Here we share the recently completed renovation of 1035 W. Lake Street in Fulton Market. This collaboration with Partners By Design was a phased landlord driven renovation project that delivered whitebox retail spaces and accessibility upgrades at the ground floor, spec office suites on the upper floors, and the addition of a rooftop deck.

As the weather warms up and summer returns to Chicago, we revisit a project that never cools down when it comes to delivering an elevated patio dining experience year-round.

Joe Flamm knows how a 50-degree day with a splinter of sunshine can be a boon to Chicago’s restaurant and bar owners, and he’s hopeful that a unique 100-seat all-season patio at BLVD in Fulton Market will allow locals to regularly enjoy the outdoors with a delicious meal, snack, or tasty beverage.

Last summer, Flamm diverted his attention from Rose Mary, the Croatian-Italian restaurant in Fulton Market he opened with Day Off Hospitality. He took his talents a few blocks away to Day Off’s first restaurant, BLVD. The lavish space that celebrated excess in a Great Gatsby way has changed since it opened in 2017. During the pandemic, everything had to evolve to survive. Sancerre rebranded the space as a steakhouse in 2020. Flamm then last year reworked about 60 percent of BLVD’s menu, giving the restaurant a refresh.

By that time, Sancerre had begun work on a new all-season patio with retractable screens. Designers at Aria Group were going for a secret garden feel with linen curtains and string lighting to provide intimacy. An 11-foot-tall pergola can be covered by motorized screens during rainy days. There’s also room for large groups at two 10-seat tables.

“You can sit out there with your martinis and a dozen oysters and shellfish, your beef tartare,” Flamm says. “You can sit out for date night or with groups of friends and have a filet and sip big, red wines. You can run the gamut.”

This wasn’t some sidewalk job bussers and servers set up on sidewalks before a restaurant opens. Construction took nine months. Flamm says the new outdoor space gives BLVD another chance to introduce itself to diners and to show off changes. Luxury has its price, and not everyone was keen on spending on a lavish meal. The patio is a barrier breaker, allowing passersby to peek over the fence and see what the restaurant can offer. Flamm hopes workers with offices nearby, including Google and McDonald’s, are lured.

Flamm and Sancerre believe an amenity like this doesn’t really exist in the West Loop and Fulton Market. The motivation to build was to fill a niche and generate some buzz for the six-year-old restaurant.

Customer patterns are more unpredictable since the pandemic, especially tracking any after-work crowds. Illinois took years to legalize happy hour drink specials and then COVID struck keeping workers away from their offices as health experts warned against drinking in bars. But three years in, happy hour crowds are slowly returning, albeit it’s different. With their supply of workers who split their time at home and at the office, Fulton Market and West Loop provide a new stream of customers. For example, check out a bar like Lone Wolf on a weekday night along Randolph Street. For BLVD, the space makes them a player to win those customers.

The full BLVD menu is available indoors or outside, including those fancy steaks from vendors like Westholme Wagyu. Decadent shrimp cocktails are apparently a national trend, reports Ryan Sutton in a piece for Bon Appetit. Flamm says there’s nothing super novel about BLVD’s version, but the restrained approach is what he’d call the best shrimp cocktail in Chicago. Asparagus is in season, so Flamm’s serving seared scallops with the vegetable in a brown butter vinaigrette and pine nuts. Blackened salmon served over a bed of grits provides another highlight. Flamm also touts a veal chop with fried caper aioli while praising the wine program curated by Ted Rink. Rink worked with Flamm at Spiaggia before the Italian powerhouse closed off the Mag Mile.

A TRADITION OF EXCELLENCE, CONTINUED

As residents begin moving into LG’s new development, Arthur on Aberdeen, we reflect back on the rich history of the site that is now repositioned for a new chapter.

Arthur Harris & Co. was founded in 1884 by Mr. Arthur Harris. A coppersmith by trade, he first opened the metal fabrication shop on Chicago’s Near West Side. Originally, Arthur Harris & Co. specialized in brass and copper goods, but also patented a process for canning meat and manufactured stills and condensing equipment. Copper float fabrication became a natural extension of this work, and the business eventually transitioned to focus solely on the fabrication and sale of metal floats.

