ffluent buyers and sellers today come from a wide range of cultures, financial backgrounds, passions, experiences and expertise. Putting their differences aside for a moment, their similarities are astonishing. They can be described as young, wealthy and full of luxury experience. That experience brings them to buy a similar range of brands from Chanel, Gucci, Burberry and Dior, to Cartier watches and Calvin Klein jeans.

This study is global in nature, which means the markets of purchase will be varied. Some of these buyers are looking at resort markets like St. Bart’s, San Tropez, Cabo San Lucas, The Hamptons, Aspen, San Moritz, Bali, Mauritius and the like. Others are seeking vacation homes near quiet lakes, golf courses and ski resorts, and others still may be looking for a second home for business convenience or seasonal living.

BMW and Audi are the cars of choice and The Ritz Carlton, Four Seasons and independent luxury hotels are some of their favorite places to stay on vacation.

When it comes to real estate, their similarities remain strong. In this report we will answer the following questions specifically about their behavior in the hot, high-end second home market:

Affluent consumers from developing countries (such as Brazil, Mexico, Saudi Arabia, UAE, China and Singapore) are younger consumers. As a rule, the average age for these regions is 35–41 years, and they show greater market interest than those from developed areas (such as North America and Europe), which tend to skew older. All regions, except the Middle East, have an equal or greater proportion of buyers than sellers. More buyers tend to imply a seller’s market, which is not necessarily the case on the whole. The disproportionate amount of buyer demand though, can be seen in many highend markets which are struggling with a lack of inventory at all price points including the high end.

While the mainstream market has concern and behaves with caution, this consumer is becoming more aggressive with investing and feeling extremely confident in the market. Our last paper, Media and the Message: Marketing Real Estate to the Affluent, detailed the media consumption habits of the global high-net-worth household, and some insights can be carried forward for the ultra-high-net- worth consumer, specifically: - This group is more reliant on agents than websites for information (though they do use both). - Online videos, articles, and advertising in real estate/ design magazines and news media elicit an above average response. While the market bears an ever-growing group of potential buyers, sellers are showing signs of concern that cannot be ignored. Luxury second home sellers appear to have concerns over the economy’s continued expansion; two-thirds predict a recession is coming, though most believe it will last less than one year. Despite similar demographics to buyers, sellers have a distinct mindset toward concern for their assets. External factors, such as the strength of the global economy and security of retirement assets create significant concern for sellers, their own behavior may be complicating matters.

Sellers are 65% more likely than buyers to say they spend beyond their means and are 30% more likely than buyers to be worried they may run out of money someday. Their aggressive positioning in the market (currently own 3.8 homes on average) combined with high luxury living may be too much risk to bear ahead of an expected economic slowdown. Divesting from the property may also free up some much needed cash flow.

What are second home buyers looking for? Wellness is the new luxury Affluent consumers have begun living with wellness in mind and this also influences the second home market. In fact, 96% take at least one aspect of wellness seriously as part of their daily routine. Beyond physical and emotional wellness, which most affluent consumers focus on, luxury buyers are keen to improve their intellectual, social and even spiritual wellness.

Amenities that address these needs are sought by buyers, and especially resort and second home buyers because of a growing demand for communities that take a holistic approach to overall wellness. Wellness first began making an impact in real estate in 2014 with the introduction of the WELL Building Standard in the commercial real estate space as workers sought healthier office environments. The WELL Standard is a performance-based system that measures, certifies and monitors such features as building materials, cleaning products, water and air quality and access to daylight and fitness facilities. The trend is now poised to explode into the residential real estate market worldwide, led in part by demands from the affluent consumer. In a 2018 study by the Global Wellness Institute, “Build Well

to Live Well,” the group reported that “wellness real estate” has grown 6.4% annually since 2015, to reach $134 billion in 2017, and anticipated to expand 6% yearly through 2022 to reach $180 billion. The U.S., along with a few key Asia-Pacific countries (China, Australia, India) and Europe (UK, Germany), account for three-quarters of the market. The trend has been particularly evident through offerings from luxury real estate developers looking to differentiate and appeal to the high-net-worth buyer who prioritizes living well. According to Chris Frampton, managing partner of Denverbased developer East West Partners, wellness is manifesting in real estate “using architecture, landscaping, sustainability and design to encourage social interaction and active lifestyles. Our focus is on building spaces that put people first. Because the affluent have time to devote to their physical health and well-being, wellness for this group is far more than just a trend, it is about living a life well lived.” To appeal to this group, luxury developers are differentiating themselves by curating their offerings to appeal to wellnessminded buyers. These amenities go far beyond typical pools and gyms to focus instead on features that support the mind and body. These can range from on-site restaurants serving

gourmet organic meals, to personal wellness assistants available 24/7 to remind residents to exercise, meditate and eat well, to “brain fitness” programs, offering classes on memory improvement and relaxation. Common amenities are emerging such as rooftop, glassenclosed, soundproof meditation spaces, relaxation rooms, non-eye-irritating saline pools and indoor/outdoor yoga studios. Wellness-optimizing design inside each home ranges from circadian-rhythm lighting system, cleaner air, a result of high-grade filters in heating and cooling units that remove outdoor pollutants and odors, sound-proofing, and natural materials to posture-supportive heat reflexology floors, moodenhancing aromatherapy emanating from remote- controlled walls, vitamin C-infused showers, or mood aligning paint colors, intended to mimic nature. According to the Global Wellness Institute, prospective homeowners are willing to pay 10% to 25% premiums for homes in wellness developments at the middle and upper-end of the market, in part because supply has not yet met demand. There are more than 740 wellness focused real estate projects across 34 countries currently in the pipeline.

