HINTS & TIPS WHEN SELLING CHOOSE THE RIGHT AGENT Choose an agent with an excellent reputation and service, good local knowledge and experience in selling a wide range of properties.

Also consider the additional professional services they can offer such as advice on planning, or valuations and surveys.

PRICE Be realistic about the price!

Our experienced staff will advise you on a selling price for your property based on a number of factors. It’s good practice to do your homework: have a look at the property that is for sale in your street, town or village. Are there any similar to your own as they will give you an indication on price, but please remember every house is different. The highest guide price does not always equate to the highest sale price.

CHOOSING THE BEST BUYER Sometimes the buyer offering the highest price isn’t always the best choice.

We will do checks on a potential buyer’s situation and circumstances to find out, where possible, how they are financing the purchase, do they have a mortgage offer in principle, are they proceedable?

PHOTOS MATTER Attractive photography is essential for your property particulars, especially as so many people are now looking at properties on the internet.

So when your agent comes to put the property on the market, treat it like a viewing and have your property looking at its best.

DE-CLUTTER & DE-PERSONALISE Potential buyers need to imagine themselves living in your home, so: De-clutter everywhere and put non-essential furniture into storage.

Keep

entrances and hallways clear and bathrooms clutter-free and sparkling clean.

Clear kitchen surfaces, don’t leave the washing up in the sink and make sure there are no smelly bins or dirty tea-towels on view.

CLEAN & FRESH There’s nothing nicer than a freshly painted room.

A coat of paint in neutral colours can smarten up a tired looking property instantly, but if you don’t want to redecorate, make sure the house is clean and tidy. If your carpets are looking tired, get them cleaned and make sure your windows are clean.

PERFECT PETS Some people love animals, but others don’t, so if you have pets: Keep them out of the way on viewing days and tidy away feeding bowls, bedding and litter trays.

VIEWING TIPS Make your property appeal to as many people as possible: Make sure your home is warm, inviting, clean and tidy. Light a fire if you have one and air the house so last night’s supper smell has gone. Turn on lights, make beds and put washing away. Keep your parking space free for your viewers.

LIGHT IT UP Use modern, bright lighting to make your home appear light and up to date.

KERB APPEAL The first view of your home is usually the front door and front garden/drive, so make sure it’s looking welcoming.

Ensure your garden and drive are tidy and weed-free. Make sure your front door is clean, smart and any outside lights work and any paintwork is free of peeling paint.

GLORIOUS GARDENS Gardens are very important as buyers need to be able to imagine themselves living in and using this space.

Lawns should be freshly cut and borders, pots and planters should be weeded and well maintained. Dress your garden so it looks like a great space for relaxing or entertaining.

SALES PROGRESSION Our job does not stop once a sale has been agreed. At GSC Grays we have built a specialist Sales Progression team who drive the conveyancing process through to exchange of contracts and, ultimately, the completion of your sale.

Our experienced team will liaise with both your solicitor and your buyer’s solicitor, coordinating the necessary surveys and valuations needed to secure mortgage lending and working hard to manage any chain which is linked to your sale.

Progression team are there to support you during what can be a nervous period and will keep you informed every step of the way.

We would recommend that you arrange an early meeting with your solicitor. This will help you understand the process, establish what the solicitor will be doing at each stage, what information you will have to provide and when, and the associated costs.

PLANNING & DEVELOPMENT Before putting a house on the market, it could be worth thinking about how you can enhance its value.

Some of the easiest jobs can include a fresh lick of paint and new carpets but have you considered some of the bigger actions you can take?

Extensions can be a great way to add value before selling your home. This could include adding a conservatory, a bedroom, or extending the living space. The work will come at a cost but the rewards can be worth it, opening your property up to a new market or saving the upheaval of moving at all.

If space allows, another option can be to build a second house in the garden.

Whilst it can sound like a daunting prospect, you don’t have to build the house yourself, simply securing permission can be enough to add value quickly without significant cost.

Before undertaking any work to a building, we would recommend that you commission a feasibility study to determine how much value will be added to your property and whether the proposal will give the best return.
