I think I gained my true love for water growing up North of Pasco and spending countless hours swimming in my grandparent’s indoor pool at the farmhouse. I think being so far outside of town it was a gathering place for neighbors, friends, and families and I can still feel the epic parties we had there as kids and young adults. It was so cool to be watching it snow outside as we swam in the pool.
This love of water continued on into college as I became a rower and spent countless hours taking strokes all over the country on so many different bodies of water during crew season. As humans, we are drawn to the water, and it is no wonder that this ends up being reflected in our Real Estate purchases. WHAT TO LOOK FOR WHEN BUYING A HOME WITH A POOL
When it’s summertime we often think of days at the beach or relaxing by the pool. In the past few years, people have been spending more time at home than ever before. This has increased the demand for homes with a pool.
While pools can be a relaxing way to end the work week, or a great way to bring family and friends together, we also need to be well educated about pool maintenance and upkeep costs. Buyers should research what it takes to get a pool up and running every year, and the same for having it winterized at the end of the warm season.
We have also seen an uptick in the amount of saltwater pools that are being implemented. The saltwater pools can be softer on the skin, but can also require more maintenance than a pool with chlorine. Some other options that homebuyers will need to consider are automatic pool covers verses regular pool covers. The life expectancy of a pool liner and the cost to replace the liner. The differences between gunite or fiberglass, and what liabilities come with having a pool.
We also advise buyers to check with their homeowners insurance to see how a pool may affect their payments, and/or the liability that comes with pool ownership. There are often safety requirements in place, such as having a fence around the pool area, locked gates, etc. It is always a great idea to research home warranties to see what pool repairs may be covered.
Buying a home with a pool can create a lifetime of memories for friends and family. That pool in your yard can help make a weekend at home feel like a vacation! We just ask that when purchasing a home with a pool, or adding a pool, please be sure to do your research. Be well educated on the ongoing costs, potential repairs, and be sure to protect yourself as best as you can. As a buyer you can also include the pool in your home inspection, this is a great way to have a licensed professional inspect the pool before completing the purchase.

Unsure if your property that has been classified as a flood zone is actually in a flood zone? Listing Specialist Curtis Dahl has worked with clients in the past who had the same question! They put in for a Letter of Map Amendment Determination Document to reverse the flood zone status on their property resulting in a favorable sale.
The Federal Emergency Management Agency (FEMA) provides the following information on their website:
“Letter of Map Amendment & Letter of Map RevisionBased on Fill Process
FEMA uses the most accurate flood hazard information available and applies rigorous standards in developing Flood Insurance Rate Maps (FIRMs). However, because of limitations of scale or topographic definition of the source maps used to prepare a FIRM, small areas may be inadvertently shown within a Special Flood Hazard Area (SFHA) even though the property is on natural ground and is at or above the elevation of the one-percentannual-chance flood. This elevation is most commonly referred to as the Base Flood Elevation (BFE). Such cases are referred to as “inadvertent inclusions.”
For other small areas, earthen fill may have been placed during construction, thereby elevating a small area within the SFHA to an elevation that is at or above the BFE. This construction may have taken place during the time the engineering study was being performed or subsequent to that study. Because of the limited extent of the elevated area and the limitations of the map scale, it may not have been possible for FEMA to show this area as being outside the SFHA and so these areas have been incorrectly included in the SFHA on the FIRM.
Requesting a Change to the Flood Insurance Rate Map
Recognizing that these situations do occur, FEMA established administrative procedures to change the designation for these properties on the FIRM. These processes are referred to as the Letter of Map Amendment (LOMA) process and the Letter of Map Revision-Based on Fill (LOMR-F) process.
Through these processes, an individual who owns, rents or leases property may submit certain mapping and survey information to FEMA and request that FEMA issue a document that officially removes a property and/ or structure from the SFHA. In most cases, the applicant will need to hire a Licensed Land Surveyor or Registered Professional Engineer to prepare an Elevation Certificate for the property.”

If you plan to sell your flood zone property or know you will sell it in the future this could be a great step in ensuring a better outcome for your property sale. You will open the door to more potential buyers without the flood zone classification and eliminate additional fees and insurance costs.

