How seasonal visitors shape the local markets

The Inland Northwest has long been a sought-after destination for homeowners and visitors. Nestled among pristine lakes, scenic mountain ranges, and thriving communities, this region offers a unique blend of natural beauty and investment potential. Each summer, the local real estate market experiences a surge in interest as vacationers turn into homebuyers, captivated by the laid-back lifestyle and the allure of lakefront and mountain properties.

Real estate trends in the area shift with the seasons, and summer is a prime time for transactions. Warmer weather brings an influx of visitors, many of whom fall in love with the region and begin exploring real estate opportunities. Simultaneously, sellers list properties during peak tourist months to capitalize on increased demand. Whether looking for a vacation rental, a second home, or a permanent residence, buyers are drawn to the Inland Northwest for its balance of adventure and tranquility. But how exactly does tourism shape the real estate market, and what should buyers and investors keep in mind this summer? Let’s explore the current trends, market dynamics, and key insights for those considering a real estate investment in this picturesque region.

Current Real Estate Trends

As of summer 2025, the real estate market in Bonners Ferry, Sandpoint, and Coeur d'Alene remains strong, though slightly different from the fast-paced growth seen in previous years. Median home prices in these areas have stabilized after rapid increases in the past decade, making it a favorable time for buyers.

Sandpoint, known for its proximity to Lake Pend Oreille and Schweitzer Mountain Resort, continues to attract those looking for a mix of year-round recreation and small-town charm. Waterfront properties remain highly desirable, with listings often selling within weeks. New developments along the lakeshore and surrounding forested areas cater to seasonal residents and permanent homeowners.

The market in Coeur d'Alene is experiencing a slight cooling after years of exponential growth. While luxury waterfront estates remain in high demand, there is an increasing interest in mid-range homes as more families and retirees relocate from larger metropolitan areas. The city's lively downtown, growing job market, and numerous recreational opportunities make it a prime choice for those seeking a balanced lifestyle.

Bonners Ferry, traditionally known for its rural appeal, is seeing a gradual rise in interest, particularly from buyers looking for larger land parcels and self-sustaining properties. As remote work continues to offer flexibility, more individuals consider northern Idaho a viable alternative to city living.

Overall, vacation rentals and second homes remain key drivers of real estate demand. With Idaho’s relatively low property taxes compared to neighboring states, the Inland Northwest is a lucrative market for those looking to invest in rental properties or seasonal residences.

Impact of Tourism on Real Estate

Tourism plays a crucial role in shaping the real estate market in Bonners Ferry, Sandpoint, and Coeur d’Alene. The summer months bring an influx of visitors, many of whom choose to extend their stays, renting properties for weeks or even months at a time. This seasonal demand boosts the short-term rental market, with platforms like Airbnb and Vrbo experiencing peak bookings from June through September.

Sandpoint, in particular, thrives on tourism, with visitors drawn to its waterfront activities, music festivals, and scenic hiking trails. The thriving tourism scene has led to increased investment in vacation rentals, driving up property values and making short-term rentals a profitable venture. As a result, many homeowners are purchasing properties specifically for seasonal leasing, creating a competitive market for rental-ready homes.

Tips for Buyers and Investors

Understanding market trends and strategic planning are key for those looking to invest in real estate in the Inland Northwest this summer. Here are some essential tips to consider:

Identify the Best Location for Your Goals

• If you’re looking for a vacation rental, focus on high-tourism areas like Sandpoint and Coeur d’Alene, where seasonal demand is strong.

• For long-term investments, consider Bonners Ferry or the outskirts of Sandpoint, where property prices may offer more room for appreciation.

Coeur d’Alene’s tourism economy, fueled by its worldclass golf courses, waterfront resorts, and summer events like the Ironman competition, contributes significantly to its local real estate landscape. Many out-of-state visitors, especially from California and Washington, come for vacation and leave with property listings in hand, keen on securing a second home near Lake Coeur d’Alene.

Even Bonners Ferry, a quieter gem, benefits from travelers looking to explore the Kootenai National Wildlife Refuge or experience rural Idaho’s charm. The growing interest in agritourism and sustainable living has led to an increase in demand for properties with acreage, further strengthening the real estate market.

However, the rise in short-term rentals has also sparked discussions about housing availability and affordability for local residents. Some areas have introduced regulations to balance the interests of fulltime homeowners and seasonal investors. For buyers and investors, understanding local policies on vacation rentals is essential before making a purchase.

With Idaho’s relatively low property taxes compared to neighboring states, the Inland Northwest is a lucrative market for those looking to invest in rental properties or seasonal residences.

