Fairfax County supervisors on Sept. 26 unanimously approved two developments in western Tysons that will provide recreational amenities, expand the grid of streets and better protect environmentally sensitive land. One applicant, 1587 Springhill Holdings Inc., had 4.39 acres rezoned for its Sunburst at Spring Hill Metro project, which has two development possibilities. Option A would build three multi-family residential towers and have a maximum floor-area ratio (FAR) of 7.13; Option B would construct two residential towers and an office tower with a maximum FAR of 6.81. (FAR contrasts a site’s square footage with the gross floor area of the development.) That development will build about 1.36 million square feet of space and have buildings between 225 and 270 feet tall. The other applicant, Capital Automotive Real Estate Services (CARS)-DB1 LLC, will build Dominion Square East (aka CARS East), offering slightly more than 2 million square feet of new office, residential, hotel and retail space with a maximum 3.92 FAR on 12.28 acres. There will be six buildings between 140 and 350 feet tall. The applications, both located east of Spring Hill Road and south of Leesburg Pike, were designed as a single development to mesh with the CARS West project approved by supervisors on Feb. 14.
