ow!! Spring has really sprung this year. Plenty of rain, lower water bills, happy unstressed plants. As long as you do not live downstream from an overflowing dam, life is good—at least as far as your garden is concerned. I inherited my green thumb from my mom, certainly not my dad, who often said he wanted to cement the front lawn over and paint it green. Mom and I ignored him on that little gem of an idea. Early spring or even late winter is a good time to refurbish or completely redo your garden. I set out to first replace our very inefficient sprinklers, a cost recouped in lower water bills and healthier plants. So take the long view and stop watering your hardscape and start watering your plants. We also tore out a good amount of 10-year-old tired and stressed out shrubbery and replaced it with smaller plants that we can watch grow. Being smaller, they did not cost that much to buy and plant. They also require less water than the old plants.

Next let’s talk trees. There is definitely no shortage of trees in the Conejo Valley. If you even look askance at an oak tree in Thousand Oaks, be prepared to hire a lawyer to get you out of tree jail. Having said that, I am anti-tree in my yard. According to my gardener and landscaper, the roots from two Queen Palms almost destroyed my garden and tore up my drains. We inherited them when we moved in, lived with them for 12 years and finally cut them down. We also had to dig up lots of dead roots and replace the topsoil. It was all for the good. Everything that was struggling is now thriving, and $1,000 later, my drains are also clear and we did not wash away in the heavy rain. If you must plant trees, please plant friendly trees with more vertical root systems. Also, plant them away from common property borders so your neighbor is not impacted by shade, roots, branches and your leaves. So it does not end up looming over your property, it should also be to scale with your home. I am at present really enjoying the cool weather-loving pansies we planted. I almost hate to have it warm up and have to replace them. By then perhaps the begonias we put in their place will also be beautiful.

sa Brente-Shekter knows firsthand the devastation of losing loved ones to cancer. Her husband, father and two cousins died from the dreaded disease. Brente-Shekter found her calling when, 14 years ago, her friend Margarita Horwitz introduced her to the Conejo Valley Guild, the local chapter of UCLA’s Jonsson Cancer Center Foundation. She wholeheartedly adopted its mission to provide financial support for cancer research and to educate the public about new therapies. “It’s my passion to help raise funds so a cure can be found,” she says. “I don’t want anyone else to suffer.” Now Brente-Shekter and Horwitz, both of Newbury Park, are co-presidents of the nonprofit and co-chairs of the upcoming fundraiser, the 16th annual Game Day, taking place Tuesday, April 25, at the North Ranch Country Club in Westlake Village. They encourage already-established groups that play tabletop games, such as mahjong, bridge, pan and gin rummy, to register for the event, and they invite individual participants to sign up for bunco. “Playing games you enjoy with people you like is a fun way to contribute to a good cause,” says Horwitz. There also will be a buffet lunch, raffle of gift cards to stores and restaurants, and a boutique featuring vendors selling jewelry, women’s clothes and handbags. Twenty percent of the boutique sales will benefit the JCCF. “It’s a good time to shop for Mother’s Day and graduation gifts,” says Brente-Shekter, who expects 200 people to attend and hopes to raise $12,000.

