elcome to the inaugural issue of COLLEGE PARK LIVING! We hope you’ll find it a fun resource to learn more about all things real estate and College Park.

Like most of you, we had a much different idea of what this year would bring when it started. We were excitedly planning a party to celebrate our brokerage’s 20th Anniversary in Central Florida – dreaming up a fun event where we could connect with our family, friends, colleagues and clients when the universe decided it had other plans.

Suddenly, overnight, everything became about one thing; how to stay safe and how to do business safely in the face of the pandemic. (Oh, and where to find toilet paper!) Luckily, having invested heavily in 3D technology we were ahead of the curve in regard to virtual showings and the transition to the “new normal” was, thankfully, fairly seamless. But with lockdowns and social

distancing, “connecting” with our friends, colleagues, and clients has become more and more difficult.

We miss being able to get out in our community and meeting new people. We miss JazzFest (and all the other great College Park Main Street Festivals). We miss celebrating together.

We miss bumping into our friends and neighbors on the street and answering their real estate questions. And

that’s where the idea for COLLEGE PARK LIVING came from - our desire to connect in an old-fashioned, personal way– away from the noise of the Internet and social media. A real estate newspaper just seemed like the perfect medium. It’s funny how everything old is new again. But I guess that’s the silver lining we’ve found over this past year. An appreciation for the simple things in life. We hope you

etting older often means living alone.

According to the Joint Center for Housing Studies at Harvard University, more than 40% of people at least age 65 live alone, and 57% of people in their 80s live alone.

At the same time, atop nearly every list of retirement worries is this one: running out of money.

For open-minded seniors living on their own, adding a roommate, or becoming the roommate, can be a savvy move. Sure, just like in your 20s, you don’t want the roommate from hell. But come on, by now you know what you like and don’t like.

Your vetting skills are sharp.

And perhaps you already have a network of friends who might be up for considering the move, or for helping you find a good match.

The math is compelling.

The average monthly Social Security check in 2020 is around $1,500. Sharing the rent, or the carrying costs, for a home that one of you owns becomes a whole lot easier on two checks.

Or maybe you’re a suburban empty nester itching to live in the city, yet don’t think you have the retirement income to make the move. Might sharing city rent make it doable?

Or perhaps sharing housing costs is what makes it possible to live bigger. More travel (remember travel?). More of whatever floats your boat: sporting events, theater, concerts. In your 20s, a roommate may have been a necessity. In your 60s, 70s and beyond, it has the potential to give you the flexibility to live the life you want.

And if you find a mutually agreeable pairing, you’ve also taken a big step in warding off one of the biggest risks for the elderly: social isolation.

Hopefully we never again encounter the isolation that has been necessary during the coronavirus pandemic, but

for those single people who have a roommate the strain hopefully has been less acute.

OK, on to logistics. First off, think about friends. Be a trailblazer and raise the topic with friends who might be interested, and within your social networks where someone you know might be a matchmaker. If you are in a situation where taking on a roommate would solve a lot of problems, do you seriously think there aren’t other people you know with the same concerns? Be the bold one who starts the conversation.

Don’t be shy about mentioning your roommate investigation to any local groups you belong to, such as your house of worship.

If friends or connections don’t come through, see if where you live (or want to live) is represented in online sites that match roommates.

Silvernest.com is all about matching mature folk. You can search as both a roommate looking for a place to live, or a homeowner looking to find someone to share your place. And give some nonage-specific sites a spin. The SpareRoom website recently shared that its volume of users over age 50 looking for a housing match is growing at twice the pace of other ages.

Insist on a trial run of a month before you commit.

Even if you know someone as a friend, that doesn’t mean you know much about how they live. And before anyone moves anywhere, run through a very detailed list of the nitty-gritty:

OK, on that last one, just make sure you’re on the same page about how often and how long your place will be invaded.

Yes, you love them. And your roomie may too, but boundaries are how everyone stays content.