The company moved to it’s location on 210 N Aberdeen Street in 1904 (originally named Curtis Street, until it was changed in 1914). The building was built by William Thomas, and was home to Arhur Harris & Co. for nearly 120 years before it shuttered operations at the building during the pandemic.

Today, the company is located in Bensenville, IL and produces over 2,000 different stainless steel float designs in orders that range from one to over 50,000 pieces. Services include metal finishing and processing, such as annealing, heat treating, polishing, passivating, and weighting.

Our process always begins by understanding what makes a particular place unique and the history that can be woven into the next chapter of the site to create a connection between old and new. This was especially true for Arthur on Aberdeen as the rich heritage of the Arthur Harris & Co. building created a launching pad for exploration and creative storytelling. The color story for the interiors revolved around some of the imagery seen within this feature and informed the design as a whole.

Bolstered by MillerKnoll’s on-site presence, LG Design was able to quickly confirm layout plans in realtime that allowed the build team to seamlessly move the project forward by enhancing efficiency and ensuring that the design intent was preserved during the construction process.

As the project progressed, Corporate Concepts played a pivotal role in bringing LG Group and MillerKnoll’s ideal aesthetic to life. By utilizing a range of MillerKnoll brands such as Herman Miller, Muuto, and Hay, Corporate Concepts was invaluable in curating the right furnishings to elevate the sophistication of the project. There’s more to Daniel Shoykhet’s murals than meets the eye.

But that might just be because of the visual tricks the Los Angeles artist and former Chicagoan, also known as DOT, employs.

The former Wicker Park resident’s murals is as intricate as the journey that brought him to painting murals.

After starting at the University of Illinois at Chicago in premedicine, Shoykhet left his home of five years to get a master’s degree in acupuncture at Emperor’s College in Santa Monica, Calif., but then decided, “There was just this commitment that I wasn’t ready to make to my future patients.”

So Shoykhet, 30, started a production company with friends, OTG Studios, that was doing “small art installations” and “festivals” until the COVID-19 pandemic hit.

“As COVID started, all of those production jobs dried up overnight, it seemed like,” Shoykhet says. “I had always dabbled in making my own art but never took it professionally. But since that drop off from that other work, I started taking it more seriously.”

So he focused on creating his own art.

DOT, Daniel Shoykhet (American b.1990)

DOT, an American born artist raised in New York and Chicago, has quickly gained momentum with his handgenerated, visual interference style and connections to the 20th century abstract expressionists and the optical art movements. Through the use of repeating geometric patterns enhanced by different color theories, a hallucinatory visual field is created which forces the viewer’s perception to be pushed into a moment of visual confusion. According to theories in neuroplasticity, these shifts of perception are catalysts that have the potential to rewire neural pathways and to ultimately affect the thinking and behavior of the viewer.

Being self-taught, DOT leans into his instincts to develop his artistic explorations. His break-out mural with the B_Line project landed him a mural residency at the TimeOut Market Chicago. Since then, DOT has done work at the University of Illinois, shown with Bruce Lurie Gallery in Los Angeles, and has created numerous commissioned studio works and murals.

Collaborating with Daniel Shoykhet (DOT) allowed us to see the LG Group brand through his unique lens, adding a distinctive edge to our marketing initiative. Since we have this giant canvas of a site to work with, why not splash some unexpected and somewhat trippy shapes on it? Working with DOT let us play with the boundaries of conventional design and marketing and inject a bit of rebellious spirit into our project. Showcasing his work at the site before the project officially kicked off was a win-win. Not only did we feature a talented artist, but we shook things up in the neighborhood with his bold and dynamic point of view.

From the initial vision for LG Group’s new office headquarters in the River North neighborhood, we were intent on creating a dynamic environment that invites collaboration, connection, and well-being across our team. A | I found a really fulfilling professional experience at LG. I transitioned from Chicago Hire and haven’t left since! It’s been such a delight to work with and for people who enjoy and are passionate about what they do. The numbers make me excited; when the numbers number, I am here for it.

By day, I’m in accounting—crunching numbers like a financial superhero. This job came out of necessity to pursue my creative passions as a working actor. I got a BS in business finance management, mostly to make my parents happy! Who knew it would land me in a role at LG where crunching numbers became the perfect escape and balance to the right side of my brain? I fell in love with the process and all the people I have met in the construction world. I like that LG is creating a footprint and strong relationships with every project, and I get to be a part of the financial storytelling.