Understand Seasonal Demand

• Properties near lakes and recreational hubs tend to appreciate in value, especially if they cater to summer tourists.

• Short-term rental investors should analyze occupancy rates and rental income potential before purchasing a property.

Factor in Local Regulations

• Some areas have implemented restrictions on short-term rentals to preserve community balance. Ensure compliance with local ordinances before investing in an Airbnb property.

Consult Local Experts

• Working with realtors specializing in the Inland Northwest can provide valuable insights into market trends and emerging opportunities.

• Seeking advice from property management companies can help investors optimize rental income and navigate regulations.

Evaluate Property Features

• Waterfront access, mountain views, and proximity to attractions can significantly impact a property’s resale value.

• Homes with modern amenities, outdoor living spaces, and energy-efficient features are increasingly popular among buyers.

Leverage Market Timing

• Summer is the busiest time for real estate transactions. While competition may be higher, it’s also the best time to explore available properties in peak condition.

• Buyers looking for deals may find better opportunities in early fall when the tourist season slows down.

Real estate and tourism are inextricably linked in the Inland Northwest, making summer a pivotal season for buyers, investors, and homeowners. As visitors flock to the region for its breathtaking scenery and outdoor recreation, many fall in love with the lifestyle and begin considering real estate opportunities. Whether investing in a vacation rental, purchasing a second home, or relocating permanently, understanding seasonal trends and market dynamics is essential.

For those looking to capitalize on the Inland Northwest’s thriving real estate scene, now is the time to explore opportunities, connect with local experts, and make informed decisions. As summer 2025 unfolds, the region offers a unique blend of adventure, relaxation, and investment potential— making it one of the most desirable places to live and invest in the Inland Northwest.

For Jason Alexander, owner of Alexander Painting & Remodel in Bonners Ferry, Idaho, running a business is about more than delivering great results—it’s about building relationships and earning trust.

“At Alexander Painting & Remodel, we’re more than just a painting company; we’re a team dedicated to building long-lasting relationships in the community we’re proud to serve,” Jason shares. “Every project is a chance to transform homes and connect with people in meaningful ways. Over the years, many clients have become friends, and that’s something we truly value.”

Jason and his team offer services that help homeowners and businesses improve and personalize their spaces. Their work includes mudding and texturing, interior and exterior painting, power washing, staining, cabinet refinishing, finish carpentry, and remodeling projects from single rooms to full homes.

“We have a bit of an OCD streak when it comes to the details,” Jason says. “We’re committed to getting things as close to earthly perfection as possible. Precision, craftsmanship, and doing the job right the first time are non-negotiables. But we also know how to keep things light and enjoyable throughout the process.”

Seeing a space transformed and clients happy with the result is one of the greatest rewards. “Giving a home a fresh start is incredibly exciting,” Jason explains. “Being able to connect with our clients through the process is something we cherish. Seeing the happiness on their faces once the project is finished makes all the hard work worth it.”

Jason also speaks openly about the realities of quality work. “We wish more people understood the true cost and time involved,” he says. “Cutting corners to save money often leads to bigger problems later. It’s worth saving up to hire a reputable professional. A job done right will look better, last longer, and bring peace of mind.”

Bonners Ferry has shaped the business from the beginning. “We’ve been deeply loved and supported—even in difficult times,” Jason shares. “Just as we’ve been blessed, we love giving back to the community we call home.”

A few years ago, Jason and his children, Boston and Kaydence, faced personal challenges that changed everything. “By the grace of God, we found a new normal,” he says. Soon after, Grace entered their lives. “A year later, we married. She’s been a light for all of us,” Jason adds. “She’s an incredible bonus mom and a strong partner in life and business. Because of her, life feels like it’s moving in a wonderful direction for the four of us.”

When not working, Jason, Grace, Boston, and Kaydence enjoy outdoor adventures and quality family time. They cherish every moment together, whether exploring back-country roads, hiking, camping under the stars, or simply being together and making memories as a family.”

The Boundary County for Housing

Transforming rural lives, one home at a time

"Affordable housing” is a loose term that has nearly all but vanished from the vocabulary of the average family in North Idaho. As the cost to own property and home has skyrocketed over the past decade, solutions to permanent housing for locals seem to be fewer and farther between. One nonprofit is trying to change that. Since its inception in 1993, The Boundary County Fuller Center for Housing (BCFCH) has been committed to transforming the lives of local families by creating access to affordable housing in Bonners Ferry and the surrounding county. Originally affiliated with Habitat for Humanity, the organization transitioned to the Fuller Center for Housing in 2017. Their faith-centered mission, in a nutshell, is “to provide adequate shelter for all people in need.”