• As for payment, the same good financial etiquette that works for the 20-somethings is what you should do as well: Set up an automated direct deposit if you are paying the rent.

If you both are paying rent, consider setting up a joint bank account and agree you will both set up automated deposits on a set date each month to cover rent and any other shared expenses. And from that account you should automate payment to the landlord. Sound formal?

Exactly. That’s how you reduce tension over money.

Come Enjoy Season of Sparkle

ne of the things that makes College Park such a special place to live are all of the events put on

by College Park Main Street. And that’s especially true at the holidays – from the decorations at Albert Park to Holiday on the Drive with Santa’s visit, it’s such a joy to see everyone out enjoying the cooler weather and their community at such a festive time. Although we’ll miss our annual tradition this year, we’re glad that College Park Main Street was able to create a smaller, socially-distanced event, Season of Sparkle, to help keep the holiday magic alive for all of us to enjoy!

SEASON OF SPARKLE December 12 and 19, 12 PM – 5 PM This year, College Park Main Street has organized a holiday event series on the four Saturdays between Thanksgiving and Christmas to bring the community together with FREE fun for the whole family. Hopefully you were able to come out for the two earlier dates but, if not, there is still plenty of fun to be had on December 12 and 19 at Albert Park on Edgewater Drive in College Park.

Come out and enjoy live music in the gazebo, plenty of safe activities for the kids and vendor stations featuring local artisans and their unique crafts. And be

sure not to miss the Holiday Art Show with festive creations from the students of St. Charles Borromeo Catholic School & Monarch Learning Academy displayed in the storefront windows adjacent to Albert Park. The kids really came up with some fun and inspired art this year which will surely put a smile on your face.

Of course, Albert Park will be dressed up for the occasion too with holiday decorations and lights, as well as a dazzling Christmas Tree which will be on display until the new year. So be sure to stop by during the event or any time over the season to enjoy the decorations and take your picture in front of the tree.

Kids will have plenty to keep them

busy at these events too. The restaurants and businesses of College Park will have a “Letter to Santa” template they can fill out with all of their wildest wishes and then drop off in Santa’s Mailbox in the park. Always important to get those letters mailed before Christmas so they get to the North Pole in time!

This year College Park Main Street has also worked hard to spread the holiday joy throughout our neighborhood so be sure to check out the Winter Woods Photo Spot in Dartmouth Park and enjoy the Snow Globe Window Painting featuring different designs at participating businesses along the drive. n

Dear Brian, We want to swap our life in an old townhouse for one in a new, single-family home. We’re looking for more square footage and less maintenance. So far we haven’t seen any properties that support our vision of where and how we wish to live at a price we’re willing to pay. Choices are few and the prices extortionary.

Newly built starter homes are available for slightly under our price point, but that’s not what we want.

We do not owe our financial stability to wastefulness and self-indulgence. The word is that the market is healthy; the question is, for whom?

Dear Beatrice, Fairness is relative when shrinking inventory creates market imbalance. As home-price increases accelerate and supply dwindles, sellers can pretty much get what they want (if not more) and get it fast. The first week of September showed median list prices 10.8 percent higher, and homes selling 12 days faster, than during the same time last year.

If it’s a new build you want, the issue may be less about greed and more about builders trying to do better than break even.

Homebuilders have been busy trying to accommodate high-density city dwellers in search of lower-density living. The skyrocketing cost of lumber, however,

forces them to price many prospective buyers out of the market.

“Lumber prices are now up more than 170% since mid-April, adding more than $16,000 to the price of a typical new singlefamily home,” according to Robert Dietz, chief economist for the National Association of Home Builders. Nevertheless, by late summer, year-over-year sales numbers for homes not yet built were up 34 percent, while 24 percent fewer move-in-ready homes were sold.

You might like the idea of having a hand in creating your home and controlling the cost of doing so. In addition to the location and layout, you can choose some of the materials

used. The drawbacks may outweigh the benefits, however, depending on where you live.

