MEET WITH YOUR LENDER

Now that you have a clear idea on what you want and the numbers you’d like to hit, it’s time to talk to a lender Every buyer must have a pre-approval before seeing any homes Depending on your price point (usually luxury listings), Listing Agents will require proof of funds prior to showings This ensures sellers aren’t prepping their home for showings for buyers that aren’t in a position to buy Your preapproval will be submitted with any offer so the sellers know you can secure a loan for their property Once you have your pre-approval, revisit your ‘must have’ list to be sure those items can realistically be secured at your price point

SET UP YOUR HOME SEARCH

A few ground rules to make this process as enjoyable as possible:

Do not walk homes that are not in your budget I can promise you this never ends well and oftentimes makes you disappointed in what you CAN afford

Remember when walking homes, someone else is often living there This means we want to be respectful of their space, especially if little kids are in tow

And finally, there are almost always cameras, so save any talk of pricing for after the showing

CREATING A WISHLIST

Buying a new home is so much fun and this is the part where you day dream about all the possibilities Remove all constraints of budget and location and write down ALL the things you would love to have inside your home After considering the possibilities, start sorting them and ranking them in order of importance, narrowing it down to 3-5 must haves It’s important to do this BEFORE you start looking at houses so you don’t get distracted by something that might seem like what you want, but really isn’t We’ll refer to this list when we ’ re out looking at homes This ends up saving everyone so much time AND ensures you get what you really want

SUBMITTING A STRONG OFFER

Once you identify a home you like, you can put in an offer, which is an agreement to pay a certain price for the home This offer is packaged with a Proof of Funds and Pre- Approval Letter.

Note: if your offer is lower than the list price or with terms not acceptable to the seller, the seller will likely return with a counter-offer price or acceptable terms, which you can accept, reject, or make another counter-offer I will guide you through this process to make it as seamless as possible

COMMON

01Inspection Contingency

Some offers will include 1 to 10-day inspection contingency This is where the buyer is able to do their due-diligence on the property with a professional inspection. I urge sellers to pre-inspect your homes prior to listing, allowing us to present the facts of your home transparently & avoid the need for a buyer inspection period once in contract

Financing Contingency

Most offers are also contingent on the buyer's financing I NEVER accept an offer without a buyer's pre-approval from an established, reputable lender.

Appraisal Contingency

Inside the buyer's financing their is often an appraisal contingency This means the buyer's financing is contingent upon the home appraising for their purchase price. If the home appraises for LESS than the offered price, with an appraisal contingency the buyer can ask for a price reduction, walk away from the purchase OR make up the difference in cash

Home Sale Contingency

Some contracts are also contingent upon the buyer selling and closing on their current home There will be additional paperwork and dates we abide by with this type of contingency.

CLOSING

01Open Escrow

Once offer is accepted, escrow is officially open and the clock begins on contingencies

Earnest Money Deposit

Your earnest deposit is typically 2-5% of the purchase price Once all contingencies are met, your earnest money will be non-refundable and will be applied towards your down payment.

Disclosures & Inspections

Seller delivers disclosures to buyer Buyer performs inspections It is the buyer’s duty to schedule all desired home inspections and determine the overall condition of the property within the agreed timeline and contractual contingencies

Appraisal

Once the inspection is complete the next contingency to remove is the appraisal contingency

Most loans require an appraisal prior to funding. he bank then issues loan approval.

Closing

Once the loan has been approved, you will wire the the closing funds with the homeowner’s insurance in place, and then the loan will be funded with clearance to close

WHAT TO EXPECT

HOME INSPECTION

Typically, the buyer arranges for a home inspection to ensure that there are no major issues with the property. If any issues are identified, the buyer may request repairs or a reduction in the purchase price.

TITLE SEARCH & INSURANCE

A title search will be conducted to ensure that the seller has clear ownership of the property and that there are no liens or other issues with the title The buyer will typically purchase title insurance to protect against any issues that may arise in the future

CLOSING DOCUMENTS

The closing disclosure outlines the final terms and costs associated with the purchase. Both the buyer and seller will need to review and approve this document before moving forward

CLOSING COSTS

The buyer and seller will need to pay closing costs, which can include fees for the title search, title insurance, appraisal, attorney fees, and other expenses.

TRANSFER OF OWNERSHIP

The title company will transfer ownership of the property from the seller to the buyer The seller will need to provide the keys to the property, and the buyer can take possession of the home
