Student Accommodation The Student Housing Company sold an asset portfolio known as the Rosedale Portfolio in 2015 for a record amount & following the sale of the latest assets and pipeline transactions have now broken £1bn.


THE STUDENT HOUSING COMPANY PARTNER WITH AMBER ENERGY & ACHIEVE ENERGY EFFICIENCY PARTNERSHIP OF THE YEAR 2014.

SYNOPSIS

SOLUTION

• Amber Energy became the partner for all things • The Student Housing Company developed a portfolio of energy at The Student Housing Company. Alongside PBSA (Purpose Built Student Accommodation) between full portfolio management & CUSCII model application 2011 and 2016. to the business valuation model additional support was provided on an ad-hoc basis. • Energy was the largest variable cost to be considered & had the most volatility so it was a critical consideration • Projects included; consideration of electricity market in board room discussions. reform in spark-spread modelling to design a blue print for future student accommodation inc. CHP vs • The business was set to grow to 10,000 beds in as little traditional ways of district heating set-up, as 5 years and had a strong investor backing. Case Study Manufacturing Numatic have since extended their facility with amber energy following the initial success in the first contracted period.


NUMATIC INTERNATIONAL ACHIEVE SAVINGS OF OVER 20% ON PREVIOUS WHOLESALE ENERGY COSTS.

SYNOPSIS

SOLUTION

Numatic met amber energy at a trade event and after a follow up meeting were invited to pitch for an energy purchasing tender & market intelligence support package.

• Amber Energy proposed a suitable supply partner to allow Numatic to make a number of purchases on the market over the year.

Numatic invited 5 companies to tender and reduced this down to 3 including the incumbent before electing a service from amber energy. Full transparency was provided over the amber energy fee income as the clients preference was to have this fee included within the service package from the supplier. i.e. open book but paid by the supplier.

• The product was proposed as it allowed for a relatively small volume to be purchased without issues of minimum clip sizes making the facility difficult to manage, here amber were able to secure clip sizes as small as 0.25MW (where minimum clip sizes are large this can limit the number of transactions significantly such that products cannot deliver inline with clients needs). •

The product was supported by the amber energy trade desk who provided regular market intelligence but most importantly spent time discussing the markets & the client position at regular intervals. Numatic received a personal service from a dedicated trader who also looked after a number of other key accounts on the desk.

This suited Numatic who were able to deploy a relatively risk adverse approach by hedging some of their volume early on in order to prevent trades being forced by market volatility.

INNOVATION •

Additional trigger points were arranged by amber to support the facility such that Numatic had a contingency plan for when their appointed energy manager was not available. This also assisted Numatic in extracting the most value from the product.

Case Study Data Centres


SOVEREIGN PARTNERED WITH AMBER ENERGY IN 2011 TO SUPPORT THEIR GROWTH AS A LEADING DATA CENTRE IN THE HEART OF LONDON

SYNOPSIS

SOLUTION

• As a rapidly growing data centre with a multitude of clients Sovereign knew it was crucial to have a partner who could deal with rapid growth alongside optimised purchasing.

• Amber developed a short term contracting facility that allowed for rapid growth in consumption without risk exposure.

• It was critical to ensure the lowest cost of energy but alongside budget certainty. A number of transactions to take space within the data centre were being proposed at any given time so a model to deal with this rapid growth whilst ensuring security of supply was key. •

Sovereign needed a partner who they could trust to ensure contract competitiveness at all times since tenders would often require the contracted prices to be confirmed and were a weighted part of the tender.

Alongside this market tracking online with trigger alerts allowed for Sovereign to retrieve their next contracts total cost within 24 hours; allowing regular updating into their business plan. The product has maintained low costs with a very low risk premium being charged by the supplier. Amber also advised on contractual competitiveness in tenders for possible tenants for the data centre and were able to extract an 8% competitive advantage for Sovereign outside of the energy contracts by advising on CRC inclusion during a phase of rapid growth.

INNOVATION •

Consideration is being awarded to “Carbon Neutral Rack-space” for rental alongside national grid supportive contracts and further on-site generation in the future.

• The key focus is always uptime as the primary driver so amber’s partnership scope is to consider this first ahead of any profiteering opportunity for Sovereign.

Case Study Hospitality

Surfsnowdonia are able to access their energy consumption data online so they can see the cost of running the wave, the on site bar’s and restaurants and the on-site accommodation. The site offers a range of hospitality services and Conwy was recently voted as a hot spot by Japanese tourism increasing the footfall to the site.


