Fort Ticonderoga Pavilion Renovations Ticonderoga, NY

Considered one of America’s earliest summer homes, the Fort Ticonderoga Pavilion was built in 1826 by William Ferris Pell. It was originally used as a private residence; then, it served as a hotel for decades before the Fort moved to enhance the historic site via the recent restoration and adaptive re-use of the building. The facility now includes visitor amenities, conference center capacity, a commercial kitchen, and both educational and exhibition spaces. The project scope included the complete building renovation and installation of new mechanical, electrical, plumbing, and fire protection systems. Kohler Ronan specified that heating and cooling be provided by a Variable Refrigerant Volume (VRV) system. This all-electric mechanical system provides several benefits to both the building and the environment. Utilizing multiple, smaller fan coil units located outside occupied spaces allows for the necessary system integration with the architecture, increased user controllability, smaller branch duct and pipe routing, a non-complex system serviced by a maintenance contract, and the ability to have complete heating and cooling backup via a standby generator. As fire safety for this historic structure was a key design principle, the building is fully sprinklered including exterior porches and overhangs. Kohler Ronan designed each building system to be as nonintrusive and contributory to the visitor experience as possible. We are confident that each one will serve the Fort Ticonderoga Pavilion, its employees, and its guests for many years to come.
