A THRIVING MARKET FOR BUYERS AND SELLERS
“The stats speak for themselves! Whether you’re a buyer or a seller, or looking to invest, the North West of England offers promising opportunities. With its diverse culture, strong communities, and quality properties, this region is the place to be.”
Matthew Smith
MARKET UPDATE
In this bustling region of the North West of England, you’ll find a diverse range of properties to suit all lifestyle needs. The good news is that the property market here is experiencing significant growth, thanks to a robust economy, high employment rates, and a persistent supply-demand imbalance.
Let’s take a closer look at the property prices and market growth in the North West. Over the past year, there has been a steady increase in the number of properties entering the market.
From January 1st, 2023, to mid-June, a total of 76,344 properties were listed for sale, with an average asking price of £282,377. Compared to the same period last year, this demonstrates a healthy market with stable prices, as the number of properties listed only increased slightly from 74,158, with an average asking price of £262,827.
When it comes to sales figures, the North West has been performing impressively. In the year-to-date period, a remarkable 51,446 properties have been sold subject to contract, at an average asking price of £251,446. Comparing this to the same period in 2022, where 59,515 properties were sold with an average sale price of £245,912, it’s clear that there is still high demand for properties in the region.
On the other hand, places like Merseyside offer more affordable options, perfect for those who are budgetconscious. Now let’s look ahead to the future of the North West property market. Property prices in the region have already risen by 5.6% since December 2022, proving that growth is still strong despite a slight slowdown compared to previous years.
This is particularly impressive when considering the broader context of the UK property market, which has experienced a general slowdown. So, if you’re looking to invest or buy property, the North West demonstrates resilience and remains an attractive destination.
Contrary to negative reports, the North West property market continues to experience steady demand. On average, properties in the region take 50 days to secure a sale agreement, showing that properties are in high demand.
This increased activity reflects the desirability of the area, with vibrant cities like Manchester and Chester offering a fantastic culture, strong communities, and a wide range of high-quality properties. It’s no wonder that buyers, both local and international, are drawn to the North West for long-term investments.
To sum it all up, the property market in the North West is thriving, thanks to a combination of factors such as a strong economy, high employment rates, and a persistent supply-demand imbalance. No matter your budget, there are relatively affordable options available here compared to the national average.
While the projected growth rate may be slightly lower, the North West market remains robust within the broader UK context.

MEET THE AGENT: BEN FOSTER
Why did you choose a career in estate agency?
After working in management at Selfridges, I decided to pursue a career in a more dynamic industry, and something I’d always had interest in. I love architecture, love selling and like meeting new people and the challenge that comes with making them like you quickly! Clearly estate agency ticked all the boxes and I’ve never looked back. The variety that comes every day in our industry continues to keep me on my toes, and it’s a genuine joy to help buyers and sellers, landlords and tenants successfully navigate some of the biggest and most significant moments in their lives.
What draws buyers to Didsbury?
Didsbury is such a diverse place, it literally has something for everyone. Between the 2 quite distinct markets of Didsbury and West Didsbury, it appeals to the young and old and everyone in between. It’s very well known for its top drawer restaurant, bar and café culture, independent shops and bars in West Didsbury and more established names in Didsbury village. The Metrolink access to Manchester is clearly a huge draw, but its also has a mainline station, access to the M60 and Manchester airport less than 15 mins drive away. Schools are great, it’s got lots of parks and green space considering its proximity to the City Centre and the variety of architecture and property style is huge. What’s not to like?
What advice would you give to aspiring buyers and tenants?
Be quick, be bold and be proactive. Those who hesitate are lost in Didsbury!
What do your team enjoy most about working at Julian Wadden?
the chance to get together outside of work helps keep a great work life balance which is the key to success and keeping great people in the business.
Your top Manchester restaurant recommendation is…
Clearly, it has to be in West Didsbury…. The Great Katmandhu – bit of a classic, this stalwart of West Didsbury has been voted the best Napalese restaurant in the UK a number of times. Run by the same family for over 35 years. The Didsbury team are going out there at the end of this month!
What has been your most recent success?
Officially becoming the market leading agent in Didsbury. It’s been a hard won battle with some strong competitors, but ultimately its been down to the desire and hard work of every single member of my team, offering the most dynamic marketing and best customer service we can. I genuinely believe we’ve gained a great reputation as the best agent to be dealing with, and I’m really proud to be part of it.
As a business, we’ve built an enviable brand, and Julian Wadden has a real ‘team first’ ethos which suits people who thrive in a fast paced environment. We’re definitely a work hard, play hard business, and
