We are in a period of change: February brought the first cash rate cut in more than four years while the first months of the new Trump administration has the stock market trying to guess its next move.

Against this backdrop, LJ Hooker Commercial sales and leasing agents across Australia are still reporting healthy levels of enquiry from occupiers. This sentiment is supported by December Quarter data from the Australian Bureau of Statistics which showed:

• The national economy grew 1.3% faster over the three months compared to the same period in 2023;

Annual inflation fell to its lowest level in almost four years;

• The Aussie Dollar encouraged higher numbers of international travellers over the period.

The national figures aren’t representative of every market – between the metropolitan and regional markets, different sectors are preforming at different speeds. It is critical for occupiers and investors to reach out to their local LJ Hooker Commerical specialist to understand the nuances of market conditions in their backyards.

We’re preparing for the federal election, and we have already heard commitments from both major parties which have implications for commercial property stakeholders.

Labor announced $1bn in road upgrades to optimise access to the under-construction Western Sydney International Airport. Prime Minister Anthony Albanese followed up the commitment with $1bn to “preserve land corridors” to facilitate the building of future rail extensions between Leppington and Bradfield. Demand for the spectrum of industrial – small strata right through to premium grade warehousing – will no doubt increase to leverage the efficiencies created by these infrastructure commitments. But is there enough supply in the pipeline?

The Coalition wants more public servants working in the office rather than from home (it later softened its stance, but its intention remains). Having more federal public servants in the office is good news for neighbouring cafes and restaurant owners.

But what impact will a reduced public service – as the Coalition has committed to – have on leasing demand?

Suburban Adelaide corporate space attracts its first tenant.

An allied health group has taken a lease on an office facility in Adelaide’s suburbs, returning the owners $130,000 per year on the tenancy, inclusive of outgoings.

It was the first time the property, at 229 Payneham Rd, Joslin, had been offered to the open market for lease in almost two decades. It was formerly home to a commercial cleaning company.

The property is a 10-minute drive from the CBD and amongst a neighbourhood which is undergoing urban renewal.

Sales and leasing agent Mark Tettis of LJ Hooker Commercial Adelaide said the health group, Therabees, will use the facility for a broad range of services – physiotherapy, speech pathology and more - to clients aged 18 and under.

The return villa encompasses 422sqm of internal space following a rear extension to the property. The corporate space holds more than 20 car spaces.

“The tenants are in growth mode across South Australia and the property suited their operations,” said Mr Tettis.

“This was the first time the property has been leased out. The owner has held the building for many years and after closing their business, is now generating investment income from the property.”

The layout encompasses 11 offices, multiple office spaces, two boardrooms, kitchen, amenities and two garages. The tenant has taken a three-year lease with another three, three-year options to extend. The tenant signed on after less than two months on the market.

“The property was one of the better suburban office assets in the market, with an expansive layout, a generous amount of onsite parking, easy access to public transport and the CBD and all around well maintained property,” said Mr Tettis.

The property sits on bus routes heading directly into the CBD. The surrounding stretch of Payneham Road is undergoing urban renewal with large allotments making way for medium density and mixed-use developments.

“There are a lot of owners who have been on large allotments for a long time and are realising the value of their sites which are in proximity to the CBD,” said Mr Tettis.

“The area from St Peters through to Payneham is undergoing renewal and attracting investment from developers.”

Affordable Central Coast land attracts buyers seeking freight line access.

The Central Coast is attracting Sydney-based manufacturing and logistics operators who are seeking affordable industrial land with access to the eastern seaboard’s M1 Motorway.

LJ Hooker Commercial Terrigal | Erina recently sold a 7,000sqm benched lot for $3.45m including GST in the new Warner Business Park at Jilliby, situated adjacent to the M1 Motorway.

LJ Hooker Commercial Terrigal | Erina’s Ben Purdue, who negotiated the sale alongside Tom Bore, said the estate was one of the few industrial estates released in the region and attracted solid enquiry from Sydney occupiers.

“It’s a great location for transport operators as you have direct north and south bound access to the M1, connecting to the north Connex tunnel system out to the M7 southbound,” he said.

“There are very limited industrial warehouse opportunities over 1000sqm available on the Central Coast.

“Once the estate is developed, it will be in high demand from occupiers who want Premium Grade building features.

“Currently, a lot of occupiers are having to settle for dated, secondary stock which doesn’t have the good truck access, required higher clearances and decent power amps, which is somewhat affecting their growth,” said Mr Purdue.

The office has just listed for sale a 12,120sqm block in the estate at 2 Tinnula Drive with a price guide of $5,990,000 plus GST.

The area is perfectly positioned for transport businesses. The Warnervale Airport, Sanitarium and Woolworths Regional Distribution centre are located in the precinct.

While the Central Coast was attracting Sydney-based operators seeking affordability, Mr Purdue said the region was also receiving enquiry from businesses in regional New South Wales.

“NSW Government Regional Development representatives have been reaching out to us to find opportunities for businesses from the Central West and Northwest who want to expand to the area and take advantage of access to the national freight line at an affordable rate,” said Mr Purdue.

“Recently we leased 2,600sqm plus 580sqm hardstand to a herbs and spices manufacturer and distributor, leasing the premises for $330,000 per annum net + GST.”