Collaborating with a selected partner family, local businesses, churches, skilled tradespeople, and other nonprofits, BCFCH provides an opportunity for those experiencing housing insecurity to build and purchase their own home at a significantly reduced cost. Through their partnerships, BCFCH has successfully built 10 homes, four completed within the last decade.

homeownership represents not only stability, but a chance to break the cycle of poverty for their children.

The organization utilizes a thorough application process to select families, ensuring their resources go to those most in need. The selection board, composed of BCFCH board members and community volunteers, evaluates applications based on specific criteria, such as being a Boundary County resident for the last two years, the severity of housing need, income, and the ability to contribute between 300-500 hours of sweat equity toward building their own home. After being selected, families also go through finance classes that help them prepare for long-term, sustainable homeownership. Many of the families that BCFCH partners with have experienced homelessness or living in unsafe, substandard conditions in the past. For these families, homeownership represents not only stability, but a chance to break the cycle of poverty for their children.

The mission of BCFCH wouldn’t be possible without substantial, generous support from the community. Throughout the years, both local volunteers and businesses have provided work and materials at a considerably reduced cost, demonstrating the heart of those in need in our area. Teresa Rae, president of BCFCH, states, “I think some community members think that our houses are ‘free’ for our partner families. They are not.” Not only do partner families incur a non-traditional mortgage and are required to participate in the build, the community at large donates a large portion of their time, skills, and money toward each project. She goes on to say, “At some point, it also comes down to having capital on hand to purchase those few items or services that volunteers can’t provide.”

Ultimately, each home built is not merely a physical structure—it symbolizes, and tangibly provides hope for the future. In the words of Teresa Rae, “When a family can live in affordable, adequate housing, they can focus more on being productive members of society.” Contributions to BCFCH can be made by personally volunteering, or through financial donations. As a community, we can help transform the lives of families in Boundary County for generations to come by helping our neighbors meet one of the most basic human needs: sustainable, safe, affordable housing.

Moms in Prayer:

A Mother’s Faith Unleashed

Fern Nichols and the gospel that reaches millions

Publisher’s Note: This article offers an insider's and personal look at a global movement's humble start. As Margaret Mead said, "Never doubt that a small group of thoughtful, committed citizens can change the world; indeed, it's the only thing that ever has." One mother's faith in Jesus casts a stone that rippled worldwide, proving Mother Teresa's words: "I alone cannot change the world, but I can cast a stone across the waters to create many ripples."

Some movements are born on stages. Others begin on their knees. This one started with a whisper to God—and it never stopped echoing.

“God will take us to a place where we only have one option, and that’s to look up.”
—Fern Nichols

A Cry From the Kitchen Table

It didn’t begin with a ministry plan, donor base, or strategic blueprint.

It began with a mother’s prayers.

In 1984, at her kitchen table in Abbotsford, British Columbia, Fern Nichols felt an ache that many mothers know too well—an ache for her children’s future. Her two oldest sons, Tyrone and Troy, were heading into junior high school, and her heart was heavy with fear. She saw a spiritual battlefield ahead and knew she couldn’t shield them from it alone.

So she did what few dared to do in desperation—she looked up from her knees and prayed to God for insight, inspiration, and peace.

And then she picked up the phone.

“I called another mom,” Fern remembers. “I just said, ‘Will you pray with me for our children and their school?’ She said yes. That was all it took.”

Together, two moms began praying weekly—no coffee, no snacks, no small talk—just open Bibles, humble hearts, and the conviction that Jesus hears the prayers of mothers.

John 14:13-14 (ESV):

“Whatever you ask in my name, this I will do, that the Father may be glorified in the Son. If you ask me anything in my name, I will do it.”

They prayed for their children, teachers, principals, classmates, coaches, and especially the school bus driver.

“We’re in a battle,” Fern said during our conversation, her voice still strong and resolute at 79. “So we pray with purpose— just like Jesus taught.”

From that quiet beginning, the ripples began.

“Whatever you ask in my name, this I will do, that the Father may be glorified in the Son. If you ask me anything in my name, I will do it.”
-John 14:13-14 (ESV)

A Movement Was Born

A former teacher and veteran of 15 years with Campus Crusade for Christ alongside her husband, Rle, Fern knew the Gospel's power. With four children—Tyrone, Troy, Travis, and Trisha—her mission turned personal.

