Automated assistant emails you when the good stuff hits Craigslist

By Lauren Willoughby Do you search for real estate deals on Craigslist? Have you ever wished Craigslist would just save you the bother of sifting through all those listings and simply email you links to the ads you’re looking for?

Your wish is granted, thanks to the web app IFTTT (ifttt.com) and its “recipes.”

IFTTT stands for “If This Then That.” If you’ve studied BASIC programming, a light bulb is probably going off in your head right now.

Yes, IFTTT does exactly what you’re thinking it does.

It monitors something (a “channel”) and waits for a condition to be met (that’s the “If This” part). And when the condition is met, it springs into action and carries out a task (that’s the “Then That” part).

IFTTT supports more than 200 channels, which include websites and services like Spotify, Amazon Echo, Gmail, Google Docs, Twitter, eBay, Nest Thermostat (and other smart home devices) and, of course, Craigslist.

So imagine that IFTTT is a connector that lets you write simple programs — er, recipes — that span the whole Internet, linking channels and even your very smart home.

A recipe could be something like...

IF an ad appears in Louisville Craiglist’s Real Estate section containing the word motivated, THEN send me an email.

But if you’re not depending on truly motivated sellers to describe themselves as motivated, you could add some other words to the mix. Maybe have Craigslist be on the lookout for words like fixer, handyman, owner, lease or finance. Search for whatever happens to be your secret sauce.

Government Affairs Update Greater Louisville Association of REALTORS Government Affairs Update August 28, 2015 Louisville Metro Government

As mentioned in several updates in the past, the Louisville Metro Council has continued to hold Ad Hoc Land Development Code Committee meetings on the proposed changes to the Land Development Code that GLAR was a part of over the past two years.

The Ad Hoc Land Development Code Committee chaired by James Peden held its last committee on the subject on Monday August 24th at 3 p.m. at City Hall.

The purpose of this past meeting was to discuss and vote on the Affordable Housing sections of the proposed changes.

The Ad Hoc Committee on LDC met and the Mixed Residential Development Incentive was the main topic of discussion and passed committee.

This was the amendment to the land development code that was recommended by the Subcommittee and Main Committee, which promotes and encourages residential developments that include a mixture of housing types (single & multi-family) and a mixture of price points.

It would allow multi-family residential development to occur in certain single-family residential zoning districts without requiring a zoning change.

A density bonus is also offered in exchange for a commitment to provide multifamily units and affordable units.

At the last full Metro Council meeting, the Council gave final passage to this amendment and now it will be incorporated into the Code, and development will have the opportunity to use this incentive.

Jefferson County Foreclosure Sales The undersigned will be conducting the pre-meeting on Thursday, September 24, at 5:30. The featured speaker, Tony Youngs, will be talking about your opportunity to earn money through foreclosure sales.

The purpose of this article and our pre-meeting is to give you some working knowledge of the Kentucky foreclosure process.

There are usually between 100 and 150 properties scheduled twice a month for sale by the Jefferson Circuit Court Commissioner. The sales are held at 10 a.m. on Tuesday mornings, currently at the Kentucky International Convention Center on the second floor.

Generally a number of the sales are withdrawn for a variety of reasons, such as a last-minute bankruptcy filing.

The properties are sold on a where-is – as-is basis.

Therefore it is essential for you to view the property before you decide to bid. While you might not be able to inspect the inside of the property, you can certainly drive by and observe the house from the street. You cannot get out of your bid and obtain your deposit back just because you change your mind after the sale.

The properties are generally sold free and clear of all liens and encumbrances, including back taxes.

However, read the fine print in the sale bill.

Occasionally a property is sold subject to back taxes and/or a first mortgage.

The highest bidder must give a cash deposit immediately after the purchase. The deposit is based on the amount to be raised, and the range is usually between $1,000 to $5,000, though it can be higher.

Within thirty days’ date of sale, one-fourth of the bid must be paid into court, and you must post a bond guaranteeing that you will pay the balance of your bid into court. The balance is due within six months of the sale date. Note that the unpaid balance of your bid carries interest at the rate of 12% per annum. The Court will not issue a deed until the entire purchase price and interest are paid into Court. However, you are entitled to possession of the property when the Commissioner’s report of sale has been approved and confirmed by the court.

The Court designates two disinterested agents to do a drive-by appraisal of each property prior to the

sale. If the highest bid is less than 2/3 of the appraisal, the owner of the property as of the date of sale has six months to redeem the property by paying into Court the bid amount plus interest at the rate of ten (10%) percent per annum until the money is paid to the Jefferson Circuit Court Clerk. If you have bid on property and the owner redeems it, you will be able to get some of your out-of-pocket expenses back for some expenditures such as for taxes, insurance and necessary repairs, upon proper proof to the Commissioner.

Also, if the United States of America is a party to the action for any reason, usually an IRS tax lien, there will be a right of redemption in favor of the federal government, which generally is 120 days from the date of sale, but can be as much as a year.

You have two (2) weeks after the sale to file objections to the sale if your title examination reveals that even after you pay Upcoming Commissioner’s Sales http://www.jeffcomm.org/upcoming-sales.html your entire bid into court, you would not get good title to the property. The Commissioner’s deed has no warranties of title. Therefore it is essential that you have a thorough title examination conducted on the property immediately after the sale so that you can file exceptions in a timely manner. The Court will not allow you out of your bid simply because you change your mind. However, if you prove that you cannot get good title to the property, the Court will order that the sale be set aside and you get your deposit back, or that the party that ordered the sale clean up the title.

If you are interested in the process, we would recommend that you attend a few sales (without any money) and track some of the properties and see what happens.

It’s Hammer Time Educate your inner handyman: Here’s how to go hands-on

By Lauren Willoughby Odds are you didn’t get into real estate because you wanted to swing a hammer. But a little knowledge of how your houses are put together and why your contractor does what he does can only help you become a better investor.

Short of signing on as an apprentice carpenter, how can you learn some serious carpentry skills?

One way you’ve probably never thought of is to hang out at LVL1. It’s a Louisville organization where makers of all stripes — inventors, tinkerers, do-it-yourselfers, robot builders, engineers, hardware hackers and software coders — meet to share ideas and work on projects.

LVL1’s workshops would make Santa’s elves weep with envy.

Walk into the wood shop and you’ll find a selection of hand tools. Put on some safety goggles (supplied if you forgot yours) and step up to the power tools — table saws, Sawzalls, lathes, a drill press and even a CNC machine that’ll do automated cuts via computerized instruction. Wander over into the metal shop and check out the welders. LVL1 even has a 3-D printer and a laser cutter.

And the folks there will let you use their tools for free.

Not only that — they’ll teach you how to use them if you don’t already know how.

If you show up at 6 p.m. any Tuesday, you can join that week’s Learn-a-Thing session. If there’s a tool you don’t know how to use, just ask, and someone will demonstrate how to use it safely. (One of the group’s few rules is that if
