3000 Western is a 219 unit multi-family housing project that is participating in the city’s Living Building Pilot Program. With the steep grade along Eagle St, the project is able to achieve 9-stories: 6 stories of Type III-A Construction over 3 stories of Type 1-A Construction.
The project massing drew inspiration from the folding planes of the Olympic Sculpture Park as well as its location at the nexus of the shifting city grid. The angular forms are anchored by the regular masonry facade that responds to the historic brick buildings of the Belltown neighborhood.
Access to light and air for both residents and neighbors was a primary goal with internal courtyards seeking to maximize daylight and reduce the number of units along the alley and zero lot line. The project utilizes both passive and active sustainable strategies including sun shading, PV arrays, greywater re-use and native plantings.

Aegis Greenwood is a 5 story senior living community in Seattle that drew inspiration from the surrounding single family neighborhoods. In order to feel familiar, the client wanted this property to feel like the homes many of their residents were leaving. The Greenwood neighborhood boasts lots of tudor revival cottages. The challenge of this project was to evoke the same feeling of a single family home for a 96 unit building,
This was accomplished through a number of design moves aimed at breaking down the scale of the building and recreating traditional detailing. The steep slope of the site lent itself to two wings with varying heights which overlook a central courtyard. Amenities are focused on the ground floor and at the intersection between the two wings. Pitched roofs give the sense of traditional architecture while helping to break down the massing at the three main corners of the project.

Located on one of the few remaining vacant lots in the historic Pearl District, Holden of Pearl is a 16 story, 231 unit, senior living community. This complex program required accommodating a variety of different levels of care including memory care, assisted living and independent living all with a unique set of amenities and requirements.
The project takes its design cues from the surrounding context. The South and West facades respond to the more traditional brick detailing of adjacent projects while active street uses and continuation of the 13th street loading docks help define the street wall. A contemporary approach to brick detailing at the tower and Raleigh Street facade reflect the more modern developments in the North Pearl. A central casket separates the two and defines the cascading outdoor courtyards.

ROLE: JUNIOR DESIGNER / JUNIOR ARCHITECT
Mercy Othello Plaza is a multicultural, 108-unit affordable housing project located across from the Othello Light Rail Station. Community and transit are the focus of the design with two residential bars that reach towards the station. Each building is anchored by corner massing that frames the courtyard. A playground, and indoor/outdoor community room bring activity to the upper level deck. Smaller lounge spaces off the elevator lobbies provide views of the city as well as the light rail. The ground floor consists of Mercy Housing’s new offices providing an anchor tenant for the neighborhood. The flexible design of the commercial space allows for future retail.

Site and program constraints offer opportunity where the buildings converge.
Carving spaces between buildings creates a hierarchy of open spaces, including public, semi-public and semi-private open spaces. These open spaces tie the two buildings together and to the site
By orienting the courtyard along the North-South axis we can increase natural daylight to the interior courtyard and create a pedestrian scale along the South edge of the site.

The point of convergence goes from a conflict to an amenity. The southern end becomes an entry plaza and connector to transit station.
An elevated private open space for residents acts as a green spine through the development, providing direct access to gardens, activity areas, play spaces, natural light and city views.
Strengthen the Southern fingers of the two buildings in order to establish an identifiable entry and direct connection to the street and transit station

ROLE: UNIT DESIGN ARCHITECT
Yesler Block 8 is one of several new developments in the Yesler Terrace Neighborhood. The project consists of 2 buildings that are connected at the parking garage. An angled pedestrian pathway separate the two and creates a green space for public and private use. Unit design was an integral part of the initial planning with a focus on designing from the inside out. Unit designs helped determine demising wall widths, column layouts and exterior design with the goal of creating efficient and livable units.