Marking its 40th anniversary this year, the local guild was launched by six women, who held meetings at each other’s homes. The organization has since grown to 211 members with bi-monthly meetings at the Westlake Inn. Madeline Bynder, who has close relatives affected by cancer and is herself a cancer survivor, joined the group more than two years ago and is on the Game Day planning committee. “I enjoy being involved, not only because the mission is meaningful to me, but also I’ve met so many wonderful, dedicated people,” she says. “Volunteering gives me a sense of pride and accomplishment.”
Since its founding in 1977, the guild has raised more than $1.5 million. Proceeds benefit cancer research, including the Impact Grant and Seed Grant programs at UCLA’s Jonsson Comprehensive Cancer Center, which is rated fifth nationwide in adult care in cancer by US News & World Report and is considered a world-class cancer research facility. “Impact Grants support collaborations among faculty across campus,” says the UCLA foundation’s Executive Director Margaret Steele. “One of the advantages of research at a major university is the breadth of departments that can come together in a united interest.” A recent Impact Grant funded the work of two biologists, a molecular immunologist and a biochemist who are exploring ways to disrupt the cell cycle that can lead to cancer, Steele says. Seed Grants, on the other hand, provide start-up money to young researchers in the early stages of a project. “Their ideas are so new, no other source of funding is available and yet these novel concepts can lead to tomorrow’s breakthrough,” she notes. A Seed Grant, for example, is currently supporting a study to determine why some cancers respond to immunotherapy and others do not. This information, Steele explains, will lead to giving patients the “right treatment at the right time.” The American Cancer Society estimates 1,688,780 new cancer cases will be diagnosed and 600,920 cancer deaths will occur in the United States this year. The Conejo Valley Guild’s support is crucial, says Steele. “The guild’s efforts are both inspirational and impactful to the work at the JCCC. They help fund the next generation of researchers and the next generation of treatments. There’s nothing more important than that.” Steele’s job has made a difference in her own life. “Working at the UCLA/JCCF is my thank you to the universe,” she says. “I am the daughter and mother of cancer survivors. hen Nicole Vanole became a certified Master Gardener through the Ventura County Master Gardener Program, she didn’t know it would transform her life. “The people I’ve met, the friendships, working in teams—all of it has been very enriching,” says Vanole, now executive co-chair of the flourishing Master Gardener Program. The national program is chartered through the United States Department of Agriculture and sponsored locally by the University of California Cooperative Extension of Ventura County and the University of California Hansen Trust. Master Gardeners are trained, certified horticultural volunteers who share their knowledge with home gardeners and provide the area locals with “non-biased gardening information… through public service, educational outreach and research programs.” Leah Haynes, Ventura County’s Master Gardener Program Specialist, joined the program in 2006 and has been instrumental in driving its growth. "There are 225 Master Gardeners in Ventura County who volunteer about 25,000 hours each year” to local gardening programs.

GARDENERS In exchange for the program training, participants agree to complete 20 weeks of classes in addition to apprenticeship and volunteer work. Once certified as Master Gardeners, additional education and volunteer time are “required annually to renew certification.” Notes Haynes, “Individuals are accepted into the program based on their ability to volunteer and support university research programs and outreach programs to educate the public.” “We usually have between 60-70 people interested in joining the program and we accept around 35 people (per class). We would like to accept everybody, but not everybody is interested in volunteering,” Haynes explains. Informational meetings about the upcoming session, which runs from November through May, will begin in September and serve as “my opportunity to share” about the scope of the program, says Haynes. “Typically, Master Gardeners are individuals who are interested in science, but we have people from all walks of life.” Although about 20% of program participants work

