Vice President & Brokerage Manager The real estate market in the Wine Country eased during Q3 2021 after over a year of record high Sales Volume. While the pandemic continues to prompt lifestyle change, and demand continues to be strong, limited inventory and buyer fatigue has tempered the market as frustrated buyers contend with multiple offers and bidding wars. This has resulted in an increased Average Sales Price and reduced Days on Market throughout much of Sonoma and Napa Counties.

According to the Bay Area Real Estate Information Services (BAREIS), overall, Napa County saw a 13% decrease in Sales Volume from $587M in Q3 2020 to $513M in Q3 2021. Sales Volume in the City of Napa decreased 17% from $364M in Q3 2020 to $301M in Q3 2021. While the Average Sales Price increased 1% (basically flat at $1.2M), the number of Units Sold decreased by 18% from 316 units to 258 units. Days on Market decreased 30% from 104 days to 81 days during the same time period. Sales Volume in the St. Helena/Yountville market increased 34% from $90M in Q3 2020 to $121M in Q3 2021 largely due to an increase in Average Sale Price of 50% from $1.9M to $2.9M during this time period. Days on Market decreased by 34% from 139 days in Q3 2020 to 92 days in Q3 2021.

Sonoma County saw a 1% increase in Sales Volume (basically flat at $1.6B) between Q3 2020 and Q3 2021. The Sonoma Valley saw a decrease in Sales Volume of 24% from $304M in Q3 2020 to $230M in Q3 2021. Average Sales Price decreased 11% during this time period from $1.6M to $1.4M and Days on Market decreased 26% from 107 days to 79 days. The City of Santa Rosa, however, saw a 12% increase in Sales Volume from $475M in Q3 2020 to $530M in Q3 2021 and an increase of 7% in Average Sales Price from $798K to $858K. Units Sold increased 4% from 595 Units to 618 Units and Days on Market decreased 24% in the City of Santa Rosa from 94 days to 71 days during this same time period. The Sonoma Coast saw a 17% decrease in Sales Volume from $97M to $81M between Q3 2020 and Q3 2021, while Average Sales Price increased 49% from $1M in Q3 2020 to $1.5M in Q3 2021. Days on Market on the Sonoma Coast decreased 49% from 142 days to 72 days during this same time period.

While not completely consistent, the real estate market in the Wine Country has generally slowed, but only relative to a frenzied 2020 year of urban flight and lifestyle change due to the pandemic and work from home movement, as well as the continued rebuild from the historic 2017 wildfires. It is unclear if calmer days lie ahead, but generally the Wine Country real estate market will remain robust as long as there is demand for the lifestyle that this region has to offer.
