People & Culture JOURNAL

Editorial Note from our CEO Raphael Krucker

A special acknowledgment goes to our dedicated frontliners, who gave their all in every circumstance, rain or shine

As the summer season comes to a close, I want to extend my sincere thanks to everyone who contributed to making it such a success. A special acknowledgment goes to our dedicated frontliners, who gave their all in every circumstance, rain or shine. Experiencing Luštica as a guest with my family this summer was truly inspiring, and I would like to share my personal top three highlights of the season:

Highlights include:

1. Teamwork

2. Dedication

3. Passion

This edition of the journal offers a brief recap of the summer season, featuring key moments, reflections, and achievements that made this season so memorable.

This summer, our Learning & Development initiatives, along with two new Celebrate Healthy Life workshops, brought together colleagues and homeowners, reinforcing our commitment to collaboration and wellbeing. Destination and engagement events, from welcoming new employees to fostering professional growth, have been central in empowering the destination and strengthening our community.

We are also thrilled to welcome new colleagues who bring fresh energy and perspectives. Our ESG commitment and employee engagement initiatives now extend to our homeowners, making this journey more meaningful for everyone. I am equally delighted to see our continuous growth through the various learning programs available to all.

This season also marks an important new chapter: the appointment of our new CEO, Oudad W.Kheir, effective 1st January

2026. While I will hand over day-today leadership in the new year, I remain fully engaged in shaping Luštica’s longterm strategy. Together, we will continue empowering the destination and building Luštica’s path toward becoming the Adriatic’s premier destination. Thank you all once again for your dedication and for making this summer truly remarkable.

Kind regards, Raphael Krucker

Trail – A Race that Tests Endurance and Refreshes the Spirit

A highlight of the experience is crossing Mount Vrmac, where breathtaking views stretch across both sides of the bay.

“ For me, the Boka Bay Trail was a true test of endurance- 17 km of running, but also an escape from the city crowds. The race starts in Porto Montenegro and finishes by the ancient walls of Kotor, offering runners a unique perspective of the Bay of Kotor. A highlight of the experience is crossing Mount Vrmac, where breathtaking views stretch across both sides of the bay.

Although challenging, I would recommend it to anyone in good physical condition. Beyond the physical effort, the race brings an incredible atmosphere- the energy, motivation, and support among participants truly inspires and uplifts. For me, the Boka Bay Trail is more than just a sporting event – it’s a way to clear the mind, release stress, and recharge with fresh energy.”

Business Run Podgorica

Participating in the Luštica Bay Business Run was an energizing and inspiring experience. It was more than just a race - it was a celebration of teamwork, perseverance, and the vibrant business community we have in our region. The atmosphere was truly motivating, with colleagues and friends cheering each other on every step of the way. Crossing the finish line, I felt both proud and grateful to be part of an event that connects people through sport, promotes healthy lifestyles, and reminds us that determination and collaboration are the keys to success - in business and in life.

Once again, the Luštica team proudly took part in the annual Podgorica Business Run, showing that our team spirit extends far beyond the office. With energy, laughter, and plenty of encouragement, we joined hundreds of colleagues from companies across the country in a 5km run through the heart of Podgorica.

For me personally, this event has become more than just a race. It’s a tradition that brings colleagues closer together, inspires healthier habits, and reminds us how powerful it is to support one another – both at work and on the track. I started running those events when I joined Luštica in 2022 and over time it became a way to clear my mind and recharge. Now, every Business Run is a checkpoint – not only in fitness, but in connection with the amazing people I work with every day.

We may not all run at the same pace, but we always finish together – and that’s what makes it special.

I am already looking forward to next race Millenium Run – with more runners, more smiles, and maybe even a few personal bests which I made on this Business run this year and I am very proud of myself.

SEPTEMBER DEDICATED TO PADEL AND TENNIS IN LUŠTICA

Men’s Tournament

1st place – Mladen Petrovic

2nd place – Zlatko Rajic

3rd place – Damjan Perunicic

Women’s Tournament

1st place – Milica Rakovic

2nd place – Iva Petkovic

3rd place – Olga Radovic

This autumn, the spirit of sports and community once again came alive on the courts of the Luštica Bay Tennis & Padel Center – Centrale, where we had the great pleasure of hosting a community tournament in padel and tennis. September was reserved for competition, camaraderie, and above all, the positive energy that sports bring into our daily lives.

The program gathered numerous padel and tennis enthusiasts, and we are especially proud that many of our colleagues also took part, proudly representing our company on the court. Their dedication and enthusiasm proved that the spirit of teamwork and fair play thrives not only at work but also beyond it.

The Padel Tournament, held in the mixed doubles category, brought plenty of excitement with its Round Robin format, ensuring every team had the chance to compete. The four best teams secured their spot in the finals stage, with the climax of the tournament taking place at the end of the month—semifinals were played on September 27, while the grand finale was held on September 28, cheered on by colleagues and fans alike.