full-time jobs, Haynes notes that many of them are retired and have the time necessary to devote to the program. For those who are not able to volunteer, a variety of weekend workshops and classes are offered to the public, including a monthly summer series that will be held June through September at the Goebel Center in Thousand Oaks. In addition to educational programs, area Master Gardeners provide speakers and maintain facilities locally. True Colors Garden and Learning Center in Thousand Oaks, for example, is a partnership with Calleguas Municipal Water District, the city of Thousand Oaks and the Conejo Recreation and Park District. “We installed five drought-tolerant gardens there,” says Haynes. “That relationship has really spearheaded an effort for us to educate the public about drought tolerance.” Another popular component of the program is the Home Gardening Helpline. More than 20 rigorously trained volunteers take phone calls, answer emails and assist those who visit the Ventura Helpline office in person by providing “scientifically-based horticultural knowledge.” Says Helpline Committee Co-Chair Kei Zehr, “Plant health and wellness
questions are probably the most common” questions asked of Helpline volunteers who, with the support of a staff arborist and the horticulture experts at UC Davis, answered over 600 gardening inquiries from the public last year. Zehr, who became a Master Gardener in 2009, says, “Through the years, we’ve been able to grow this program and serve the needs of the community. It’s been really satisfying being part of the planning and … actually seeing the fruits of our labor.” Thousand Oaks resident Vanole also notes that “The program offers opportunities that may appeal to those who may not be physically able to do gardening work. There are other things,” like research, Helpline assistance and administrative work, “that you can do besides actually putting your fingers in the dirt,” she says. “The thing that I like most about the program is that we grow leaders that really are committed to providing UC science-based gardening education. We’re the best kept secret in Ventura County, and we don’t want to be a secret,” she adds. he Cardiovascular Institute of Los Robles Hospital & Medical Center recently became Ventura County’s only site approved by the Food and Drug Administration to replace failing aortic heart valves in high- and low-risk patients using a minimally invasive procedure rather than traditional open heart surgery. The transcatheter aortic valve replacement procedure—approved in 2011 for patients at high risk for conventional surgical aortic valve replacement and first performed at Los Robles Hospital in 2014 by Medical Director of Cardiac Services Dr. Vishva Dev—is a minimally invasive surgical procedure that repairs the valve without removing the old, damaged valve. Instead, implanting a replacement valve into the aortic valve’s place via a catheter. Los Robles Hospital became the first hospital from Los Angeles to Northern California to offer the TAVR procedure. Los Robles Hospital is currently participating in two valve replacement clinical trials: the Medtronic Low-Risk Trial, which aims to reveal outcomes of this minimally invasive alternative in low-risk patient populations, and the PORTICO IDE clinical trial, which looks at the new valve technology in high-risk populations.
“Our participation in these important clinical trials has the potential to revolutionize cardiovascular surgical practices,” says Dr. Gregory P. Fontana, Director of the Cardiovascular Institute of Los Robles Hospital & Medical Center. “The availability of this procedure to all patients means less-invasive and safer alternatives to those patients with aortic stenosis.” The low-risk trial comes on the heels of data showing that patients who underwent TAVR demonstrated superior survival benefits compared to patients that underwent SAVR. n honor of Earth Day, officially designated as April 22, the City of Thousand Oaks hosts its 20th Annual Thousand Oaks Arbor/Earth Day Celebration to educate the public about living sustainably year-round. “We want to impress upon people what a beautiful world we have and how we all have to do our part to help keep our environment clean and safe for future generations,” says Jana Covell, committee chair of the event. Presented by the City of Thousand Oaks and the Conejo Recreation and Park District, the Earth Day event takes place at Thousand Oaks Community Park. “The latest information to go green will be found at this event,” Covell says. “Whether you want to know about climate change, local wildlife, recycling or why we need to keep our trees alive, this is the event to attend.” The celebration will feature approximately 100 vendors and exhibitors, including garden clubs with plants for sale and companies with information about solar panels. Richard Elsley will be in attendance to raise awareness of the Conejo Valley chapter of the Citizens Climate Lobby, a grassroots, non-partisan organization with 55,000 members in the United States and Canada.
“Our goal is to convince our governments to pass legislation that will stop climate change,” Elsley explains. “The first step is to reduce the amount of carbon dioxide we emit into the atmosphere. We are harnessing the political will of our population to build a livable world for our grandchildren.” Leah Haynes will be on hand to discuss the University of California Master Gardener Program of Ventura County. This program provides science-based gardening education and community outreach, with a goal to enhance the overall well-being of people, plants and the environment. “Master Gardeners are certified volunteers who extend horticultural knowledge to home gardeners,” says Haynes. “These volunteers play a vital role in providing the local public with non-biased gardening information.” Additional Earth Day highlights include compost workshops and opportunities to chat with representatives from local environmental groups. There will also be an environmental art show featuring art created by local students and school groups. “For entertainment, local resident Brooke White, an American Idol finalist, will headline the event,” Covell says. “We will also provide children’s crafts with recycled materials, CONTINUED > food vendors and more.”

GREEN YOUR LIFESTYLE The annual event coincides with the city’s efforts to educate the public year-round about ways to go green at home. “There are a variety of things residents can do at home, at work, or at school to help reduce their impact on the environment and live a sustainable lifestyle,” says Rod Cordova, assistant analyst in the sustainability division for the City of Thousand Oaks. According to Cordova, the following simple changes in routine and behavior can make a big difference: Reduce: Limit single-use consumer goods and instead choose durable/washable/reusable water bottles, grocery bags, lunch containers, dinnerware and utensils, hand towels/napkins. When shopping, buy in bulk when possible, and choose products made from recycled content and with less packaging. Recycle: Recycle paper, aluminum and metal, such as junk mail, newspapers, cereal boxes, beverage containers, tin cans, glass containers and jars. All plastics numbered 1-7 can be placed in your recycle bin (look for the recycling symbol). Conserve Water: Install low-flow water fixtures in toilets, shower heads and faucets. Turn off the tap when brushing your teeth or shaving. Turn off the sprinklers during periods of rain, and replace traditional sprinkler systems with drip irrigation systems. Replace turf and water-hungry vegetation with drought-tolerant landscaping. Collect rain water with a rain barrel or install a grey water system, and use the water for your garden and flower beds. Sweep driveways and hardscapes instead of using water. Save Energy: Turn off the lights when exiting a room. Choose energy-efficient appliances and lightbulbs. Turn off or unplug appliances and electronic devices

