eorge Carlin once wrote a piece titled, “How to Stay Young.” In it he said, “Surround yourself with what you love, whether it’s family, pets, keepsakes, music, plants, and hobbies, whatever. Your home is your refuge.” At the end he adds, “Life is not measured by the breaths we take, but by the moments that take our breath away.” I was moved by that and couldn’t help but think how we have an opportunity to make this happen every day - surrounding ourselves with what we love. It’s in our home where this is easiest to do and express. Once we decide what makes us happy, we can make it happen. It is the only place we have that kind of control. The things we allow into our homes, our most personal spaces, are intimate, healing and revealing. These are the possessions that speak to us consciously and unconsciously. This is one of the reasons you hear so much about de-cluttering, which allows us to breathe more freely. So many of us live with items that have no meaning to us, yet we hold on to them for reasons we excuse. When I first meet my clients they often tell me about their ideas of what they think they “should do” in their home. My tendency is to ask if money were no object and nothing else had to be considered, what “would” you do? What is your ideal style of living? Many of us live someone else’s expression because we just haven’t taken the time and thought to find our own. This change in thinking opens a whole new world of design choices and generally results in a different outcome. Sometimes we hold ourselves back from what we really want because we think we can’t have it; however, when we talk it out, things change. This leads us into a new way of thinking - it

Decorative, privacy or heat filtering? • What floor surfaces do you prefer - hard or soft? That is wood, tile or carpet. • What sounds are important to you - bubbling water from a fountain or music from surround sound? • What variety of textures do you desire in fabrics? These are a few details to think about to help you feel your spirit in your home, your refuge. When you do, you’ll create an environment that takes your breath away. Your real space! The market conditions remain similar up through end of June, with different price ranges in dramatically different situations. Sales volume is strong but supply is the main factor that determines how a price range is doing. Unlike last month, we see significant annual growth in sales once again, concentrated in the mid-range between $200,000 and $500,000. Under contract counts are starting to fade a little, signaling the beginning of the end of the spring selling season. Dollar volume in May was $2.485 billion, up 11% from May 2015, with more than half of that coming from higher sales volume and the rest from higher pricing. The most important feature of today's market is the lack of supply at the entry level and the excess supply at the top end - The Cromford Report

When filing your tax return, a homeowner can take the following deductions annually: • Amount paid in property taxes during the calendar year for any and all properties owned. • The amount paid in interest on your primary mortgage as long as that mortgage doesn’t exceed $1,000,000, and the amount paid in interest on a secondary mortgage, as long as that mortgage doesn’t exceed $100,000. • The amount of any casualty loss to your property that exceeds any insurance compensation received, subject to limitations.

Capital Gains Tax Savings

When you buy a residence then sell it later for a gain, the increase in value over basis is considered gain on sale, which is taxable as income to the homeowner. Taxpayers are allowed an exclusion on this gain of $250,000 per individual ($500,000 for a married couple filing jointly) when they sell their primary residence, whether or not they purchase another property. This exclusion is available every two years, and the caveat to this exclusion is that at least one spouse must use the home as a primary residence for 2 of the last 5 years. Some limitations apply to this exclusion and the IRS also allows mitigating circumstances on that 2 year limit in certain cases. Keeping track of your capital improvements helps increase your home’s basis as those costs are added to your original purchase price. This new higher basis value is what to use when calculating whether or not a gain upon sale has occurred. It is always advisable to consult your CPA tax preparer as well as your experienced real estate professional before conducting your transactions.

From a contemporary living room and kitchen floor-to-ceiling porcelain tiled bathrooms, these design trends define the latest in homes and design in 2016.

Modern Kitchen This satin-finished quartzite island is part of a large kitchen that was designed with multiple cooking and entertaining areas. The island seats five very comfortably, has a vented induction cook top, and still has plenty of room for food prep. The perimeter counters are of thick Lapitec slab porcelain, and continue to the outside when the surrounding Nanawall windows are opened for entertaining.

Contemporary Living Room The color palate for this contemporary living room consists of taupes, grays, and creamy tones. The room opens to the outside patio via Nanawall doors that fold completely out of the way. The leather cocktail table/ottoman with a four leg wooden base sits on a bamboo fiber area rug, giving the area an intimate feel while still being part of a very open floor plan.

Top 5 Things to Avoid When Remodeling There are many things to consider when remodeling a home—both do’s and don’ts. We recommend avoiding these five things to make your project more successful:

Not planning properly. This includes not considering your future needs as well as today’s in your design. The more you plan prior to starting a project, the more successful it will be. Proper planning will minimize the potential of dealing with two of the biggest problems any project may have: going over budget and having

the project take longer than anticipated. To achieve a successful project, make as many selections as possible prior to starting. This is critical as it will result in a more accurate budget and fewer delays during the project. In the planning phase, determining your most important goals will allow you to prioritize what you most want to do within your budget. Consider issues such as how long you plan to live in the property, whether the number of people living in the house will change in the future, and whether being able to age in place should be a factor when designing your project. Taking time to consider these questions will help ensure that your project makes sense not only today, but also tomorrow.