Alongside padel, the audience also enjoyed thrilling matches in the men’s and women’s tennis competitions, further establishing Luštica Bay as a hub for sports events and a gathering place for an active community.

For us as hosts, this tournament was more than just a competition, it was a meeting of colleagues, friends, and sports enthusiasts in an environment that blends the joy of the game with the beauty of our surroundings. We eagerly look forward to future sporting events and are confident that the next tournaments will attract even more participants and spectators.

From Belgrade to Luštica: The Pantić Family Finds Peace Life by the Sea

The Pantić family from Belgrade decided to start a new life in Luštica, seeking peace, security, and more quality time together.

Ivana Pantić, a Graduate Pharmacist and long-time Pharmacy Manager, was offered a position at one of Luštica’s retail outlets, the Medicor Pharmacy, which made the decision to move much easier.

Equally important was that her husband, Nenad, found a job nearby, which he secured by joining the technical team at Luštica Development, a company the Pantić family recognized as an excellent opportunity for his career growth.

The greatest challenge was helping their two children adjust, leaving behind friends and a familiar kindergarten routine in Belgrade. Nevertheless, the family was determined to give their children the experience of growing up in a healthier, calmer environment, closer to nature and the sea.

For the family, the need for tranquility and quality shared moments outweighed the fast-paced life in Belgrade. An adventurer at heart, Ivana immediately fell in love with the idea of seaside living and quickly convinced her husband to embrace something new.

Today, they are gradually settling into life in Luštica, enjoying daily walks, family time, and the sense of balance they had long sought. For the Pantić family, the move was not just a change of address, but a new rhythm of life, where work, home and the sea have become their everyday joy.

Exciting Career Shifts: EMPOWERING GROWTH THROUGH NEW OPPORTUNITIES

At the heart of every thriving company lies a strong belief in its people, their potential, passions, and unique contributions. That’s why we are proud to celebrate our colleagues who have recently taken a bold and exciting step in their professional journeys by transitioning into new roles within different departments of our organization.

These career shifts are more than just changes in job titles; they are powerful examples of how we nurture talent, recognize individual strengths, and encourage professional growth across all levels of the company.

A Culture That Encourages Growth

One of the defining features of our workplace culture is the belief that career paths don’t have to be linear. We

Global Housekeeping Appreciation Week

A Thank You to Those Who Keep Everything Running

In celebration of this international week of recognition, our housekeeping teams had the chance to swap their uniforms for golf clubs and enjoy a day dedicated to them. In collaboration with our colleagues from The Chedi Hotel, a special gathering was organized at the Luštica Bay golf course, a simple yet meaningful gesture of gratitude for all the hard work they put in, both during and outside the peak season.

For many, golf was a new experience, and although it may seem simple at first glance, the sport demands focus, patience, and precision. The day was filled with laughter, relaxed conversation, and light-hearted competition. The

understand that professional interests evolve, skills expand, and new passions emerge. By supporting internal mobility, we allow our team members to explore those interests and apply their capabilities in new and meaningful ways.

Building Agility and Cross-Departmental Collaboration

Career mobility doesn’t just benefit individuals, it strengthens the organization as a whole. When team members bring experience from one department into another, they carry with them new perspectives, problem-solving approaches, and a deeper understanding of how the business works.

This kind of cross-functional knowledge fosters agility, innovation and collaboration.

Looking Ahead

As we continue to grow as a company, we remain committed to creating a work environment where people feel empowered to pursue their interests, take on new challenges, and shape their own career paths. If you’re considering a shift or curious about opportunities in other departments, speak to your manager or our People & Culture team, your next big move might be just around the corner. Here’s to celebrating growth, recognizing potential.

Together for a Cleaner Coast OUR DAY AT ŽUPA BEACH

Driven by our commitment to ESG values and genuine care for the environment, we proudly rolled up our sleeves and took part in this year’s Coastal Clean-Up event, held in celebration of International Coastal Clean-Up Day. It didn’t take much to feel motivated knowing how important a clean sea and unspoiled nature are to our community, we gladly put on our gloves, grabbed trash bags, and got to work. For a few hours, we collected every piece of litter we could find, doing our part to return the beach to its natural beauty.

This day reminded us that small actions become powerful when we take them together. Every bit of trash we picked up was more than a cleanup effort, it was an expression of shared responsibility and

photos speak for themselves, and the atmosphere was easygoing and joyful.

As Sara Jovanović, HSK Coordinator, shared:

“What made this day special was the opportunity to spend quality time together, beyond our daily routines. For me, this gathering was another reminder that we’re more than just colleagues, we’re a family. It means a lot to know we work in an environment that truly values our contribution, where team spirit is nurtured, and where every team member feels appreciated.”

This event wasn’t just about fun and games, it was a reminder of how important connection, recognition, and mutual respect are to the culture we continue to build.