Q&A “Knowing what a buyer is looking for helps an agent match a buyer’s wants and needs against the complexities of the real estate landscape.” The Randall Family of Companies president says buyers should understand that location and condition always play major roles in whether a property is a good investment.

How has Covid-19 affected the real estate market? Housing markets in Southern New England were off to a very strong start at the beginning of 2020 but slowed dramatically in March and April. The pandemic caused most people to put their housing plans on hold as they attempted to make sense of where the world was headed. However, as we moved into mid-May, and as the economy began to reopen, housing markets took off. The combination of low interest rates and pent-up demand and the attraction of resort markets have led to Southern New England real estate being extremely active.

Is it safe for buyers to look at properties right now? What about sellers? If people feel safe leaving their homes then they should feel safe looking at real estate. Collectively our industry has put a strong emphasis on the safe showing process and our company is certainly doing its part. We have protocol in place that requires our agents to wear masks, sanitize, disinfect and socially distance when they are in a home or working with a client. We also ask our agents to ride in separate cars from their clients and to operate virtually whenever possible. As for sellers, our agents are limiting the number of people in a property at any one time, requiring their clients to wear masks, asking clients to sanitize, asking clients to touch as little as possible in any home and disinfecting doorknobs, handles, etc. after leaving a property. All in all I think our industry has been very diligent in working to ensure the safety of our clients and our agents.

Currently the vice chairman of the MLS Property Information Network Inc., the eighth-largest multiple listing service in the United States, Schlott shared his thoughts on what the current market means for both buyers and sellers, and the state of the Southern Coastal New England market.

Where do you think the real estate market in Southern New England is headed? I believe activity will remain strong as long as our states continue to keep the pandemic in check. Our markets have always been attractive places to live and this has only been accentuated by the challenges of Covid-19. Buyers from major metro areas like Boston and New York have been looking to Southern New England for those things that we have in abundance – fresh air,

space, privacy and natural beauty. This reflects the trends that real estate is seeing around the globe where resort/rural market activity is far outpacing urban market activity.

Can you comment on current housing inventories in Southern New England? As with most markets around the country, the inventory of homes for sale in our markets remains low. This has been the trend for the last few years and it has been accentuated by the strong level of buyer demand. As a result, properties are selling quickly and they are selling close to the asking price – some times over the asking price. This means that it is a very good time to sell and that sellers can probably expect to maximize the value of their home.

What are luxury buyers looking for in a home today? Lifestyle is really the key word, and interestingly the trends of the last ten to fifteen years seem to have reversed. Where buyers were once looking for more of an urban feel – proximity to town, less space, smaller yards – buyers are now looking for privacy and more space in order to work from home or accommodate family. Of course, proximity to the water is always very high on the list along with gourmet kitchens, au-pair/guest suites, media rooms, wine cellars and outdoor kitchens. And where swimming pools were once considered more of a headache they are now in demand as people look for safe/secure ways to enjoy the outdoors.

What questions should buyers be asking you or other real estate professionals? They should outline the lifestyle they are looking for and then ask their real estate professional where they can enjoy that lifestyle at their target price point. Even people who have been coming to Southern New England for a long time don’t know all the different regions. In our markets, towns are so different from one to the next that you really need a professional who understands the nuances of every little village. So, knowing what a buyer is looking for helps an agent match a buyer’s wants and needs against the complexities of the real estate landscape.

Is real estate a good investment? Absolutely. Real estate remains the best performing of all long term investments, consistently outpacing the NASDAQ, the S&P 500, gold, bonds, etc. And when you consider the other benefits of real estate investment – the ability to leverage a small down payment, the mortgage interest deduction, and low, long-term interest rates – real estate really shines. The key is that real estate needs to be viewed as a long term investment – something that you can hold for 5 to 7 years. People get in trouble when they try to make a quick profit on their real estate investments. I think that’s a strategy best left to the professional flippers.

Are we going to see a collapse of the housing market like we did in 20062011? No. The real estate economy is in a much better position than it was back then. In 2006-2011 the market was reeling from several years of questionable lending practices, unsustainable price appreciation, rampant speculation and long-term unemployment issues. We have none of those factors in place today. Lending standards are much tighter today, annual price appreciation is much lower, homeowners have significantly more equity and housing affordability (median household income vs. median home price) is very healthy. And once unemployment returns to its pre-pandemic level we will be in a great position for sustained growth in the housing market.

What is unique about your company? For sellers, we do a high level of marketing, both within the New England region and nationally. We also have relationships with sister companies in 70 countries and are able to expose a seller’s property to the global market. This ability to market broadly, along with our staff of highly trained agents and our 98 percent client satisfaction rating, means that we are going to be able to help sellers maximize the value of their home. And for buyers, we are the largest company in the region with very knowledgeable and experienced agents. Our agents know the marketplace. They know the market differences not only town by town, but also street by street. This is especially important relative to proximity to our waterways. For a buyer, the ability to tap into that highly localized knowledge base and access talented and experienced professionals is absolutely critical.

At a glance The furthermost part of Cape Cod, where its tip curls under and folds into itself as if it’s holding a handful of gems (and it is), happens to be the liveliest town on the Cape. This is an inclusive town, where everyone is welcome regardless of how one rolls. P-town, as it’s called, is also the arts mecca of the Cape. Named by Coastal Living Magazine as one of the top 10 artist colonies in the country (it’s also the country’s oldest continuous art colony), P-town is a leader in all things art and culture. 20

The empty spit of sand on which the Pilgrims landed is, in the summer months, a place that teems with commerce and excitement. Yet quiet places of relaxation can be found tucked away in every corner, especially along the coastline, at beaches like Herring Cove and Long Point. The town’s picturesque biking paths run through dunes, up gentle hills and along the coastline – it is awe-inspiring scenery. With 21.3 miles of shoreline and several marinas, yacht and country clubs, P-town is a sailor’s delight, as well. On land, the main artery runs down Commercial Street, where a PROSPERITY 2020