when they’re not in use. Resort to natural sunlight when possible. Prevent Pollution: Cut back on driving your car by taking public transportation, walking or riding a bike. Avoid harmful fertilizers, pesticides and herbicides, and instead use organic alternatives. Properly dispose of household hazardous waste like motor oil, paint, batteries, solvents, pesticides and chemicals at your local hazardous waste collection event or facility. Compost: Food scraps and landscape waste can be composted at home and turned into a nutrient-rich soil amendment for your garden and flower beds. Repair: Fix items when they break or need repair to extend their life and reduce waste. These items include clothing, appliances, electronics, bicycles and sporting equipment. There are many online resources, such as YouTube, to help you do it yourself. You can also check out online "repair cafes" in which people share tools and knowledge on how to repair common consumer and household goods. Take Action: Buy locally farmed fruits and vegetables or start a garden and grow your own. Dispose of trash responsibly and pick up litter when possible. Donate unwanted or gently used clothing, toys, books and electronics to thrift stores and charitable organizations. Print on both sides of paper. Use rechargeable batteries. Carpool or rideshare when possible. Consolidate errands into fewer trips. Make sure car tires are properly inflated. Hang dry laundry. GARDENS OF THE WORLD
W
ith spring upon us, the Gardens of the World in Thousand Oaks is alive with an amazing array of flowers, trees and shrubs that define the multiple areas of the Gardens’ 4.5 acres. Annually, the city’s centerpiece hosts thousands of guests visiting the cultural and educational landmark, and one of the very best times to take in all its beauty is when everything blooms in April and May. The lush hideaway across the street from the Civic Arts Plaza is a wonderful place to relax during the day and stroll through the authentically designed, beautifully manicured gardens that represent England, France, Italy, Japan and even the California missions. The recent rains have prompted early budding of the plant life, and there is much more to come this spring. The Gardens of the World is privately owned and operated by the Hogan Family Foundation and was completed in 2001 by Ed and Lynn Hogan, former owners of mega travel company Pleasant Holidays. Today, the Gardens is a striking monument to commemorate the Hogan’s love of travel and various cultures of the world they encountered. “We have been fortunate to have traveled much of the world and we wanted to bring back some of the beauty and culture we encountered,” Ed Hogan explains. "With the Gardens, we can showcase glimpses of a world many may not have yet discovered. We hope 34

their experiences here will prompt them to explore new countries, meet new people and learn more about the world around them.” Noted landscape architect Wendy Harper developed the inspired design, and local builder Chuck Melber turned the concepts into a blossoming reality. The five sections of the Gardens are connected to a meandering, quarter-mile pathway that traverses the grounds, which is perfect for a leisurely stroll at lunch or on the weekend. Visitors can “brown bag it” and enjoy their lunches in the permanent picnic area. Linda Seaman, who became the Gardens’ Volunteer Coordinator in 2003, has seen an enormous amount of growth and maturation of the hundreds of plants curated in the wonderfully colorful gardens. Today, she is in charge of some 40 docent volunteers, who guide visitors on excursions Tuesdays through Sundays. Some 14 years later, she still loves coming to the Gardens every day. And who wouldn’t enjoy spending time outdoors in beautiful, relaxing surroundings communicating with people from all walks of life and from throughout the world? Each area in the Gardens is unique and features both perennial and annual plant varieties representative of the part of the world they depict. The English Cottage Garden is rich in vibrant colors displayed in casual array throughout some hedged areas. The Italian section is formal and emphasizes more structure than color, with hanging grapevines and towering cypress trees. The area dedicated to France is dominated by a multi-terraced fountain that cascades down the center of the Gardens, surrounded by trimmed hedges, topiaries, jasmine and more. The symbolic Japanese Garden is a serene oasis surrounded by a bonsai tree, bamboo forest, gentle waterfall and brook, and a koi pond. An open-air pagoda makes a restful place to retreat for contemplation and reading.
Beautiful year-round, the Gardens truly blossom in April and May, when the roses are in full bloom in the English Garden. In addition to the English rose, yellow, pink, white and orange varieties brighten the landscape. Then there are the colorful perennials, including foxglove, iris, hollyhock, alstroemeria, wisteria, California poppies and butterfly bush, to name a few, that present a more informal look. The Gardens’ many trees are also in their full glory in spring. London Plane trees flank the Gardens’ drive entrance and the terraced French fountain, which provide seclusion and welcome shade for the picnic area, where guests can eat at tables or bring a blanket to the American Bandstand lawn.

