SELECTING AN AGENCY

It is important that you feel comfortable and reassured with the agency you have select. Your chosen Agency should ensure you receive the best result whilst also giving the best customer experience.

ASSIGNING YOUR PROPERTY MANAGER

Our department head will assign you a Property Manager best suited to your needs and your property. Your new Property Manager will then give you a call by close of the following business day to introduce themselves to you and confirm insurance details. They will discuss the next step on your journey.

ADVERTISING

Your Property Manager will then book professional photos, write an advertisement and launch on prestigious websites including, Realestate.com, Domain and our LJ Hooker website.

SIGNING THE MANAGEMENT AGREEMENT

Once signed this gives LJ Hooker the authority to act on your behalf and start working with you.

GET YOUR PROPERTY READY

Your new Property Manager will attend your investment property and advise if they believe there is anything that needs to be done prior to advertising or anything that may maximise your rent return.

OPEN INSPECTIONS

Once the property is ready, we will book and attend an Open Inspection, letting all interested Applicants know of the inspection time. Your Property Manager will provide feedback after all open inspections

SCREENING APPLICATIONS

Your Property Manager will commence processing all applications received from people that attended the inspection. This includes our checking of all employment references, current and previous Landlord references as well as National Tenancy Databases.

TENANT SELECTION

After applications have been processed, our Property Manager will then call to discuss applications and seek Landlord approval of potential Tenants. Congratulations you have selected your Tenant!

TENANCY STEPS

An appointment is made for your new Tenant to sign the Tenancy Agreement. Your Tenant must pay either the full bond or first two weeks rent within 24 hours of approval to secure the property.

Your Property Manager will complete the Ingoing Inspection report. This consists of a detailed report and up to 800 photos of your property.

TENANT SIGN UP

Your Property Manager will take photocopies of all keys issued to your new Tenants to ensure all keys are returned at the end of the Tenancy. Once the Tenancy is signed, your Property Manager will then forward a copy of the signed Agreement to you for your records.

CONGRATULATIONS!

Your property is now tenanted for the next 12 months! You will receive your first statement shortly and our Property Management team will be available to talk you through any questions you may have on this journey.

LEASE RENEWAL

3 months prior to the end of the lease, your Property Manager will conduct a rental appraisal on the property. They will then send this through to you asking if you would like to renew or not renew the Tenants lease with/without a potential increase.

Managing your tenancy

To help you get the best rental yield, we’ll carry out a rental appraisal to assess the market and help you set a fair and reasonable rental price.

Our thorough tenant screening process helps you find good, long-term tenants from the start. We handle the entire bonds process, negotiate rent reviews and lease renewals, and take care of tenancy terminations and Tribunals should the need arise.

Low arrears

With automated reminders, autopay plus the ability to pay rent with a debit or credit card, we’re always one step ahead of arrears. Plus, you and your property manager can see rent as soon as it’s paideven before it’s cleared by the banks.

So if the rent is late, we can get on top of it even sooner. We have a zero tolerance policy towards rent arrears. Any tenants over 14 days are served Termination notices to be acted on if rent is not brought up-todate.

Fast payments

We use NPP technology to be able to pay you within minutes of a tenant’s payment clearing. Secure your income when rent is actually paid (even if it’s in advance!), so you have the option to put your money to work faster. On average, we disburse rent up to 15 days faster than other agencies.

Easy Bills

We handle any property-related bills, from water bills to council rates to strata levies, but you can see your upcoming and historical bills at any time in your Ailo app. We can cover your expenses with rental income, but you don’t need to keep rental income sitting dormant, not earning interest and waiting for a bill. You also have the choice to pay bills when they’re due (and not a moment sooner!) with a credit card via your Ailo app to earn rewards or smooth your cash flow.

After each inspection, we will email you a detailed report that includes photos of your property, highlights any immediate maintenance needs, and recommends preventative upgrades to help you forecast and budget accordingly. This proactive approach will help you catch the early signs of wear and tear and help you save maintenance costs over the long-term as an investor.
