Across our local market, we have seen 2,692 properties listed for sale, over the past 12 months, which is lower than the same time last year. This has impacted sales with 2,809 taking place over the past 12 months. Looking at the house market, the best performing suburb, over the past 12 months, has been Oxenford which has seen its median sales price grow by 36.0%. The median sales price of a home in Oxenford is now $755,000. Upper Coomera saw its median house sales price grow by 33.3% with the median price now sitting at $720,000 and Pimpama grew 24.8% across 731 individual sales with a median of $622,500. The most traded suburb for houses in our area has been Pimpama with 731 homes sold over the past 12 months while Coomera had the most unit sales with 151 transactions. House prices in Pimpama have performed strongly with growth of 24.8% and now have a median price of $622,500.
Over the past month, about $3,530,000 in units and $32.36m in houses has been sold in Pimpama with $54.97m and $480.37m respectively sold over the past 12 months. Coomera has demonstrated the strongest price growth for units with prices rising 38.8% over the past 12 months. The median sales price for units in Coomera is now $458,000 and with a median rent of $468 a week, they offer a rental yield of 5.2%. The highest median housing rents in our area are $650 per week in Oxenford and for units $495 per week in Pimpama. Housing rental yields in Oxenford are currently 4.4% demonstrating why the area is popular with investors. The time it takes to sell a house in our region ranges from 9 days in Oxenford to 13 days in Pimpama, and the shortest median time to sell a unit is 9 days in Oxenford.

The property market has continued to perform strongly despite the Covid pandemic and lockdowns across capital cities. According to CoreLogic, the Australian national home value index rose 6.1% for the June quarter. This is down from a recent peak of 7.0% in the three months to May, but still excellent growth. The combined capital city home values finished the quarter 6.2% higher and combined regional housing values rose 6.0%. Across the 2021 financial year, Australian dwelling values rose 13.5% - the highest annual growth rate since April 2004. Across our area, there were 2,692 listings advertised in the past 12 months compared to the rolling 12 month listings of 2,729 reported last quarter.
