DRAFTING THE AGREEMENT:

We’ll meticulously prepare the Assured Shorthold Tenancy (AST) agreement. It’s our responsibility to ensure it’s compliant with the latest legislation and encompasses all necessary terms

DEPOSIT & FIRST MONTH’S RENT: We’ll handle the collection of the security deposit and the first month’s rent. The deposit will be securely placed in a government-approved scheme for your peace of mind.

INVENTORY & SCHEDULE OF CONDITION:

A detailed inventory and property condition schedule will be created.We’ll facilitate agreement and signatures from both parties to minimise any potential future disputes.

TENANT MOVE-IN:

On the agreed date, we’ll facilitate a smooth move-in process for the tenant. They’ll receive a comprehensive welcome pack, inclusive of vital contacts and appliance manuals.

UTILITIES & COUNCIL TAX:

We’ll coordinate with utility companies and inform the local council about the tenant’s move-in, ensuring a seamless transition of accounts.

COMPLIANCE CHECKS:

We’ll ascertain that your property adheres to all safety regulations. The tenant will be provided with the Energy Performance Certificate (EPC) and any other essential documents.

FINALISE PAPERWORK:

Our team will ensure that every piece of paperwork, from agreements to safety certificates, is in order.You’ll be provided with copies of all essential documents for your records.
