The Collin County housing market, like many others, is a dynamic arena influenced by various factors that shape its trajectory. In examining the ups and downs of the market, it becomes evident that Collin County experienced a nuanced landscape in November 2023.
Redfin data highlights a 3% year-over-year (YOY) decrease in the average single-family home sale price, settling at $485,000. Conversely, Plano stood out with a remarkable 9.5% increase, reaching $503,750 during the same period.
Market expert Melanie Brigante, owner of Delahn Realty, reports that despite strong prices, transactions have declined due to low inventory. Higher interest rates have prompted sellers to delay upsizing, opting instead to renovate and expand their existing homes. This strategic shift has significantly impacted both inventory levels and prices.
The fluctuation in housing markets is a classic interplay of supply and demand. The fear of a potential housing bubble "popping" arose as the Federal Reserve began raising interest rates. However, homeowners chose to stay put, tightening up inventory and maintaining strong prices.
Consumer buying decisions are intrinsically linked to supply and demand dynamics. Plano sellers held a prominent position in 2023, given limited buying options. This imbalance favored sellers throughout the year.
Supply remains a critical factor in shaping market trends. While intuition may suggest a drop in prices as interest rates rise, low inventory in the Plano market has defied expectations, keeping prices robust. The "rate lock-in" effect, where homeowners with historically low interest rates choose to stay put, has impacted all sectors, especially first-time homebuyers, leading to a shrinking inventory of entry-level homes. Melanie Brigante notes that reduced inventory, coupled with solid demand from first-time homebuyers, downsizers, and investors, has maintained solid and often increasing prices in this market.
The demand side of the equation reveals interesting trends. First-time buyers, comprising 26% of all homebuyers, witnessed a decrease from 34% the previous year. Meanwhile, Baby Boomers emerged as the largest generation of homebuyers at 39%. Different age groups have varied motivations for home purchases, with younger buyers desiring home ownership, while older buyers seek proximity to friends and family or a smaller home.

Court Appointed Special Advocates of Collin County, or CASA, is a local nonprofit agency that plays a pivotal role in preventing child abuse and ensuring the safety and welfare of our youngest community members by training and supporting court appointed volunteer advocates to provide powerful, best-interest advocacy and meaningful connections for children impacted by abuse, abandonment and neglect.
CASA volunteers are specially trained to meet the unique needs of children who have entered the child welfare system at no fault of their own. Appointed by judges as the Guardian ad Litem, CASA volunteers protect the best interests of their assigned children in court and in collaboration with the myriad of professionals working on the case. A CASA volunteer ensures their assigned children's well-being remains paramount.

Sierra (4 years old) and Casey (6 years old) entered the child welfare system after their biological mother passed away and their father was struggling with substance abuse. Sierra and Casey were placed with a relative to ensure their safety. During this time, their father would attend supervised visits under the influence, failed weekly drug tests and was not completing courses ordered by the court. The girls and their family were losing hope until Linda, a CASA volunteer, was assigned to their case. Linda developed a trustful bond and became someone the girls could confide in. She was a resource and support for their family, and eventually their father. She became a light in the girls’ lives when they felt all hope was lost.
The court granted Sierra and Casey’s dad the opportunity to turn his life around. Through the support of his daughters, his family, and CASA volunteer, Linda, he was motivated to maintain his sobriety, hold a job, and was able to fight for his family. After continued success, dad reunited with Sierra and Casey, and mended family relationships that were once strained and broken. CASA volunteer, Linda, remains a family friend.
Child abuse prevention is a collective responsibility that requires the active participation of individuals, communities and organizations. Armed with a passion for hospitality, Larry Goldstein, a Detroit native turned Texan entrepreneur, began his journey with a pursuit of a college degree in hotel and restaurant management. This sparked his journey into lifelong entrepreneurship.
Larry opened his first restaurant at the young age of 21. For nearly four years, his restaurant operated seven days a week in Michigan's blue-collar district. A strategic buyout paved the way for his next chapter, where he went into business with a close friend in Toledo, Ohio. This new business venture led him to steer a bagel shop's deli section while honing his dough and bagel craftsmanship skills.
In 1976, Larry and his wife, Susan, moved to Plano, where they operated as a husbandand-wife team to open the first Bagelstein, an iconic venture lovingly referred to as the "Jewish McDonalds". Over the next 22 years, the business grew from a small bagel shop to a sprawling 10,000-square-foot restaurant.
A buyout in 1998 allowed Larry to take some time off and savor life's pleasures. Yet, his culinary calling beckoned, and in 2001, Catering by Larry was formed and continues to be the place where he serves today.
Beyond the kitchen, Larry's philanthropic heart beats, with contributions to various organizations and active roles in Plano and McKinney Business Chambers. At 75, Larry maintains a robust lifestyle, cycling at White Rock Lake, walking on his treadmill and venturing into yoga. His story is about entrepreneurial triumph, community engagement, and a passion for creating unforgettable culinary experiences.