The narrow peninsula of Long Point, at the tip of P-town, was in the early 1800s a thriving fishing village, but around 1850, families began to move back to the mainland, literally taking their homes with them atop floating casks.

multitude of restaurants, galleries, shops and curiosities can be found. Several annual festivals are held throughout the warmer months, such as the International Film Festival and the Provincetown Portuguese Festival – a mix of food, music and dance that celebrates the town’s heritage and ends with the popular Blessing of the Fleet. While the year-round population is about 3,000, the numbers swell in the summer months to upward of 60,000, distributed over 9.7 square miles of land. The Cape Cod Fast Ferry and the P-town Municipal Airport make for an easy trip for travelers coming from Boston and elsewhere. School-aged children are served year-round by the pre-K PROSPERITY 2020

through eighth-grade Provincetown Schools, and an International Baccalaureate World School. High-schoolers attend either Sturgis Charter School (also a Baccalaureate World School) in Hyannis, Cape Cod Technical in Harwich or Nauset Regional High School in North Eastham. Provincetown is blessed with countless natural wonders. Its offseason offers time for relaxation and making more than just a casual acquaintance with its stunning beauty. Wake early, take a walk on its long stretches of beach, or through its desert-like dunes and quiet ponds. But whatever you do, pay attention to the gems. 21

At a glance Tucked in Cape Cod’s elbow is the quintessential fishing village of Chatham where, early morning, boats head out to deep waters for the day’s catch. This perfectly picturesque town, situated at the southern-most tip of Cape Cod’s National Seashore, is known for its many beautiful beaches and historic lighthouses, such as the 19th-century Chatham Lighthouse, which now serves as an active U.S. Coast Guard station. Abutting the station is the untarnished, 40-acre Monomoy National Wildlife Refuge – part of the 7,500 acres comprising the Monomoy Islands – where one can stroll along the shoreline, spy migratory birds and watch seals at play. 22

Boaters will find several yacht and boat clubs throughout town, such as Chatham Yacht Club and the Monomoy Yacht Club. Chatham also has a municipal airport for small aircraft. Chatham is endowed with some of the best golf courses in Massachusetts, and Eastward Ho! Country Club, with its stunning, multidirectional water views, has been ranked the best in the state. The plush Wequassett Resort and Golf Club on the Harwich/Chatham border has, among other amenities, pools and four Har-Tru tennis courts. The exquisitely appointed Chatham Bars Inn, an oceanfront resort with sweeping views of the Atlantic, is nearby the 9-hole golf course at Chatham Seaside Links. PROSPERITY 2020

Squanto, the Native American known for being a guide and interpreter for the Pilgrims, died and was buried in Chatham, although his precise resting place in the village continues to be a matter of debate.

The lively and walkable town center is dotted with eclectic shops, galleries, restaurants and inns. Historic Chatham Orpheum Theater has a café, and movie-goers can bring their snacks into the theater. Recreational and cultural enrichment programs abound at the stately Eldredge Public Library, replete with nooks and crannies in which to hide away with a book. At Chatham’s Creative Arts Center, budding (and established) artists will find year-round classes and workshops by nationally recognized artists. You don’t need to look any further than Chatham’s Veterans Field for America’ s favorite pastime. The Chatham Anglers, a collegiate

summer baseball team, plays in the Cape Cod Baseball League’s East Division. The Anglers, together with other teams in the Cape league, has sent dozens of college athletes to the pros. The games run from mid-June through mid-August. Chatham’s year-round population is roughly 6,500. Its Monomoy Regional School District participates in school choice across all grades, which permits students to attend charter or technical schools in nearby Harwich. Given Chatham’s many amenities, it seems tailormade for families.

At a glance It is no surprise that the small, pristine village of Osterville is home to two of Cape Cod’s most exclusive country clubs – the elegant yet casual oceanfront Wianno Club, which offers spectacular views, and Cotuit Bay-facing Oyster Harbors. The village’s 6½ square miles were designed specifically to serve the desires of its summer visitors and residents, boasting golf courses, sailing, fishing and beautiful beaches. Rail service 24

was established in the 1800s, while luxurious boats built by Ostervillebased Crosby Yacht Yard, makers of the world-famous Crosby Catboat, were launched on the waters.

Earthly Delights, known for its eco-minded sandwiches and breakfast plates, gives off a bohemian vibe on West Bay Road, and the Chart Room at Crosby’s serves an array of delicious seafood and features a lovely view of North Bay. Across the street from Fancy’s Market on Main is one of Osterville’s unique features – the 8.5-acre, dog-friendly Armstrong-Kelley Park, owned and operated by the Cape Cod Horticultural Society. The park is home to 30 “rare and unusual trees,” hundreds of rhododendron, as well as walking trails and the pet memorial garden, Buddy’s Place. While Osterville’s year-round population of about 3,500 is small, it PROSPERITY 2020

touts a mix of excellent public and private schools from pre-K to 12th grade, such as Cape Cod Academy and Bayberry Christian School. A recent survey ranked Sturgis Charter Public School in Hyannis, a quick drive from Osterville, No. 44 out of the top 100 Massachusetts high schools. Books are not the only things offered at the spacious Osterville Free Library. Throughout the year the village library hosts several events and programs that include yoga classes, an annual golf tournament to benefit the library and a summer concert series. As for those beaches, the secluded, peninsula Dowses Beach, with its beautiful views and soft sand, is simply the best place to stretch and relax. 25


FALMOUTH

Historic, robust and a coast to boast about

At a glance Historic Falmouth offers 68 miles of coastline, the largest on the Cape, which makes it the consummate place for sailors and beach lovers. The town has three public marinas, two yacht clubs, one boatyard and a sailing school, along with various private marine facilities. Its southwest orientation makes for stunning sunsets and glorious late-afternoon sailing. With eight quaint villages, and scarcely an off-season, Falmouth also has a robust downtown that supports a plethora of dining options, and an array of stores and businesses, as well as museums and a collection of community theaters. And nearby Bourne Bridge is a bonus for those traveling off Cape.