In every company, there are those whose work often happens quietly, behind the scenes, yet is essential to everything function smoothly. Our Housekeeping teams are the perfect example of that. This day was just a small token of appreciation, but one filled with meaning.

care for the future. For us, this wasn’t just a task or a checkbox—it was a way to live the values we stand by, both in our work and in our lives. Through initiatives like this, we build stronger ties with our community, raise awareness about the importance of environmental preservation, and reaffirm that every step toward sustainability counts.

It was truly inspiring to see colleagues from different departments working side by side, with smiles on their faces and a shared goal: a cleaner, healthier coastline for all.

This experience encouraged us to keep going, because we know that only together can we protect and preserve the nature we love.

ESG Ambassadors Driving Sustainability Forward at Luštica Bay

At Luštica Bay, sustainability is more than a commitment, it is a way of shaping the future of our destination. Guided by our ESG Ambassadors, we are turning goals into actions that strengthen both our community and environment.

Closing the Loop on Glass Recycling

We are excited to announce the launch of the glass collection organized in cooperation with NGO Zeleni talas Collected glass is transported to Deponija Podgorica and then shipped to a recycling facility in Bulgaria, ensuring a fully circular process. Depending on the season, Luštica Bay now recycles between 300 and 500 kg of glass every two months

Building on this success, and inspired by colleagues at The Chedi Hotel, we are evaluating the purchase of a GLS glass crusher This investment would:

• Eliminate disposal costs for glass waste.

• Produce high-quality sand on site for golf operations.

• Turn glass waste into a valuable resource.

• Create greater savings and sustainability benefits as collection expands.

• Reduce demand for natural sand extraction, a global environmental challenge.

Natural sand is a limited resource, and its extraction damages ecosystems, causes erosion, and increases flood risk. By producing recycled glass sand locally, Luštica Bay reduces environmental impact, avoids long-distance transport, and aligns with EU Circular Economy goals — while positioning itself as a leader in responsible destination management.

Additional Sustainability

Achievements Our ESG journey also includes:

• E-waste recycling – 514 kg processed in 2024.

• Partnership with the Environmental Protection Agency.

• Contract with Hemosan Bar for hazardous waste management. Shaping a Sustainable

Luštica Bay: The Strength of Community and Solidarity in Times of Challenge

The fire that struck the Luštica peninsula and its surroundings was a moment that tested resilience, courage, and unity. What emerged in response was a powerful demonstration of selfless dedication—employees, volunteers, and members of the Luštica Bay community standing together to protect not only homes and property, but also the natural wealth of our unique environment.

The first alert came from the Luštica Bay security team, who quickly identified the fire and notified emergency services. Thanks to swift coordination, Almara Beach was defended, and all visitors were safely evacuated. Among those who stepped forward was Marko Ristanović, Project Manager, who volunteered his expertise: “My task was to operate a specialized drone and provide aerial information to the teams on the ground who were battling the fire in hard-to-reach areas. The situation required a swift response, focus, and timely sharing of data on the intensity, direction, and scope of the fire. I believe my role was modest compared to the brave firefighters who directly risked their lives. Nevertheless, am proud that I was able to contribute in this way to the safety of the community I live in, and to the protection of my family and other members of our community.”

Power of One: Reflecting on Our Q3 Winners

At Luštica Bay, our people are the driving force of our journey toward becoming the prime Adriatic destination, with their dedication to our shared values shaping the culture and community that make us unique.

The third quarter of the year once again highlighted this spirit through the Power of One competition, where colleagues took the time to recognize and celebrate those who inspire, support, and lead by example. Our Q3 winners stood out as

true role models, embodying the values that connect us and guide us forward.

What made this round especially exciting was the introduction of a new digitalized voting format, which was met with enthusiasm across the organization. Thanks to this change, we received a record number of nominations, accompanied by heartfelt stories that reflected the strength of teamwork and the importance of recognition.

The Q3 edition of Power of One not only celebrated outstanding individuals but also reinforced the culture of encouragement and appreciation that defines us. It reminded us how impactful it is to recognize one another and how these moments of recognition fuel both personal growth and collective success. Together, we continue to create a culture where excellence is seen, appreciated, and celebrated.

The firefighting efforts were reinforced by helicopter units refilling water from the artificial lake, while a SARD vessel from the Maritime Safety Administration remained on standby in the marina, prepared to provide support from the sea.

When strong winds intensified the blaze, solidarity reached its highest expression.

Nearly 50 volunteers from Luštica Bay gathered, shoulder to shoulder, to form a protective line of defense. "When the message came from our colleagues in the fire department that additional help was needed, I didn’t hesitate for a moment – like many of my colleagues, I immediately responded. I didn’t do anything special, just what anyone of us does when the team needs it. It was another successful test of living by 'One Vision, One Team.' said Nikola Bogdanović, Security Guard. Two employees even made their private water tankers available to aid the firefighting efforts. Darko Klakor, Bus Driver, shared his reflection: “Together, we defended the lives and property of our neighbors, while also preserving the most valuable treasure we have: the plant and animal life of Luštica. My contribution was nothing compared to that of my colleagues who were on the ground, directly exposed to the dangers of the fire. I was inspired by the courage

and solidarity of my colleagues, who stood side by side in times of hardship, and by their readiness to face the risks on the front lines.”

