Jeff Jones is a graduate of Duke University. With several local attorneys, Broker Jeff is instrumental in writing and updating all the real estate contracts used in the Naples and Marco Island area. The Southwest Florida real estate market remains stable with prices holding firm showing no signs of any significant downturn. This contrasts with inventory levels that have risen considerably over the past few months. Furthermore, the average days on the market has increased steadily because of many more choices for Buyers being added to the market.

Locally our Closed Sales average 69% in Cash. However, the recent Fed decision not to increase their rates has already caused Mortgage interest rates to drop into the 6% range. This rate reduction will help to encourage previously hesitant Buyers to consider purchasing in the first quarter of 2024. The recent record closings of the Dow Jones, NASDAQ, and S&P 500 may also encourage cash buyers to invest in our Market.

Our local Market activity for Marco Island and surrounding areas has shown encouraging signs of improvement with increases in showings and open house activity followed also by an increase in Pending and Closed Sales for the month of January. Sellers are encouraged to work closely with their Realtor® to ensure their home pricing is truly appropriate and effective for the current market conditions especially in light of the increased activity in our Market.

Our Market is significantly neighborhood dependent and thus using a Realtor® familiar with local conditions is essential to listing or buying your Home with the best possible value and results!

Marco Island Center for the Arts now also manages the theater next to Marco Island Brewery in Towne Center called Arts Center Theater.

March 9-10, 10 AM-5 PM is the inaugural, major art show on Marco Island. The Fine Art Show will take place in the newly renovated Veteran’s Memorial Park. The Marco Island National Fine Art Show is a juried show and will feature approximately 200 artists in mediums such as ceramics, painting, jewelry, sculpture, metal, wood, mixed media 2D and 3D and photography.

At the theater March 13-30. "Vanities" by Jack Heifner. This bittersweet comedy is an astute chronicle of the lives of three Texas girls. In 1963, Joanne, Kathy, and Mary are aggressively vivacious cheerleaders. Five years later in their college sorority house, they are confronting their futures. In 1974, they reunite briefly in New York. Their lives have diverged and their friendship is now strained and ambiguous.

All aboard! The world's most beloved #1 blue engine will roll into Golisano Children's Museum of Naples (CMON) this spring for exciting fun and adventure. Thomas & Friends™: Explore the Rails!, an interactive exhibit will steam into CMON Naples on January 27 through May 14.

Naples Philharmonic: Alexander Shelley, returns to explore George Gershwin in a Masterworks program showcasing An American in Paris and Anna Clyne’s Glasslands, an Artis-Naples co-commission featuring saxophonist extraordinaire Jess Gillam.
