With the first quarter of the year over and the cooler months upon us, there is one thing that is becoming more certain –the demand for Gold Coast property continues to grow.
We have found that with the RBA holding the cash rate since November 2023, sellers are feeling more confident in bringing their homes to market.
Numbers from the LJ Hooker Group show that the number of properties settled across Queensland have increased by 8% month on month, reflecting that more properties had come onto the market. With the traditional Spring selling season fast approaching, we can expect those numbers to increase further. PropTrack economist Eleanor Creagh echoed the sentiment, saying interest rate stability had improved confidence among buyers and sellers, resulting in higher sales volumes and price growth.
Across regional Queensland, PropTrack’s Home Price Index shows dwelling values for houses and units combined were up 10.18 per cent since last year.
The Reserve Bank holds its next meeting in June with another meeting scheduled for August, and many economists believe that rates may stay on hold until late 2024.
“While expectations remain that rates will move lower later this year, we continue to see that demand/supply imbalance and prices continuing to rise in the months ahead,” Ms Creagh said.
“Affordability has deteriorated, so we might see the pace of growth slow in the winter months, but accelerate again later in the year.
“The primary driving force (of the price gains) has been the demand/supply imbalance, and that doesn’t look like it’s going away any time soon, so I would say it’s likely prices are going to continue to rise.”
