A MAN OF PURPOSE, PASSION AND POTENTIAL

“YOU CAN HAVE EVERYTHING IN LIFE YOU WANT, IF YOU WILL JUST HELP ENOUGH OTHER PEOPLE GET WHAT THEY WANT.”
– ZIG ZIGLAR

Our path in life is forged by the decisions we make, the relationships we cultivate, and how we treat other people. For Ed Weaver, a REALTOR® at Slifer Smith & Frampton in Boulder, success isn’t measured by numbers and sales volumes, but by the lives he touches and the value he creates.

A SWEET START

Growing up in Hershey, Pennsylvania, Ed jokes, “I grew up in a little town with a big name. It was kind of like living in “The Truman Show.” Inspired by Mr. Hershey and his philanthropy, Ed studied the famous figure with a love of chocolate. “Mr. Hershey was a major philanthropist,” he notes. “I know a lot of stories about Mr. Hershey.” This background of community and giving back shaped much of who Ed is today—a man driven by purpose, passion, and the potential to make a difference.

From playing hockey at Penn State to working for General Motors in Warren, Ohio, Ed’s early years were marked by determination and an adventurous spirit. But it was a ski trip to Colorado that changed the trajectory of his life.

MAKING THE MOVE

“I came to Colorado several times to ski with a buddy,” he recalls fondly. “The last trip we came out to ski was in 1981 and I suggested that we go to Boulder for the weekend. We came to Boulder and had a blast. I looked at my friend and said, ’Dude, I’m moving here,’ and he said, ’Yeah right’... then he looked at me and said, ‘You’re serious, aren’t you?’ And I said, ‘I sure am!’”

A man with an adventurous spirit and a go-getter, Ed decided to make the move to Boulder for good.

Although his friend initially didn’t believe him, Ed was true to his word. “In 1982, at the age of 26, I moved here,” he reflects. “And the same friend ended up moving here with me.” This bold move set the stage for his rise in real estate. Ed and his friend started a construction business by buying land and building five solar houses, setting the stage for his real estate business early in life. However, real estate wasn’t his first career.

Ed first established himself in various fields, including running a cabinet manufacturing company. “I started a manufacturing company because the gentleman who supplied our cabinets for our project had a good concept but couldn’t execute it,” Ed explains. “I ran that for 3-4 years and then sold it.”

A SIGNIFICANT SHIFT

Ed’s career significantly changed when he encountered Dale Carnegie Training, a move that would shape his approach to business and life.

“When I was running the cabinet company, a man named Skip from Dale Carnegie called on me. He suggested I would be well-suited for Dale Carnegie,” Ed says. Intrigued, Ed took the plunge and joined Dale Carnegie as a sales representative. Under the mentorship of Sally Bartz, now a REALTOR® in Plano, Texas, Ed thrived.

Photos by Jon David

He quickly advanced, earning a national sales award in his first year and eventually becoming a team leader, responsible for hiring and training other salespeople.

Ed’s journey with Dale Carnegie didn’t stop there. He became the first-ever National Account Manager for the company. Within two years he was running the whole National Accounts program and grew it into a Global Accounts program, and he was named VP of Global Accounts. He joined the elite Strategic Accounts Management Association (SAMA) and was quickly elected to the Board of Directors.

Ed joined the Summit Consulting Group and did Strategic Sales Training for his key accounts, which included Cisco, Procter & Gamble, Motorola, and Marriott. His work took him to 31 countries.

“On two separate trips, I literally went around the globe and my travel took me to places I never imagined,” Ed reflects. Despite his success, Ed remained grounded, focusing on the relationships he built along the way.

NO SLOWING DOWN

After years of globetrotting and corporate success, Ed transitioned into real estate in 2017. “I got my real estate license as a bridge to this thing called ‘retirement,’ which I still don’t know what that means,” he laughs, “but I didn’t expect to fall in love with real estate.” Combining his extensive sales experience, relationship-building skills, and a genuine desire to create value for his clients, Ed quickly made his mark in the industry.

Ed’s approach to real estate is deeply influenced by the lessons he learned during his time at Dale Carnegie combined with the teachings of Ninja Sales Training which taught him to “always come from a position of abundance, not scarcity.” This mindset has guided him in creating lasting relationships with his clients, many of whom have become friends. “I don’t focus on the money. For me, it’s about the commitment I make to my clients. Once I make that commitment, I don’t keep score.”