The commitment shown during those days was not limited to the Luštica Bay community alone. Luštica Development continues to follow with deep respect the tireless efforts of protection and rescue services across Montenegro, whose members act daily with bravery and devotion to contain wildfires and protect lives.

This experience also reminded us of the ultimate sacrifice made by soldier Dejan Božović, who tragically lost his life in the line of duty. His legacy is a profound reminder of courage, responsibility, and love for one’s country.

From the first alarm to the final extinguished flame, the response of the Luštica Bay community stood as a testament to solidarity, professionalism, and unity of purpose. It showed that Luštica Bay is more than a destination or a workplace, it is a living community, bound together by trust, responsibility, and care for one another.

Lotus Up Success: Stronger Processes for a Stronger Future SOPs Now Live on SharePoint
We’ve achieved a major milestone!

Through joint effort and dedication, we have successfully completed a key phase of the Lotus Up project. All identified procedures have been developed, signed, and published on SharePoint — and are now ready for use across the organization.

Strengthening Organizational Maturity

The Lotus Up project was designed to enhance our organizational maturity and competence. We are proud to share that we delivered 70 planned SOPs, along with 18 additional standardized processes shaped by the team’s insights and analyses. This success was made possible by the commitment and collaboration of 31 dedicated team members.

Alignment with Our Priorities

This achievement reflects our proactive mindset, teamwork, and dedication. With these contributions, LD now has standardized processes fully aligned with our four company-wide priorities:

People for Progress

Customers for the Core

Growth for Good System for Success

Looking Ahead

The journey does not end here. Our next step is the formal implementation of SOPs, supported by internal reviews and continuous updates to ensure processes remain relevant and effective.

A special thank you goes to Ivana Marković, Business Processes, Policies and Procedures Manager, who successfully led the team, and to the entire Lotus Up team for their commitment, dedication, and hard work in bringing this project to life.

As Ivana noted:

“The completion of this project represents not only a significant achievement, but also the creation of a strong foundation for future growth — empowering us with the clarity and confidence to define precise plans and targets that will steer our operational and financial journey forward.”

A Shared Vision of Excellence

This milestone is proof of what we can achieve when we work together with focus, determination, and a shared vision of excellence. The Lotus Up project has not only standardized our processes but also laid the groundwork for long-term growth and success.

Banyan Tree Takeover: A Challenging but Necessary Transition for Mamula

and Centrale

The takeover of Mamula Island and the Centrale Hotel by Banyan Tree marked a defining milestone in Montenegro’s luxury hospitality journey. What began as negotiations in July last year quickly evolved into a fast-moving process, culminating in a signed deal by March, just weeks before the season’s opening.

The road was not without its challenges. “Transitioning right at the beginning of the season required, speed, accuracy, connecting new teams and, most importantly, aligning two distinct cultures under a shared vision” recalls Juan Tamames, General Manager, who navigated both properties through the

process. “As with any major change, there were moments of uncertainty and occasional missteps that reflected the turbulence of the process”. Yet these hurdles also highlighted the resilience of the teams involved and their ability to adapt to a new chapter.

And yet, out of challenge came opportunity. Juan sees the shift as a long-term gain. Banyan Tree’s global network, particularly in Asia, is set to open new markets and strengthen Montenegro’s growing shoulder seasons. “Transitions are never easy,” he reflects. “But every challenge brings a chance to learn and grow.”

Sustainability has been a guiding principle throughout. On Mamula Island, the hotel

operates as a self-sufficient ecosystem— producing its own water, separating waste streams, compacting trash to reduce transfers, and working toward Green Key certification. Centrale, meanwhile, has embedded strict recycling standards and curbs food waste through careful seasonal supply management. “It’s about responsibility,” says Juan. “Even the smallest actions as reducing water flow, reusing stock, can create a lasting impact.”

For Juan, the bigger picture goes beyond hospitality. “We’re not just building hotels,” he concludes. “We’re shaping a community, creating a city, and fostering a sense of belonging.”

SHAPING THE FUTURE OF GOLF AT LUŠTICA BAY

Golf at Luštica Bay is more than a sport, it is the creation of a community, the building of a culture, and the gradual shaping of something truly unique on the Adriatic coast.Every step we take now is laying the foundation for a destination that will soon become a landmark in Montenegrin golf.