Conventional wisdom leans toward the notion that historically low interest rates help to offset high prices. That logic may be what’s motivating many buyers, but it doesn’t account for the fact that low inventory leads to high prices that can get even higher when a bunch of people compete for the same property. All things considered, a bidding war could end with a pyrrhic victory and a welcome loss.

Danielle Hale, chief economist for realtor.com, suggests that buyer demand may be cooling and “could signal a shift in market dynamics leading into

the Fall when political, economic, and healthrelated uncertainties n abound.”

I just read your column about automatic backup generators in my local newspaper. Thank you for that very useful and intelligent summary of the issue. It would be extremely useful to have a detailed comparison of backup generators to solar panels and battery installations in homes.

A home backup generator

powered by natural gas or propane could power a home for at least a few weeks without it being much of a challenge to the system (short of wear on the generator’s engine and its maintenance requirements), but you would need a lot of panels and batteries to get that from a solar-based system. Based on the brief comparison I did for myself as part of my research for this column, a Powerwall will also cost much more than an automatic backup generator, but you will benefit from it every day as it helps reduce your electric bill.

If your main goal is to have emergency power indefinitely in an emergency, the backup generator makes more sense to me. If you want to save on your electric bill year-round, help the planet by using clean solar energy and have backup power for a limited time the Powerwall could be a great option. In fact, if money is no object and you want to install enough solar panels

and Powerwall batteries to provide yourself with a few days’ worth of backup power, I can’t think of a better way to go. It is definitely much more expensive up front, though.

A system that would provide 1.5 days of backup power for my home in Pennsylvania was $32,400 before incentives and $23,433 after the incentives were applied. An automatic backup generator would run around $4,000, but it only has a benefit when the power is out.

s your messy house stressing you out?

Conquer the chaos with these organization tips for common sources of clutter in every room.

LAUNDRY ROOM Space is often limited in this area, so it’s important to keep supplies well-organized.

Make the most of your square footage by using wall space for storage. For instance, install a long bank of shelves above the washer and dryer to keep detergent and other laundry needs handy. Use labeled baskets or cubbies to keep things tidy (and easy to find).

If you have a stackable washer and dryer, implement a similar storage system using a rolling cart next to the appliances.

KITCHEN CABINETS You don’t need an expensive kitchen remodel to make the most of your cabinets. Start by adding magnetic paint or corkboard tile inside a cabinet door to keep track of shopping lists, calendars and so forth, and attach hooks inside the doors to organize measuring spoons, pot holders and other kitchen implements. Door-mounted spice racks and lid organizers

are similarly useful.

Inside cabinets, a Lazy Susan turntable is an excellent way to corral spices or store canned goods. Add sliding shelves to lower cabinets to organize pots, pans and other frequently used tools.

ENTERTAINMENT CENTER Whether your TV is wallmounted, on a stand or stored in an armoire, it’s probably accompanied by a host of accessories that can quickly take over the room. To make the most of your entertainment center, start by paring down to just the essentials—getting rid of stray remotes and outdated media, like unnecessary CDs and VHS tapes.

Next, take control of cables by coiling any extra length and securing with twist ties or other fasteners. Use attractive boxes with lids to store DVDs, CDs and video games alphabetically or by genre, and label each container for easy access.

When not in use, keep track of remotes by storing them in a basket. Add a bit of personality to the entertainment center by interspersing framed photos, books and collectibles among the electronics and storage bins.

KIDS’ TOYS Toys are a frequent adversary in the never-ending battle against clutter, but you don’t have to let them win.

Choose storage solutions that allow your child to participate in cleanup. For example, rolling bins make it easy for your little one to put away toys and also take them from room to room.

You can also outfit an open bookcase with labeled baskets or boxes to encourage your child to group like items. For very small children, consider adding a photo to each label so they know what goes where.