Q | What are some ways you stay motivated and focused throughout the work week?

A | Without a doubt, a good playlist. My mornings start with the uplifting vibes of Gospel, which give me that “I can conquer the world” feeling. As the day progresses, I dive into an eclectic mix: Hip Hop, Kompa, 90s and 2000s hits, Country, Afrobeat, Dancehall, Jazz, R&B, Soca... and the genres go on! It’s like a musical journey around the world, keeping my energy high and my productivity at a 10! There’s nothing like switching to a different beat to match the task at hand—whether it’s getting in the zone with some Jazz or powering through a project with some Afrobeat. Music is my secret weapon for staying motivated and focused!

Q | What is one thing you cannot live without and why?

A | Blankets, because why do Chicago offices run so cold in the summer? If you sit with me in the accounting wing, you know! The Caribbean in me loves the sun and heat, so having a cozy blanket is essential. It helps me feel warm and comfortable, even when the office feels like the Arctic. It’s my little piece of home that keeps me snug and ready to tackle the numbers.

Q | What is your favorite project or memory from your time at LG?

A | The first office BBQ after the height of the pandemic—what a wonderful moment to see everyone coming together after such a challenging time. And I can’t forget the week after we moved to the new office. It was such a significant moment for all of us, setting the tone for the excitement and vibe we continue to feel in the office today. You can still feel the buzz of that week, and I’m here for it!

Q | Leave us with one recommendation for what to do this month?

A | Go outside, take a walk, meditate—maybe meditate outside, but either way, put on sunscreen. You don’t want to achieve inner peace and then get burned.

Sheila joins the team as the Director of Strategic Growth for LG Commercial and is responsible for driving profit and revenue for the national construction operations. Widely recognized for her strategic foresight, she plays a pivotal role in steering the company towards sustainable, long-term growth. Sheila brings dynamic and diversified leadership to the team with a multifaceted background encompassing real estate development, construction management, general contracting, and entrepreneurial ventures.

KASSIE

CHAPEL Director of People & Culture | LG Group

Kassie is a seasoned professional with a diverse background that spans continents and industries. Joining LG Group in 2024 as the People & Culture Director, Kassie spearheads initiatives aimed at attracting, nurturing, and retaining top talent while cultivating a workplace culture that fosters innovation and collaboration. She serves as the linchpin for all aspects of Human Resources Administration, People Development, Culture, and Team Building, leveraging her strategic acumen to drive initiatives that enhance organizational effectiveness and employee engagement.

LANCE SPENCER Accounting & Hospitality Assistant | LG Group

Lance joined the LG team accounting team, infusing the department with a rich variety of experience drawn from the vibrant world of the arts. Armed with a Bachelor’s degree in Fine Arts from Roosevelt University’s esteemed Chicago College of the Performing Arts, Lance’s journey has been one adorned with performances across countless stages in the Chicagoland area.

IZZY STEIN Development Assistant | LG Development

Izzy is focusing on work with LG’s vendors, contractors, subcontractors, investors, and ownership to make sure we deliver developments efficiently and seamlessly. Previously, he interned with Downtown Madison Inc. as a Policy Research Intern, researching various community projects such as drafting a report analyzing the impact of a Metro Transit Redesign on downtown businesses. He is super excited to work and learn from so many of the talented and smart individuals at LG.

FREDDY TABORDA Superintendent | LG Builders

Freddy was born in Colombia and came to the states when he was a teenager. He started working as a laborer and quickly became a Carpenter, Lead Carpenter, then Superintendent and then Project Manager. Many of the projects that he worked on won AIA and conservation awards. Freddy’s work was recognized with an award for Builder of the year by Custom Homes Magazine in 2010.

CHICOYAH HUNT Assistant Project Manager | LG Builders

Chicoyah, a recent graduate from Purdue University, plays an essential role in driving the successful execution of projects. Her responsibilities include project coordination, budget and schedule management, quality control and assurance, engineering analysis, and construction documentation. With a focus on quality and efficiency, she plays a vital role in delivering projects that meet or exceed client expectations while adhering to industry best practices and regulatory standards.