We recommend keeping access to the river clean and safe for easy access and to show off the area. This will go a long way for pictures and showings. Potential buyers will be able to imagine the lifestyle they could have in this property. It’s also a great idea to stage the river frontage with water toys like kayaks, canoes, paddle boards, and other outdoor living gear as you prepare for listing photos.

This quarter we had the opportunity to spotlight Brett Patrick, Business Development Manager. Brett was brought up in Real Estate and has been with the Kenmore Team for 6 years. At the age of 22, he started off as a Showing Partner in the Residential Division. About a year and a half later, he joined the Property Management Division and has been a large contributor to its growth ever since. He is always up for the challenge, even taking on the role as “Elfy” during the holidays. From spending his free time hitting the slopes, boating on the river with his friends and family, or taking his 8 goats for a hike (yes you read that right), you can always count on him to be doing something outdoors. Q: Explain your role as a Business Development Manager for Property Management.
A: Business Development Manager is sort of a fancy term for “sales rep”. Through many different avenues I go out and find new business. I also assist in pricing properties for rent and onboarding new owners with our team to manage their properties.
What advice would you have for someone who is interested in wanting a property management company to manage their property?
A: They need to check 2 things. First, check the companies’ reviews. The second is to check their fee structure. You can price fee structures in many ways so paying attention to how things are structured and what fees are charged is important.
Q: For anyone that may not know, you have a lot of goats. What made you want to get your goats and what’s your favorite part of having them?
A: Oh my gosh, I am going to blow your mind right now. First, goats are awesome! Although the main reason I got them is I actually have packs that I built for them. They carry all sorts of different gear for me while I am on my backcountry excursions. So, my goats are “pack goats”!
Q: When looking at properties to manage, what are some key components you look for?
A: Condition is key. Properties that haven’t been maintained can be a nightmare. They take longer to rent, rent for less, and are much more work for us and the owner.
Q: What is the craziest or weirdest thing you’ve seen in a home during a walk through or at inspections?
A: I know it’s not that exciting, but I don’t have anything that is too crazy or weird.
Most people hide that before I walk through the house. I have walked in on my fair share of people who forgot that we were coming, and I walked in on them sleeping or scaring them half to death.
Q: What has been the highlight of your career thus far?
A: It has been being able to see our team grow from the 3 people when I first started, to the 6 that we have now.
Q: Dead or alive, who is a famous person you would like to have dinner with and why?
A: EASY, Clint Eastwood. I just want to hear all the stories he has. I’m sure he has some great ones! Plus, he is in all the best movies like The Outlaw Josey Wales and of course The Good, The Bad and The Ugly.
Q: What do you think your future holds for you?
A: More goats for sure, maybe a llama or two. My fiancé wants an emu so maybe one of those too.

IT’S WATER SEASON!
With the warm weather in full swing, we are all looking for the best & most fun way to keep cool. For some of us, that may mean a pool party or slip n’ slide, and for others, that might mean escaping to the nearest body of water (hello, boating season!).
No matter your activity of choice, we have a few tips to keep the summer fun flowing!
If you thought finding a good landscaper was like finding a needle in a haystack during spring, let me introduce you to finding a pool company to open your pool in the summer! We highly recommend reaching out early to your preferred vendor and getting on their list as soon as possible as these guys fill up fast. Waiting too long could leave you with an algae swamp in your back yard, or high and dry (see what I did there?)
Whether you are a tenant in a rental or a homeowner, it may be tempting to set up your own temporary pool at your house, however there are a few things to keep in mind. As a tenant, take a quick look back at your lease to make sure that setting up a pool is allowed. With that being said, whether you’re a homeowner or a tenant it is important to consider where the pool is set up, otherwise you may be in the position of “pay to play”. Temporary pools can quickly kill grass, so it is imperative to make sure that your set up is in an area that won’t damage your grass, such as a concrete or gravel area. This goes for other at-home water toys such as slip n’ slides or splash pads that are left out for extended periods of time.
As Tri-Citians, we are very fortunate to have the Columbia River flow through our town, and many of us take advantage of that (I mean, who wouldn’t?!). Boating is a great way to enjoy the heat and an easy way to cool off, just make sure to store your toys properly at the end of the day! What we mean by this is checking in with your lease or HOA (if you’re in one) & confirming that you are not violating any rules in your lease or CC&R’s. This could include storing your boat in proper area (perhaps not on the street or driveway), no overnight parking of recreational vehicles, etc.