EUROPE’S 1st EVER MAN-MADE WAVE MACHINE PARTNERS WITH AMBER ENERGY TO ENSURE THEY HAVE ACCESS TO ENOUGH AFFORDABLE POWER

SYNOPSIS

SOLUTION

• Amber worked closely with the design team to extract • Surfsnowdonia had procured Wavegarden to install and commission Europe’s 1st & the worlds largest man- the information and to consider how often the wave should be created & how this could also be altered made wave machine. during high charging points to reduce costs. •

The site included bar’s and restaurants and accommodation and due to the myriad of users amber were required to determine the sites loads, the shape of the load, the maximum demands & to oversee the HV installation & contracting to minimise costs whilst ensuring security of supply.

• The site also required sub-billing functionality.

• The cost per surfer and cost per wave were modelled alongside the required works and amber formulated a model that determined the shape of energy demands. • The profile accurately represented the load within +/ 10% and allowed for efficient energy contracting.

INNOVATION • The energy use at the site and cost per wave has recently been reduced by consideration of the water treatment in conjunction with Bangor University. •

The water pumps were commissioned originally to run 24 hours per day; consideration of this has allowed for the load to be reduced by 240kW during peak times of the day. Reducing TRIAD exposure and DUOS charges.

• In addition solar, wind & on site battery technology are wbeing considered as part of a feasibility study.


Case Study Sports Grounds


OFFICIAL 5 YEAR PARTNERSHIP SIGNED BETWEEN EDGBASTON AND AMBER ENERGY ALONGSIDE ACHIEVEMENT OF 30% SAVING IN ENERGY COSTS

SYNOPSIS

SOLUTION

Edgbaston is the 2nd largest Cricket Ground in the UK & in 2011 a £30m investment in the club allowed for a club wide facility enhancement and refurbishment. The project was completed in line with the clubs vision to become a world-class stadium.

• Edgbaston wanted to work with an energy partner that could help them achieve their aims and saw the wider benefits of being associated with the club. •

Edgbaston already had an energy partner who they had worked with for several years but were open to considering a wider approach to energy outside of energy contracts following the completion of the clubs investment project.

Amber partnered with the club over an initial term (initial maturity was October 2018- this is expected to be extended through 2020 as the club looks to gain inertia on results achieved so far).

• An investment grade audit was completed to develop a priority list of energy conservation measured for achieving efficiency at the Stadium. •

The partnership is set out to reduce Carbon Emissions, to improve the sustainability of the club, to ensure facilities and standards are inline with the clubs visions and cost savings are made where-ever possible.

Results as of 2016 are for over a 30% reduction in energy consumption & year on year energy costs (in comparison to 2015); this has been driven by energy efficiency developments including optimisation of the BEMS system.

INNOVATION • The club is developing an environmental policy with amber energy’ support and is considering the benefits of achieving official standards for the work being completed (ISO50001 is being considered). Edgbaston are keen to stand out as world class in everything that they do and this includes environmental policy and sustainability. •

Amber have supported the club further by introducing other world class partners such as Total Gas & Power, Wingas, Dragon Signs & FBC Manby Bowler who have all gone on to partner with the club.

International Project


JAPANESE FIRM PADECO & UK BASED AMBER ENERGY PARTNER TO DELIVER INVESTMENT & DEVELOPMENT REPORT TO THE EUROPEAN BANK FOR RECONSTRUCTION AND DEVELOPMENT

SYNOPSIS

SOLUTION

• A joint venture opportunity for investment into student housing development into Europe was being considered in 2015.

• Amber provided on site support in Poland providing detailed analysis and practical auditing of the buildings in line with the aims of the EBRD.

• Amber supported the report completion and translation of UK blueprints in efficient and sustainable student housing design.

The sites being considered were in Poland & consideration was to be awarded to sustainable improvements, direct & indirect community improvements, and improved energy strategy design.

• It was of upmost importance to focus on community improvement and enhancement to meet the mission of the EBRD. • A Japanese consultancy Padeco were commissioned and they in-turn contracted to work in partnership with amber energy.

Consideration for delivery of a student sustainability initiative was considered utilising the experience of the UK based Student Energy Project delivered by amber energy.

Amber provided support and advise on a set consultancy fee noting there wasn’t a requirement for ongoing support post deal completion at this stage; however some after care has been provided to support the clients understanding of UK efficiency’s that can be adopted.

INNOVATION •

In order to keep capital expenditure costs low whilst still achieving wider objectives of improving sustainability and lowering carbon emissions amber have advised on heating controls that turn off the heating when their are no occupants in the room and/ or windows are opened (alternative control specification in Poland was expensive and un-proven). The kit is UK manufacture and amber are arranging for the procurement and export of the kit. In addition design of the metering system for future builds is being supported by advise on how to incentivise and manage student behaviours so the sites in Poland can develop their own initiative.