With approximately 33,000 year-round residents, Falmouth is known for being a family-oriented town. There is no shortage of sports and recreation, and the school system includes several public and private institutions from pre-kindergarten through high school. Ten public beaches (and assorted private ones), along with numerous inlets and freshwater ponds and lakes, beckon residents and visitors alike to explore the waterways by foot or boat. For a more grounded activity, the 10.7 mile, gentle Shining Beach Bikeway winds south from North Falmouth to Woods Hole, passing through woodlands, marsh, cranberry bogs and along Falmouth’s sparkly coastline. Its paved pathway offers an easy ride or walk.

Woods Hole wonders The village of Woods Hole, home to the world-renowned Woods Hole Oceanographic Institution, is fast becoming famous for its annual film festival, which was named by Yankee Magazine in 2017 as one of the “Top 10 Events in Massachusetts.” The town is also garnering accolades for its culinary achievements – eclectic new eateries and imaginative menus have come a long way from clam cakes and chowder (to be sure, you can still find both). And if you are pining for an island getaway, Martha’s Vineyard is only a short trip across the Vineyard Sound – and don’t you know, Woods Hole’s Island Queen Ferry is waiting for you. At a glance There is a lot to be said for small-town life, especially in the charming South Coast town of Marion. Because of the town’s modest size – less than 5,000 year-round residents – people tend to get to know one another, which translates into a tight-knit, friendly community. Its location, 50 miles south of Boston and 40 miles southeast of Providence, Rhode Island, makes it an ideal place for four-season living. And its school system, comprised of private and public options from pre-K through high school, includes the prestigious Tabor Academy, a boarding and day school that draws students in grades 9-12 from all over the world.

Since almost half of the town’s square miles are made of water embodying pretty marshes, coves and inlets, it’s not uncommon to see neighbors and visitors walking the shoreline, or kayaking and sailing Marion’s gorgeous, meandering coastline. Boaters appreciate Marion’s deep-water Sippican Harbor, which is dotted with stately homes. The town has several boatyards, marinas and yacht clubs for sailors, and history buffs will find many sites of interest, including the Historic Windmill and the Bird Island Light. Local golf courses include the 9-hole Marion Golf Club, and The Kittansett Club, beautifully situated on Buzzards Bay and ranked No.

Recreational and cultural opportunities abound: indoor and outdoor tennis, scenic walking trails, playgrounds for the kids at Washburn Park and much more. Sippican Harbor hosts an array of seaside programs, such as boating, fishing and swimming, while Marion Recreation runs programs for children throughout the summer. The Marion Art Center promotes the visual and performing arts, offering year-round classes from fine art to theater. Marion Center, along the waterfront, is scattered with gift and antique shops, boutiques, galleries, restaurants, and the throwback Marion General Store. Popular eateries include Kate’s Simple Eats and The Atlantic Bistro. Adults and children can escape the busy waterfront at the lovely Silvershell Beach that looks out over Ram’s Island, or at the Piney Point Beach Club opposite The Kittansett Club. One of the town’s most precious assets is the Sippican Lands Trust, which is known for its peaceful walking trails – and peaceful perfectly illustrates the town of Marion. PROSPERITY 2020

At a glance About an hour’s drive from Boston, off the beaten path and set against the gentle currents of Apponagansett Bay, is the quaint village of Padanaram. Entering this South Coast enclave is like slipping through a portal into another place and time, where the salty breeze is a balm for life’s daily stresses and our inner clocks are seemingly reset to tranquil. Days are planned around the tidal charts, and evenings are for long seaside walks or sitting on the front porch, sipping iced tea and watching the sun drop into the horizon.

Out and about At its core is Padanaram Harbor, the hub of recreational boating and occasional fishing. Amenities to support the same include the South Wharf Yacht Yard & Marina, which has as 55-ton travel lift, winter storage, deep-water slips and a waterfront bar and restaurant. 30

Other marine services can be found in or around Padanaram. The New Bedford Yacht Club includes a sailing school, and also offers a Junior Championship Series and a Junior Regatta for members ages 12-25. Local beaches and parks abound. The scenic Apponagansett Park hosts a summer concert series, and Round Hill Beach has stunning views of Buzzards Bay. The ever-expanding bike paths give bikers, walkers and runners lots to explore. For the golfers, Allendale Country Club’s championship course, in nearby North Dartmouth, boasts lush, undulating greens designed by Geoffrey Cornish. The prestigious Country Club of New Bedford offers many amenities, along with its challenging 18-hole, Donald Ross-designed golf course. The charming center of Padanaram is sprinkled with boutiques and PROSPERITY 2020

With leisure boating being Padanaram’s main enterprise, the Buzzards Bay swing bridge slides open on the hour to allow boats to pass in and out of the harbor – fascinating sight to see.

July brings its spirited sidewalk stroll, an annual event showcasing artists and musicians. Art lovers enjoy popping into artists’ studios at the annual Artists’ Open Studio Tour scattered throughout the Dartmouth and Westport area. And the New Bedford Art Museum is just across the bridge. School-aged children, pre-school through Grade 12, attend both public (Dartmouth Public Schools) or private schools in greater Dartmouth and the surrounding area. At the heart of Padanaram is a sense of community that makes this small village a special place in which to live or summer.