Designed by the legendary Gary Player, the course is envisioned as a world-class experience. By the end of next year, nine holes will be ready for play, marking an important milestone on our journey the establishment of the Luštica Bay Golf Club

A Growing Community

What’s remarkable is that even without the complete course, the spirit of golf is already alive here. The Golf Shop has seen incredible interest, with our signature white Luštica Bay caps and branded golf balls selling out quickly. T-shirts are also in high demand a clear sign that our community is proud to wear the Luštica Bay name.

On the course, activity is steady and enthusiastic. July and August were fully booked with 12 hours of play each day, and even now, around half of all tee times are reserved. At the driving range, mornings and evenings are often filled with small groups of up to five players. Proof that the game is steadily gaining momentum in our town.

Gratitude and Support

Feedback so far has been overwhelmingly positive. Under the guidance of our Golf Manager, Aq, the message is consistent: no complaints, only gratitude. People are not only thankful for the facilities we already have but are also eager to support and shape what comes next. There is genuine interest in engaging with the project and with the Luštica Bay team, a clear indicator that golf here is as much about people as it is about sport.

Looking Ahead

On our way to becoming a Golf Club, we are building strong realtionship with the Golf Association of Montenegro, a recognition that places us firmly on the map of national golf development. Exciting conversations are underway with potential partners for future events, perhaps even international names like Porsche. These partnerships will bring energy, visibility, and prestige to our course and community.

From September, a dedicated shuttle service will make access to the course easier, operating its operating across whole destination, picking up community members from their apartment, or parking, near the fire station. This small but important step ensures convenience for players and enhances the overall experience.

On the Ground

A lot of behind-the-scenes work is making all of this possible. The transition to Bermuda grass is underway, with new seeds already planted. An artificial lake is being created to support irrigation, relying on treated wastewater to ensure sustainability. Two marshals and eight greenkeepers are caring for the course daily, even while working from a modest, improvised operations facility.

Innovation is also part of our DNA. Our bunkers are being built with an ecolayering system using recycled grass, a practice that combines performance with environmental responsibility.

A Vision for the Future

The future promises even more. Next year, we aim to welcome another golf professional, Dani, to expand our beginner lesson program, opening the doors for more people to discover and enjoy the game. By the end of next year, with nine holes completed, the Luštica Bay Golf Club will officially be born, giving our community a home for golf in Montenegro.

Get to know our new colleagues: Milan, Brand and Content Senior Manager

Can you tell us a little about yourself and your background before joining LB?

Born and raised in Herceg Novi, one day I took a chance by crossing the ferry and joining the marketing team in Porto Montenegro. There, as a youngster, I had the opportunity to dive deep into branding and learn more about the world of real estate, marinas, and the hospitality industry. Working in such a diverse environment allowed me not only to broaden my craft but also to understand the business aspect behind each segment. This has helped me greatly throughout my career, enabling me to progress on both a corporate and professional level. Some of the highlights from this period include working on the branding for the Regent Hotel, launching the first branded residences, and participating in the PM rebrand.

What drew you to join the marketing team here?

I thrive most when I get the chance to work with brands that operate diverse business models, and with LB having such diversity (and growing!), it felt like a perfect match. Additionally, the people and company culture gave me the impression that this is a destination worth investing in as I build the next steps of my career.

How would you describe your first impression of LB?

For someone who had been looking at LB from the other side of the bay for so long, the first impression felt genuinely warm—like visiting a friend.

What excites you most about working in destination marketing?

The opportunity to bring to light the moments that make each destination unique. This can be done through photography, video, writing, or genuine human interaction. Working our “magic” to capture and convey the true energy of a destination is what drives me every day.

How do you think marketing can help showcase LB’s unique story?

Through our diverse marketing initiatives, we open a two-way portal: we allow people to see us for what we stand for, while also inviting them into this place we call our sanctuary.

What’s one fun fact your new colleagues might not know about you?

I like to watch resale apartment ads and comment on interior design for fun.

If you could describe yourself in three words, which would you choose?

Moody, Organised, and “svoga posla” What inspires you outside of work hobbies, passions or creative outlets?

I’m passionate about an active lifestyle, so most of my time is spent either running after my toddler, on a treadmill, or immersed in video games. To fuel my creative energy, I like to enjoy a good movie or TV show, attend music festivals, or visit a nearby art exhibition if there’s one.

If you had to pitch LB to a friend in just one sentence, what would you say?

“Oh man, you won’t even notice if the Wi-Fi is down when you’re here.” What’s your favorite spot in LB so far and why?

I’d say the Marketing office terrace— there’s always good shade, coffee (we’re still working on the fruit delivery), and unfiltered conversation.

How do you see the future of LB as a destination?

I see it evolving more around its community and embracing the wild beauty of the here and now.

Natasa, Marketing Manager Real Estate

Can you tell us a little about yourself and your background before joining LB?

I was born in the north of the country and later moved to Podgorica, where I graduated from the Faculty of Economics. During my studies, I was involved in a European student organization, which gave me the chance to gain some valuable international experiences at that time.