Not setting a realistic budget. You should also have

a process for reviewing your costs regularly so there are no big surprises during the project. It’s difficult to set an exact budget when you are just starting to plan a project; however, as the process continues, a budget will develop based on the selections made. This is why the more decisions and selections made upfront, the better. It adds more certainty to the budget and allows the project to get completed in a timely manner. Not making selections and decisions prior to a project starting is a major reason projects go over budget or are delayed.

Not understanding the process and paperwork required to complete a project. This includes items such

as getting a permit, obtaining HOA approval, procuring financing and reviewing all contracts including those with your builder and architect. You should spend time understanding what your builder’s and architect’s contracts include as they are legal documents that will significantly impact the project. A good building partner will be happy to spend time reviewing these documents with you and answer any questions you have. JULY/AUGUST 2016

Not asking questions. A home is often the largest purchase of your life and remodeling can significantly affect its value. There are many professionals who are able to help you with this process including realtors, builders, architects and lenders. A professional will be happy to answer your questions and discuss options with you. You know what you want, and they can help you achieve your goals. Be sure to work only with licensed and insured professionals. Not doing so is another mistake to avoid.

Not having fun with the process. Remodeling can be one

of the most frustrating and emotional undertakings anyone can contemplate; but with realistic planning and great partners, your remodeling project should be fun, rewarding and also allow you and your family and friends to enjoy your home even more than you already do. Good luck!

A better solution is an outdoor “rock” style speaker. These speakers are typically placed in the back of the yard (along an exterior fence) facing toward the house. This solution aims the sound toward the house. This is a better placement because it not only allows for more direction of the sound, it is also less obtrusive to the neighbors in most cases.

The optimal solution is a dedicated outdoor speaker system. These systems range from 2.1 systems (two speakers and a dedicated subwoofer) to multiple speakers and multiple subwoofers depending on the size and layout of the backyard. Ultimate backyard music systems utilize multiple speakers for the best coverage and incorporate subwoofers that can be either in-ground or xeriscape applications. More speakers equal better coverage with less volume, which also means the least intrusion for the neighbors if designed properly.

Speakers are ultimately what reproduce the sound and therefore are the most important part of the system. If budget is an issue, we would recommend that you spend your money on the speakers and sacrifice on amplification. If budget is not an issue, the rule of thumb is the more watts the better, especially when you want to fill the great outdoors with sound. With proper design and implementation, great outdoor sound can be found in a simple solution for anyone’s backyard.

The Title Industry In Brief.

Prior to the development of the title industry in the late 1800’s, a homebuyer received a grantor’s warranty, attorney’s title opinion, or abstractor’s certificate as assurance of home ownership. the buyer relied on the financial integrity of the grantor, attorney, or abstractor for protection. today, title insurance companies are regulated by state statute. they are required to post financial guarantees to ensure that any claims will be paid in a timely fashion. they also must maintain their own “title plants” which house duplicates of recorded deeds, mortgages, plats, and other pertinent county property records.

What Is Title Insurance?

Title insurance provides coverage for certain losses due to defects in the title that occurred prior to your ownership. The Seller can give only those rights that previously have been received with “good title.” title insurance protects against defects such as prior fraud or forgery that might go undetected until after closing and possibly jeopardize your ownership and investment.

Why Title Insurance Is Needed.

Title insurance assures the new buyers that they are acquiring marketable title from the Seller. It is designed to eliminate risk or loss caused by defects in title from the past. title insurance protects the interest of the mortgage lender as well as the equity of the buyer for as long as they or their heirs have any interest in the property.

When Is The Premium Due?

It is a one-time premium which is paid at the close of escrow. It is customary for the Seller to pay for the Owner’s policy. If there is a new loan, the buyer pays for the Lender’s policy. the policy has a perpetual term and provides coverage for as long as you are in a position to suffer a loss.

Do All Title Companies Offer The Same Protection?

Any standard American Land title Association (ALtA) policy covers the same basic items. however, First American title’s EAgLE policy (our ALtA homeowner’s policy of title Insurance*) combines the easy-to-understand plain Language policy with additional coverages, including coverage for events happening after the policy date.**

• Post-policy Encroachment. The owner has been in his home for several years when a neighbor builds a patio cover on the property. We’ll provide legal defense.** • Post-policy Forgery. Someone forges the homeowners name on a mortgage. We’ll provide legal defense.** • Building permit violation. A room added prior to the closing date did not receive a city permit, and the new homeowner is being forced to remove the structure. We’ll pay for the removal, per policy limits.** • Automatic Inflation Coverage of 150%, a 10% increase in the policy amount for each of the first five years.

A new lease on lumber - Cross-laminated timber (CLT) is a material made by gluing together smaller pieces of timber to create large slabs that serve as an alternative to steel and concrete. As strong as steel, and in many ways even more fireproof, CLT allows for contractors to put up incredibly durable buildings incredibly fast. With computer-aided design programs, architects can design a building and send the exact specifications to robotic routers that cut the exact dimensions for each piece so that the entire building can be assembled like a big piece of furniture. Quartz, an engineering miracle - While granite countertops and marble bathtubs may be at the top of everyone’s list, the cost can be prohibitive. Quartz, which is a name for stone that has been engineered by grinding quartz with resins, polymers and coloring, has emerged as a substitute that outperforms granite and marble, for a fraction of a price.
