Must be used for residential purposes only for a single family. No business or commercial activity. When unit owner is present, overnight guests are limited to 15 consecutive days. No guest may occupy a unit for more than 30 days in a year, or for immediate family for more than 60 days in a year. A covered parking space has been assigned to each owner. No playing, roller-blading or other activities are permitted in parking areas. Buses, trailers, campers, motorcycles, pick-up trucks over ¾ ton or boats are not permitted. The space in front of your parking spot may be utilized as a storage area for beach chairs, umbrellas and bicycles.
Six piers with 12 boat slips are individually owned. They can be resold or leased only to Madrid Club Unit Owners or leased to Lessees of a Unit during their lease term. Any and all expenses incurred for the construction and the maintenance of said dock facilities shall be the responsibility of the individual dock owner. Separate electric and water outlets can be added.
• PARTY ROOM: The party room and adjoining kitchen facilities may be reserved for private parties between 8am-10pm. Dates and times must be cleared through Manager considered on a “first come first serve” basis. A $100 refundable deposit is required.
• LIBRARY: Please feel free to pick out a book to read while you are here.
• EXERCISE ROOM: Children under 12 must be accompanied by an adult. Operation hours of 8am-8pm. You must sanitize the equipment you use after each use.
• POOL: Pool is open 8am to Dusk (Sunset). Children less than 12 years old must be accompanied by an adult at all times. All persons must shower and remove all suntan lotion before entering the pool. No running or ball playing. No glass. No food in, on or around the pool deck area. No smoking in any common areas.
• GRILLS: 2 gas fired barbeque grills, available for use on a “first-come, first serve” basis, 8am-10pm. Clean the grill grates after each use with the wire brush provided.
• LAUNDRY: Coin operated washers & dryers are installed on each floor, to use 8am to 8pm.
