group.
The result is a tow-story, 48,000-squarefoot facility that unities a wide range of specialties-including internal medicine, women’s health, gastroenterology, sports medicine, radiology, and nuclear medicine-under one roof. Designed to embody WIMC’s mission of delivering high-quality, community-rooted care, the building integrates advanced diagnostic capabilities such as X-ray and CT imaging, along with on-site blood processing and pathology labs.
This new facility not only meets WIMC’s clinical needs, but also reinforces their identity as a trusted, innovative leader in patient-centered healthcare.



OUTPATIENT
Brio Primary Care
Bella Grove GREENVILLE, SC
Brio Primary Care offers a unique approach to healing - one focused on efficient and effective care in a tranquil setting.
The design of their new space endeavors to escape the bounds of traditional medical office buildings, forging a bespoke wellness experience that allows patients to thrive. An efficient layout drives optimized healing; separate entries create distinction between traditional, curb-side, and aesthetic care. Dedicated lab space, ample drop stations outside of patient rooms, and a designated bullpen area create an innovative care model for providers. With an understanding that the need for wellness extends to the surrounding community, Brio’s facility also includes vast gathering areas and large, open-air balconies for public use.



OUTPATIENT
MUSC Children’s Health
R. Keith Summey Medical Pavilion
The concept of patient-centered care drove the entire design process for this pediatric ambulatory center, informing decisions from site selection through the final finishes. This bright, welcoming facility reduces the stress associated with a clinical visit while paving the way for new models of healthcare delivery. On the exterior, a contemporary “sail” of curved curtainwall welcomes staff, patients, and families and references both MUSC’s logo and Charleston’s history as a port city. The interior celebrates the local scenery with nods to the area’s industrial ports and the river.
Flexible, multifunctional spaces were a primary design goal. Strategies included induction rooms outside of the operating room to maximize throughput while reducing stress for patients. An orthopedic clinic transitions to an urgent care in the evening, while standardized exam pods allow teams of specialists to rotate through the clinic for flexible scheduling. To best support the staff and physicians, flexible and unassigned workspaces boost communication and support an authentic collaborative care approach.



This renovation project transforms an outdated medical office building into a bright, child-centric space for patients and providers alike. The project demolished an outdated three-story atrium and relocated building entries to highly visible exterior locations, creating additional usable square footage and program space in the process.
The program consolidates multiple specialty children’s clinics under one roof including urgent care, oncology and infusion, GI and feeding, allergy, pulmonology, lab, and pharmacy. The new design not only brings the facility up to UNC on stage/off stage clinic design standards and addresses code and accessibility issues, but also creates a welcoming environment for patients and families. The eyecatching wall graphics and color-coded pathways assist with wayfinding and reduce the stress of a clinical visit, with interior elements inspired by North Carolina’s coastal, piedmont, and mountain regions.



The master planning and design for this medical office building/ambulatory surgical center focused on creating beautiful, welcoming, cost-conscious facilities for patients and staff. The lean, efficient model for the developerdriven project fit within a tight footprint; Phase 1 is a five-story, 122,900 GSF facility and 470-space parking deck as part of the overall masterplan for the site.
LS3P designed the MOB core and shell for Healthcare Trust of America as a Design-Bid-Build project, and also completed the CON for the fifthfloor ASC. LS3P also provide tenant upfits for Wake Med, including the four OR ambulatory surgery center, clinical spaces for cardiology, imaging, pharmacy, general surgery, vascular, thoracic, urology, urogynecology, OB/ GYN, and maternal fetal medicine.
The project required significant expertise with code compliance and very strict exterior design standards in the Town of Cary. LS3P has earned a reputation for being “regulatory wizards” who are adept at creating innovative, collaborative design solutions to regulatory challenges.



UNC Health Care Panther Creek Medical Campus CARY, NC OUTPATIENT
LS3P provided master planning, architectural, and interior design services for this multispecialty 99,900 SF medical office building and orthopaedic surgery center. The facility provides clinical space for family medicine, pediatrics, OB/GYN, orthopedics, internal medicine, nuclear medicine, neurology, digestive health, and heart and vascular care. Clinics on the upper floors provide services in a collaborative model with centralized patient check-in and staff support spaces. Clinic layouts are based on Lean design principles, with dualentry exam rooms and care team work areas separated from patient areas. The facility also includes an imaging center which offers CT, MRI, mammography, ultrasound, bone densitometry, and X-ray.
The Orthopaedic Surgery Center of Panther Creek, a joint venture between a large hospital system and a leading private orthopedic practice group, includes one operating room and two procedure rooms, 13 universal prep/ recovery rooms, and a dedicated sterile processing department in a footprint designed to accommodate expansion.
This complex project was completed within a 16-month construction period using concrete tilt-up construction.



