“Leaders In Design, the program that for more than a decade has honored Houston’s top interior designers, is back with six new honorees… It’s now a product of the… Houston Design District and has a new presenting sponsor in Stuart Rae’s Thorntree…
‘While it is not the norm for us to recognize such a large group of Leaders In Design in one quarter, each of these designers is very well accomplished with a great body of work and should have been recognized as Leaders in Design a decade ago,’ said Denzil Hollingsworth, managing director of the Houston Design District.”

When we think of investments, often the first thing that comes to mind are financial investments. Although those are important, we can invest our time, resources, and mental energy in many other ways. I curated this issue so that it is focused on ways we can invest in and enrich our lives.
For my family, travel is one of the most important ways we invest in ourselves and each other. We grow as individuals by traveling and exposing ourselves to different cultures, landscapes, and experiences. Traveling doesn’t have to be weeks-long trips to far-flung destinations. It can be the simple act of a road trip to see wildflowers or seeking out a new restaurant in a nearby town.
In this issue, you will find many different types of investments. Find out more about the hospitality team behind Bludorn and Navy Blue investing in the Memorial neighborhood with their newest venture, Bar Bludorn. Also, learn more about the details of Chip and Joanna Gaines’ latest foray into Waco’s historic landscape with Hotel 1928.
There are also fun articles about great ways Houstonians can invest their time, including Five Reasons to Visit Slowpokes Memorial, the neighborhood’s newest coffee shop, and how customer service and hospitality are the cornerstones of Memorial’s Providence Title Company’s ethos. Also, don’t miss notable interior designer Lucinda Loya’s stunning Louisville, Kentucky manse for design inspiration and plan a trip to Naviva, A Four Seasons Resort for the ultimate investment in luxury travel and wellness.
I would love to hear about your latest Houston investments! Send me an email or follow us on social media!

“I believe the arts serve an essential purpose. They bring people together for a shared moment of transformation and human connection. I created the Houston Arts Pass platform to enable these moments and enrich people’s lives with the arts. I had to find a way to enable more people to access performances, provide exposure to our uniquely local arts groups, and strengthen our arts community through collaboration.
I invite you to think outside the box office to experience the best of our city.“

Spring ushers in a breathtaking display of wildflowers along the state's highways. The landscape transforms into a beautiful setting with over 5,000 species, courtesy of mother nature and the Texas Department of Transportation's (TxDOT) Wildflower Program. The Wildflower Program not only enhances the aesthetics of the roadsides but also slashes maintenance costs and fosters the growth of native species that require minimal care.
While the iconic Bluebonnet reigns supreme, all species and colors of the bloom, including White and Pink Bonnets, are considered the state flower. Surprisingly, more than 20% of the blossoms we see each season belong to the Sunflower family. Indian Paintbrush, another common wildflower, also comes in colors ranging from orange to yellow and even purple.
TxDOT's commitment to wildflowers extends beyond their beauty; their programs seamlessly integrate roadsides with the natural environment, promoting water conservation, erosion control, and wildlife habitat creation across the state.
CONTINUED >
Each year, TxDOT plants approximately 30,000 pounds of wildflower seeds, allowing the Lone Star State to become a canvas of colors, attracting wildflower enthusiasts to witness spring's peak wildflower blooming season.
In the heart of the Texas Hill Country, visitors are in for a visual treat as landscapes shift from rolling hills to rocky canyons, grasslands, woodlands, and savanna—all adorned with a vibrant array of wildflowers.
Make a pitstop at Lyndon B. Johnson State Park and Historic Site, nestled between Fredericksburg and Johnson City. It is a
wildflower haven with over 400 species, including bluebonnets, evening primrose, and scarlet sage.
When a Bluebonnet spot is 'official,' you know it's the real deal. Ennis proudly holds the title of the 'official Bluebonnet City of Texas,' and their fields are a spectacle. Plan your visit between April 1-30 for 40 miles of mapped Bluebonnet trails and catch the festival from April 14-16, complete with food vendors, live music, and family fun. For a wildflower extravaganza, head to Wildseed Farms, the largest working wildflower farm in the US. Spanning 200 acres, it's not just about flowers; there's a vineyard too.