I also played volleyball for my local team during primary and secondary school, more for the joy of the game and the friendships than anything else. Over the years I’ve worked in telecommunications, the automotive industry, and luxury destinations, mostly in marketing and sales. Those different roles gave me a chance to look at things from different angles and better understand how businesses work.

What drew you to join the marketing team here?

I was drawn by the idea of being part of a town in the making, in such a unique setting with a clear long-term vision. As a Montenegrin, it feels special to contribute to a project that values preserving nature and creating balance, especially knowing how some parts of our coastline have been overbuilt and have lost their original charm. That contrast makes me appreciate even more that Luštica Bay is being developed with care. On top of that, working in such a beautiful place with many opportunities to grow made it an easy choice.

How would you describe your first impression of LB?

As this is my fourth corporate environment, my first impression was how wellstructured everything felt, from onboarding to cultural workshops. The destination itself is vast, and not everyone immediately understands its scale when they first join, so I think it is important to build a common ground around our shared mission. What stood out most was how passionate people are about the project, and that enthusiasm is truly inspiring.

What excites you most about working in destination marketing?

It is exciting to watch a place, built with so much passion and effort, grow into a real community, one that people want to return to. It is rewarding to know that every message and touchpoint we create has a purpose and can spark an emotion. I also enjoy introducing Luštica Bay to new markets, especially to people who may not even be familiar with Montenegro. Guiding them from initial awareness to curiosity, to becoming clients, and eventually to becoming neighbors is a beautiful journey, one we share closely with our sales colleagues.

How do you think marketing can help showcase LB’s unique story?

Marketing today is not just about creativity or making things look beautiful. It is also about embracing new technologies, being analytical, and staying honest about what works and what does not. We are in a new era where capturing attention means balancing creativity with data and constantly adapting to how people respond. At Luštica Bay, our goal is to tell an authentic story while making sure every effort has both meaning and

impact. Digital channels are essential, but word of mouth and even a beautifully designed magazine still play an important role. In my opinion, the best marketing combines innovation with timeless ways of connecting with people.

What’s one fun fact your new colleagues might not know about you?

Breaking stereotypes, I probably know more about cars than most of my male colleagues.

If you could describe yourself in three words, which would you choose?

Persistent, reliable, friendly.

What inspires you outside of work hobbies, passions or creative outlets?

I find inspiration in meaningful conversations, books, movies, travel, and mountain sports such as skiing and hiking. Mountains are a tradition in my family, and spending time there always brings me clarity. They help me slow down, even when I sometimes speed up on the ski slopes, let me see things from a different perspective, and often bring answers to questions I did not even know I had.

If you had to pitch LB to a friend in just one sentence, what would you say?

I would borrow our recently introduced brand guiding idea: “The wild beauty of here and now.”

What’s your favorite spot in LB so far and why?

During work hours, if I am in Marina Village for a meeting, I like to pause for a moment on The Chedi’s balcony next to the lobby. The view of the marina and the sea breeze always remind me how beautiful this place is and give me an extra dose of inspiration. In my free time, I prefer Pecka beach. I gladly visited it even before joining the project, with its pristine water and natural shade making it a truly special place.

How do you see the future of LB as a destination?

I love that the future of Luštica Bay is clearly defined through the masterplan, yet still flexible enough for thoughtful refinements along the way. The recently introduced Feel Alive concept is something we, on a team level, are especially passionate about, as it encourages people to live in the moment and experience the destination in authentic ways. What excites me is how this vision will be translated into everyday life, through events, community, wellness, and even the smallest daily rituals, so that Luštica Bay is not only beautiful to look at, but a place where people genuinely feel more alive.

WE HIRE. WE TRAIN. WE RECRUIT. More than job. A career destination.

At Luštica Bay, we proudly lead the way in seasonal employment and long-term career development in Montenegro. But none of this happens by chance – it’s the result of dedicated work by our HR team and hiring managers, who continuously raise the bar in attracting, selecting, and supporting the best talent for each season.

This summer, we are welcoming over 200 seasonal employees across essential departments: Housekeeping, Food & Beverage, Sports & Recreation, Transportation, Mechanical Maintenance, Client Relations, Landscaping, and at the Luštica Bay Marina.

Recruitment Is a Strategic Effort – and a Team Effort

We invest heavily in our recruitment strategy, participating in job fairs across Montenegro and the wider region – from Podgorica and Tivat, to Belgrade, Niš, Skopje, and Sarajevo. These efforts allow us to reach diverse and talented individuals, bringing fresh perspectives to our growing international team.

Recruiting in today’s climate isn’t easy. Like many in the industry, we face workforce shortages in key sectors such as Housekeeping and F&B. But thanks to our strong partnerships with recruitment agencies, and the tireless work of our HR team, we continue to deliver a high-quality seasonal experience.

