Surfsedge Association Rule Highlights

Unit Leasing: Units may be leased only once in a 12 month period (Sept 1st to Aug 31st) for no less than 90 days. Board approval is required.

Unit Occupancy: A Unit shall be used only as a Single-Family residence. No more than 9 persons may permanently occupy a three-bedroom unit; no more than 7 persons may permanently occupy a two-bedroom unit. When the unit owner is not in residence, no person may occupy the unit except members of the owner’s immediate family. The maximum number of overnight occupants of a unit when the owner is not in residence shall be 6 in a three-bedroom unit and 4 in a two-bedroom unit.

Pets: No pets allowed at any time.

Lobby: Attendants are on duty 24 hours to deny unauthorized persons entering the building and to remind owners and guests if they are violating Surfsedge Rules.

Laundry: Laundry facilities are available for use on each floor. Each resident is assigned 1 half day per week. Use during unassigned times is limited to 1 washer and dryer.

Trash Chutes: Are available for use on each floor between 8am and 10pm.

Exercise Room: Limited to persons 13 years of age and older. Use facilities at your own risk.

Parking & Car Washing: Undercover parking spaces are for the exclusive use of their deeded owners and tenants. Uncovered parking is also provided for the use of owners and their guests. Commercial trucks/ vans, campers, motorhomes, boats and trailers are not allowed. Vehicle cleaning is restricted to the designated car wash area.

Party Room: The Party Room is available for unreserved use by owners and lessees at all times. Reservations for the party room can be made at the front desk on a “first come” basis during the hours of 8am to 4:30pm, Monday-Friday. Association functions, including major sporting events, have priority if scheduled in advance. Party room capacity is limited to 60 people.

Pool & Spa: May be used dawn to dusk. Persons using the facilities do so at their own risk. No diving or jumping into the pool. Children under 13 years of age must be accompanied by a responsible adult at all times. All persons must shower before using the pool or spa. When using pool furniture, chaises and chairs must be covered with a towel. Glass containers are not allowed.

Grilling: The barbeque area may not be reserved at any time. Grills must be shared. Cooking on balconies is prohibited.

Smoking: Smoking is prohibited on the pool and spa decks, and any indoor common area. Smoking is permitted in the Grill (upper Barbeque) Area.

Contractors/Vendors/Renovations: Working hours are from 8am-4:30pm Mon-Fri. Unit owners must submit a Unit Modification Request Package identifying contractors, scope of work, licenses, insurance and permits before work begins. The general contractor must meet with the Manager to review the project and related Surfsedge specifications, before issuing an approval letter to the owner, allowing the work to commence.

About Park Shore

From a parcel of land that captured one man’s vision, to the gorgeous community it is today, there’s a lot of history and milestone moments in the development of Park Shore.

In 1964, when Raymond L. Lutgert purchased an undeveloped parcel of land in Naples, Florida, he alone envisioned the potential of the 760 acres bordered on the west by a mile and a quarter of pristine Gulf beach and on the east by U.S. Highway 41, the primary north-south route through Southwest Florida.

During the next four years, Lutgert would lead a team of architects, engineers and land planners in the creation of a landmark plan, establishing not only the first planned unit development district in Collier County but also one of the first in the State of Florida.

The plan for the Gulf-front section of Park Shore created Venetian Bay, a navigable body of water separating the mainland portion of Park Shore from the Gulf-front community. It established a serpentine design that artfully arranges 29 land parcels amidst five beachside parks, four open-space commons, and a meandering beach promenade. The design created a natural dune system that has established a prestigious community of homesites and pioneered underground utility and storm water systems in Naples.

From 1970 to 1983, the Lutgert Companies began to build what we now know today as Park Shore. Their first Florida condominium was Colony Gardens, a unique combination of mid-rise apartments and townhomes with private docks on the bay.

By the mid-1990s, Park Shore was becoming known as one of the most premier places in Southwest Florida.
