$2.5 MILLION DONATED THIS YEAR TO HELP END MODERN-DAY SLAVERY.

HELLO

The average Fortune 500 company donates about 1% of their profits to charity. The N2 Company donates 2.6% of their gross revenue. Thanks to the businesses within these pages, our Area Directors, and readers like you, we’re able to break the chains of this horrible reality.

BOULDER COUNTY REAL PRODUCERS

A FEW NOTES ON ENDING 2021 AS WE ENTER 2022… First, out deadlines are eight weeks ahead of the print cycle month, so what we print today are our thoughts or those being featured are from in mid-December. Second, we feature or note the top producers every quarter, and, in this issue, we are publishing the final ranking for 2021. Our ranking is based on production for sales that occurred within Boulder County. So, if you had sales or production outside of Boulder County, those sale is not reflective in our rankings. Third, a very hot topic is who makes the cover and/or how is someone featured in Boulder County Real Producers magazine. Being on the cover in most situations mean that that person or team has production numbers, BUT that is not always the case, in most cases. We factor in team vs individual, charity contributions and the weight of the overall nomination. Why is someone being nominated, what they mean to the Boulder community, and are they giving back to their community? It is not an easy formula, and we try our best to be impartial in how makes the cover story. Good news, we have several topics where we are able to bring out the best in everyone we feature. 8 • February 2022

Lastly, this magazine has become a labor of love; it’s not a profit center or a moneymaker. It has become something more…we have begun to see realtors seeing how getting to know each other on a more intimate level through their stories in this magazine can help build a bridge to each other. May sound strange to write that sentence, but it’s true…I heard from realtors how they knew nothing about someone – another realtor – to only find something unique about everyone we feature. That is our goal…

realtor on the move

By Danielle DePaolo Photos By Melissa Markle

As Jeff sits down to reflect on his nearly 20-year career in the real estate business, he is grateful for the opportunities he has had to work intimately with such a diverse group of clienteles. From first-time buyers to repeat clients to investors to developers, Jeff has experienced the vast realms within the real estate world and feels fortunate to continue to serve his clients in such a highly sought-after market.

JEFF HEBELER

Originally from Appleton, WI, Jeff attended the University of Wisconsin where he studied architecture. After many years of living in the frozen tundra, he realized it was time for a change. He transferred to the University of Florida where he continued his studies in Architecture. In the summer of 1996, a young and adventurous Jeff Hebeler decided to purchase a 1978 Winnebago and take a road trip from Florida to California. Boulder, CO was one of his many stops on this journey, and it was here that he fell in love with the vibrant energy of the Front Range and immediately decided to call it home. Shortly after moving to Colorado Jeff met his partner for life. After living together in Louisville, CO, he and Jessica decided that it was time to invest in the place they loved with all their hearts and buy a home together. They

It was during this experience that Jeff realized his passion for the real estate process and how the profession allowed him to utilize his knowledge from his architecture studies and his love for the Colorado lifestyle. As Jeff started establishing his real estate business, he knew that he wanted to build on a client-centered model and be a realtor that is

transparent, understanding, patient, and will work to exceed expectations by going above and beyond to support, advocate and represent his clients. Nearly 20 years later, Jeff believes it is an honor and privilege to be in the real estate profession where he gets to support individuals and families through such an important life decision. Building relationships and creating a trusted and safe connection with his clients is Jeff’s priority. He feels the relationship doesn’t end at the closing table but that it is just the

beginning of a journey together. Jeff has worked with his clients through many phases of their lives and is grateful to support people as their housing needs shift and change. Whether it’s helping someone sell their current home, transition to another home, or educate them on how to build an investment portfolio, he truly enjoys seeing the evolution in his clients’ lives. In this current market, his advice for buyers and sellers is to be patient! He also advises his clients to work with someone who knows the area well and has solid relationships with local lenders and fellow brokers alike.

back to the community. His wife has been a social worker in the community for 20 years and he has seen firsthand the importance of supporting those in need and helping others. Jeff is a part of several charities including Community Food Share, CO Healing Fund, Boulder Voices for Children, and Rocky Mountain Conservatory. He has sponsored Douglass Elementary School and continues to volunteer at both of his children’s schools.

Jeff has been working at Live West Realty from the beginning of his career. He absolutely loves being a part of this brokerage which values its family-like atmosphere. He states that everyone is tight-knit and works well together as a team. He is incredibly grateful for his managing broker Rich Dana who has been instrumental in Jeff’s client-centered approach to the business and supportive in his development as an agent.

During his free time, Jeff loves spending time with his wife Jessica, and their two daughters – Emerson (11) and Ella (8.) When the Hebelers have some downtime, they enjoy the Colorado outdoors through sports, such as trail running, biking, and snowboarding. They also enjoy attending live music at Red Rocks.

strong relationships with clients who are new to the area by showcasing all its natural beauty. One of her favorite things about real estate is being able to provide outstanding customer service. Within her role, not only is she being a part of someone’s life story, but she is able to provide her guidance and expertise in helping them make the most informed decision for their future. By prioritizing client needs, there is nothing too big or small she would not do to help them.