The Duke Health Center South Durham is a five-story, 125,000-square-foot medical office building designed to support a wide range of outpatient services for one of the nation’s largest physician practice groups. Strategically located on a prominent site with direct access to the interstate, the facility serves as a flagship destination for Duke Health, reinforcing its commitment to accessible, patientcentered care in the region.
The architectural design emphasizes a seamless and welcoming patient experience from arrival to departure. A structured parking deck provides ample capacity and is connected to the main entrance via a covered walkway, ensuring comfort and convenience in all weather conditions. The facility includes a dedicated rear entrance for ambulance access and staff entry, supporting discreet and efficient movement of clinical personnel and emergency services.
As a marquee project for its owners, the Duke Health Center South Durham not only elevates the standard of outpatient care in the region but also reflects Duke Health’s broader mission to deliver innovative, compassionate healthcare in thoughtfully designed environments.



WILMINGTON, NC OUTPATIENT
The new Cardiology Center for Novant Health consolidates multiple offices and departments to provide improved outpatient services. This 3-story, 63,000 SF medical office building is sited on hospital-owned land near the main New Hanover Regional Medical Center campus. The new location is more convenient for users and helps decrease congestion on the main campus.
The ground floor of the new facility combines three existing medical practice facilities into one clinical space. Upper floors provide space for cardiac imaging (stress testing, nuclear imaging, etc.), a pacemaker lab, office space, and a full cardiac rehab area with walking track, education counseling rooms, central registration, and education spaces.
This project embraces several of the emerging trends in medical office building development including using an open office concept for physicians with dedicated “quiet” areas for private phone calls in order to help reduce space allotted for non- revenue generating activities and maximize the space associated with patient care. The rehab gym, Healthy Juice Bar, and educational facilities are used by



Sandhills Center developed a 16-bed Child and Adolescent Facility-Based Crisis (FBC) Center adjacent to the Guilford County Behavioral Health Center, with Alexander Youth Network contracted to provide services. The light-filled lobby provides a welcoming front door for the facility, offering stigma-free access to services.
The child behavioral health Crisis Center’s central nurse station is visually connected to each of the three wings with patient rooms, flex rooms, and both noisy and social areas. The three residential wings include one for children one, for teenage boys, and one for teenage girls. Two easily accessible courtyard provides a safe place to connect with nature.
This project was developed and designed in tandem with the Guilford County Behavioral Health Center, in careful coordination with Guilford County and Cone Health.



Guilford County, in collaboration with Cone Health and with input from North Carolina’s Department of Health and Human Services, developed the Guilford County Behavioral Health Center to provide integrated care and reduce stigma around behavioral health.
Located on a previously vacant site in Greensboro, NC, the center co-locates a Peer Center, Outpatient Center, 16-chair Behavioral Health Urgent Care, and a 16-bed Adult Facility-Based Crisis (FBC) Center. An adjacent building houses a 16-bed Child and Adolescent FBC Center operated by Sandhills Center. These facilities offer a safe, therapeutic alternative to emergency departments for urgent mental health needs.
As the first facility in North Carolina to integrate behavioral and physical health services, the center introduces two new crisis services to the community. The two-story medical office building also includes outpatient services, offices, group therapy rooms, and community space.



Alliance Behavioral Healthcare purchased a shuttered and dilapidated 27,000 sf skilled nursing facility for the purpose of creating the first Children’s and Adolescent Behavioral Health Urgent Care and Facility Based Crisis Center in Wake County. LS3P was hired to design the multi-phase complete renovation of the existing building. The new facility will provide 10 Crisis beds for adolescents, 6 crisis beds for children, and 6 behavioral health urgent care observation chairs. After demolition of the full existing interior of the building, approximately 20,000 sf will be fit-out for the new programs and the remainder of the building will be left as shell space for future programs. The Behavioral Health Urgent Care will operate 24/7 and function as an urgent examination and evaluation center. When completed, this project will provide a much needed alternate mental health facility for children and adolescents who are experiencing a behavioral health crisis, instead of being admitted to a local emergency department.