Behind the scenes, our administration team is working hard to solve one of the biggest seasonal challenges – securing accommodation. As housing prices continue to rise in nearby areas, finding suitable and affordable lodging has become more difficult. Still, we’re committed to supporting our seasonal staff and are constantly exploring new ways to ensure they are well taken care of.

Real Stories from Real People

“This is my third summer working as a lifeguard at Luštica Bay, because it offers the perfect balance between a responsible job and a beautiful environment. Every day I spend by the sea, caring for people’s safety, brings me purpose and pride. My team is well-coordinated and dependable – over the seasons, we’ve become like a small family. The work environment is both professional and relaxed, which is truly rare to find.”- Miljan Ćeranić, Lifeguard

“I return to Luštica Bay every year because the working conditions are excellent and I feel great while I’m here. Teamwork and professionalism are at a high level, and everyone is always ready to offer support. This company is perfect for young

people looking to grow and develop their professional skills. It values every effort and recognizes hard work. I’m always happy to be part of this beautiful story.”- Savo Belojević, Waiter

“What truly distinguishes this company from others is its sincere, welcoming atmosphere and the strong sense of belonging — something that is rarely found elsewhere. Employees here are not viewed merely as seasonal staff, but as valued members of the team, whose efforts and contributions are genuinely appreciated. This is precisely why I have returned for a third consecutive summer — because know I am coming back to an environment where hard work is respected, mutual support is encouraged, and continuous learning is a natural part of the experience. For me, this role goes beyond a typical seasonal job. It represents an opportunity to develop a strong work ethic, engage with people from diverse backgrounds, enhance my communication and organizational skills, and return home with the sense of having been part of something truly meaningful. Each summer brings new challenges and fresh motivation, and I firmly believe that these experiences are shaping me — both personally and professionally — for the future.”- Nađa Babić, Dispatcher

Our Team – Our Greatest Resource

We are also deeply grateful to our existing employees, whose referrals and personal networks are a major support in finding new talent. Their trust in us, and their willingness to recommend Luštica Bay as a safe and reliable workplace, speaks volumes. This sense of community and shared purpose only strengthens our teamoriented spirit.

More Than a Seasonal Job

With continuous training, development programs, and promotion opportunities, working at Luštica Bay is not just a seasonal commitment – it’s a meaningful step forward.

A Culture That Sets Us Apart

We’re proud that Luštica Bay is increasingly recognized as an attractive employer in Montenegro. This recognition is not just a result of our growth – it’s a reflection of our corporate culture and the colleagues who generously share their knowledge, time, and experience to help others grow. Because of them, and with them, we are more than just a workplace – we are a team, a community, and a place where careers are built.

Luštica Development's Learning and Development Strategy Building Strength Through Knowledge and Internal Capacity

As part of Luštica Development’s comprehensive corporate strategy, the area of Learning and Development holds a central position as a key driver of longterm growth and sustainable success. The company’s approach is rooted in recognizing and developing internal talent while creating systematic support for professional growth at all levels.

Three Pillars of Employee Training and Development

At the corporate level, Luštica Development’s training and development strategy is structured around three main models: External training for larger teams – In collaboration with reputable partners such as GI Group, Blue Coach, and others, the company ensures access to best industry practices that empower key teams.

Internal training and trainer development

– Young talents within the organization are identified and trained to become internal trainers. This not only promotes personal growth but also builds sustainable internal learning resources. Specific, needs-based training – Based on operational demands, specific training needs are identified, and tailored solutions are developed to equip employees with the necessary skills and knowledge.

This strategic direction reflects the company's commitment to becoming a truly resourceful organization—one that harnesses internal potential, encourages knowledge sharing, and continuously builds internal capacity.

Learning in Action Internal Development Program

A standout example is the Train the Trainer program, organized in collaboration with Srđan Vukčević from Blue Coach.

Participants from the HR (Rajko Lečić and Dragana Roćenović) and Client Relations teams (Jovana Knežević Kruta and Marija Sekulić), along with a colleague from the Digital Communications department (Teodora Kljajić), completed an intensive three-day program designed to prepare internal trainers to deliver Client Centricity sessions.

The training covered key communication topics such as:

Persuasion vs. Reflection, Resistance vs. Collaboration, Language of Status Quo vs. Language of Change, Open and Powerful Questions, Active Listening, Affirmation, and Summarizing.

Following the training, internal trainers now lead sessions for members of operational teams who directly interact with clients— supporting one of the company’s four core values: Client Centricity.

Practical Outcomes and Long-Term Benefits

Recognizing 'Customer at the Core' as one of the company’s four strategic priorities, Luštica Development aligns its Learning and Development initiatives—particularly the Client Centricity training—with the broader objective of fostering a clientfocused organizational culture and enhancing the capability of employees to consistently deliver superior service standards. The true value of this internal training lies in the practical application of acquired knowledge and the strengthening of team cohesion. Sessions are designed to promote open dialogue, empathy, and reflection—providing a safe space for employees to share experiences and overcome challenges.