THE POWER OF RELATIONSHIPS

Ed’s dedication to his clients is evident in every transaction he handles. One particularly memorable experience involved a family relocating from Wisconsin, searching for a horse property in Colorado. Ed found the perfect property outside of Hygiene, Colorado, even though it was beyond the family’s budget. “I called them up and said, ‘You have to see it,’” Ed recalls.

The family fell in love with the property, and Ed helped them find a lender, navigating the challenges of purchasing two parcels of land with ease. The family couldn’t be happier finding the home of their dreams. Today, the family’s children fondly call him “Uncle Ed.”

Ed’s relationships extend beyond his clients to his colleagues as well. “I have a buddy who’s also a REALTOR®. About five or six years ago, he called me up and asked if I could show properties for him while he was out of town,” Ed shares. “I told him I’d be happy to do it, and in return, he helps me out when I’m out of town. We don’t keep score—we just help each other out.”

FAMILY + FUN

When Ed isn’t selling homes, he savors time with his family. “My greatest achievement is being married for 36 years to the same woman,” he smiles. “We’re celebrating 37 years of marriage in October and have three great adult children and two wonderful granddaughters.”

Outside of real estate, Ed is passionate about coaching high school golf. He coaches the boys’ and girls’ golf teams at Niwot High School. He is the longest-tenured Golf Coach in the St. Vrain Valley School District entering his 19th season. “Coaching takes me out of the real estate market for a few months each season, but it’s worth it,” Ed says. “It’s a great time with the kids, and it keeps me grounded.”

FINAL THOUGHTS

As Ed reflects on his rise in real estate, he’s reminded of a personal encounter he had with Zig Ziglar, author of the best-selling book ‘See You at the Top’ during an International Dale Carnegie conference in Dallas where Ed was a keynote speaker.

“I walked into the elevator and pushed the button for my room on the 5th floor but noticed that the button for the Penthouse was also pushed. I turned around and realized that I was in the elevator alone with Zig Ziglar. We

chatted and when we got to the 5th floor and as the doors opened, he looked at me and said, ‘Are you getting out?’ I replied, ‘Nope, I’m staying on so that I can see you at the top.’” Zig got a big kick out of that.

Ed has gone to the top of his career, achieving a life that has exceeded his expectations. A man of integrity, moral principles, and confidence, Ed is an inspiration. Whether he’s closing a real estate deal, coaching a golf team, or simply lending a helping hand, Ed embodies the values that have made him a top producer and a respected member of his community.

IRONMAN CHAMPION

SARAH PIAMPIANO

RISES IN RESIDENTIAL

REAL ESTATE

You name it. Sarah Piampiano has conquered it. Pounding the pavement as a runner, swimming miles in open water, and tackling tough courses on the open road as a seasoned cyclist come easily to this Ironman contender. She knows how to push through pain, fight through challenges, and overcome obstacles with grit and grace.

“I’m not afraid to work hard,” she says. A former professional athlete, Sarah knows how to win. For a decade, she competed around the world in Ironman and half-Ironman competitions. In total, she has won 11 Ironman Championships, even holding the third-fastest time ever for an American woman for the Ironman distance. Not to mention finishing 7th at the Ironman World Championships.

“It was one of the most amazing privileges of my life,” says Sarah of her competitive days. She learned the mental techniques to keep on going. “I would tell myself to just do one more mile and then I could stop,” she says. “But I knew I would never stop.” Running was a mental game. Breaking it down into small pieces made the miles manageable.

competitor to help her be the best she can be. “When I was racing, my coach would tell me, ‘You can’t focus on the outcome; you have to focus on the process.’ That’s extremely relevant for real estate. I try to stay true to the process and really do well by my clients. I also try to think about and do the things in my business that bring me joy. You can do real estate in so many different ways, but, for me, being true and authentic is super important.”

Sarah gives real estate her all, waking up at 4:30 and doing everything she can to build a business. Once she puts her son down, she goes back to work. “There’s a lot of work to do to get to where I want to go,” she says.

She is not afraid to set big goals, even if it takes longer to achieve them. “My big, lofty goal is to be the number one agent in the Denver metro area in five years,” she says. “I’m okay with making really big goals and not achieving them in the time that I want. Whether it takes me five or ten years, that’s where I want to be.”

RELAXING AND UNWINDING

When not working, Sarah takes time to crush calories and reduce stress by

running and biking six days a week. “I’m out the door by 5:30,” she says.