The hospitality team behind Bludorn and Navy Blue is investing in the Memorial neighborhood with their latest concept, Bar Bludorn.
ARTICLE BY GABI DE LA ROSA PHOTOGRAPHY BY LAUREN HOLUB PHOTOGRAPHYAs any Houstonian will tell you, the city's famed restaurant scene is primarily focused within the 610 Loop. So, it is exciting to see a lauded restaurant group decide to open a restaurant in the suburbs, even if the 'burbs are just a 20-minute drive down the road from the city's most prized eateries.
This is the case with Bar Bludorn, the latest concept from acclaimed hospitality mavens Aaron Bludorn, Cherif Mbodji,
“We have to think about the neighborhood and the people we will be serving, because the space and where it is, gives the inspiration to everything” – Aaron Bludorn
and Victoria Pappas Bludorn. Now open in the former Jonathan's the Rub location on Gaylord, Bar Bludorn is a full circle moment for Aaron, as it was one of the first restaurants he ate at when visiting Houston with Victoria. The couple knew that they eventually wanted to open a restaurant in the Memorial neighborhood, where Victoria grew up. When the opportunity finally presented itself at the right time, the team jumped on it.
"We weren't planning on this at all, and the first time the (former) Jonathan's the Rub space came up, we actually passed on it. The week we were opening up Navy Blue, we got the call that it was available, but I was focused on our new restaurant, and I wasn't in
the headspace to raise money or think about another concept," says Aaron. "We ended up coming around – the three of us had a conversation about whether or not we should do it, and we eventually said yes. We weren't going to come across another opportunity to be in a space like that, tucked into a neighborhood like that – it was too perfect to pass up."
The vibe of Bar Bludorn is an upscale tavern meets neighborhood restaurant. With seating for 100, dark wood paneling, and a comfortable atmosphere, the team's vision for the restaurant is a place where friends and family can meet over a leisurely meal, or colleagues can enjoy a casual drink at the end of the day.
Bludorn Hospitality alum Alexandra Peña is the executive chef at the new eatery. As she has risen through the ranks from opening Bludorn to becoming executive sous chef at Navy Blue, Peña has proven her culinary expertise and ability to lead a team. Developing their staff and watching them grow within the company is one of the pillars of Bludorn Hospitality – they agree that they don't just hire cooks; they hire chefs who are looking to grow.
"I remember meeting Alexandra at a socially distanced meeting when we opened Bludorn in 2020," says Victoria. "She was so excited and had a positive attitude. At that time, I really hoped that she was the real deal, and it turns out that she is."
Aaron and Alexandra collaborated on a well-rounded menu with creative and beautiful dishes to ensure guests will return time and time again. Although there are no carryovers from Bludorn or Navy Blue, there are iterations of the calling cards chef Bludorn is famous for including dishes with seasonal ingredients, oysters, and housemade pasta. Diners can look forward to steak and fish options, fried chicken, and sandwiches, including a Reuben on housemade marble rye with wagyu short rib instead of brisket.
Fabio Pontes, once again, worked his magic on the innovative cocktail menu. With an emphasis on bourbon, the Bar Bludorn cocktails have the same flavor and quippy names as those at Navy Blue and Bludorn but with an appropriate sense of place to Memorial. The wine list, curated by Molly Austad, highlights unique wine producers from California, Oregon, and Washington doing exceptional things in the industry.
As they did with their last two restaurants, the team at Bar Bludorn is looking forward to connecting with the Memorial community. Highlighting local purveyors on the menu,
“There will always be a shared DNA between the concepts, but they will change over time because restaurants should always be evolving. If we don’t evolve, we get stagnant, and I will get bored. You don’t want a bored chef in the kitchen”
– Aaron Bludorn
being an active part of neighborhood farmers' markets, and supporting the local community is part of their identity.
"One thing that we have realized over the years is that whenever we give to the Houston community, we get it back tenfold," says Aaron. "It makes us feel like we are a part of the neighborhood, and Houston is one of those cities that thrives on that."
From the menu to the beverage program and the placemats and decor, everything at Bar Bludorn is thoughtfully curated for success.
Although Bludorn and Navy Blue have racked up critical acclaim, including two James Beard Award nominations, Bar Bludorn is an example of a team taking the lessons they have learned from their collective history and trying to be the best at what they do.
