Why I care so much…

Home is a sacred space, a place to be cherished and filled with memories. It is a place where you will find yourself and lose yourself, only to find yourself all over again. It is a passion and a pain. It is a labor of love. Home is where my heart always is and I look forward every day to the opportunity that I might help someone know this same feeling, and for others- that I might be a guide in helping them to move on to the next chapter of their lives.

East Dallas-based Realtor Lauren von Rosenberg is an agent who goes above and beyond time and time again as quoted by her clients. Raised in Dallas-Fort Worth, she has seen our cities & neighborhoods from every angle since childhood. Her greatest joy is working with those in search of Home.

Opting to go straight from high school to a career, she takes great pride in the life-lessons obtained working as a model and in fashion design at a young age traveling nationally and internationally, acquiring a grounded business-sense and culture.

From learning how to file her taxes at only 15 years of age, being self-represented and securing a three-year contract with a haircare company, then going on to work as a sales representative for clothing lines at market, she gained the knowledge and awareness of contracts, negotiations, marketing and how those can all work symbiotically.

With an astute eye for quality and design, she continues to challenge her knowledge with construction classes at Dallas College to fulfill her personal goal- that the homes her clients live in serve both as a haven and a smart investment, and advising on the ones they sell.

In her personal life, Lauren enjoys time spent with her husband & local artist, Ross von Rosenberg, their 2 long-haired chihuahuas and a plethora of houseplants. She’s passionate about living a balanced lifestyle, health and fitness, and yoga- having obtained her 200hr Yoga Teacher Certification in 2023.

Understanding the Market & the Numbers

Representing recent buyers gives me the added edge to know just how an appraiser might approach the valuation of your property when it comes time. Over the years I have requested my client’s appraisal reports and have kept those in my archives to be able to reference when pricing a property for my Sellers. With a clear understanding of how adjustments are applied based on square footage, architectural design, quality of materials, age of the home and its systems, in addition to the many amenities I have been able to successfully nail down a strong price for my Sellers time and time again. With in-depth spreadsheets and an in-depth understanding of what the current market will bear I thrive on the opportunity to represent the most unique homes.

Marketing Your Home

While looking at data points from multiple sources such as other brokerages, partners syndicates and and the MLS network is insightful, it’s important to know how to respond to the data. Some properties may need more days on the market to sell due to their price point and limited number of buyers, while other listings in lower price points have felt that hurt of the interest rates and are dealing with competing listings. The marketing and advertising that’s put out there for the world to see is also important- people more than ever want genuine, authentic content without feeling like they’re being pushed to buy something- otherwise they will mentally disengage. This is why great photography, videography, and the way your home is presented is SO imperative, but the way the content is put out there- even more-so! To get a little more creative with my listing at 4724 Saint Johns Drive, I put together videos of me working on the flower arrangements- as if the viewer were sitting there at the counter right beside me. This showed off the bright kitchen and groin-vault ceilings, Ralph Lauren chandeliers, living area where I was placing the vase and so much more. The engagement on these videos was unbelievable! And shortly after, other agents began to copy-cat this.

Social, Digital & Video Marketing Examples

Digital Marketing is vital to maximizing the exposure of your property and driving interest. It also creates an amazing opportunity for us to educate both buyers and agents about a unique property where photos can’t always tell the story. Photo slides are still important and have a great response/ interaction rate but video is truly where it’s at. My acting and modeling days have given me the added edge of talking about your property both on-camera and off. In addition to this, I track the data, find ways to tag products and designers thereby expanding on the exposure opportunity. And finally, I have worked to build a very elegant and succinct set of posts that’s intentional, warm, and inviting while also aesthetically pleasing on my Instagram feed and have always put out genuine content, and blocked spam accounts which means my followers are real people- many of those being agents who use IG as a resource for hearing about new listings when they’re on the go. Finally, I own and manage all of my content including my website and my Vimeo account where I will feature your property making sure it’s able to load at the highest quality and without ads.
