At Ormeau Legal we will look over your REIQ contract free of charge prior to you signing. It is important to protect your rights. A house with a pool? So, you have put an offer in to purchase your new home and it has a sparkling pool. Congratulations. What should your contract need to say about that? Is the contract subject to a pool safety certificate? If not, it definitely should. It is always good practice to add into the contract that the pool is to be left clean and tidy and in working condition. You might be surprised at the number of pools that receive a good dose of chlorine the day before settlement, but the pool pump and filter are not working properly. A

local pool retailer will be able to check the pool pump and whilst the costs vary between pool retailers the small amount of outlay is well worth it. If there is an issue with the pool pump and or filter we will be able to negotiate a reduced purchase price or that the seller rectifies the issues. Included chattels. What does included chattels mean exactly? Think about turning the house upside down and giving it a good shake. Whatever falls out is not an included chattel. Ensure that you add into your contract things like Dishwashers, garage remotes, air conditioner remotes, TV antenna to name just a few. It might seem obvious that these items are included with the

Preparing Your Home For Sale De-Clutter! • • • • • • •

People collect an amazing quantity of junk. Consider this: if you haven’t used it in over a year, you probably don’t need it. If you don’t need it, why not donate it or throw it away? Remove all books from bookcases. Pack up those knickknacks. Clean off everything on kitchen counters. Put essential items used daily in a small box that can be stored in a closet when not in use. Think of this process as a head-start on the packing you will eventually need to do anyway.

De-Personalize

Pack up those personal photographs and family heirlooms. Buyers can’t see past personal artefacts, and you don’t want them to be distracted. You want buyers to imagine their own photos on the walls, and they can’t do that if yours are there! You don’t want to make any buyer ask, “I wonder what kind of people live in this home?” You want buyers to say, “I can see myself living here.”

Make Minor Repairs. • • • • • • •

Replace cracked floor or counter tiles. Patch holes in walls. Fix leaky faucets. Fix doors that don’t close properly and kitchen drawers that jam. Consider painting your walls neutral colours, especially if you have grown accustomed to purple or pink walls.(Don’t give buyers any reason to remember your home as “the house with the orange bathroom.”) Replace burned-out light bulbs, and sweep cobwebs. If you’ve considered replacing a worn bedspread, do so now!