“People are often amazed to learn the Gardens are privately owned and operated, yet, open and free to the public to visit,” Seaman says. “They wonder why this beautiful site is in the middle of Thousand Oaks.” Hogan notes, “When we first saw the area across from the Civic Center, there was an abandoned car and a dilapidated former bar on the lot, with a lumber yard next door. It was a distressful eyesore. We bought the entire 4.5-acre area. We felt we should do something civic minded to not only clean up the mess, but build something that could be shared and enjoyed by everyone.” GARDEN OF EDUCATION & MUSIC
Throughout the year, the Gardens also serve as a backdrop for community activities paid for by the Hogan Family Foundation. The location is ideal for education, and since 2003, the Gardens has hosted more than 50 schools and 10,000 fourth-grade students participating in a special program to teach them about early California history. In the Gardens’ California Missions area, the lessons come to life, as noted performer Bruce Bounauro dons the robes of Father Junipero Serra. The pioneering priest is credited with helping settle California and building nine missions from San Diego to Sonoma in the late 1700s, along the famed Camino Real.
To end the summer in August, the Gardens brings a series of jazz concerts to its iconic American Bandstand in the heart of the Gardens, which can host 40-piece bands like the United States Air Force Band. Thousands of visitors come to enjoy picnics and lounge on the grass, while enjoying first-class performances. The Gardens also brings in local artists to display their works at the Resource Center, where visitors can take in the talents of area artisans. The artists essentially have one-person shows for periods of five to six weeks. The Gardens does not charge for the programs, but takes reservations on a firstcome-first-served basis for docent-led tours. Groups of six or more requesting tours must call in advance for reservations. Open from 9 a.m. to 5 p.m. Tuesdays through Sundays, the Gardens is closed Mondays, most national holidays and during inclement weather. Admission is free and docent tours are available six days a week. Donations are gratefully accepted. The Gardens of the World is a true oasis in Thousand Oaks and a wonderful place to commune with nature and learn about other parts of the world. Steps to Investment Success (Part 2 of 4)

This new strategy is called “leveraged risk parity,” or “leveraged income and growth.”

Is this because homes and cars are better investments, or because we simply didn’t have the right investment tools and experience? For the past 25 years, I have been researching leading investment trends. I have worked in commercial real estate and high-yield bond research, long/short technology hedge fund portfolio management, and for the past 12 years as a financial advisor in Thousand Oaks, specializing in ETF strategies, and I have never seen a new investment process that is this opportunistic for investors. INVESTABLEBENCHMARKS.COM In the March CVL issue, we explained that the Income and Growth investable benchmark portfolio has materially outperformed the ETF growth portfolios recommended by Warren Buffett and David Swensen. In fact, ETF PM’s Income and Growth portfolio is the only one of the three solutions that has consistently exhibited risk low enough for investors to consider using leverage at times.
LEVERAGE The main principle in risk parity is to apply leverage to an efficiently balanced portfolio, with broad diversification, in order to enhance performance while reducing risk. In early 2016, Wall Street’s new leveraged asset class ETFs were finally operating long enough to be analyzed fairly, and ETF PM quickly launched the industry’s first leveraged income and growth portfolios. 38

