Welcome to the latest issue of our homepage magazine, which features a selection of properties being marketed by our south west London network of offices in Richmond, Weybridge, Teddington and Wimbledon. In recent times, the prime central London property market has contended with a number of factors which have served to dampen the enthusiasm of domestic buyers and foreign investors alike. However, the consequence of these changes is a ‘ripple’ effect of strong prices being achieved across our south west London offices; those who have found themselves locked out of the central London market are looking to buy property further out in these well-connected, leafy and highly desirable locations. Our offices report that motivated buyers are very much out there searching for a variety of property styles and that their frequent frustration - indeed ours, too - is often the lack of property available to view. In the year to August 2015 house prices in London increased 6.6%, according to data released by the Land Registry. London no longer commands the highest price rises with the East and South East of England now holding a faster pace of growth. Capital appreciation has certainly moderated in prime London as the central boroughs which saw the highest levels of growth since the downturn now rank lower in recent performance than non-central boroughs. Price growth in Kensington and Chelsea is just 0.2% in the year to August 2015 where Newham grew by 15.5% over the same period While central London is entering a period of more natural, sustained growth, the outer boroughs which are more linked to domestic demand continue to grow strongly. Drivers such as low inflation, low interest rates and rising earnings support the wider market.

The market for higher value properties is still absorbing the stamp duty reform which is imposing far higher transaction costs. A property now selling at £5,000,000 would be liable for a £513,750 tax bill for example. As a result it has helped slow down the prime markets and the Land Registry report that the number of sales at and above £2,000,000 decreased by 33% between June 2014 and June 2015.

The rental market is supported by a rising number of applicants on average. Our prime non-central offices, in particular, have recorded a higher ratio of prospective tenants indicating higher rents may be achieved for some properties. As the London economic climate continues to strengthen, the rental market, highly correlated with this, will respond and we perceive rents to rise further.

a downland suite of one’s own The chalk downland of the South Downs National Park is host not only to one of England’s treasured wild flowers, the cowslip, it is also home to one of the most fashionable summer festivals of racing - Glorious Goodwood. This undulating countryside, with the odd steep escarpment, provides endless opportunities for long distance walkers and those who prefer just an afternoon stroll. Almost without exception you are rewarded by wonderful vistas and for many it is the simple rugged beauty of the landscape that makes the Downs so special. This is the countryside that inspired John Ireland to compose ‘A Downland Suite’ and William Blake to write his poem ‘Jerusalem’. The Downs have lured many away from London and one of those enticed to buy a property in the South Downs National Park was a past president of RIBA. The setting of Switchback Barn, on the edge of the hamlet of East Marden, was too good an opportunity to miss. The traditional brick and flint barn had already been converted but made little of the views over the glorious countryside. A lifetime’s experience realising the potential of a building, its setting and the extensive use of glass were to prove key factors. With due respect to this former agricultural building and in complete empathy with the surrounding countryside the barn was transformed. The full length glazing of part of the original opening on the west elevation and a first floor Juliet balcony connected the stunning open plan first floor 40ft reception room to the rolling agricultural land outside. This was complemented on the opposite side of the room with full length windows. An additional converted barn provides excellent guest accommodation or letting potential.

As the stabilising effects of various financial restrictions have been felt in the prime central London property market, Elmbridge continues to flourish and benefit from an established ‘ripple effect’ emanating from the Capital. Here at our Weybridge office, prices agreed are running at an average of 98% of asking and we have a healthy number of sales; most importantly, the number of enquiries from those intending to both buy and sell has risen sharply. Teddington continues to thrive both as a town and as a community. This was particularly evident at this year’s ‘Festival of Rugby’ event organised by Teddington RFC in September - the spectacle of our own ‘Jackson-Stoppers’ Touch rugby team thundering down the pitch during the Festival will stay with us for some time to come.