A single phone call between two moms soon became a global prayer movement. With Bibles open, they stormed heaven together. And from that one act of faith, a global movement was born: Moms in Prayer International. That movement is now active in every U.S. state and over 150 countries, under the leadership of President Sally Burke.

When the Nichols family relocated to Poway, California, the following year, the prayers continued and began to spread. Fern invited more moms. The groups multiplied. The burden was universal. The solution remained simple: no plan, no fundraising, no goals, just purposeful prayer.

Moms in Prayer is one hour weekly: praising God, confessing quietly, thanking Jesus, and praying for kids and schools—a beacon of hope turning fears to faith.

The Movement That Grew on Its Knees

By 1986, Fern had introduced a clear, repeatable structure that continues to define today's movement: Praying the Four Steps of Prayer.

• Praising God for who He is

• Silent confession to cleanse hearts

• Thanksgiving for what He’s done

• Intercession—for children, teachers, staff, and schools

This isn't a social hour or a parenting support group. It’s spiritual warfare.

“There’s a reason we don’t have snacks,” Fern says. “This isn’t about small talk. It’s about going to war in prayer.”

That spiritual clarity, combined with a reproducible format and deeply biblical roots, fueled the movement’s expansion. Word spread through churches and Christian radio.

The breakthrough came when Fern was interviewed on Focus on the Family with Dr. James Dobson, introducing Moms in Prayer to a national audience.

Suddenly, letters and phone calls poured in. Mothers across the country and around the world asked, “How can we start a group?”

Every single inquiry was answered. Focus on the Family mailed out booklets after the broadcast, while Fern personally responded to every letter she received.

“We’re not there for fellowship. We’re there to bring our children before the throne of grace.”
- Fern Nichols

A Structure Modeled After Jesus

Without an office, staff, or budget, she wrote resources, developed leader guides, and coached women across state and national borders. Her educational background and years serving with Campus Crusade for Christ gave her tools, but her faith fueled her.

Initially called “Moms In Touch,” the organization later changed its name to “Moms in Prayer International.”

A major part of Moms in Prayer’s lasting impact comes from its intentional structure, modeled after how Jesus taught His disciples to pray. Every meeting follows four clear, God-centered steps—designed to focus the heart and elevate faith.

Moms learn to pray not merely about their anxieties but through the lens of who God is—His holiness, mercy, sovereignty, and love. This Christcentered approach anchors each prayer in truth, removes distractions, and strengthens purpose.

“We’re not there for fellowship,” Fern says. “We’re there to bring our children before the throne of grace.”

God Will Take Us to a

Place

Over the years, Moms in Prayer faced resistance—skeptical school districts, financial strain, logistical obstacles—but Fern never thought of quitting.

“When things were hard,” she says, “God would remind me: I will take you to a place where your only option is to look up.”

And she did.

She clung to the promise of Matthew 19:26: “With God, all things are possible.”

And again and again, she saw God move—miraculous donations, divine connections, and moms finding each other in the most unexpected corners of the world.

“I just wanted my sons to know Jesus,” Fern says. “I never dreamed He would shake the world.”

A Global Call to Christ

Fern carried her cry worldwide, teaching moms to storm heaven. She recalls a Kenyan mother weeping, “Jesus heard me.” Fern’s books—Mom’s Little Book of Powerful Prayers and When Moms Pray Together: True Stories of God’s Power to Transform Your Child—share His answers. Her Bible study, Igniting a Passion to Pray, draws women to Him. “Moms want our kids in His love,” she writes.

Today, Moms in Prayer groups meet in more than 150 countries, and their resources are translated into over 60 languages. The mission continues to grow from Kenya to Korea, Poland to Peru.

At 79, Fern is still active in Moms in Prayer. She’s been married to her husband, Rle, for 58 years, and they have 10 grandchildren. Her life reflects the gentle humility and deep faith that started it all.

“I never said ‘me,’’ she says. “It’s always God. And the amazing women He called to walk this with me.”

Empowering the Praying Mom

If there’s one core message Fern wants every mom to know, it’s this: You don’t have to go at this alone.

Kindergarten or college, struggling or thriving— no matter the season your child is in, God calls you to stand in the gap. Moms in Prayer offers more than just a structure—it provides strength, support, and a circle of women who understand the power of prayer.

“I just wanted my sons to know Jesus,” Fern says. “I never dreamed He would shake the world.”

But He did—through one praying mother, another, and millions more.

A Legacy That Keeps Spreading

Today, the movement’s mission is as focused as ever: Moms in Prayer International impacts children and schools worldwide for Christ by gathering mothers to pray.