LEVERAGED INCOME AND GROWTH Over the past decade, we estimate that the Income and Growth 3x (IG 3x) portfolio gained 463% in total return, while the S&P 500 delivered just 94%. The Buffett and Swensen ETF growth portfolios rose by 90% and 70%, respectively. In addition to delivering extraordinary outperformance, IG 3x exhibited far lower risk than the Buffett and Swensen solutions. In the market crash of 2008, we estimate that IG 3x would have gained 2%, while the Buffett and Swensen portfolios fell by -32% and -26%, respectively.
LEVERAGED ETFS The Income and Growth 3x investable benchmark has delivered incredible performance, but there are still negative issues to understand regarding leveraged ETFs. For example, leveraged ETFs are more complicated than unleveraged ETFs, and the leveraged versions have far less actual performance history. In certain “choppy” market environments, leveraged ETFs often deliver materially distorted returns. In addition, investors in leveraged income and growth must also be mindful of the somewhat rare periods in which non-correlated asset classes endure material declines simultaneously. Regardless, all of the negatives associated with leveraged asset class ETFs seem to be somewhat immaterial compared to their potential for tremendous performance improvement, and risk reduction, when they are used effectively. RISK CONTROL In the May CVL issue, our third step to investment success will examine how certain leading portfolio managers utilize rules-based risk controls to protect their assets, especially when using leverage.

hen Bob Vartanian was thinking of adding to his chain of fireplace retail stores (Encino, Glendale and Pasadena), he looked northward and noticed that Ventura County was lacking in its offering of a quality fireside, hearth and barbecue store. Vartanian was also aware of the changing role the fireplace and hearth products were taking with regard to interior design. He knew that in order to successfully open a new fireplace and barbecue showroom in Thousand Oaks, a different way of displaying and servicing the customer had to be achieved.

A peek into Thousand Oaks Fireside and Design reveals the result. Store Manager Thomas Malinowski notes that the showroom has “a high-end club feel about it, with its black ceramic floors, halogen spot lighting and red carpet room,” adding, “When the space was being remodeled to become Thousand Oaks Fireside and Design, people would stop in and ask what kind of restaurant or bar this was to become.” The store is as far from the traditional “mom-and-pop” fireplace hearth store as one could get. Replacing many of the old standbys of a diminishing wood-burning era (tool sets, wood, baskets, pot belly stoves, etc.) are modern displays of efficient gas fireplaces, dynamic and useful retro-fit options for existing fireplaces and dazzling electric fireplaces that can be placed nearly anywhere. “The market has changed, and there is a growing trend for an exclusive designer showroom for our products,” Malinowski states. “Our clientele has become more design-oriented, and the fireplace is looked at as a focal point in the room, not just a forgotten black box under the mantel.” The store is a favorite source for interior designers, contractors and architects, as well as the public. Vartanian planned the store to be a place for people to relax, get inspired and visualize our products in their own homes. Malinowski adds, “We are filling in the design palette for our clients.”
The visually appealing showroom is not limited to fireplaces. There are stone and wood mantels, enviable custom-built outdoor kitchen islands containing the latest grilling equipment available, pizza ovens, outdoor heating solutions, fire pits and an entire room dedicated to mailbox options. ave you ever walked into a hotel where the environment dominates your feelings in a positive or negative way? Does your home happen to be your sanctuary, or for some of you, do you see it as your garden? I want you to take a moment to think about the place that you just love to hang out in, the place that just makes you feel complete. What is it about that place that makes you feel so great? Is it the colors, the scenery or just the way you feel when you are there? Personally, my home is where I have brought in the things that I love that make me feel comfortable. Are you able to make your home or garden your castle in order to portray a message from your heart? Does your home talk to you? Does it bring you feelings of peace or contentment? If this is something that you are interested in feeling, but haven't experienced, I'd like to give you some tips to help you feel more complete in your daily life. First, you need to be in sync with your sense of style. Are you elegant, modern or eclectic? What moves you? The feeling that I get when I think of my style is a little bit of everything. I look for things that speak to me. When my home

is cluttered, it tends to make me anxious and can be overwhelming, making me feel unproductive. If you're the kind of person who likes everything to match, consider looking at it as a total design; create a plan for each room if you think that will make it easier. Take it from one door to one drawer. Don't overwhelm yourself with trying to make everything perfect. My dad is a decorator and he has always suggested to have lights on each side of the bed. Even though this is a simple tool, it is a standard that you see in most hotels and room layouts. I think there are many basic ideas to homes and gardens that we should all abide by. After those first steps, it's up to you to decide what magic touches you want
to add that will bring forth the warmth and special feelings in your home. Some great ideas for easily changing the mood and energy in your home could be adding candles, colorful pillows and plants or flowers. I hope that my words have encouraged you to look at your castle and come up with some new ideas to add more of your love and joy into it, so that you can really enjoy having it as your happy, calming and passionate place.
