We have successfully acquired, marketed, and sold plots from 0.2 to 20 acres – from straightforward sales to complicated Option Agreements and Joint Ventures – nothing is too big or too small for our team of property professionals. We deal with niche, small-scale developments, which require a certain level of bespoke marketing, including derelict buildings and renovation opportunities - all the way up to developments with a high volume of unit numbers with a stock volume of 500+, for which we undertake high levels of marketing activity and active representation. TAILORED & STRATEGIC Working alongside our in-house creative and marketing department, we design and create your own development identity, including a bespoke and professionally designed brochure showcasing your project, as well as a marketing strategy - all completely free of charge. Our service includes professional CGI designs, floor plans, brochures and more. Our on-site Marketing Boards are designed to capture potential buyers through professional and engaging content and images, creating a sense of arrival and summary of the development. Computer Generated Images, Virtual Walkthroughs and Artist’s Impression will produce a realistic impression of a new development to encourage sales off-plan. These are used within the brochure and for all advertising material, until we can replace with photographs of the finished product and relaunch the development afresh.

ALL OFF PLAN SALES, GDV IN EXCESS OF £2,600,000 John Shepherd Land and New Homes have worked with the reputable and renowned Vogue Holdings for a number of years. Their Walmley Park development so the construction of 10 new build dwellings in Walmley which were all sold off-plan by the Land and New Homes team. Following the success of this, and working off the rear of the Walmley Park scheme, Walmley Gardens was created. A further 6 new build dwellings were built and again, sold completely off-plan by John Shepherd Land and New Homes. The team successfully navigated the complex market of off-plan sales, to include strategically marketing the development and dealing with all sales progression thereafter.

ROYAL PRIORS LEAMINGTON SPA

MARKETED FROM: £395,000 Having sold a parcel of land to Stonehouse Developments for their venture into the Solihull market, the team at John Shepherd Land and New Homes were instructed to sell their last remaining plot in Leamington Spa, whilst another local agent was in place. The team went onto sell the plot, over the other agent and despite the apartment being on the market for many months. and then sold it. Impressed with the experience, Stonehouse instructed the team on No. 38 Dovehouse Lane on a sole agency basis which 6 new build apartments launched in Autumn 2023. This continued partnership speaks volumes about the team’s unwavering commitment to delivering outstanding results in the real estate arena.

BUSHWOOD DRIVE DORRIDGE

MARKETED FROM: £2,000,000 OFF-PLAN SUCCESS WITH GDV EXCEEDED After gaining the instruction, the Land and New Homes team launched the properties to their internal database only. The team sold one plot before the formal launch, the other was sold within 7 days of launch both for a GDV over original value. The development exchanged whilst still in construction with the security of committed buyers for ready for completion.

SYCAMORE GARDENS SOLIHULL

MARKETED FROM: £690,000 The team have a long standing relationship with Lordswood Construction, who bought 5 new build houses to Solihull in 2021-2022. Four out of five of the new build homes were sold on the successful launch event itself and the development went on to win ‘Best Small Housing Development’ in 2023. Following the successful sale of Sycamore Gardens, the renowned new homes developer has again partnered with our New Homes team to introduce Bentley View, located on Warwick Road. This decision was made after the developer’s positive experience in purchasing the land through John Shepherd.