She also enjoys skiing, camping, and entertaining friends and family. “I have people come over three times a week,” she smiles.

She is also happily married to Michael, who has embraced and accepted her for being the strong

woman she is. “He was the first relationship where I felt he was completely supportive of me being the strong independent female that I am.

He’s an incredible supporter of mine,” she shares. Even during her triathlon training days, where she was gone 36 weeks out of the year, Michael supported her.

FINAL THOUGHTS

“I want to be known for living life to the fullest,” concludes Sarah. “In doing that, I want to inspire other people to take chances and take risks in life that they otherwise wouldn’t.”

Sarah has lived her life by taking risks, embracing adventure, and going the extra mile. The future is bright for this Rising Star, who is just getting started.

DARREN CORSO: INTRODUCING

JOURNEYMAN WIREMAN ELECTRICIAN

A PASSIONATE ENTREPRENEUR AND OWNER OF MILE HIGH RADON CONTROL

Darren Corso is a man of many talents, interests, and experiences that have shaped his approach to life and work. A community-minded entrepreneur, he is passionate about making a significant impact on his community through his business, Mile High Radon Control.

Darren began his career as a cook in Antarctica, a nod to his sense of adventure. He later became a journeyman wireman electrician, further diversifying his skill set. He spent several years as a respiratory therapist, working in hospitals and gaining firsthand knowledge of lung health and respiratory issues. He

worked in medical sales, honing his communication skills and developing a deeper understanding of health-related products and services. Through all these diverse opportunities, it was his experience in respiratory therapy that would later influence his decision to venture into the radon mitigation industry.

During a training course while studying to become a home inspector, Darren learned about radon and its potential dangers. This sparked a realization. The connection between his background in lung health and the importance of radon mitigation clicked, and then and there he decided to pivot his career towards helping people protect their health by reducing radon exposure in their homes.

This decision meant establishing his own company. He has always harbored an entrepreneurial spirit and the opportunity to combine his diverse skills and passion for health into this meaningful venture turned this dream into a reality.

Mile High Radon Control, based in Longmont,

specializes in radon mitigation. Radon is a naturally occurring carcinogenic radioactive gas that can accumulate in homes, posing serious health risks. With its unique geological composition, Colorado is well known for its high radon levels. Darren’s company focuses on testing for radon levels and installing mitigation systems to reduce those levels, ensuring safer living environments for homeowners.

“Every home buyer and seller should have a professional radon inspection,” says Darren. “With Colorado’s high radon levels, it is essential for residents to be aware of this potential health risk. Radon levels can fluctuate, so professional testing and mitigation are critical steps in ensuring a safe home environment.”

For Darren, the decision to start Mile High Radon Control was not just about business—it was about making a difference. Because was of his expertise in lung health, radon mitigation was a natural extension of this experience. By helping to reduce radon levels in homes, Darren is directly contributing to the health and safety of his community and working to protect his neighbors from the potential dangers of radon exposure.

His parents are also involved in the business, making it a true family endeavor. He values the time he spends with his family, whether it’s working together or traveling, such as their recent trip to Italy. His personal philosophy is centered around action, fitness, and faith, all contributing to his goal of encompassing a positive mindset and balanced life. He participates in CrossFit regularly and enjoys staying active. He even took up motocross at age 51, demonstrating his belief in challenging oneself and embracing new experiences.

Darren is deeply appreciative of the support his company has received from Boulder County’s local government, which has been instrumental in fostering a thriving environment for small businesses like his. He gives all the glory to God

for his success and is an active member of his church, finding fulfillment in both his professional and spiritual life.

Looking ahead, he is eager to continue giving back to the community. He is enthusiastic about working with the city of Longmont to find new ways to contribute and support local initiatives. And, as the owner of Mile High Radon Control, Darren leverages his diverse background and deep commitment to health and community to provide a vital service to the people of Colorado.

For Darren, being an entrepreneur is not just about running a successful business—it’s about making a positive impact on the lives of others and demonstrating what it means to be a driven, approachable, and communityminded entrepreneur.

TAKE OFF YOUR MASK!

We experienced mandated maskwearing during COVID. We didn’t recognize each other. We were forced to hide in many ways. I remember the look of fear in children’s eyes because they could not tell if a person was friendly or not. Their face was hidden.