Easy escape to a world away At a glance

Out and about

While this pretty South Shore town is only 35 miles from Boston, it’s a world away from the rush and roar of all things city. But Duxbury is by no means sleepy. On the contrary, its village vibe, natural beauty and many festivities keep locals engaged year-round, indoors or out. The town’s 13.9 square miles of water (inlets, ponds, bogs and beach) is set against Cape Cod Bay’s “Cranberry Coast,” so it’s no surprise Duxbury has made a name for itself in the cranberry, oyster and shellfish industries – all of which help support the local economy. That means that you can expect to find the very best seafood in Duxbury.

Duxbury’s landscape lends itself to unending exploration. Popular Duxbury Beach’s six miles of shoreline runs south from Marshfield across Duxbury Bay on the west and Cape Cod Bay on the east. This gentle curve of coastline can be reached with a quick drive or walk across the spectacularly scenic Powder Point Bridge. For the nature lovers, Duxbury Beach Reservation offers programs focused on environmental issues, while science nerds can take an aquaculture tour at Island Creek Oysters to witness the evolution of oysters from “seed to spawn.”

The oldest cemetery in the United States is the barely noticeable Myles Standish Burying Grounds, where grave markers date back to 1638 – making for some interesting stone rubbings.

With approximately 15,000 residents, Duxbury has many school-aged children. The school system is a mix of public and private schools from grades pre-K-12. Various organizations also offer educational opportunities for cultural enrichment. At Duxbury Art Association and the South Shore Conservatory, anyone can learn how to use a brush or play an instrument. The Art Complex Museum is a small but beautiful space that holds its own permanent collection, special exhibitions, educational programs and lessons. Boating is big in Duxbury, and there are several marinas and yacht

clubs to support the flow of vessels. Duxbury Bay Maritime School offers programs and lessons, such as fishing, rowing and sailing, to children ages 3 through 17. The town’s main route is Washington Street, which is sprinkled with hydrangeas, historic sea captains’ homes and shops. Not long ago, Vogue Magazine touted Duxbury as “New England’s Best-Kept Secret” for a summer seaside weekend. But we know what Vogue doesn’t – this quaint town is best all year long.

At a glance Aside from its award-winning annual seafood festival at Ninigret Park, which no one should miss, Charlestown is loaded with goodness. For one thing, it has an enviable amount of natural resources within its 59.3 square miles. That footprint includes a 22.5-mile mix of ocean, freshwater ponds, estuaries, inlets, the Pawcatuck River, and more. That’s a generous amount of water for one little town. Its roughly 8,000 residents seem to know one another, and they cherish and protect their resources. This town, and its villages, like the pristine village of Quonochontaug – set on a spit of sand – fiercely preserves its historic buildings and monuments. Some of the structures date back to the early 1600s, and many old establishments, such as the Wilcox Tavern and the General Stanton Inn, are still in operation today.

CHARLESTOWN

A Timeless Town

Ninigret Pond complex covers a surface area of 2,900 acres. It’s connected to the sea by the Charlestown Breachway, the largest salt pond in Rhode Island containing several small coves and extensive beaches and marshes.

Out and about In the summer months, beach time is the number one priority. There are almost too many beaches from which to choose, and because each one of them is beautiful in their own right, wherever one’s umbrella is pitched, no one can go wrong. (And speaking of umbrellas, visitors should take a peek into the Fantastic Umbrella Factory.) Charlestown Town Beach, East Beach, Blue Shutters Beach, Charlestown Breachway, Quonnie Beach, Ninigret Beach: they all are stunning, though Quonnie Beach might be the most secluded. Charlestown homes reflect New England’s heritage: pretty seaside shingled cottages, craftsman-style homes and saltboxes can be spied inland and along the shoreline. Charleston is also home to Ninigret State Park, a favorite for beautiful water views, hiking, fishing, spying cormorants and egrets, and dipping one’s toes in the water. For the sailors in town, there is one private yacht club – QYC Boating club. Otherwise, the Westerly Yacht Club and Turner Point Yacht Club are nearby in Wakefield. With 400 acres of open space, one gorgeous hillside clubhouse, and a bucolic woodland setting, the private Shelter Harbor Golf Club, located in Westerly and Charlestown, is a “traditional, family-oriented private club” that has been “ranked 63rd on Golfweeks’ Best Modern Courses in the US and 177th on Golf Digest America’s Top 200 Courses.” But Shelter Harbor Club is not the only gig in town. There are a multitude of golf clubs and courses throughout the area, such as the private and charming Weekapaug Golf Club (a popular venue for weddings) and the semi-private Fenner Hill Golf Club. There are also a multitude of public golf courses within the area. Charlestown consists of a mix of private and public schools: the public Charlestown Elementary School in Charlestown, and Chariho Regional Middle School and Chariho Regional High School in Wood River Junction. Salt air, sunshine, early evening surfing at Narragansett Town Beach and dinner at the Coast Guard House exemplify what Narragansett is all about: Low-key living. But, as we know, Narragansett is much more than that. Narragansett Bay is graced with a generous coastline that stretches over 256 miles, including pretty coves, bays and islands. In this year-round community, it is not surprising to spot surfers in the ocean during the winter months. The town of Narragansett encompasses several distinctive neighborhoods, such as Saunderstown, with its green sloping lawns and views of the sea and the Jamestown Bridge. Bonnet Shores is home to summer and year-round residents, and Point Judith and Galilee are well known as a harborage for the Block Island Ferry and fishing fleets.