Mary and her dog, Bojack

During her real estate career, she has sold over $100 million in real estate. One of her favorite properties she has represented was for a client who purchased a “fixer-upper.” This property was truly transformed into something beautiful. By being very referral-based, she develops special relationships with each of her clients. Throughout each transaction, her mission is to make them as positive and transparent as possible. Her advice for buyers and sellers navigating through this market is to remain patient and positive. She believes that many people are under the negative connotation that purchasing, or selling a home is a stressful time. Those things are true if someone is not using the right real estate agent. She believes that purchasing or selling should be a positive, celebrated time since someone is about to change the direction of their life for the better. By having such a rich and rewarding career, she enjoys giving back to the community. She is an animal lover and absolutely adores dogs! She enjoyed volunteering for the humane society and walking dogs. Currently, the one act of commVunity service she is most fond of is the aerobics class she started teaching during the Pandemic. She has taught aerobics for 35 years as well as received a running scholarship in college. She has always been a fan of exercise and believes it is a crucial element for one to relieve stress and stay healthy. When the Pandemic started, she began teaching virtual aerobics classes, which were highly regarded by members of the community. Currently, these classes are being taught outside five days a week at a local park in Boulder. If one is not able to attend in person, they can access the class through Facebook Live, as well. During her free time, she loves spending time with her son, Colton. Being a dog lover, she has two beautiful dogs – Bojack (golden retriever) and Marley (pitbull/lab mix.) She enjoys all of Colorado’s beautiful nature and scenery, as well. In turn, she enjoys taking Bojack running on the Boulder Ranch Trail. One will also see Mary at the Bellagio Craps throwing dice with a big smile on her face with her boyfriend.

DAVE

JA N I S As a child, Dave enjoyed watching local neighborhood homes being built. Growing up in the Chicago area, he loved the architecture and style of the houses. While watching these homes being built, not only was he mesmerized, but he knew he had found his passion very early in life. He attended Ohio University where he received his degree in communication systems management. This degree requires one to be technically inclined and strategic, which Dave exemplifies. After college and moving back to Chicago, he later took a trip out to Colorado. It was during this trip that he completely fell in love with the scenery and the weather. He realized this was a place he wanted to live, and in 2008 made this dream a reality.

SUPERPOWER IS PRICING A HOUSE.

Dave's Bronco

In real estate, he would say his “superpower is pricing a house.” He specializes in helping to sell homes that did not sell under previous agents. He can help price and market appropriately due to his many years of experience. In the current market, he has seen an influx of people moving from out of state due to the ability to work remotely. His advice for sellers is to price a home just right and hire someone who will work hard, “that is how you get top dollar.” 20 • February 2022

At the start of 2018, Dave opened a construction business, Janis Development. With this business, he has been able to synchronize his passion for real estate and construction and merge the two together. His aim for opening this business was to bring the quality craftsmanship he had seen in Chicago homes to Colorado. Moreover, Dave just recently obtained his General Contractors license, another example of his tireless personality and passion to evolve, achieving success for not only himself but his clients and business partners. Janis Development is equipped with an outstanding, hard-working team that precisely delivers on every project. The team has many years of experience, exceptional project management skills, strong builder relationships, and innovative design services.

TOP 5 REASONS TO HIRE A Property Management Company

Professional property management companies often have professional bookkeepers, accountants, or trained individuals that process rent collection, debit services, and proper IRS accounting documents, such as 1099s. Having a professional allocate your statements each month not only makes life easier for the landlord but also adds a level of comfort in future tax preparation.

Often, landlords feel that managing their own investment property will be easy and cost-effective. Here are five top reasons you should hire a local property management company.

1.) Leases Leases are your legal binding contract, your protection, the MOST important document when owning an investment property, you want this document to be right! First of all, what do most self-managed landlords do when they are looking for a lease? They Google leases online, call a friend, or better yet they call you, their realtor, looking for a lease to use. Landlords need leases that have been drafted by professionals (attorneys) that have accurate information for state and local regulations. For instance, just to name one item, if you are renting a property in the city limits of Boulder, you want to make sure your lease represents the yearly set interest rate that is owed on a security deposit. Professional property management companies have their leases updated frequently, ensure they are accurate, and most importantly have the proper language in them for local requirements.

26 • February 2022

2.) Legalities There have been a lot of “changes” that have impacted the rental industry recently. I think we are all aware of the no-eviction moratorium that had been imposed by the CDC as well as our local governor Polis. As a landlord, you can’t afford not to be up to date on what is changing and happening in the rental laws. Here are just a few to think about. · The City of Boulder rental licensing requirements, including specifically a rental license, SmartRegs certificate, interest rates on security deposits, disclosure forms, number of

unrelated parties, and requirements on advertisements. · The City of Longmont is in discussions with city council to enact a similar licensing program in Longmont as Boulder · The City of Boulder has passed “no evictions without representation.” · Requirements on notice for demands · Emotional support animals and service animals · Fair housing and the addition of protected classes and discrimination. (Screening tenants process changes)

Many property management companies have software systems that allow tenants to pay online with proper documentation for them. Also, who wants to make those extremely uncomfortable calls that, “Your rent is late”? Professional managers move through the proper channels to obtain rents, serve notices or proceed in the eviction process.

The most important asset to an investment property is placing the best, qualified tenant. Most landlords can hire a company to do a background check, but do landlords know how to read these reports accurately? Do they understand that Colorado has tenant screening laws? The City of Boulder has a few additional laws of protected classes when making a decision to rent or decline potential tenants. Also, knowing the ADA rules and requirements for reasonable accommodations, service animals, and emotional support animals (ESA). This process can be overwhelming to walk through.

5.) Maintenance Often landlords don’t think about the midnight call on Thanksgiving when a roof is leaking. Professional property managers have someone on call 24/7 answering emergency calls or general maintenance calls. Managers have many connections with local vendors that will accommodate such emergency calls. Also, with the current pandemic, many companies are suffering from the overall supply and demand chain of labor and parts. Having a property management local relationship connection can often speed up the timing of service and keep your tenants happy and investment safe! Finding a great partner in managing one of your largest investments is key to a successful rental investment.
