





We’ve just passed the halfway mark of 2025, and attention is now turning to what FY26 will bring.
Interest rates are expected to continue easing as inflation moderates and economic growth softens. These broader economic conditions, combined with steady population growth and improving business confidence, are supporting activity across commercial property markets.
Across the LJ Hooker Commercial network, our agents are reporting consistent enquiry across most sectors. Demand remains strong for industrial assets in key logistics corridors. Well-positioned suburban offices are attracting tenants seeking value and flexibility. Suburban retail is also gaining momentum, particularly in locations benefitting from increased tourism and local spending.
Recent ABS data shows:
GDP rose by just 0.2% in the March quarter, pointing to softer business conditions,
• The labour market is gradually easing,
Inflation remains within the RBA’s target range,
• Business investment is trending upward, supported by increased equipment and machinery spending.
Confidence across commercial markets has lifted. NAB’s Commercial Property Index reached an eight-year high in the March quarter, supported by expectations of further interest rate cuts. Sentiment is positive across most sectors and states, with the strongest results in industrial and CBD hotel markets.
Looking ahead, capital values are expected to rise across all sectors over the next two years, led by industrial at 3.1%, followed by office at 2.1% and retail at 1.1%. Rental growth is also forecast to remain positive, particularly in industrial markets such as Queensland and Western Australia. Office and retail markets are stabilising, with stronger performance expected in suburban and fringe locations.
While conditions have improved, challenges remain. Office vacancy rates are still elevated in some CBDs, particularly Melbourne, where oversupply and hybrid work continue to weigh on demand. However, the national office vacancy rate is expected to decline gradually, with stronger leasing conditions forecast in Brisbane, Perth and Adelaide.
Retail markets are also evolving. While larger-format centres continue to adjust to changing consumer behaviour, neighbourhood and convenience-based retail is performing well. A lift in household spending and population-driven demand is expected to support rents in the year ahead.
Industrial remains the standout performer. Vacancy rates are at historic lows, rental growth is strong, and limited land supply is pushing up values. Developers are active, although many new projects remain contingent on pre-commitments and funding conditions.
