LETTERS FROM LANCE I always get a kick out of our marketing department and the themes that they come up with for the Quarterly magazine. This quarter we attack all things pumpkin spice. A little bit of research indicates that Starbucks is basically responsible for the pumpkin spice craze, launching the first one in 2003! It is said that to test the right ratio of pumpkin spice to coffee they would pour espresso shots over pieces of pumpkin pie – that really intrigues me!! This little invention went on to become their most popular seasonal drink of all time. If you dig further into the psychology of the drink you start to see studies that link that flavor with good core memories of comfortable holiday times. The leaves are turning, the cozy fires are coming back, and sweater season is upon us. I wish that the real estate market was more like the soothing pumpkin spice, but the truth is we have had a very tumultuous third quarter in real estate. As I am preparing remarks for this issue we have just come off a week of interest rates topping 8% for 30-year mortgages (yikes!). The number of transactions in the market are down, and the inventory has risen. The good news is that equity and pricing have remained fairly stable. For buyers we really need the inventory numbers to be rising, and those numbers still have room to grow for us to reach a balanced market. Affordability will be our biggest challenge in the next few years until we see interest rates settle down a bit. MY TEAM AND I WANT TO BE YOUR COMFORTING PUMPKIN SPICE REALTORS!! I remember buying a house with an interest rate in the early 2000s that was very similar to where the market is today. I have helped buyers work through purchases with higher interest rates and strategies to deal with that. We are working daily on training our agents and staff to help customers thrive in this environment like we have in the past. We have solutions that include rental options, interest rate buy downs, discount points, and many other programs to help buyers and sellers. So it’s no surprise that when we pulled up to Lance’s favorite coffee shop, Swigg Coffee Bar. He is on a first name basis with everyone! Psychologic PSYCHOLOGICAL FACTORS:
Ready to dip your toe into the home ownership pool for the first, second, or third time? It’s a goal many of us have! There are a myriad of reasons and many psychological factors that affect buyers when purchasing a home. Ultimately it is up to you to determine when, where, and how much. A Realtor® can help the decision process by showing you what homes are selling, and how much you can expect to pay to be in the area you want to be in. That’s the budget equation in buying, but let’s hear from some of our Agents on other psychological factors that go into the decision-making process...
JEREMY ASMUS – FOMO
Ever had a conversation with someone who missed out on something? A sale on an item they wanted? I know I have. The fear of missing out is such an important part of our lives that marketers actually launch products by creating perceived shortages. FOMO is real and can affect your decision making, and it exists in real estate. The two main fears I tend to hear about
are lost equity by not owning, and the future cost of buying if you don’t own yet. These fears are valid and can be very real in a moment of time, like when home prices are increasing at a higher-than-average rate. But the market changes. If you remember the early 2000’s, we were in a sellers’ market with increasing prices and low interest rates. During the recession of 2008-2009 we swung to the other extreme. Then things took off again, and now we’re back to a slowing down period. The one constant we can count on is change, and that goes for the housing market as well. If you didn’t own during a spike in equity, does that mean it won’t happen again. Not based on history. The value in owning a home is that it will still increase over time. If you’re looking to buy or sell today, talk to an agent that has their finger on the pulse of the market and can give you a clear picture of where things are currently.
TYSON JONES – FAMILY SITUATIONS
Buying a home is an emotional roller coaster and a big reason is the “family factor.” Sure, if you are a single person and only have your own opinions to

consider it may be easier. But more than likely you are still listening to advice from a family member. Maybe parents, grandparents, siblings and/or Uncle Ralph have bought and sold four times in their life and want to throw in their two cents. If you are married, you obviously have some negotiating on likes and dislikes. There can be a whole list of differences sometimes. Throw potentially having children into the mix. Are you looking to buy then upgrade when that happens, or figure that in now? If you do have children, are they too young for an opinion or at the age where it starts to matter more? Not having to share a bedroom or bathroom could be important to you. We haven’t even talked about the possibility of having children that share a different parent. Are they at the house full time or do we need to take that into consideration? Also take into account multi-generational living. Now we must consider 2, 3, 4 generations of opinions, wants, and needs. These are just a few things to think about when buying with other family members.
FORREST BOTKIN – CURB APPEAL
When we talk about major psychological factors that
go into picking a property, a common topic to come up is curb appeal. Curb appeal simply stated is the attractiveness of a property and its surroundings when viewed from the street. But there are more appeals to consider, like that feeling you get when you open the door and are presented with the inside of the home. Often if either of these are negative, the home, no matter how perfect for needs, might not score a top spot on your list. On the flip side of that, a clean maintained outer appearance, mowed lawn, weeds pulled, and clear of clutter will give a better feeling of comfort and contentment for a buyer walking up to your house for the first time. Following this up with a clean clutter-free home from the front door helps to give an overall impression of an attractive property that already starts to feel like a potential home. Curb appeal is that first impression feeling that often is what someone is talking about when they say, “That home just felt right.” Or “I can’t put my finger on it, but I just knew it wouldn’t be the home for me.” Don’t underestimate the power of “Curb Appeal” on the decision making of a Buyer when they are looking for a home.