Notably, this program has not only improved communication skills but also led to the identification of potential candidates for internal vacancies. These individuals demonstrated outstanding communication capabilities during the sessions and are now being considered for further mentoring and development.

Looking Ahead

Future includes additional internal trainer development, allowing colleagues to facilitate sessions for leaders and larger teams within the organization. Through this approach, Luštica Development reinforces its commitment to cultivating a learningoriented culture—one that sees people as its greatest asset and invests in their continuous growth.

Expanding Internal Learning Programs

In addition to the previously established Client Centricity training and Train the Trainer program, the company has successfully implemented two global,

ODH programs Global Onboarding Training

A structured global program aimed at ensuring all new employees, regardless of function, receive a consistent and comprehensive introduction to Luštica Development’s mission, values, and operational standards.

At Luštica Bay, we launched our Code of Conduct on 19th August as part of our ESG journey, reflecting our commitment to strong governance and responsible business practices. By doing so, we aim to safeguard trust, promote transparency, and strengthen our culture of collaboration. The Code of Conduct is an essential foundation for building a fair, respectful, and transparent workplace. It ensures that everyone has clear guidance on ethical behavior, integrity, and accountability in daily operations. We deeply appreciate everyone’s

Culture Transformation Project

A ODH initiative focused on aligning behaviors, leadership styles, and internal processes with the organization’s evolving identity and long-term strategic goals. These programs reflect the company's belief that a strong internal culture and aligned onboarding process are key to long-term employee engagement and performance.

Leveraging Digital Learning

LinkedIn Learning Access

A notable component of Luštica Development’s Learning and Development strategy is its integration of modern digital learning platforms. Through a partnership with LinkedIn Learning, the company offers monthly rotating access to 20 employees who are selected based on team recommendations and Learning and Development Plan priorities. These employees are granted full access to a library of over 25,000 online courses, covering topics ranging from leadership and communication to project management, digital skills, and customer service.

Access is granted on a rotational basis, ensuring a wide number of employees benefit from the platform throughout the year. Selection is driven by managers who identify specific areas for development aligned with business needs and the employee’s individual growth trajectory.

Commitment to Resourcefulness and Growth

This integrated approach to learning— from hands-on internal sessions to globally recognized online platforms— demonstrates Luštica Development’s commitment to being a resourceful organization. By continuously investing in the professional development of its workforce, the company not only elevates its service standards but also empowers its people to thrive in a dynamic, customercentric environment.

cooperation and openness during this process, which has helped us make this important step forward. The Code is not just a set of rules, but a shared promise to uphold the values we stand for. We are also pleased to introduce the role of Compliance Officer, with Aleksandar Merdović available for any questions or concerns. Together, we are shaping a workplace that is principled, sustainable, and future-oriented.

Celebrate Healthy Life: Nurturing Ourselves and Others for a Better Life

As part of our “Celebrate Healthy Life” initiative and ongoing ESG commitment, this summer Luštica Bay once again demonstrated the strength of community when people come together around meaningful topics—physical and mental health, personal growth, and the wellbeing of children.

Two inspiring events were held in the beautiful surroundings of Pine Alley Park in Centrale, where residents and employees gathered to deepen their knowledge and awareness of healthy living through expert-led workshops and talks.

Mental Wellbeing & Mindfulness with Maja Babić

August 6th, 2025

The first event took place on August 6th, where Maja Babić, Nutritional Therapist and Wellness Coach, led an engaging session on mental wellbeing and mindfulness. Drawing from her training at the prestigious Mayo Clinic and her years of experience, Maja shared practical tools for achieving balance

through mindful habits, proper nutrition, and daily routines that support a fulfilling life.

The event was made even more special by the fact that Maja is also a Luštica Bay homeowner, further reinforcing the sense of community and shared values.

Modern Parenting with Dr. Jasna Kojić September 17th, 2025

Continuing our focus on holistic wellbeing, on September 17th we had the pleasure of hosting Dr. Jasna Kojić, a renowned Pediatric Neurologist with a distinguished career in the U.S. Her session, titled “Childhood Development and the Challenges of Modern Parenting,” addressed key concerns facing today’s parents: information overload, digital stress, and finding balance between work and family life.

With her extensive experience—including roles as Medical Director and Section Chief of Pediatric Neurology at the Arnold Palmer Hospital for Children— Dr. Kojić offered insightful advice and practical guidance on how to better

understand and support children in the modern world.

A Shared Message: Health Begins with Listening—To Ourselves and to Others

While the themes of these two sessions were different one focusing on personal wellbeing, the others on parenting and child development, their core message was the same: the importance of listening. Listening to our bodies and minds, listening to our children and those around us, and being open to learning and growth.

The “Celebrate Healthy Life” initiative continues to bring together people and ideas that inspire us to live better, toward ourselves, our families, and our community.
