HINTS & TIPS WHEN SELLING LIGHT IT UP Use modern, bright lighting to make your home appear light and up to date.

PERFECT PETS Some people love animals, but others don’t, so if you have pets: • Keep them out of the way on viewing day.

• Tidy away feeding bowls, bedding and litter trays.

GLORIOUS GARDENS Gardens are very important: buyers need to be able to imagine themselves relaxing and using your garden.

• Lawns should be freshly cut.

• Borders and pots and planters should be weeded and well maintained.

• Dress your garden so it looks like a great space for relaxing or entertaining.

VIEWING TIPS Make your property appeal to as many people as possible.

• Make sure your home is warm, inviting, clean and tidy.

• Light a fire if you have one.

• If possible make sure the pets are somewhere else on viewing days.

This will give you an indication on price but please remember every house is different.

CHOOSING THE BEST BUYER Sometimes the buyer offering the highest price isn’t always the best choice.

CONVEYANCING CHOOSING THE RIGHT SOLICITOR Arrange an early meeting with your solicitor to ensure that you are clear about the process, what information you will have to provide and when, and what costs are involved.

Equally, your solicitor should tell you what he or she will be doing at each stage of the process.

GSC Grays work with a number of local and national solicitors and we will be more than happy to provide you with contact details as appropriate. We also now have a dedicated Sales Progression team, based in our Richmond office. Once a sale has been agreed on your property, a designated member of the team will handle your sale progression from the beginning of the process to the completion of the sale.

They will be your point of contact and will liaise with both parties solicitors on a weekly basis.

In order to help the sales process move smoothly at the start, it is worth checking if your property has a registered title. Believe it or not, properties without registered titles are still quite common, especially when older properties have been retained within families for several generations.

If your property is not registered, your solicitor will need to register the title as soon as possible as this can potentially cause delays in the sale process.