Dotting Narragansett Pier are shingle style homes that reflect New England’s architecture. In town, shoppers can find plenty to explore. There are several shopping centers and independently owned stores throughout the town. Residents and visitors may find quirky boutiques, bistros and cafes, as well as bookstores like Wakefield Books and Allison B. Goodsell Rare Books. At a glance With miles of scenic beaches, biking, hiking, water sports, nature preserves, farmlands, lush forests, historic landmarks, fine dining and the world class Theatre by the Sea at Matunuk Beach, South Kingstown is a virtual potpourri of wonder. And South Kingstown, like potpourri, is cobbled of eleven distinct villages – each place with its own unique ambiance. The whole of South Kingstown’s footprint consists of nearly fifty-seven square miles in which approximately 31,000 people reside. Its downtown, in Wakefield, is a thriving community with many unique shops, restaurants, garden supplies, crafts, and more.

Out and about South Kingstown seems to have a year-round upbeat life force that is contagious. Having the University of Rhode Island nearly in its backyard does tend to generate many interesting (and often spontaneous) 40

conversations on the streets and in coffee shops. There is also a plethora of creativity in this town. This is an active community and its residents are proud of its many treasures. The dining scene offers everything from fine dining to diners, but the local favorite, by far, is Matunuk Oyster Bar, with its lovely water views. Other popular restaurants include the bayside TwoTen Oyster Bar & Grille, and Ocean Mist, an honest to goodness seaside beach bar with an outdoor deck and live entertainment. There is a wide range of shopping areas within the town, and every village has its own interesting shops. One would need more than a day to explore them all. On the waterfront, the members only Green Hill Beach Club features four acres and 800 feet of private beach front. The clubhouse is both casual and formal and hosts many events. Sailors have a wide range of yacht clubs from which to choose for setting sail. The private, picturesque Wickford Yacht club, located in North Kingstown, is tucked away in a quiet harbor. Nearby is the PROSPERITY 2020

private Weekapaug Yacht Club in Westerly. There are also several other yacht clubs in the vicinity. On the golf scene, Quidnessett Country Club, a private organization, is one of the finest golf clubs in the area. Overlooking Narragansett Bay, it contains a jewel of a course. Its lush greens are set hillside with sweeping views of the coastline. Inside finds large and graceful whitewashed banquet rooms and other facilities that highlight this club’s beauty. In Charlestown, the private and traditional family-oriented Shelter Harbor Club sports 400 acres of open space and a highly rated golf course, making it a bastion of New England living and hospitality. At a glance Less than five miles long, the tiny seaside town of Watch Hill is an oasis of undulating hills scented with honeysuckle and roses, sandy beaches and the sea, making it feel almost like a mythical place. Indeed, children leap on the historic Flying Horse Carousel, with its calliope music, and catch the golden ring. The village is almost too charming, too precious for words. Walking into this haven is an exercise in letting go of all worries while embracing all of its gifts. So tiny is Watch Hill that there are only about a hundred and seventy residents, though in the summer months the numbers swell with returning second homeowners and visitors. Southbound, the village is a two-hour drive from Boston, and heading north, a three-hour drive from New York City.

Out and about Watch Hill is a playground for both children and adults. Between its gentle Watch Hill Beach, rolling East Beach, grand shingled homes and excellent restaurants and cafés, there is a lot to explore; for instance: the Watch Hill Lighthouse and Museum, Napatree Point, quaint boutiques, antique shops, art galleries and more. The multitiered Ocean House is an exquisite luxury hotel where one will find breathtaking views from its verandas. It is the perfect place to relax with a cocktail or glass of wine. Foodies will love Watch Hill’s dining scene: Coast at the Ocean House is rated by Forbes as a Five Star AAA Five Diamond restaurant, and CNN has named it “one of the World’s Best Waterfront Restaurants.” The Olympia Tea Room is a must for dining – and tea! A dessert favorite is St Clare’s Annex, which has been serving authentic homemade ice cream to customers for 125 years. And Jonathan Edwards Napa-style winery is worth the 30-minute drive to North Stonington. North Stonington is also home to the

modern Saltwater Farm Vineyard, and the main building has a lovely arched ceiling. This pristine village is a sailors delight, and the Watch Hill Yacht Club, a private organization, is where one would want to moor their vessel. The club offers guest moorings that are available on a first-come-firstserve basis only for Reciprocal Clubs and Cruises. For the golfers, the 125 year-old formidable and fancy private Misquamicut Golf Club is in Watch Hill’s backyard; and, Lake of Isles in North Stonington, CT, offers 18-hole public and 18-hole private courses. In 2019, Golfweek voted the club #4 of the top 10 courses to play in Connecticut. Only a short drive away is the private Weekapaug Golf Club, as well as the private Shelter Harbor Golf Club. Because the village of Watch Hill is so tiny, there are no schools within its borders. The town of Westerly features both public and private schools.

When stepping into the small town of Essex one will immediately find a quintessential New England enclave. With its pretty tree-lined streets, impeccable parks and a charming downtown, Essex is a real gem. As small as Essex is, it actually contains three different villages: Essex Village, Centerbrook, and Ivoryton. Each of these villages has their own unique vibe, and as a whole, Essex has much to offer for its 7,000 residents and its many visitors. The Old Saybrook Station is only a few miles away from Essex and getting into NYC is a quick one-hour trip via Amtrak. The Shore Line East commuter rail connects to local towns between New Haven and New London.

its borders. Like many small New England towns by the water, Essex is easily walkable and highly picturesque. There are several historic sites in this village and plenty points of interest. The downtown area is alive with dining and shopping establishments, and time traveling is made easy by hopping on the Essex Clipper Dinner train, which offers a four-course meal on its restored 1920s Pullman, while whisking along the Connecticut River. Essex also boasts a particularly beautiful countryside. This small town has two yacht clubs: Essex Yacht Club and Essex Corinthian Yacht Club, both on the Connecticut River. Founded in 1933, Essex Yacht Club, with its impeccable clubhouse, has many dining options. The club is based on the “principles of friendship and a deep love of yachting.” The Essex Corinthian Yacht Club also offers dining, and both lunch and dinner are served in the clubhouse.