Obviously, this mask-wearing was for a completely different reason than the usual Mardi Gras or Halloween holiday. We know the history of the COVID mask. Here is the other history:

Halloween’s origin dates to the ancient Celtic festival of Samhain (pronounced sow-in). The Celts, who lived 2,000 years ago in the area that is now Ireland, the United Kingdom, and Northern France celebrated their new year on November 1.

The Celts believed on the night before their new year, October 31, the boundary between the worlds of the living and the dead became blurred, and ghosts returned to the earthly world.

People believed they would encounter ghosts if they

left their homes after dark. To avoid being recognized by these ghosts, they would wear masks so the ghosts would mistake them for fellow spirits.

WHAT DOES A MASK SYMBOLIZE?

The mask is a metaphor for that carefully crafted and false version of ourselves that we present to the public, to hide our true personality, thoughts, and feelings.

The first line of Paul Lawrence Dunbar’s poem, “We Wear the Mask” says it well: “We wear the mask that grins and lies, it hides our cheeks and shades our eyes”. In other words, a mask allows people to “mask” how they really feel.

In the poem, we interpret the ways in which people wear a mask to hide their true thoughts and emotions: He wears the mask because he does not want to “let them see” what an excruciating state he is in. She wears the mask because she does not want to trouble the world with her personal struggles and frustrations.

We wear the mask to protect our vulnerable inner true selves.

Wearing the mask hides our “torn and bleeding hearts” to pretend nothing is wrong and act like we are fine and content with society. The mask facilitates our need to fit in and project social conformance. The mask is a useful form of coping that helps us handle the difficulties of social life.

Dunbar’s poem is especially relevant today as new ways to “wear the mask” keep appearing. We wear the mask in carefully framed selfies, funny Facebook posts, or well-executed snaps and tweets. In other words, we show the world a certain version of ourselves that is not who we really are.

ARE YOU WEARING A MASK?

CEOs and other leaders during the 2013 Wharton Leadership Conference stated that being true to oneself is the key to business success, overall health, and well-being.

They concluded that the stress of being in an environment that does not embrace being genuine or aligned with one’s values can lead to poor performance and health problems associated with stress.

There is wonderful symbolism in the following story taken from the book, “Crack Your Egg” by Henk Schram:

“In 1957, a monastery in Thailand was being relocated.

A group of monks was responsible to move a giant clay Buddha statue.

In the midst of the move, one of the monks noticed a crack in the statue. This concerned them about damaging the statue, so they decided to delay before continuing with their task.

Later, another monk came to check on the giant statue:

He shined his flashlight over the entire Buddha to inspect it... When he reached the crack, he saw something shiny reflect back at him!

Obviously, this piqued his curiosity. He used a hammer and chisel and began chipping away at the clay. As he knocked off piece after piece, the statue got brighter and brighter.

After hours of work the monk looked up in amazement:

Lo and behold - right before him was a huge standing solid golden Buddha!

Historians believe that the monks from past centuries expected the Burmese army to invade their country, and that the army would have destroyed the monastery and stolen all their valuables.

The monks decided that if they were able to make the golden Buddha appear to be a mere stone statue, the Burmese wouldn’t see any value in it. The army did, in fact, see the stone Buddha, and left it as the monks had hoped, untouched.

Sadly, in the attack, all the monks were killed, along with the knowledge of the golden Buddha. It wasn’t until centuries later that this great treasure was accidentally discovered. It was simply forgotten that underneath the superficial clay was pure, solid gold.

IS THERE A MESSAGE HERE?

Well, like the Buddha’s clay casing, most of us unconsciously build an “outer shell” that’s meant to protect us from the world. It usually occurs because of something disconcerting that happened, or something unpleasant was said.... typically, at an early age, but it could be at any point in our lives.

As we build our protective shell, we eventually begin to believe that we are the “stone Buddha” and forget about the ‘pure gold’ that remains inside.

Then something might happen in our lives... an uncomfortable experience that cracks our protective casing. It could be an injury... a divorce... a financial setback... the death of a loved one...losing a job... having our house foreclosed on... anything that shakes us to our core… the ‘wake-up call’!

The protective “shell” couldn’t keep the experience at bay, so we undergo the kind of discomfort it was designed to protect us from. And because of the emotional turmoil that comes with it, we often miss the point of the experience.

Because in that moment, when a piece of our armor is knocked off, we’re presented with an opportunity. We can look inside and see ‘our long-forgotten gold’ – the treasure that was always hidden within.

We’re actually being called to chip away our clay casing, uncover the inner gold that has been concealed, and finally reveal our innate riches that have always been there, waiting for us!

