Jeff Jones is a graduate of Duke University. With several local attorneys, Broker Jeff is instrumental in writing and updating all the real estate contracts used in the Naples and Marco Island area. The Southwest Florida real estate market remains stable with prices remaining steady, showing no signs of any significant downturn. This contrasts with inventory levels that have risen considerably over the past few months. In addition, the average days on the market has increased steadily because of many more choices for Buyers being added to the market. All signals from the current market indicate that we are entering into a Buyers’ market in many communities for the first time since 2020 when the pandemic began to impact our housing market.

Locally our Closed Sales average 70% in Cash. The recent Fed decision not to increase their rates has caused Mortgage interest rates to drop into the 7% range. Future planned rate reductions by the Fed have now been delayed until inflation is more under control. The continued record closings of the Dow Jones, NASDAQ, and S&P 500 may

encourage cash buyers to invest in our Market since we experience such a large percentage of cash sales.

Our local Market activity for Marco Island and surrounding areas has shown encouraging signs of improvement with increases in showings and open house activity. However, the March results did not show the expected end-of-season increase in Closed Sales. Sellers are strongly encouraged to work closely with their Realtor® to ensure their home price is precisely positioned for the current Market conditions in their community.

Our Market is significantly neighborhood and community dependent and thus using a Realtor® familiar with local conditions is essential to listing or buying your Home with the best results!

Osteria Capri opened a second location on Marco Island! Paddy Murphy's Irish Pub in the Marco Town Center is open and features late night entertainment until 2 AM which is way past Marco Midnight!

Marco Island Center for the Arts now manages the theater next to Marco Island Brewery in Towne Center called Arts Center Theater.

At the Theater May 16-26 Paradise and Mr. Prince, by Mitchel Eil

Paradise and Mr. Prince is the second in a planned series of three plays, all set on beautiful Marco Island. In the first, The Golden Charm of Marco Island, performed here in 2020, private investigator Dan Paradise solves the case of the murder and theft of a mysterious golden version of the Marco Island Cat on behalf of Rose Mullins, who had been falsely accused of the crimes.

At Marco Theater May 4 at 3:00 PM The Naples Players Present, La Comedia of Errors

La Comedia of Errors is a 90-minute bilingual adaptation by Lydia G. Garcia and Bill Rauch of one of William Shakespeare’s zaniest comedies. La Comedia of Errors will be performed all over Southwest Florida and is TNP’s premiere of a truly bilingual work of art. Whether you speak English, Spanish or both, you will love this hilarious show!

The Golisano Children's Museum of Naples CMON is celebrating all things spring with its third annual family-friendly Spring Fling event. In addition to the museum's regular exhibits and programming, Spring Fling will feature springtime-themed STEAM activities, face painting, a miniature petting zoo, a bubble dance party, Teddy Bear Mobile stuffed animal making (at additional cost), and more. The CMON Education team will be hosting science demonstrations in the backyard, and guests will have the opportunity to play spring-themed games, compete in STEAM challenges, and add their creativity to a community art project.

Gulfshore Opera April 17-27. TurandotThe final work by the beloved Italian composer, Puccini, is well-known to modern audiences thanks to opera's most famous aria, "Nessun Dorma"which has been rendered by everyone from Luciano Pavarotti to Aretha Franklin and Jackie Evanco. In this fantasy fable setting filled with exotic splendor, Prince Calaf falls in love at first sight with the Ice Princess of Turandot. She requires all her suitors to answer three riddles correctly, all who fail are beheaded.

Naples Philharmonic: May 10 & 11 The Naples Philharmonic’s 2023-24

Masterworks draws to a resounding close with two iconic works of late Romanticism, beginning with Strauss’ Burleske. This piano piece, performed by rising star pianist Zoltán Fejérvári, takes place in a single grand movement showcasing Fejérvári’s astonishing technical ability, making it a challenging and exhilarating piece. Under the baton of guest conductor Markus Stenz, the orchestra closes out the Masterworks season with Mahler’s colossal Symphony No. 5. (artisnaples.org) more.