There are a number of golf clubs in the surrounding areas of Essex. The Fenwick Golf Course in Old Saybrook has the distinction of being the oldest public golf course in CT; the Greenwich Country Club is the second oldest in the state. The Fenwick’s course is set on the river and is a lush and beautiful course. Its links-style design was made to resemble the seaside layouts of the British Isles, which means it has plenty of character and beautiful topography. The Old Lyme Country Club is a private members only organization, and aside from its stunning course, the club offers tennis courts and a lovely swimming pool. The Essex school system consists of two elementary schools, a middle school and a regional high school, as well as the Connecticut Coastal Academy in Essex proper. The Children’s Tree Montessori School is in Old Saybrook, and Saint Johns Catholic School is also located in lovely Old Saybrook.

Small town, big heart Out and about

At a glance Guilford Center is the heart and soul of this convivial town, and its residents are often and easily drawn together on the lush town green – known as Guilford’s Green – for concerts, festivals and other town gatherings. Looking directly across Guilford’s Green is its classic white steepled church surrounded by ancient trees. Well-kept historic homes dot this shoreline community, which boasts the third largest collection of historic homes in New England. Even though the town is a mix of residential and summer community, this is a place where everyone seems to know one another, and its tight-knit feel makes its residents proud. 46

Five miles in width and twelve miles in length, the town contains 47.6 square miles (including three square miles of water) and a population of approximately 22,000. Water sports abound along the coastline. For those who are not inclined toward boating or kayaking there are plenty of walking trails throughout the town. The downtown area bustles with foot traffic as shoppers pop in and out of its unique stores, restaurants, coffee shops and galleries. Breakwater Books is a popular stop, as is The Place, an uncommon restaurant with outdoor dining only. Lobster and corn are perpetually on the grille, and its customers are seated at picnic tables and on tree stumps.

Faulkner’s Island Lighthouse, the state’s second-oldest lighthouse tower, landed on the National Register of Historic Places in 1990 for its unique contribution to maritime safety testing.

For the boaters and sailors, the private Guilford Yacht Club, with its beautiful stretch of salt marshes along the bank of West River, is an ideal place for setting sail as well as hosting weddings. Sachem’s Head Yacht Club, on the Connecticut shore of Long Island sound has an active racing fleet and offers sailing, swimming and tennis. Golfers will enjoy Guilford Lakes Golf course, voted Best Public Golf Course on the Shoreline. It’s a challenging “Executive 9-hole course, which has been recognized for its “playability and impeccable conditions.” For a more relaxed golf experience,

nearby Twin Lakes Golf Club has a newly renovated par 3, no pressure golf course, which makes for a fun day on the links for neophytes. Guilford’s public school system includes four elementary schools, K-4, and two middle schools, five through six and seven through eight, as well as one high school. Private schools – such as The Connecticut Experiential Learning Center and the East Shoreline Catholic Academy – can be found in nearby Branford and Madison along with other private schools in the surrounding area.

MADISON

Madison’s Simple Pl At a glance The town of Madison, CT is a year-round community comprised of five distinct areas, and each neighborhood touts its own unique vibe. But the first thing one may notice when entering this 36-square mile stretch of Long Island Sound is its venerable collection of historic homes, including those dating back to the 1600s. There is a formidable amount of 1930 structures – some repurposed as restaurants and boutiques – that will tickle the hearts of those who have an appreciation for historic homes and all things architecture. Madison also has an eclectic mix of restaurants and shops. Bar Bouchee, a lovely, intimate French Bistro, is a Madison favorite. And shoppers on the hunt won’t be disappointed as the town has a plethora of unique shops and boutiques.

Out and about There’s much to explore in Madison. The biggest highlight may be the

leasures 900-acre section of the state’s largest shoreline park – Hammonasset State Park – that features two miles of beach, lovely meadows, and trails abound for exploration. The park is also a bird watchers delight. Bauer Park’s 64 acres offer nature programs for kids, and at Rockland Preserve there is a plentitude of hiking along with other outdoor activities. The Surf Club Beach and East Wharf Beach are also popular destinations. With its well-regarded sailing program, young sailors will love Madison Beach Club. For the mature crowd, nearby Guilford Yacht Club and Sachem’s Head clubhouse are ideal for launching and storing yachts, and hosting weddings. Not to mention, Guilford Yacht Club has lovely stretch of salt marshes along the bank of the West River. The golf scene is alive and well in Madison. The town holds both private and public golf courses. The private Madison Country Club has an 18-hole golf course and striking water views, along with a renovated golf club and course designed by the nationally renowned

Nearby golf clubs include Guilford Lakes Golf Course in Guilford, which has been named the town’s “Little Augusta,” along with the private Clinton Country Club in Clinton Connecticut. Established in 1895, it is one of the oldest golf clubs in the country. Its 18-hole course designed by Geoffrey Cornish; it is both challenging and beautiful. With its tranquil setting overlooking the first tee, it is a wonderful spot to dine alfresco. CCC hosts events both large and small and has an exceptional staff and fine cuisine. The public Twin Lakes Golf Course in North Branford and Fenwick Golf Course in Old Saybrook are nearby. Madison’s public school system includes six schools, from pre-school to high school. Otherwise, private schools include The Country School, Connecticut Experiential Learning Center, as well as the Montessori School of Madison. Given all the options, school age children and their parents are sure to find just the right fit.

MYSTIC

The Mystique that is Mystic At a glance Founded in 1654, and situated halfway between New York City and Boston, this charming Connecticut village known as Mystic (which includes parts of Groton and Stonington) is a little oasis for residents and visitors alike. Entering the town, one immediately gets the sense that we are stepping back in time, when Mystic was once a bustling shipbuilding seaside village with a well-heeled maritime past.