"It is amazing that we get these accolades," says Cherif. "But I always tell our team that when it comes to celebrating, the moment you say 'congratulations,' it becomes a thing of the past. We need to stay locked in for what is ahead and what we can achieve together."
INVEST IN LUXURY, WELLNESS, AND CULTURE AT NAVIVA, A FOUR SEASONS RESORT IN PUNTA MITA, MEXICO.
Set on the edge of a private peninsula in Punta Mita, Naviva, A Four Seasons Resort, has breathtaking ocean views and lush tropical foliage. A quick flight to Puerto Vallarta – Houston has several non-stop flights to choose from – and a 45-minute drive will land travelers in paradise. Naviva is ideal for couples seeking a secluded hideaway where self-care and recreation are the utmost priority.
Spread across 48 acres, the adults-only property opened in 2022, making it one of the newest resorts in the area. Guests are treated to an all-inclusive stay with meals and drinks included, and to ensure a relaxing stay, each guest receives one complimentary spa treatment and access to all of the resort's amenities.
One of the unique aspects of Naviva is its biophilic design, which connects humans with nature. Every aspect of the resort brings the outside in and highlights the natural beauty of Mexico. From natural timber bridges to tunnel-like walkways made of bamboo, guests should feel like they are one with nature.
Naviva boasts 15 luxury tents with canvas walls that can be rolled up or down. Each tent has panoramic coastal views, open-air living rooms, expansive decks, and private plunge pools. The interior of the tents is decorated with natural materials, many of which are made by local artisans.
The resort offers several dining opportunities, including its signature restaurant, Copal Cocina de Leña, terrace dining at Risco Terrace, private picnics in the jungle, in-tent dining, or casual poolside options at Selva Pool. Led by chef Sofia Mojica, Copal Cocina de Leña is a true delight, offering open-air dining and open-fire cooking. With no set menu, chef Mojica highlights local ingredients from farmers, fishermen, and ranchers.
Biophilic design or connecting humans with nature is one of the highlights of the resort. Every aspect of Naviva was designed to bring the outside in.
Many of the experiences at Naviva center around wellness. Guests can choose from spa treatments, native rituals, fitness opportunities including hiking and yoga, or cultural activities like cooking classes and spirit tastings.
Inspired by the native Ceiba tree, the resort's spa features private spa pods that are completely tucked away into nature. Emphasizing traditional Mexican rituals and practices, the restorative power of nature is the focal point of many of the spa's facials, massages, and body treatments.
The spa is a safe space to venture out of a typical spa experience. Adventurous guests can choose treatments like the Refuge Retreat, where they will be blindfolded throughout their body scrub, sound therapy, and mud massage before they are "reawakened" with a warm bath and gemstone facial.
Guests can also choose to visit Naviva's House of Heat or Temazcal for a personalized wellness ceremony, with an emphasis on gratitude and devotion. A rare opportunity, the temazcal takes place in an egg-shaped dome made of clay with a ceremonial fire pit with hot rocks infused with therapeutic herbs. fourseasons.com/naviva

Lucinda Loya’s Louisville, Ky., vacation home is intentionally eclectic, filled only with things that date back to its 1875 origin through 1976, the year her family moved away from that area.
Loya, one of Houston’s most glamorous interior designers and a Houston Chronicle Best Dressed Hall of Famer, combines couture-level style with serious design principles in every project. Her newest honor is as a new inductee to the Houston Design District’s Leaders in Design program.
In this Kentucky home, you’ll find vintage Mies van der Rohe Barcelona chairs and antique bed frames, mod prints and deep, saturated paint colors throughout.
“What I discovered over the years was that I didn’t want a single aesthetic to hold me back,” said Loya, who with her husband of 25 years has two daughters, 19-year-old Elena and 21-year-old Ana Luca. “What guides me is the architecture, the client’s lifestyle and the location of the home.”
Every home is different, from New York pied-a-terres to sprawling East Coast mansions and oversized Houston abodes.
Loya’s affection for great style began at a young age, and even when she babysat as a tween, she’d move furniture around after the kids had gone to bed. Then in her 20s, her great apartment style turned friends into clients and her career as an interior designer was born.