Its vision is bold: that every school in the world would be covered in prayer.

The purpose is simple, but profound:

• To stand in the gap for our children through prayer

• To pray that our children receive Jesus and walk boldly in faith

• To pray for teachers, coaches, and staff

• To pray that schools are guided by biblical values and moral truth

• To offer support to moms carrying heavy burdens

And it still begins the way it did in 1984—with a humble mother looking up and asking someone to pray with her.

“Little did we realize that ordinary moms, releasing God’s power through prayer, were about to birth a worldwide prayer movement.”

—Fern Nichols

One Stone Across the Water

From a kitchen table in Canada to gatherings in every corner of the globe, Fern Nichols’ story reminds us that God often works through the available, not just the accomplished. She never sought a platform or a movement; she just wanted to protect her children.

And in that surrender, God wrote a bigger story.

Today, if you’re overwhelmed, unsure, or afraid for your child’s future, Fern’s journey reminds us: look up from your knees and ask God what He should have you do about it.

One hour a week. Four steps. Countless miracles.

“What God has done through this ministry,” Fern writes, “is living proof that He hears our prayers and responds.”

One hour a week.

Four steps. Countless miracles.

New Pediatric Cardiac Service Line

BRINGS SPECIALIZED CARE

Closer to Home

BCH launches pediatric echo service, reducing need for travel to distant medical centers

Local families with children requiring specialized cardiac care will soon have access to expert diagnosis and monitoring services without the burden of traveling to distant medical centers. Today, Boundary Community Hospital announced the launch of a new pediatric cardiac service line featuring specialized echocardiography services for children of all ages.

The new service will diagnose and monitor a comprehensive range of congenital cardiac abnormalities, including new congenital heart disease diagnoses, ongoing monitoring of complex syndromes and structural anomalies, and follow-up care for children with previously repaired cardiac conditions.

"This new service line represents our commitment to bringing specialized pediatric care closer to the families who need it most," said Wendy Pope, Cardiopulmonary Manager. "By offering expert cardiac diagnostics right here in our community, we're eliminating the stress, expense, and disruption that comes with traveling to larger medical centers for routine care."

An echocardiogram, commonly called an "echo," is a painless, noninvasive ultrasound test that creates detailed images of the heart's structure and function. For children, this important diagnostic tool

may be recommended for various reasons, including heart murmurs, chest pain, shortness of breath, family history of heart disease, or suspected congenital heart defects. The test helps physicians visualize how a child's heart is working and can detect abnormalities in the heart's chambers, valves, walls, and blood vessels.

A standout feature of the program is that all echocardiograms will be performed by Dannielle Marcin, a board-certified pediatric sonographer with American Registry for Diagnostic Medical Sonography (ARDMS) certifications in both adult and pediatric echocardiography. Furthermore, all exams will be reviewed and interpreted by pediatric cardiologists at Sacred Heart Children's Hospital, ensuring the highest standard of specialized expertise.

The pediatric echo service will initially operate on a bimonthly schedule, with plans to increase availability as the department grows to meet community needs. This service marks a significant step forward in Boundary Community Hospital’s ongoing mission to provide comprehensive, accessible healthcare to children throughout the region.

For more information or to schedule an appointment, please contact Wendy Pope, Cardiopulmonary Manager. (208)267-3141 x 4283

Honoring the past, celebrating the present, and looking ahead with hope this Independence Day

Independence Day, observed each year on July 4, is more than a national holiday—it’s a tribute to the enduring spirit of freedom and the ideals that shaped the United States. It marks the anniversary of the nation’s bold declaration of independence in 1776, a moment that forever changed the course of history.

This cherished holiday is a time for reflection, gratitude, and celebration. It’s an opportunity to honor the sacrifices of those who fought for liberty, appreciate the freedoms we enjoy today, and reaffirm our collective commitment to the values that define America—democracy, unity, and opportunity.

Across the country, communities come alive with patriotic parades, dazzling fireworks, and heartfelt ceremonies. Families and friends gather for backyard barbecues, picnics, and concerts, sharing in the joy of traditions that bring people together. For those looking to connect with history, visits to landmarks, museums, and memorials offer a chance to reflect on the nation’s journey. Engaging in volunteer efforts or supporting local events can also be a meaningful way to celebrate the holiday while strengthening the community.

Whether enjoying time-honored traditions or starting new ones, Independence Day is a powerful reminder of the resilience and unity that define the American spirit. It’s a day to celebrate our nation’s past, embrace its present, and inspire hope for the future.