If you prefer wall-mounted shelves or baskets, make sure they’re low enough for your child to reach easily (and be sure shelves are securely mounted so they can’t be pulled down). An over-thedoor shoe holder with seethrough pockets is perfect for stashing small toys.

any, many things have been written about how to create the perfect gallery wall. But we’re going to let you in on a little secret: There’s no such thing as the perfect gallery wall.

Sure, there are general guidelines you can follow to help with the process, but don’t get too strung up on the rules. Consider these gentle suggestions instead. At the end of the day, you should love what’s on your walls, but these guidelines can help you build a gallery wall that’s beautiful, cohesive and works well with your space. Here are all of the tools, tips and advice you’ll need to create your dream gallery wall.

What you’ll need: • Tape measure • Level • Pencil • Hardware (such as picture hangers, nails or wall anchors if the piece is particularly heavy) • Hammer HOW TO MAT ARTWORK FOR A GALLERY WALL Choosing matting for the frames in your gallery wall is just as practical as it is aesthetic. To preserve your artwork, only add matting that’s acid-free. While you’re at it, make sure you have a dust cover over the back of your art. Less is more when choosing a mat color -- for most pieces, white will enhance the colors in a piece of artwork or, if you’d like some contrast, you can try a dark color like black.

For a cohesive look that’s sure to work, choose the same color matting for every single piece in the gallery 6

Try matting in multiple colors, but stick to a limited palette (say, two coordinated colors) to keep the arrangement from looking too busy.

HOW TO CHOOSE FRAMES There are two directions you can go here: Either you find a set of matching frames or you can opt for the more eclectic look of mismatched frames. A matching set of frames helps to unify the look of your gallery wall. If the artwork you own doesn’t necessarily stick to a theme, or you want to avoid the extra step of finding a variety

of frames, a coordinated set is an effortless way to guarantee your gallery wall will work.

If you choose to use mismatched frames, you’ll want to make sure there is some sort of unifying factor in the art. Maybe you use different prints from the same source, or you choose colors or shapes that repeat throughout the pieces. The eye likes repetition, so if your frames all vary, try to find some unity in the art or the matting.

At the end of the day, you need to love it, and the best way to be sure is trial and error. Before you hang anything on the wall,

arrange all of the frames together in one spot, such as on the floor, so you’ll be able to tell if they work together. If you’re going for a more organized, geometric feel, keeping the frames the same size and shape will help. If you want a more collected-over-time look, play with the shapes and sizes of the frames.

HOW TO ARRANGE A GALLERY WALL There are many schools of thought here. Some people trace the shape of their frames onto craft paper and arrange the paper cutouts

BEDROOM CLOSET Getting ready for the day is less stressful when your wardrobe is contained in a clutter-free space. Start by moving offseason clothes out of your closet and into separate storage (such as under-bed bins). Next, arrange items so the most frequently worn clothes are easiest to reach. Use vertical space above the closet rod to store rarely worn clothing and accessories in labeled cubbies or boxes.

Choose hanging storage solutions for keeping purses, belts and scarves tidy. Invest in shoe organizers for your closet door or floor to keep pairs together. It all depends on how much prep work you feel like doing. If you prefer to have technology work for you, you can try the Art.com app that lets you see different pieces of art on your wall before you even lift a hammer. Framebridge also offers similar design help through its site and will even pair you with a designer who can make design suggestions.

For a freeform gallery wall, start by hanging the most central or largest piece of artwork first, then build the gallery around it. As a general rule of thumb, you always want to keep the frames about two inches apart from one another.

To make the overall display feel balanced, avoid placing some frames close together while others are more spread apart. The beauty of this design is that you can keep adding to it over time.

For a grid gallery wall, begin by measuring out the space you’ll need for the entire display on your wall, being sure to factor in evenly spaced gaps between each frame. Trace the frame you’re using on a piece of paper to make a template, then mark the top center point of the template.

Use the template to plot out where each frame will go on the wall, making a small pencil mark at the top center of each frame’s position.