It’s in these moments of opportunity we have the chance to break out of our shell and shine

bright again! To chip away our clay and reveal that inner gold. Our “gold” is so much more beautiful, so much more satisfying, and so much more fun!”

NOW, THE BIG QUESTION!

When we protect ourselves from the outside world, what is happening inside??

In ‘Themindsjournal.com’, it says: “You know, the part where you’re no longer a caterpillar and not yet a butterfly. You don’t know who you are, and you don’t know where you’re going. All you know is that every fiber of your being is calling for transformation. For a disruption, a revolution of the spirit. So, surrender. Breakdown. This is not the death of you. This is the dying of who you once were. This is your rebirth. And these are called growing pains.”

“Authenticity is about enjoying a new sense of freedom to be who we really are -- ourselves, natural and without a mask in our relationships, our work, and our life.” ~ Mike Robbins, motivational keynote speaker, coach, and bestselling author.

The flip side of that coin is the impact falsehood can have on one’s health. The stress of being in an environment that does not embrace being genuine, or aligning with one’s values, can, not surprisingly, lead to a laundry list of health problems associated with stress.

Like the Celts, 2000 years ago, it’s okay to wear a mask on Halloween, …to deter the evil spirits.

But, for the 364 other days, TAKE OFF YOUR MASK!

Life is too short to not live free from the stress of wearing a mask.

Be your true self!

INSPECTION NEWS TO KNOW

THE IMPORTANCE OF RADON INSPECTION AND SEWER SCOPES IN COLORADO HOME INSPECTIONS

When buying a home in Colorado, many factors contribute to a successful purchase, from securing financing to negotiating the best price. However, one crucial step in this process is the home inspection. Beyond the standard checks, such as HVAC, plumbing, electrical, structural, roofing, etc., there are two ancillary services that are particularly critical in the state of Colorado that are not included in your standard home inspection –Radon and Sewer Scope. Given the state’s high concentration of radon levels and the potential for sewer

line issues, these inspections are not merely optional; they are necessary for safeguarding your investment and your health.

Radon is a naturally occurring radioactive gas that results from the decay of uranium in soil, rock, and water. It is invisible, odorless, and tasteless, making it impossible to detect without proper testing.

According to the Environmental Protection Agency (EPA), radon is the second leading cause of lung cancer in the United States, responsible for approximately 21,000

deaths annually. In Colorado, the risk is particularly high. The state’s geological makeup means that radon is prevalent in many areas, with about half of the homes tested showing levels above the EPA’s recommended action level of 4 picocuries per liter (pCi/L).

Given these statistics, it’s clear that radon inspection should be a non-negotiable part of any home purchase in Colorado. A radon test will identify elevated levels of the gas, allowing for remediation measures to be taken before moving in.

Radon mitigation systems are effective and can significantly reduce radon levels, ensuring the home is safe for occupants. Skipping this inspection could mean moving into a home with a silent but deadly health hazard.

While radon is a hidden danger that can have long term impacts to your health, issues with sewer lines can cause more immediate and visible problems. Colorado’s soil can be tough on sewer systems, particularly in older homes. Tree roots often invade sewer lines, or pipes can crack and collapse due to shifting ground or freeze-thaw cycles common in the region.

A sewer scope involves inserting a camera into the home’s sewer line to inspect its condition. This process can identify potential issues such as blockages, breaks, or deteriorating pipes. Discovering these problems before finalizing a home purchase can save thousands of dollars in repair costs and prevent the inconvenience of a backed-up sewer line shortly after moving in.

Adding a sewer scope to the inspection process can give buyers peace of mind, knowing that the

home’s plumbing system is in good working order. If issues are found, the buyer can negotiate repairs with the seller or adjust the purchase price accordingly.

Given the importance of these radon and sewer inspections, choosing the right company to perform them is crucial. Inspections Over Coffee has established themselves as a trusted provider of thorough and reliable home inspections, including radon testing and sewer scopes. But what sets them apart is their commitment to the community and the homebuying process.

The team at Inspections Over Coffee understands the stress and complexity of buying a home and aims to make the inspection process as smooth and informative as possible. They see their role not only as home inspectors but as partners in helping their clients make informed decisions. They take the time to explain their findings in detail, ensuring that buyers understand any potential issues and what steps can be taken to address them. This level of care and attention to detail is invaluable, especially for first-time homebuyers who may be unfamiliar with the intricacies of home maintenance.