In business for more than 30 years, Loya has created beautiful interiors for homeowners in Houston and all over the world. Her recent projects list includes the pool area of the new Thompson high rise in Houston and the practice facility and common areas of the Boston Celtics. She’s also designed the homes of Boston Celtics owner Wycliffe “Wyc” Grousbeck and his wife, Emilia Fazzalari.
Her designs are driven by simple principles: incorporating a sense of emotion or soul, using contrast, warmth and texture, and mixing patterns and unexpected colors.
Many may have seen the hotel come to life during the couple's show, Fixer Upper: The Hotel. Named after the year of its completion, Hotel 1928 offers 33 guest rooms, two food and beverage outlets, a café, over 6,600 square feet of event space, a rooftop terrace, and a retail shop featuring exclusive Magnolia-designed merchandise.
The 1920s agricultural boom in Waco spurred significant expansion, leading to the construction of the Karem Shrine Temple building by the local Shriners chapter. Designed by Dallas architects with Wacoan support, the building reflects Middle Eastern and Moorish architectural influences and was a landmark in Waco for decades. After 75 years of being the go-to place for social gatherings, the building's energy faded until the Gaines rediscovered it.
In 2020, Chip, Joanna, and AJ Capital Partners started their journey to reimagine the historic building. Over four years, they transformed it into
Hotel 1928 maintains the buildings original facade, including bricks.a boutique hotel that embodies the spirit and values of the Magnolia brand while retaining its Moorish Revival and Spanish Revival elements. The restoration retains historic features such as arched entryways, clay tile roofs, and ornate stonework.
"When we first toured the nearly one-hundredyear-old building, we were amazed by the unique architecture and how much of it was still intact. We knew then that this project would require a thoughtful approach to design, where old meets new, and that our choices would need to be period appropriate but also feel decidedly Magnolia," said Joanna in a Magnolia blog post. "Being that the property was built in 1928, we had a lot of fun leaning into that golden age of American culture when anticipation was in the air and the future felt bright. We intentionally chose colors and materials that sparked a sort of nostalgia for those roaring twenties."
The lobby boasts restored terrazzo flooring, plaster walls, transom windows, and Moorish-style arches, while the rooftop addition seamlessly blends with the original structure, offering sweeping views of Waco. Design details like French striped wallpaper and furniture reflect the building's heritage and charm.
The renovation, coordinated with historic preservation authorities, earned landmark status with the National Register of Historic Places, preserving its architectural legacy for future generations.
In typical Joanna Gaines style, no detail was overlooked. Many of the items in the hotel are custom-made, from the furniture to the robes and slippers and even the scent that wafts throughout the hotel – guests at Hotel 1928 are in for a truly bespoke experience.
“When you step inside, we really want it to feel like you’re stepping back in time, and that every space would feel like permission to get swept up in that nostalgia, whether you’re dining in one of the restaurants, playing a game of chess in the library, or relaxing in your room.”
– Joanna Gaines
The Brasserie at Hotel 1928 offers an elevated dining experience, serving breakfast, lunch, and dinner with a seasonal menu of reimagined Texas comfort food. Bertie's on the Rooftop imbued with nostalgic charm, serves lighter, Texas-inspired dishes alongside delicious cocktails. With indoor and outdoor seating, guests can enjoy al fresco dining with views of downtown Waco.
Guests at Hotel 1928 will have a warm, welcoming experience with a touch of luxury, including Le Labo Bath amenities, custom Sferra sheets, and Dyson hair dryers. The hotel offers pet-friendly accommodations, morning coffee (delivered daily), and a turndown service. The hotel also boasts a two-story library with hundreds of books from the bookstore of notable Texas author Larry McMurtry.
"So much of the work we do at Magnolia begins from a place of hospitality and a heart for making people feel at home, and this hotel feels like an extension of that intention," said Joanna. "Throughout the design and renovation journey, our team poured a lot of time and passion into telling the story of our town and finding ways to make guests feel that sense of warmth and belonging. So, we hope everyone who steps inside this hotel will experience that and feel right at home."
“We knew then that this project would require a thoughtful approach to design, where old meets new, and that our choices would need to be period appropriate but also feel decidedly Magnolia.” – Joanna Gaines