Out and about Mystic’s 4 square miles are packed with many surprises and much to explore. The lively and walkable town is dotted with the homes of old ship captains, as well as by restaurants, eclectic shops and galleries, and 50

the much treasured Mystic Seaport and Mystic Aquarium. Spanning the Mystic River is the famed Bascule Drawbridge that was opened in 1920 and offers expansive views of the waterway that spills out to Long Island Sound. The river also offers locals and visitors a place to play, where anyone can jump in a kayak or paddleboard, or even take a unique guided boat tour up and down the coastline (in a 2-person boat) allowing for up close views of historic landmarks along Mystic River. Mystic River Park, situated southeast of the Bascule Drawbridge is a town green and a beautiful boardwalk where residents and visitors can relax, fish, and attend concerts in the park in the summer months. Set on the banks of Mystic River is the hidden gem known as Mystic

esse and Jane Craig were tired of sitting in Boston traffic and not having a backyard at their Cambridge residence. With two young children and parents who were retiring to Cape Cod, they made one of the biggest decisions of their lives. They would move here. Two years later, the Craigs live in a four-bedroom, Cape-style house that overlooks Cape Cod Bay and is across the street from protected conservation land. On nearly an acre of land, they enjoy a new pool and a yard big enough to accommodate a giant play area for their kids and dog. Jane, a physician, works part-time for Cape Cod Healthcare, in Harwich, and Jesse works full-time, right from his home office, for GlobalFoundries, a leader in the field of advanced semiconductor design and manufacturing. “We design and build microchips used in everything from cellphones to satellite components,” explains Jesse. Jesse represents one of the fastest-growing demographics on Cape Cod—the home-based business. From Falmouth to Provincetown, there are more than 6,000 home-based businesses, and that number is growing rapidly. About one in four of these represent highly skilled professionals like Jesse—whose careers range from computer programming and graphic design to law and accounting, finance and marketing. Some earn more than $1 million annually in revenue.


Supported by high-speed Internet service and mobile technology, as well as ready access to airports in Providence and Boston, these homebased businesses reflect a seismic shift in the U.S. economy. There are more than 16 million people working from home nationwide, and that number is expected to increase nearly 70 percent by 2018. One study suggests that about 35 percent of these home-based businesses see annual revenues exceeding $125,000. On Cape Cod, home-based businesses also represent those started by many older professionals who don’t necessarily retire to the Cape, but repurpose themselves. They are trading in their 9-to-5 jobs and commutes for mobile consultancies. Or, in many cases, they begin entirely new careers motivated as much by passion as by paycheck. A study by the Cape Cod Commission found that 40 percent of today’s secondhome owners who plan to move here full time expect to work— mostly from home. Jesse’s office is equipped with four large monitors, a workbench and a soldering iron, a logic analyzer, a programmable power supply, an oscilloscope and a slew of peripherals. While he works a 9-to-5 schedule, he often will be at his desk past midnight to accommodate the vastly different time zones of his team members. “This typically happens when conferencing—often with sharing software— with people from Taiwan, Japan, China and Korea,” he says. Like many others on Cape Cod, Jesse can work not only on the Internet, but also within a Virtual Private Network (VPN) that allows him to connect securely with computer systems that run inside his corporate firewall. VPN is opening telecommuting opportunities to fields as diverse as finance and banking. “When I moved to the Cape I was told to expect blackouts, but fortunately this has not been the case,” says Jesse. “I have yet to lose a workday to a service interruption. The Internet speed offered by the cable company far exceeds what I need and is very competitive with the rest of the country.” The Cape is served by Comcast, which provides businessclass service, and Verizon FIOS in many towns, but not all of them. For Jesse, working from home has given back the hours previously lost to commuting, which has in turn made him more productive at work and also a better father. “Now, I can help out with the kids. I can take my daughter to and from the bus stop in the morning, go to school events during the day,” PROSPERITY 2020

Then, there are the many weekend warriors—secondhome owners, mostly with primary residences in the Boston metro area, who will leave their offices Thursday night, commute to the Cape and work at home Friday and sometimes during the weekend before heading back to the Boston area Monday morning. However, during these first few visits, it can be nearly impossible to pick up on some details that make a vacation home just right, such as the length of afternoon light in the back yard, the best route to the beach at high tide, or the quietness of a neighborhood at night. There is another option that some savvy buyers have found beneficial – renting before purchasing. Renting a home, especially in a particular neighborhood of interest, is a smart way to gather critical information. Amanda Kundel is an agent with Kinlin Grover Real Estate in Barnstable Village. She was born and raised on the Cape and has just under two decades of experience with rentals and sales. She says most of her second-home clients have been renters before they decided to buy.

Katz rents out his Cape home for four to six weeks a year in the summer. Of course, the couple hopes to move to the unit more permanently in the future, but for now, they work with Roth to identify the right renters and then Roth’s team takes care of the rest.

“It’s the perfect way to get a feel for the area, location, and people and to see which beaches you prefer, and which restaurant spots you want to frequent,” she says. “When you’re renting, you can pop over to look at an open house or just drive through neighborhoods that interest you. I’d say a lot of people end up renting first.”

“Whether a screen door breaks or the internet is down, Cindy takes care of all that,” he says. “I certainly don’t want to get those calls, so it’s nice to know there is always someone who is right there.”

Kundel recently had a client who had rented in a few different spots around the Cape before renting a home through her in Osterville. “They loved that they could walk to Main Street and to the beach, they also really enjoyed that the library was nearby and there is a great sense of community in the neighborhood,” she says. “They loved the area so much they purchased a home there.” Now, she says, “They went from renters to homeowners and now I’m renting their house out when they aren’t utilizing it. It works out great for them.” However, a vacation home is not typically a money maker, according to Roth. “I always tell clients, you’re not going to get rich from renting,
